when I don't even have my first listing yet? Your attitude is affected by
what you think
what you do
what you read
who you associates with
Can you control what you think? Yes, you can. You better control what you think. Pay attention to what you think. When negative thoughts creep into your head, stop. Ask yourself, "Why am I thinking negative thoughts?". Written affirmations are are a great way to control your thoughts. Get some 3x5 cards and write down some affirmations. Does this work? It works like magic. Negative thoughts do no good at all. That is not open to discussion. Pay attention to your thoughts. Get rid of the bad. Bring on the good. It is simple. It is not easy. It works. It works like magic.
If you have an attitude problem, cure it with action. Dial the phone. Call a prospect. If you are new in real estate, call today's expired listings. Call, at least, one of today's expired listings. If you are afraid to call them, run the list off the computer and stare at the list. Try to find their phone number. Drive out to their house if you can not find their phone number. Knock on their door. What is the worst thing that could happen? What is the best thing that could happen? Action is the magic potion in real estate sales. Quit shuffling papers and attending training seminars. Call a prospect. Dial the phone. Talk to a prospect. Look for a prospect. Get a grip on the fact that nothing happens until you talk to a prospect. Take action. Your attitude will improve immediately. It is magic.
Your attitude is very much affected by what you read and listen to in the car. Read a good book. Listen to some training programs in the car. If you have a less than perfect attitude, read some books by Napoleon Hill or Tom Hopkins or Og Mandino. Who are these people? Read their books and find out who they are. Read, Read, Read. Turn the TV off. Turn the car radio off. Read books. Listen to good audio programs in the car. Keep doing this until people start irritating you asking you how you stay so positive. Tell them it is magic.
Nothing will affect your attitude more than with whom you associate. Get away from Negative Nelly in the office. Get together with Positive Paul. You know who I am talking about. You know who I mean. Associate with winners. Get away from complainers and whiners. If you hang around with complainers and whiners, you start to think it is OK to whine and complain. You might even start to think it is cool. Hang around with positive people. Leave those whiners alone. If you don't know any winners, start to look for them. Hang out with people that make more money than you do. You will start to make more money. More magic www.climerrealestateschool.com www.climerconsulting.com

Orlando Florida Real Estate School Reviews
Reviews seem to be "hot" these days. We love to read what other people thought of a restaurant or dry cleaners or real estate school.
Reading reviews has to be a good way to determine if a business is good or bad. I have discovered that people have to be "over the top" pleased with a business before they will take the trouble to leave a Google review. I encourage my customers to leave us a Google review. We have managed to accumulate 170 reviews. Please Google us and read our reviews. You should read the reviews of any business with which that you are considering doing business.
In the real estate school business, you have to decide if the quality of the instructor is important to you. If it is, read the reviews on Google to determine if the instructor is dull or knowledgeable. This will help you make a good decision. If quality of the material presented is important, reading Google reviews is a good way to figure this out also.
If you need to get a real estate license in central Florida, check out our website at www.climerrealestateschool.com When you get to our website, right under my picture there is a link to our Google reviews. Check them out. Also, you can check out the instructor on You Tube. http://www.youtube.com/watch?v=TZb_k4kq9h0 We have posted twelve free real estate math videos to help anyone to pass the Florida real estate exam.

How Much Does It Cost To Take The Florida Real Estate Exam ?
Pearson Vue charges $31.50 to take the Florida real estate exam. You pay that when you make the appointment. If you don't show up, goodbye $31.50. If you show up without ID or without your certificate from your real estate school, goodbye $31.50. If you pass the exam the first time, your cost is $31.50.
There are ways you can increase your cost. The most obvious way to increase your cost is to take the test several times. Last month, fifty one per cent of the first time test takers passed. Forty nine per cent came back with $31.50 to try again. Thirty two per cent of those repeat test takers passed. Sixty eight per cent came back to spend another $31.50. http://ronclimer.hubpages.com/hub/The-Florida-Real-Estate-Exam-Pass-Fail-Rate-For-July-2012
Pass the Florida real estate exam the first time. It costs $31.50 every time you take it. The Florida real estate exam is easier to pass if you took your basic class from a Florida real estate school. Many people take their basic class from a real estate school that is in another state and that specializes in all fifty states. Take your basic class from a Florida real estate school. That will lower your cost of taking the Florida real estate exam. When you take your class from a non Florida school, you learn a bunch of stuff that is not on the Florida real estate exam.
Another thing that you can do to lower your costs of taking the Florid areal estate test is to NOT underestimate this exam. Many people have no idea how tough this test is until they make a 50% on their first try. No one has told them that this Florida test is tough. Let me tell you. It is not easy. You need to study.
If you are soon taking the Florida real estate exam, watch my free real estate math videos on You Tube. http://www.youtube.com/watch?v=TZb_k4kq9h0 There are twelve of these videos to help you pass the real estate exam the first time. The Florida real estate exam is ten per cent arithmetic. If you can't compute deed stamps and note stamps and intangible tax and per cent of profit and interest and amortization and acres in a lot and pro rate taxes , rent and interest (both methods), you need to watch all twelve of my free real estate math videos on You Tube.
At Climer School of Real Estate in Orlando, I have several state exam failure notices taped up on the wall. These are people that failed the exam with a 73% or 74 % . They got 8 out of 10 on the math. If they had got ten out of ten, they would have passed. That would have saved them $31.50. The videos are free. Watch all twelve of them if you are soon taking the Florida real estate exam.
If you think you are ready for the Florida real estate exam, take my free sample test at www.climerrealestateschool.com If you pass my test, you are ready for the real test at Pearson Vue. If you fail my test, keep studying. I also have a few sample questions on video at http://www.youtube.com/watch?v=JyG8M7pGK0s If you did not get eight out of those ten questions right, keep studying.
Another way you can help reduce your costs of taking the Florida real estate exam is to read the "Candidates Handbook" before you waste a lot of time studying the wrong stuff. The "Candidates Handbook" is a small booklet with a breakdown of what is on the Florida real estate exam. If you don't have this booklet call Kathy at 407 822 3926 . She will send you a copy for free.
If we at Climer School of Real Estate can help you pass the Florida exam, contact us. We teach a two day review for the exam. We also have the exam on audio and video and online. Call Kathy for details on that. Do not underestimate the Florida real estate exam.

Can I Get A Florida Real Estate License If I Have Filed Bankruptcy ?
Can a person that has filed bankruptcy get a Florida real estate license? The answer is yes. The Florida Real Estate Commission ( that is the people that approve you for a Florida real estate license ) is not concerned with your credit history. They are concerned with your criminal history.
There are no questions on the Florida real estate license application about your credit. There are no questions about bankruptcy or foreclosure. There is a question asking if you have ever been convicted of a crime. The FREC wants to know about any crime ( misdemeanor or felony ) of which you have been convicted. If you have a judgement against you , the FREC does even want to know. If you declared bankruptcy yesterday, the FREC doesn't even ask.
If you have criminal history, that is another story. Read my article. http://www.biggerpockets.com/blogs/3840/blog_posts/32022-can-a-convicted-felon-get-a-florida-real-estate-license
At Climer School of Real Estate, we suggest that, before you enroll in real estate school, apply for your Florida real estate license. The Department of Business and Professional Regulation's website is www.myfloridalicense.com The application fee is $105. Get this out of the way before you spend your $220 tuition at real estate school. If you are going to have any difficulty getting a Florida real estate license, you will know before you spend your time and money at real estate school.
If we can do anything to help you get a Florida real estate license, please call us at 407 822 3926 or www.climerrealestateschool.com

Could You Email Me A List Of What I Should Be Studying For The Florida Real Estate Exam ?
Kathy received this email this morning asking her what should we be studying.
Have you done the Florida real estate exam practice test at www.climerrealestateschool.com ?
Have you done the four hundred practice questions in the back of Linda Crawford's "Exam Manual" ? If not, call Kathy at 407 822 3926 and get a copy of this excellent study aid for the Florida real estate exam. Study from this book. It is the best study aid available for the Florida real estate . Use the flash cards on the CD rom in the book.
Have you made your own flash cards on three by five cards? Take a three by five card and write "exculpatory clause" on one side. Write,'" What clause in a mortgage prevents the mortgagee from suing the mortgagor for a deficiency judgement?" on the other side. Make at least four hundred of these. When you have two minutes to study, go over a few of them. Make at least four hundred of these.
Have you answered the questions at the end of the chapters in your textbook? I am amazed how many students show up at my two day Florida real estate exam review that have not answered these questions. At Climer School of Real Estate in my basic sixty three hour FREC course one, we answer these questions for homework every night. Apparently, many instructors don't find this to be important. I do. If you have not answered these questions yet, do it now. Have you answered the one hundred question practice test in the back of the basic textbook? If not, now would be a good time. If your real estate instructor did not give you the answers, call Kathy at 407 822 3926.
Have you watched all twelve of the real estate math videos that Climer School has posted on You Tube? I was talking to a student from another real estate school yesterday. She made a 71 on her Florida real estate exam when she took it for the third time. She told me that she was "OK" with the real estate math. She showed me her failure notice. She got five out of ten on the math. If she had got nine out of ten, she would not have been sitting in my two day review class on a beautiful Saturday afternoon. She would have been buying a frame for her Florida real estate license. Watch the math videos. Tell your classmates about them. http://www.youtube.com/watch?v=YtflncxZjOo It is hard to pass the Florida real estate exam without getting most of the math right.
The pass rate on the Florida real estate exam last month was 49% for first timer test takers and 32% for repeat test takers. http://www.biggerpockets.com/blogs/3840/blog_posts/27250-floridas-real-estate-exam-pass-rate

Google Yourself For Fun and Profit
We are way into the twenty first century. The internet is a part of your business life whether you like it or not. I don't make the rules but I know what they are.
If you are in the real estate business ( or any business) today, people want to be able to find you on Google. If you have no web presence, your business will be greatly curtailed.
Maybe you don't care. Maybe you are making so much money that an extra fifty thousand per year would just be a nuisance. If that is not the case, Google yourself.
When you put your name into Google search engine, what happens? What do you want to happen? When you put "Ron Climer" into Google, I want my www.climerrealestateschool.com to show up. I don't want an evangelist from California to show up. I don't want an ax murderer from Kansas to show up. I don't want a moving company from Georgia to show up. I want you to be able to find me. I want you to be able to find Climer School of Real Estate.
If you don't have a website and a blog and a You Tube channel and a profile on Facebook and twitter and Google plus and Yahoo and Amazon and Active Rain and Bigger Pockets and Trulia and Zillow and anything else you can find, some body else might show up. So what? So that person that is looking for you to send you a referral or some sort of business will not find you. That person that is ready to list their house with you gets frustrated trying to find a phone number or contact info for you. You don't get that call or that email. How many times per year do you want that to happen? Once is too much in my opinion.
Here is what I would like you to try. Get a stop watch. Go to Google. Type your name into the bar. See how long it takes you to get a phone number for yourself. If it takes more than ninety seconds, it is costing you money. Let's go back and try again. Type in Your Name, real estate agent Orlando, Florida. How long? Can you fix that? You not only can fix it, you better fix it. This is costing you $$$$$$$$$$$$$
Fixing this is a
big job. Google my name, Ron Climer. How long does it take to find my phone number?
Fixing your invisibility problem is a big job. If you are in real estate, here is a good place to start. Join Active Rain. It is free. It is educational. It is fun. Go to http://activerain.com/action/referrals/ronclimer#sthash.zgqM6KyN.dpuf . Join Active Rain. Start studying SEO. Start studying the internet. See how the internet can help you do business. You can not ignore the internet in the twenty first century. If you ignore the internet, the internet will ignore you. You do not want to be ignored by the place where most people go to search for a product.
Google yourself right now. www.floridarealestateexam.net www.climerconsulting.com

Florida Real Estate Exam Pass Fail Rate For October 2013
The Florida Department of Business and Professional Regulation has just announced the pass fail results for the Florida real estate exam for October 2013.
The news is better than it was last month. http://ronclimer.blogspot.com/2013/10/florida-real-estate-exams-pass-fail.html In October 2013, two thousand three hundred and nine people attempted the Florida real estate exam. One thousand one hundred and twenty three passed. That is a forty nine per cent pass rate. One hundred per cent of these people paid $31.50 for the adventure.
Two thousand six hundred and sixty four real estate sales associate candidates attempted the Florida real estate exam for the second third fourth fifth or sixth time. Only nine hundred and three passed. That is a 34% pass rate. One thousand seven hundred and sixty one failed the Florida real estate exam. That could not have been fun. It costs $31.50 for each one of these people that took the Florida real estate exam.
I think passing the Florida real estate the next time that you take it is a good idea. Why is the pass rate so dismal? One of the reasons that many people fail the Florida real estate exam is that they underestimate this exam. IT IS NOT EASY.
If you know it is not easy, you must know that you need to study. I have two questions. How much do you have to study? WHAT do you need to study?
You need to study what is on the FLORIDA real estate exam. Many of these test takers took an online real estate course from a real estate school in some other state. They studied a lot of stuff that is not on the Florida real estate exam. You need to study what is on the Florida real estate test. How can you know what is on the Florida real estate exam? One of the best and easiest ways to know what is on the Florida real estate exam is to get your hands on a copy of Linda Crawford's " Exam Manual for Sales Associates" This book was written by Linda Crawford. Linda is a professor at the University of Florida. She knows what is on the Florida real estate exam.
At Climer School of Real Estate, we teach our two day state exam review cram course out of this book. If you would like to purchase a copy, call Kathy at 407 822 3926. This exam manual is an outline of Linda Crawford's textbook that most real estate schools in Florida use to teach the basic real estate course. This exam manual has four hundred practice questions in the back.
There is also a one hundred practice real estate test on my website at www.climerrealestateschool.com Do yourself a favor. If you are soon taking the Florida real estate exam at Pearson Vue for $31.50, go take my free practice exam at my website. If you fail my practice exam, you will likely fail the Pearson Vue test. My exam is free. Pearson Vue charges $31.50 every time you take the test.
Another reason many people fail the Florida real estate exam is that they can not do the math. The math is at least ten per cent of the Florida test. If you only get five out of ten on the math, you have a five per cent handicap. If you get ten out of ten on the math, you have a ten per cent advantage. Does that make sense?
All of the real estate math that is on the Florida real estate exam is posted on my You Tube channel. It is free to watch. My user name is Climer School. We have twelve math videos posted there. Any math that is on the Florida real estate exam is on those videos. Watch these videos if you are taking the exam soon. IT is free. It is as easy as learning math can be. http://www.youtube.com/watch?v=TZb_k4kq9h0
If you are taking the Florida real estate exam soon and you don't know how to compute deed stamps or note stamps or per cent of profit or acres or pro rate taxes and interest and rent and amortize a mortgage or determine a seller's proceeds, you need to learn before you go spend $31.50 to
try again.
At Climer School of Real Estate at 5104 N. Orange Blossom Trail in Orlando, we teach a two day Florida real estate review cram course to help people pass the Florida real estate exam. This is a wonderful way to prepare for the state exam. If geography will not allow you to attend this two day course, we also have it on audio CD and video DVD. You can also access it online by going to our website at www.climerrealestateschool.com. If you listen to my audio CDs about three times, you will know what you need to know to pass the Florida real estate exam. Call Kathy at 407 822 3926.

The Strongest Force In The Universe
Is habit really the strongest force in the universe? Maybe.
Habit determines your success in life more than anything else. Bad habits will destroy your chance of success. Good habits enhance your chance of success.
A bad habit, like being late or smoking cigarettes, will hamper your chances of success. That is hardly open to debate. Good habits like smiling or daily running will enhance your likeliness of success.
If this is true, why don't people pay more attention to the habits they form? I believe the answer to that is they don't understand how important habits are. Once you understand that habits control your life , you know you want to control your habits.
Let's start with something simple and easy. What if you formed a habit of smiling all the time? Would that enhance your chances of success. Would that affect your income? I think so. What if you formed a habit of saving ten per cent of your income? Would that influence your future?
I think either of these habits would show up on the radar of success.
How do we form a habit? It starts with an action. You take an action. Often, this action is difficult and laborious. For instance, you set your clock for five AM. The clock goes off. You get up. You put on your running shoes and go run for twenty minutes.
Would that be difficult? Yes sir. Would that be laborious? Yes,yes, yes. The first time, it would be difficult and laborious. Probably the second day it would be be tough. I will bet the third day you could think of ten reasons why you should not get up and go run. By the thirtieth day, this would start to feel normal. By the 365th day, you probably would feel strange if you did not go run. You probably could not sleep past five AM if you tried. You would feel strange if you didn't run for thirty minutes.
Good habits, bad habits They both start the same way. You take an action. It starts to feel normal. Then it starts to feel strange if you don't do what habit dictates that you must.
Pay attention to your habits. Form good habits and become a slave to habit. www.climerrealestateschool.com www.climerconsulting.com

Toastmasters Of Winter Park, Florida 50th Anniversary
In January of 1974, one week after I received my Florida real estate license, I walked into my first
meeting of Winter Park Toastmasters on a Friday morning at 7:30 AM. I had looked Toastmasters up in the white pages of the phone book. Francis Jackson, a State Farm insurance agent, had answered the phone. The first person that spoke to me was Larry Kittinger, a real estate developer. The second person I met was Judge Joe Rosier. Then Harold Lanigan introduced himself. Next, Arnold Howell, CPA shook my hand. I felt like I was surrounded by big shots. I was afraid they would not let me in this club.
They not only let me in, three weeks later the treasurer of the club resigned and left town and they appointed me the new club treasurer.
Twenty four years later, Kathy and I moved to Daytona Beach and I dropped out of Winter Park Toastmasters, club # 3674.
I can not even begin to tell you how much I learned from Winter Park Toastmasters. I learned to speak in public. I learned how to be mentored by people that care about you. I learned how to mentor people that you care about. I learned to tell a joke. I learned how to tell stories to audiences. I learned how to read audiences. I learned about people and meetings and how to be a better person. I learned so many things that helped me down the road to success. I learned how to win and I learned how to learn from losing. I learned that energy and persistence are a formidable force. I learned that change is not only inevitable, it is good.
Why would a young man today want to learn to be a better public speaker? The answer to that is because some things never change. Through out history, a man that can stand in front of a room and inspire people to action has always been a sought after person. This was true when Socrates was around and it is true today.
The skill of public speaking is not the only essential skill of leadership. It is a very important skill. It is almost as important as oxygen.
If you are a young man that wants to grow rapidly in your career, there is no skill that will catapult your career forward faster than learning to speak to an audience with skill. There is no better way to learn this essential skill than joining Winter Park Toastmasters. It is cheap. It is fun. It works.
What inspired me to write this article? On November 22, 2013 , Winter Park Toastmasters is having their 50th anniversary celebration dinner. If you have ever been a member of Winter Park Toastmasters, you are invited. Contact the club at http://3674.toastmastersclubs.org/#null
I will be there and dozens of your old friends will be there. If you are not a Toastmaster, contact Winter Park Toastmasters at the above address. It will change your life. www.climerrealestateschool.com

The Florida Real Estate Exam, Pass With Aroma Therapy
The Rosemary Sniffers |
Michael came to the basic pre-license class. He told the class the "secret formula" for passing the Florida real estate exam is sniff rosemary during class and while you are taking the Florida real estate exam. He had a vial of rosemary oil. Throughout class, he was sniffing rosemary. More and more students joined in. They started bringing little twigs of live rosemary into class. Leaves were everywhere.
I think the rosemary sniffers also studied. That helps. Maybe sniffing rosemary helps also. I am not sure yet. I am sure about the studying.
I have heard of all sorts of good luck charms and amulets for passing the Florida real estate exam. In my two day state exam review that I teach, I always give the students a Climer School of Real Estate refrigerator magnet. I tell them that it will bring them good luck at the exam site. I also tell them that after they have passed the Florida real estate exam and they are in the parking lot celebrating, if they see some other student crying, please give them the lucky magnet.
I received an email recently from a review student that told me that his magnet brought him good luck. He passed the Florida real estate exam. He said since he did not meet anyone crying in the parking lot, he was going to keep the lucky magnet and maybe it would bring him good luck in his new career.
The luckiest lucky charm for passing the Florida real estate exam is to watch my free real estate math videos on You Tube. http://www.youtube.com/watch?v=TZb_k4kq9h0 Our user name is Climer School. There are twelve of these free math videos. You have to put out the effort to watch them. The math that is on the Florida real estate exam is on these videos.
If you can not compute deed stamps, note stamps and intangible tax, if you can not compute per cent of profit, if you can not pro rate taxes, interest and rent, if you can not compute acres in a plot of land, if you can not compute interest, if you can not compute commissions, you are going to have a hard time passing the Florida real estate exam.
Good luck www.climerrealestateschool.com Contact us if we can help you pass.
