If you read my previous article, you know that the first time Florida real estate exam takers did not fare too well in April and May of 2013.
The retakers did even worse. Here is their story. Forty one made a grade between 40% and 44%. Eighty scored between 45% and 49%. One hundred and eighty nine earned a score of between 50% and 54%. Two hundred and forty made between 55% and 59%. Four hundred and thirty two retakers were disappointed with a grade between 60% and 64%. Five hundred and ninety six repeat test takers scored a grade between 65% and 69%. Seven hundred and forty seven almost made it with a grade between 70% and 74%. That is two thousand two hundred and five disappointed Florida real estate exam retakers. All of these people are attempting the state exam for the second or third or fourth or fifth try. It costs $31.50 every time you try the Florida real estate exam. If my arithmetic is correct, 34% of the repeat test takers passed.
WOW! This Florida real estate exam is no picnic. What is the difference between the "almost passed" and the "barely passed"? The 'barely passed" group don't have to study anymore. The "barely passed" group don't have to pay $31.50 to Pearson Vue to take the test again. The "barely passed" group have a Florida real estate license. They are ready to go make some money. Also, the "barely passed" don't know what their grade is. They think they made a 99%. "Barely passed" is a lot better than almost passed.

You folks that made less than fifty per cent on your first try, you have probably already figured out that that $99 real estate course from some real estate school in some other state that specializes in all fifty states and several foreign countries was not such a bargain. hundred practice test questions. Quit studying about deeds of trust and dower and community property. We don't have that stuff in Florida. Study what is on the Florida real estate exam.

Florida Real Estate Exam Confidential Score Distributions
Here is a little something I will bet you don't know about the Florida real estate exam given by Pearson Vue. Of the 3037 Florida real estate sales associate license applicants that took the Florida real estate exam for the first time in April or May of 2013, here is their grade.
Fifty two of these test takers made between 40% and 44%. One hundred and four made between 45% and 49%. One hundred and fifty four made between 50% and 54%. Two hundred and thirty made between 55% and 59%. Two hundred and ninety one made between 60% and 64%. Three hundred and ninety three made between 65% and 69%. Four hundred and eighty eight made between 70% and 74%. Of the 3037 first time test takers, 1712 failed in April and May of 2013. Fifty six per cent of these test takers paid $31.50 to Pearson Vue only to be disappointed. These were the first timers. The repeaters don't do as well. They think they made a ninety nine per cent. Who cares? They passed the Florida real estate exam. They have a Florida real estate license. Four hundred and thirty made between 80% and 84%. Two hundred and ninety nine made between 85% and 89%. One hundred and eight made 90% to 95%. Fourteen made 95% or better. Those were probably my students. Don't you think?
What does all this info tell you? 1712 test takers out of 3037 test takers failed. Fifty six per cent will be back paying $31.50 again. There is nothing easy about the Florida real estate test.
What is the largest group of test takers from 40% to 100% ? The largest group is the 70 to 74 per cent group. That is a failing grade. There were 488 applicants in the "almost passed" group. It is almost passing more commonly known as failing. It still costs $31.50 to take the test again. The second largest group is the 75 to 79 per cent group. That is barely passing. What is the difference between these two groups. These people in the barely passing group do not have to study anymore nor do they have to pay $31.50 to Pearson Vue again. The people in the barely passing group are licensed Florida real estate agents. They are ready to go make some money.
I believe, if the "almost passed" people had Linda Crawford's "Exam Manual for Sales Associates", they would have certainly picked up a few points and been in the "barely passed" group. I suppose that their real estate school specializes in all fifty states. Florida Real Estate Exam, An Expensive Mistake
Here is a story about a expensive mistake one of our students at Climer School of Real Estate made. Kathy got a phone call from one of our students that was driving to the Pearson Vue test center in Melbourne. She had forgotten her certificate from the school and she asked Kathy if she would fax another one to the test center. Kathy charges ten dollars to do that. The students told Kathy that she would call when she got to th Melbourne test center and give Kathy the fax number.
When the student asked the Pearson Vue clerk for the fax number, she was informed that test center does not accept faxes. She would have to go down the street to Office Depot to receive the fax. I am certain there was a fee to Office Depot for that.

When the student asked the Pearson Vue clerk for the fax number, she was informed that test center does not accept faxes. She would have to go down the street to Office Depot to receive the fax. I am certain there was a fee to Office Depot for that.

Florida Real Estate Exam, What To Bring With You on Test Day
When you go to take your Florida real estate exam at the Pearson Vue test center, bring your certificate from your real estate school. If you don't have your certificate from a Florida real estate school, Pearson Vue will not let you in. This seems like a simple thing. Many applicants show up at the test center without their certificate. Adios $31.50. They will not let you in. Even if you are there for the second or third or fourth time, bring your certificate from the real estate school. If you fail like 56% of the first time test takers did last month, get your certificate back from the clerk at Pearson Vue. They won't let you in next time if you don't have it.
Here is another problem. Some real estate schools give their students a fancy looking diploma that you might say is "for novelty purposes only", suitable for framing. This is cool looking. It will not get you into the test center. You need the official real estate school certificate with the ZH number of the real estate school on it.
Another thing you may want to take with you is your glasses. If I showed up without my glasses, I may as well not show up. If that is true for you, bring whatever glasses you need to read the computer.
It seems to me that everyone would carry proper I.D. I have learned at Climer School of Real Estate that many people do not carry proper identification. Take your driver's license. Take your passport. Take two forms of I.D. Read the "Candidates Handbook". if you need more instruction.

Florida Real Estate Exam Pass Fail Results For August 2013
The Florida Department of Business and Professional Regulation has released August's pass fail results for the Florida real estate exam. The new pass rate is slightly better than July.
In August 2013, two thousand two hundred and fifteen applicants paid Pearson Vue $31.50 to try the Florida real estate exam for the first time. They were all high school graduates. They all graduated from a 60 hour basic real estate class at a real estate school. Some of them took this class in a classroom. Some of them took this real estate class online.
Of the 2215 first time test takers, 1025 of them passed. That is a 46% pass rate. That is the best pass rate since the DBPR launched their new Florida real estate exam in February 2013 . At the same time 2529 repeat test takers took their Florida real estate exam for the second, third,forth or fifth time. 798 of these repeat test takers passed. That is a 32% pass rate for the repeaters. You would think the repeaters would do better than the first timers. It costs $31.50 every time you take the Florida real estate exam.
I would think many first timers don't know what to expect. After you have made a fifty per cent on a test you thought you were ready for, you might start looking for some help.

A Simple Easy Prospecting Tool for Realtors
Holding an "open house" is still a wonderful prospecting tool. Buyers walk into open houses. It is not especially efficient, but it works.
If your phone is ringing so much that you don't have time to answer it, you don't need to be sitting in an open house on Sunday afternoon. If you could use a few more prospects, sitting in an nice open house in a good neighborhood waiting for a prospect to walk in is not a bad way to spend your time. As people walk in, what if they can not afford the house you are sitting in? They can afford something. If they can't afford the $400,000 house you are sitting in, maybe they can afford a $300,000 house. Is that OK?
Don't make holding an open house a chore. Select an empty house with electricity. Bring a few open house signs. Bring your computer. Bring a contract. Bring some brochures and business cards. Bring a pen. Bring a chair or two.
If you are going to hold an open house on Sunday afternoon from one to five. Get a sign that says,"Open Sunday 1-5 and put it in front of the house Monday through Saturday. On Sunday, show up on time. Wouldn't it be great to have a prospect waiting in the driveway for you to show up.
Have a little "guest registration" book for prospects to sign. Ask for their name and address and phone and email. What a great prospect list. When people walk in greet them and just chat with them just like you would chat with a guest in your home. You could write yourself a list of questions if you like. Questions like
What attracted you to this house?
Have you been looking long?
Do you live nearby?
Are schools a concern?
Do you need a refrigerator magnet ?
This may not be the most efficient way to prospect. It certainly works. Have an above average awareness for your personal safety. ladies, leave your purse in the trunk of your car and your keys in your pocket with your cell phone and your pepper spray.
Have some brochures about the house. You could also create a single sheet brochure" The Three Best Ways To Finance This House" Make a sheet with three columns. Show 20% down with conventional financing. Show FHA with FHA down payments and the FHA loan amount and the PITI payment. Show VA with no money down or USDA financing. Show how much income you need to qualify. If your company does not have such a form, create your own.

This may not be the most efficient way to prospect. It certainly works. Have an above average awareness for your personal safety. ladies, leave your purse in the trunk of your car and your keys in your pocket with your cell phone and your pepper spray.
Have some brochures about the house. You could also create a single sheet brochure" The Three Best Ways To Finance This House" Make a sheet with three columns. Show 20% down with conventional financing. Show FHA with FHA down payments and the FHA loan amount and the PITI payment. Show VA with no money down or USDA financing. Show how much income you need to qualify. If your company does not have such a form, create your own.
