Fingerprints for The DBPR
Kathy received a phone call today from a real estate student at a competitive real estate school. He ask her if we had someone come into our real estate class and take fingerprints for the Florida real estate license application. Kathy told him, yes we do. We have Brian Cox, a fingerprint expert, come into our classes and take fingerprints for our students for their FREC applications. Because of the volume, Brian discounts his fingerprints to our
students for $55.
This student told Kathy that the real estate school he was attending charged $100 for the fingerprints. Kathy suggested that he he drive over to Climer School of Real Estate, which is only three blocks away from the competitive real estate school , and have Brian take his fingerprints. Do I Need To Take A Cram Course Review To Pass The Florida Real Estate Exam?
Here is a picture of Shane Wise. Shane took Climer School of Real Estate 's basic sixty three hour FREC 1 course. His school exam was Monday night February third at six PM. Shane walked out with a certificate and on Wednesday February fifth at eleven AM., Shane passed the Florida real estate exam.
This is not unusual. Radha Persaud was in the same class as Shane. She passed her state exam and got her Florida real estate license on February fourth.

Number one, Familiarize candidates and students with the Sales Comparison Approach.
Example or practice questions would be helpful in their studies, but please make them aware that all adjustments must be made to the comparable property, not to the subject property.
If you have been in my real estate class, you know this is exactly how I teach this. In the 36th edition of Linda Crawford's textbook on page 342, there is a box between line 34 and 35 in Chapter 15. It looks like this.

I tell the students to look at that box and write this down under that box. I tell the students to write this down EXACTLY the way I say it. If the subject property has a pool. Comparable does not. A pool is worth $10,000. Do we?
A add $10,000 to the subject

A and B can not possibly be correct because we never adjust the subject. Using our memory peg, CBS CIA, we add $10,000 to the comparable because the comparable is inferior. I may be mistaken but I don't think my students are missing that question.
Number two Have students review 61-J2 - 10030 F.A.C. If you sell a bad rental list to a customer, they are entitled to a 100% refund if they demand it within 30 days.
Number three This is a quote " A section is one square mile." A township is six miles square.

Pearson Vue gave the Florida real estate exam to One thousand nine hundred and sixty people in January of 2014. Eight hundred, ninety four passed. One thousand, sixty six failed. They all paid thirty one dollars and fifty cents for the experience. That is a forty six per cent pass rate.
As a real estate instructor, I am often asked why the Florida real estate exam is so tough. The test is not designed to be a picnic. The Department of Business and Professional Regulation wants to make the test tough enough that they know that the applicant knows the laws of the state of Florida.
The reason fifty four per cent of the people that take the Florida real estate sales associate exam fail is fifty four per cent of the applicants are not prepared. Many people that go take the Florida real estate exam for the first time are totally surprised. No one told them that the Florida real estate exam was tough. Their real estate instructor did not tell them what to expect. Their peers did not tell them. They probably did not know either. The sales manager at the real estate office did not tell them. Let me tell you. The Florida real estate exam is tough. Do not underestimate this test. If you are unprepared, get ready to be shocked. Prepare.

You need to know how to compute deed stamps. You need to know how to compute note stamps. You need to know how to compute intangible tax. You need to know how to compute interest. You need to know how to compute acreage. You need to compute next year's rent in a lease that is indexed to the CPI. You need to be able to compute commission. If you can't, you will probably be in the fifty four per cent that are paying $31.50 to try again.
If an applicant took their basic real estate course online from a discount gypsy real estate school that specializes in all fifty states, they have to know that they are at an extreme disadvantage. If an applicant took their basic real estate course from us, we know that they have been exposed to what is on the Florida real estate exam. We don't teach what is on the other forty nine state exams. Even if you took your online real estate class from us, did you use your notes and books to help you pass the real estate school test. If you did, be aware that you can not use your books and notes to pass the Florida real estate exam.
