Attorneys that are members of the Florida Bar do not have to take the basic (FREC 1) course but they do have to pass the Florida real estate exam.
Graduates of a Florida university with a degree in real estate do not have to take the basic (FREC 1) course but they have to pass the Florida real estate exam to get a Florida real estate license.
People that are using mutual recognition from another state to get their Florida real estate license do not have to take the real Florida real estate exam. People that have a real estate license in a mutually recognized state do not have to take the one hundred question state exam. They have to take a forty question Florida specific exam. That is a little less painless.

Creativty In Real Estate
The number one thing that you have to be creative is to believe that you are creative. Creativity is not magic. It is similar to magic. Creativity requires action.
If you have an idea and you don't act on it, you are not creative. If you have an idea and you act on it and it doesn't work, you are creative. No one else will know or recognize you as being creative. If you have an idea and you act on it and it works, you are recognized as creative.
The problem that many people have is their failure to act on their ideas. They get an idea. They act on it. It doesn't work. The next time they have an idea, they give themselves the "Twenty One Reasons Why I Should Not Act On This Idea" speech in their head. They don't act on the idea. Then they decide that they are not creative.
Every idea can't be a winner. If you hit a winner every once in awhile, people will forget about all the bad ones that didn't work. Do you need an example or two? How about Walt Disney, Mel Fisher, Thomas Edison, Alexander Graham Bell?

Get Out Of Your Comfort Zone
You don't grow in your comfort zone. You go to restaurants where you are "comfortable". You call on prospects that you are "comfortable" with. Quit worrying about comfort. This year, let's worry about growth.
If you are earning a "comfortable" living, what would you have to do to earn an extraordinary living? If you relationships are "comfortable", what would you have to do to make them extraordinary? The answer is grow. You have to grow bigger, stronger, better. You have to grow. You have to be more before you can have more. You are not going to make more money, have more responsibility, live in a better neighborhood until you grow.
You are not going to grow in your comfort zone. There is no fertilizer there. Fear is the fertilizer. Fear is what makes you grow. Think of something you are good at. Were you born good at it? Florida Real Estate Exam, Pass Without Spending A Fortune
Many people that come to real estate school are not millionaires already. They are coming to real estate to make money, not to spend money. The old cliche, You have to spend money to make money was ,no doubt, coined by some huckster that had something to sell you.
To pass the Florida real estate exam, you need to study. What can you study? Study your textbook from your real estate course. There are dozens of acronyms and memory pegs that you need to memorize.
Study, or at least read, the "Candidate's Handbook". This little booklet has a breakdown of what is on the Florida real estate exam. How much does it cost? Call

While you have Kathy on the phone, ask her for a copy of memo from the DBPR that tells you about the "weak areas" on the Florida real estate exam. The Pearson Vue people will give you a copy of this when you fail the state exam. Ask Kathy to send you a free copy now.
Speaking of free, many applicants that fail the Florida real estate exam do so because that don't "get" the arithmetic. There is no math on the exam that is not on my free real estate math videos on You Tube. The Florida real estate exam is ten percent math. You have to be able to do the math. It cost $31.50 every time you take the exam. You odds of passing the first time greatly increase if you can do the math.
Here is a great idea that does not cost money. Make yourself five hundred flash cards. Take a three by five card and write a question on the front like," How many members of the Florida Real Estate Commission are laymen?" . Write the answer "two" on the back of the card. Make about five hundred of these cards. This is simple. This is free. This is fun.

Speaking of free, many applicants that fail the Florida real estate exam do so because that don't "get" the arithmetic. There is no math on the exam that is not on my free real estate math videos on You Tube. The Florida real estate exam is ten percent math. You have to be able to do the math. Here is a great idea that does not cost money. Make yourself five hundred flash cards. Take a three by five card and write a question on the front like," How many members of the Florida Real Estate Commission are laymen?" . Write the answer "two" on the back of the card. Make about five hundred of these cards. This is simple. This is free. This is fun.

The math is ten per cent of the test. Why would anyone go spend $31.50 to take the Florida real estate exam when they can't pro rate taxes and interest and rent? Why would anyone spend $31.50 to take the Florida real estate exam when they can't compute the documentary stamps on a deed and documentary stamps on a mortgage and intangible tax. Why would anyone go spend $31.50 to take the test when they can not amortize a mortgage or compute interest or per cent of profit? This stuff is on the Florida real estate exam. How to do this stuff is on the twelve You Tube videos that we have on the inter net.
The videos are free. Watch them. Learn to do this stuff before you go back and spend $31.50 again. If you go back one more time without knowing how to compute acres in a lot, you are just wasting your $31.50. This stuff is on the exam. Learn this stuff. Ask yourself, "Why am I thinking negative thoughts?". Written affirmations are are a great way to control your thoughts. Get some 3x5 cards and write down some affirmations. Does this work? It works like magic. Negative thoughts do no good at all. That is not open to discussion. Pay attention to your thoughts. Get rid of the bad. Bring on the good. It is simple. It is not easy. It works. It works like magic.
If you have an attitude problem, cure it with action. Dial the phone. Call a prospect. If you are new in real estate, call today's expired listings. Call, at least, one of today's expired listings. If you are afraid to call them, run the list off the computer and stare at the list. Try to find their phone number. Drive out to their house if you can not find their phone number. Knock on their door. What is the worst thing that could happen? What is the best thing that could happen? Action is the magic potion in real estate sales. Quit shuffling papers and attending training seminars. Call a prospect. Dial the phone. Talk to a prospect. Look for a prospect. Get a grip on the fact that nothing happens until you talk to a prospect. Take action. Your attitude will improve immediately. It is magic.

Tell them it is magic.

Associate with winners. Get away from complainers and whiners. If you hang around with complainers and whiners, you start to think it is OK to whine and complain. How Much Does It Cost To Take The Florida Real Estate Exam ?
Pearson Vue charges $31.50 to take the Florida real estate exam. You pay that when you make the appointment. If you don't show up, goodbye $31.50. If you show up without ID or without your certificate from your real estate school, goodbye $31.50. If you pass the exam the first time, your cost is $31.50.
There are ways you can increase your cost. The most obvious way to increase your cost is to take the test several times. Last month, fifty one per cent of the first time test takers passed. Forty nine per cent came back with $31.50 to try again. Thirty two per cent of those repeat test takers passed. Can I Get A Florida Real Estate License If I Have Filed Bankruptcy ?
Can a person that has filed bankruptcy get a Florida real estate license? The answer is yes. The Florida Real Estate Commission ( that is the people that approve you for a Florida real estate license ) is not concerned with your credit history. They are concerned with your criminal history.
There are no questions on the Florida real estate license application about your credit. There are no questions about bankruptcy or foreclosure. There is a question asking if you have ever been convicted of a crime. The FREC wants to know about any crime ( misdemeanor or felony ) of which you have been convicted. If you have a judgement against you , the FREC does even want to know. If you declared bankruptcy yesterday, the FREC doesn't even ask.

Have you made your own flash cards on three by five cards? Take a three by five card and write "exculpatory clause" on one side. Write,'" What clause in a mortgage prevents the mortgagee from suing the mortgagor for a deficiency judgement?" on the other side. Make at least four hundred of these. When you have two minutes to study, go over a few of them. Make at least four hundred of these.
Have you answered the questions at the end of the chapters in your textbook? I am amazed how many students show up at my two day Florida real estate exam review that have not answered these questions. At Climer School of Real Estate in my basic sixty three hour FREC course one, we answer these questions for homework every night. Apparently, many instructors don't find this to be important. I do. If you have not answered these questions yet, do it now. Have you answered the one hundred question practice test in the back of the basic textbook? If not, now would be a good time. Google Yourself For Fun and Profit
We are way into the twenty first century. The internet is a part of your business life whether you like it or not. I don't make the rules but I know what they are.

Florida Real Estate Exam Pass Fail Rate For October 2013
The Florida Department of Business and Professional Regulation has just announced the pass fail results for the Florida real estate exam for October 2013.
The news is better than it was last month. http://ronclimer.blogspot.com/2013/10/florida-real-estate-exams-pass-fail.html In October 2013, two thousand three hundred and nine people attempted the Florida real estate exam. One thousand one hundred and twenty three passed. That is a forty nine per cent pass rate. One hundred per cent of these people paid $31.50 for the adventure.
Two thousand six hundred and sixty four real estate sales associate candidates attempted the Florida real estate exam for the second third fourth fifth or sixth time. Only nine hundred and three passed. That is a 34% pass rate. One thousand seven hundred and sixty one failed the Florida real estate exam. That could not have been fun. It costs $31.50 for each one of these people that took the Florida real estate exam.
I think passing the Florida real estate the next time that you take it is a good idea. Why is the pass rate so dismal? One of the reasons that many people fail the Florida real estate exam is that they underestimate this exam. IT IS NOT EASY.
If you know it is not easy, you must know that you need to study. I have two questions. How much do you have to study? WHAT do you need to study?
You need to study what is on the FLORIDA real estate exam. Many of these test takers took an online real estate course from a real estate school in some other state. The Strongest Force In The Universe
Is habit really the strongest force in the universe? Maybe.
Habit determines your success in life more than anything else. Bad habits will destroy your chance of success. Good habits enhance your chance of success.
A bad habit, like being late or smoking cigarettes, will hamper your chances of success. That is hardly open to debate. Good habits like smiling or daily running will enhance your likeliness of success.
If this is true, why don't people pay more attention to the habits they form? I believe the answer to that is they don't understand how important habits are. Once you understand that habits control your life , you know you want to control your habits.
Let's start with something simple and easy. What if you formed a habit of smiling all the time? Would that enhance your chances of success. Would that affect your income? I think so. What if you formed a habit of saving ten per cent of your income? Would that influence your future?
I think either of these habits would show up on the radar of success.
How do we form a habit? It starts with an action. You take an action. Often, this action is difficult and laborious. For instance, you set your clock for five AM. The clock goes off. You get up. You put on your running shoes and go run for twenty minutes.
Would that be difficult? Yes sir. Would that be laborious? Yes,yes,yes. The first time, it would be difficult and laborious. Probably the second day it would be be tough. I will bet the third day you could think of ten reasons why you should not get up and go run. By the thirtieth day, this would start to feel normal. By the 365th day, you probably would feel strange if you did not go run. You probably could not sleep past five AM if you tried. You would feel strange if you didn't run for thirty minutes.
Good habits, bad habits They both start the same way. You take an action. It starts to feel normal. Then it starts to feel strange if you don't do what habit dictates that you must.

Toastmasters Of Winter Park, Florida 50th Anniversary
In January of 1974, one week after I received my Florida real estate license, I walked into my first
meeting of Winter Park Toastmasters on a Friday morning at 7:30 AM. I had looked Toastmasters up in the white pages of the phone book. Francis Jackson, a State Farm insurance agent, had answered the phone. The first person that spoke to me was Larry Kittinger, a real estate developer. The second person I met was Judge Joe Rosier. Then Harold Lanigan introduced himself. Next, Arnold Howell, CPA shook my hand. I felt like I was surrounded by big shots. I was afraid they would not let me in this club.
They not only let me in, three weeks later the treasurer of the club resigned and left town and they appointed me the new club treasurer.
Twenty four years later, Kathy and I moved to Daytona Beach and I dropped out of Winter Park Toastmasters, club # 3674.
I can not even begin to tell you how much I learned from Winter Park Toastmasters. I learned to speak in public. I learned how to be mentored by people that care about you. I learned how to mentor people that you care about. I learned to tell a joke. I learned how to tell stories to audiences. I learned how to read audiences. I learned about people and meetings and how to be a better person. I learned so many things that helped me down the road to success. I learned how to win and I learned how to learn from losing. I learned that energy and persistence are a formidable force. I learned that change is not only inevitable, it is good.
Why would a young man today want to learn to be a better public speaker? The answer to that is because some things never change. Through out history, a man that can stand in front of a room and inspire people to action has always been a sought after person. This was true when Socrates was around and it is true today.
The skill of public speaking is not the only essential skill of leadership. It is a very important skill. It is almost as important as oxygen.
If you are a young man that wants to grow rapidly in your career, there is no skill that will catapult your career forward faster than learning to speak to an audience with skill. There is no better way to learn this essential skill than joining Winter Park Toastmasters. It is cheap. It is fun. It works.

The Florida Real Estate Exam, Pass With Aroma Therapy

Michael came to the basic pre-license class. He told the class the "secret formula" for passing the Florida real estate exam is sniff rosemary during class and while you are taking the Florida real estate exam. He had a vial of rosemary oil. Throughout class, he was sniffing rosemary. More and more students joined in. They started bringing little twigs of live rosemary into class. Leaves were everywhere.
I think the rosemary sniffers also studied. That helps. Maybe sniffing rosemary helps also. I am not sure yet. I am sure about the studying.
I have heard of all sorts of good luck charms and amulets for passing the Florida real estate exam. In my two day state exam review that I teach, I always give the students a Climer School of Real Estate refrigerator magnet. I tell them that it will bring them good luck at the exam site. I also tell them that after they have passed the Florida real estate exam and they are in the parking lot celebrating, if they see some other student crying, please give them the lucky magnet.
I received an email recently from a review student that told me that his magnet brought him good luck. He passed the Florida real estate exam. He said since he did not meet anyone crying in the parking lot, he was going to keep the lucky magnet and maybe it would bring him good luck in his new career.

Safety Is Easy And Important
I was watching the local news on television this morning. There was a video clip of a purse snatching at a convenience store. The perpetrator was pumping gas. The victim pulled up on the opposite side of the pump. The victim left her purse on the front seat and the keys in the ignition and her eight year old son in the back seat. She went inside the store.
The perpetrator finished pumping his gas and reached in the victim's car and grabbed her purse and keys. This made the news because her eight year old son got out of the car and confronted the robber. The robber got away with the purse and keys. The eight year old boy could have been hurt. He wasn't. He was in a very dangerous situation.
Why do people expose themselves and their loved ones to such danger? It takes very little effort to remove your keys and lock your car doors. If you make it a habit, you don't even have to think about it. Safety needs to be a habit.
It takes very little effort to wear a helmet when riding a motorcycle. It takes very little effort to wear a life preserver when fishing or riding in a boat. It takes very little effort to be safe. Why do people expose themselves to danger?
How much effort does it take to spend ten bucks and put a canister of pepper spray in the glove box of the car? If you saw the Range Rover versus motorcycle gang video on the news lately, wouldn't a pepper spray have helped that guy? Yes it would.
Yet, most people don't spend any time or thought preparing for unexpected danger. When I see people walking through a Wal Mart parking lot chit chatting on the phone with no awareness of their surroundings, I wonder if they watch the news.
Please prepare for danger. Be aware of danger. At least half the crimes are crimes of opportunity. Don't be a victim. www.climerrealestateschool.com

Florida Real Estate Exam, Do Not Underestimate This Test

I think the sixty per cent of first time test takers that did not pass the first time and the seventy per cent of repeat test takers that did not pass on a repeat attempt underestimated this very difficult test. Don't you underestimate it.
Why do people underestimate the Florida real estate exam? If half the people that are attempting it are failing and half are passing, I would presume it is a tough test. I think most real estate students don't realize that when they first select a real estate school and start their quest to get a Florida real estate license. Many people choose their real estate school based on the school's proximity to their home. Some people choose their real estate school based on price.
The best way to select a real estate school is to ask around. Ask several Realtors where the best school is. Look on the internet for Google reviews and Yahoo.reviews. https://plus.google.com/104178637087080911816/about?gl=US&hl=en-US Check on You Tube. See if the real estate school has the instructor teaching something like all the math that is on the Florida real estate exam. Don't be so concerned with the school. Be concerned with the instructor. This is important. I know most people don't check out the school because they don't know how tough the Florida real estate exam is.
Once people figure out that the Florida real estate exam is not easy, they start looking for help. For many people that is after they failed the exam one time. I think most real estate students don't realize that when they first select a real estate school and start their quest to get a Florida real estate license. Many people choose their real estate school based on the school's proximity to their home. Some people choose their real estate school based on price.
The best way to select a real estate school is to ask around. Ask several Realtors where the best school is. See if the real estate school has the instructor teaching something like all the math that is on the Florida real estate exam. Don't be so concerned with the school. Be concerned with the instructor. This is important. I know most people don't check out the school because they don't know how tough the Florida real estate exam is.
Once people figure out that the Florida real estate exam is not easy, they start looking for help. For many people that is after they failed the exam one time. See More Prospects. Sell More Real Estate.
It is a simple rule. The more people you see, the more people you will sell. How can we make that more simple? We can't.
If a mediocre salesman sees five prospects per week and sells one unit per week, what would likely happen if that mediocre salesman saw ten prospects in a week? I think that mediocre salesman would sell two units per week. What if that same mediocre salesman saw fifteen prospects in a week? Would they sell three units. I reckon so. This is with mediocre sales skills. What if that mediocre saw twenty prospects per week? I suppose they would sell four units per week.
Any salesman that is selling four units per week would not be called mediocre. Four units per week is an extraordinary job.
In salesmanship, most people don't pay much attention to how many prospects you see. Everyone seems to pay the most attention to how many prospects you sell. Even if a salesman is a poor closer, if they see enough prospects, they can look like a hero.
What a great business selling real estate is. If you want to make more money, you don't have to ask anyone. Just start seeing more prospects.
You can call forsalebyowners. You can call today's expired listings. They are going to list with someone. They are probably going to list today. You can call foreclosure victims. They are certainly going to be moving soon. You can call heirs. They don't need an empty house in Orlando. You don't need anyone's permission to call. Just start dialing.
You can have an "OpenHouse" every Saturday and Sunday afternoon. Prospects do walk into open houses. How many prospects would you need to talk to in a week to talk to twice as many prospects as the top producer in the office? How many prospects would you have to talk to to talk to twice as many as you talked to last week? Could you double that number next week if you tried? Would your results double? I suppose so.

Florida Real Estate Exam's Pass Fail Results For September 2013
The Florida Department of Business and Professional Regulation has just released the September 2013 results for the Florida real estate exam.
One thousand nine hundred and ninety one real estate sales associate candidates paid $31.50 to take the Florida real estate exam from Pearson Vue in September. Nine hundred and fifty eight passed. One thousand and thirty three will be back paying $31.50 to take the test again. That is a 48% pass rate.
In September, two thousand four hundred and thirty two took the Florida real estate test for the second or third or fourth or fifth time. Seven hundred sixty seven passed. That is a 32% pass rate. This Florida real estate exam is not easy.
If you took your basic Florida real estate course online, you probably used your notes and books when you took your school exam. You can't use books and notes on the Florida real estate exam that Pearson Vue gives. You can use a translation dictionary if you speak a foreign language. Take one with you.

Read the "Candidate's Handbook". This book tells you what is on the Florida real estate test.
