Instead of taking the forty five hour post license class online, most students prefer to take this class in a classroom. At Climer School of Real Estate, this is my favorite class to teach. There is a Chapter about prospecting for listings. There is a portion about calling expired listings and FSBOs.
Since I am a frustrated sales trainer teaching Florida real estate license courses, this is my favorite part of the class. I always tell my students, if they will bring in today's expired listings, I will call them and make an appointment for them. Very few students take me up on this offer. In my last class, two students brought in today,s expired list. Getting phone numbers seems to be a big obstacle today. Feel free to leave me some tips in the comments. One of my students almost fell over with surprise when I dialed 411 to get a phone number for an expired listing. He said he had never used 411. It still works as well as it ever did.
I called four expireds. and sent a fax to one where their home phone was answered by a fax machine. My student was amazed that they called him from the fax. I was not amazed.
Many, many years ago , I took a class for trainers. I was a rookie trainer then. They told us not to call prospects in class. The theory was that you might get a jerk on the other end of the line. It would make you look bad in front of your audience. I never took that advice. If you get a jerk on the other end of the phone, so what? That is life. That is real. So what? I have called prospects many times in class. Sometimes I make an appointment with them. Sometimes I don't. So what?
At the end of this forty five hour post license class, one of my students came up to me to say good bye. He gave me a thought that I had never heard before. He thanked me for calling the FSBOs and expireds in class. He said, " I don't need belief anymore. I have knowledge." I asked for an explanation. He told me at other seminars and training sessions, the trainer expected him to believe that what I am telling you works. He said," You showed me that it works."
If you are a trainer, any time you can show people how to call prospects with real people, this is powerful medicine. It is the best way. If you are not comfortable calling prospects in classes and groups, call them in one on one training. It is the best way to train. Students learn what they see. Let them see you calling prospects.

If You Need Money, Prospect
This week, I am teaching my favorite class to teach at Climer School of Real Estate, the forty five hour post license class. This class is about how to make money in real estate. It is about how to get listings and make sales. We talk about answering objections and making effective listing presentations.
This is stuff that you need to know if you intend to make money selling real estate. Many people tell me that they have a desire to make money. Don't tell me that you have a desire to make money. Show me.
You can demonstrate that you want to make money by showing up at the office before anyone else. By the time the second person walks in the office, you have already got today's expired off the computer, looked up the phone numbers of the ones you can find, addressed a letter to each one of these expireds and put those letters in the mail at the main post office downtown. Since it will probably be long after eight o'clock before that second person walks in the office, you have already called a few of those expired listing and have appointment with one of them. If you are doing that for about thirty days in a row, I will believe that you are serious about making money.
Stop with the excuses. Don't make an excuse for not making money. If you are not making money in real estate, it is probably because you are not prospecting. Why don't you call prospects? You know why. I know why. Your boss knows why. You are afraid. Do it. Call a prospect even if you are afraid. You don't have to " Don't be Afraid.". You have to call even if you are afraid.
If you are in real estate, the prospects are FSBOs, expired listings, and foreclosure victims. The only reason not to call is you are afraid. Call them anyway. If your phone is not ringing, you have to dial the phone. I did not make this rule but I understand it. If you obey this rule, you will make money. If you have some grandiose plan to make the phone ring, wonderful. Until your plan starts to work and the phone starts ringing, dial the phone. Call some prospects. If you are too busy to call prospects, quit doing some of the stuff you are doing that is not turning into money.
Start calling prospects before it is too late. You must have money coming in the front door. If what you are doing is not leading to a closing, start doing something that will. Call a prospect. If prospects are not calling you and you are not making enough money, you will soon have to leave real estate and take a job that you not only hate, but will not allow you to earn the money that you want to make.

An Online Real Estate Course That Teaches What Is on the Florida Real Estate Exam
An online real estate course seems like a good idea. It is a good idea. It is a good idea if you can learn what is on the Florida real estate exam enough to be in the half of the applicants that pass the Florida real estate exam the first time.

Florida Real Estate School Online or In Person
Which is better? Many people call Kathy and ask which is better, a Florida real estate course online or in person with an instructor.
The Florida Real Estate Commission requires you to take a real estate course from a Florida real estate school before you can take the Florida real estate exam and get your Florida real estate license. You can take your pre license real estate course online or you can take it in a classroom with a live instructor. Unless you have a bad instructor, a classroom is probably better. You can ask questions. You can probably easier learn this very complex material easier with a instructor.
There is another advantage to in person over online. It is often more fun to meet the other people in the class, your classmates. . I have had many students that get together and study. They give each other support. You have a built in common enemy, passing the Florida real estate exam. Some time it is more fun to do it together. My students, not only study together, they often send each other emails etc. They encouage each other. Often they help each other find their first real estate broker. A in person class is usually fun.
Taking your Florida real estate course on line may not be much fun but it certainly is convenient. You don't have to drive across town. You don't have to get dressed. You don't have to put up with the the instructor's silly rules. An online real estate course might be a good choice.

A Free Florida Real Estate License For Military Veterans
The Florida Department of Business and Professional Regulation will waive the $105 application fee for a Florida real estate license for recent military veterans. Anyone that has been honorably discharged from any branch of the military during the last twenty four months is entitled to a free application to the Florida Department of Business and Professional Regulation for a Florida real estate license.
This is one way the Florida Real Estate Commission has of saying," Thanks for your service.". Of course the veteran would have to submit the proper documents, DD 214 or NGB 22 . For more details, check the DBPR's website at www.myfloridalicense.com. While you are there, go ahead and apply for a Florida real estate license for free.

Complain To The Florida Real Estate Commission
In Florida, real estate licenses are issued by the Department of Business and Professional Regulation. Florida real estate licenses are suspended or revoked by the Florida Real Estate Commission. Suspension or revocation are punishment for doing bad stuff.
Any Florida real estate licensee has a fear of losing his real estate license. When a DBPR investigator calls, this is not good news. Why am I telling you this? Many people complain to their friends, relatives and anyone else that will listen about things they perceive that their real estate agent is doing wrong in a real estate transaction. Usually, their question is, "What can I do about this?".
The best thing you can do is get legal advice. I understand why most people are reluctant to get legal advice. It costs money. Other than that, there is no downside to having an attorney's advice. There is something about an attorney in a transaction that makes everyone involved pay more attention to the details. It would be analogous to having a chaperon on a first date. There won't be much fooling around.
Another thing you can do if you think your real estate agent is doing something wrong is turn in a complaint to the people that issue Florida real estate licenses, the Department of Business and Professional Regulation. Their website is www.myfloridalicense.com . A very frequent complaint that I hear is that I don't think my real estate agent really turned in my offer to the seller. How do you know if the listing agent really turned in your offer? You can't make them prove to you that they really turned it in. You can't. The DBPR investigator can. If you turn in a complaint to the DBPR that your listing agent did not present your offer to the seller, the DBPR will investigate your allegations. If your offer has not been presented to the seller, it probably will be after Joe Salesman gets that first phone call from the DBPR investigator.
Do not waste your time or the DBPR's time turning in a complaint that is not "legally sufficient". Legally sufficient means that your complaint is alleging something that is a violation of the real estate law. Don't waste the DBPR's time reporting some Florida real estate salesman for being rude. Being rude is not against the law. There is no law requiring real estate agents to be on time for an appointment. Don't bother. If you think your agent is violating the law, turn in a complaint to the Department of Business and Professional Regulation.
