I was reading the June 2017 ‘Men’s Health’ magazine, and came across their section called ‘Useful Stuff’. It had a full-page article called ‘Realty Check’. At first, I thought it read ‘Reality Check’. It did not. It said Realty Check.

I was very interested in reading their tips. I could not believe the very first one. “Many agents are clueless. You have to take a course to get a license. I want to night classes, but I know people who took online courses they bought on Groupon.” You can check it for yourself. Page 42.

 I could not agree more. I am fed up with the many discount, supercheapo, online classes that people are buying taking or that they buy on Groupon because they do not teach the students what they need to know to pass the state exam. They are just interested in taking their money.

 The June 2017 Florida real estate state exam Pass fail examination performance summary has been released from Pearson Vue and the Bureau of Education and Testing (BET). And the results are essentially the same as they always are. I’m very thankful to the author of the article and to ‘Men’s Health’ magazine for highlighting one of the reasons for such poor performance on the state exam.

 In June 2017, 3082 people took the Florida real estate sales associate exam for the first time. 1610 people passed and 1472 people failed. This is a passing rate of 52% and a failing rate of 48%. Same as usual. Terrible.

 2756 people took the same exam for a second or for a repeated time. 916 people passed while 1840 failed. This is a passing rate of 33% and a failing rate of 67%. Atrocious.

248 people took the Florida real estate broker state exam for the very first time. 153 people passed and 95 people failed. This is a passing rate of 62% and a failing rate of 38%. Bad

 153 people took their broker exam for a second or repeated time. 55 of them passed and 98 of them failed. This is a passing rate of only 36% and a failing rate of 64%. This is horrible.

I just believe they are going to terrible school and they should be going to the Climer School of Real Estate. I have said this many times and I have written this many times: I do not think that this is an accident. I believe there are a lot of reasons why the Pass Fail rates are almost always exactly the same regardless of how many people take exam. If people knew how we do things the Climer School of Real Estate and how we are so different from the other schools, and our success rate, and our happy students, I believe it could most of the schools out of business.

 I have some other numbers for you if you’re reading this blog and are interested. By the end of June 2017, Florida had a total of 180,073 licensed active sales associates. Florida had a total of 20,000 licensed active broker associates. And Florida had a total of 40,141 licensed active brokers.

This is a total of 240, 214 total active licensees. This is an increase in total active licensees of 1939 from May 2017. These were only active licensees.

Florida also had 75,018 current in active sales associates, 17,563 involuntarily in active sales associates, 90 sales associates on suspension and 37 on probation. This increases the number by a little bit, doesn’t it.

 Florida had 5299 current in active broker associates, 1577 involuntarily in active broker associates, 2 on suspension and 5 on probation.

 Florida also has 3455 current in active brokers, 2545 involuntarily in active brokers, and another 12 on suspension and 30 on probation.

 This is a lot of licensees. This means a lot of competition. You owe it to yourself to start off right and go to a good school.

 When you have a lot of licensees in the state of Florida and intersect real estate will there’s a lot of people doing a lot of wrong things and a lot of bad things. So, I thought you might like to know the numbers for the FREC investigation trends.

 In June 2017, The Division of Real Estate (DRE) received 296 complaints. A total of 540 active cases are under active investigation. 10 of these cases have been under investigation for over a year. And unfortunately, the division of real estate only has 34 total investigators. This is why not only do cases take so long but why so many people get away with doing the wrong thing.

 If you see someone real estate acting illegally on unethically, you should turn them in. They hurt the customers, they hurt our industry, and they hurt you.

 The other half of the DRE investigators have to do with brokers escrow accounts. There were only 19 inspections in June 2017 and only eight audits. So far from January to June, there’s only been 131 brokers escrow account investigations and only total of 49 audits.

 There is a total of 26,033 real estate brokerage corporations and 63 active real estate brokerage partnerships. I would imagine that with over 26,000 brokerages, there are more than 19 escrow accounts that require a good investigation and audit.

One more little bit of information you might enjoy. There is plenty of unlicensed activity going on as well. In June 2017, the division of real estate we see 62 complaints on unlicensed activity. There were 89 complaints in May 2017.

 I would say that it takes a few months for step one in the investigation process to be completed. This is the step where they decide whether the complaint is legally sufficient.

In May 2017, they determined that 37 of the ongoing cases were legally sufficient however in June 2017 only 14 of them were legally sufficient.

 Most people believe that there are hundreds and hundreds of instances of unlicensed activity going on in every major city and Metropolitan statistical area. So, this is a drop in the bucket. Once again, we need to police ourselves and clean up our own. If you see something turn them in.

I know I have not posted a blog in a few months so I wanted to let everyone know about the April 2017 in May 2017 Florida sales associate and real estate broker pass fail Exam Performance Summary report from Pearson Vue. This is the report that is given at every monthly Department of Business and Professional Regulation DBPR, Division of Real Estate DRE meeting to the Florida Real Estate Commission FREC. It is also exactly the way it has been for months and months. Here are the numbers:

In April 2017 2656 people took the Florida real estate sales associate examination at Pearson Vue for the very first time. 1330 of them passed and 1326 of them failed. This equals a 50% passing rate and a 50% failing rate.

 2708 people took the state exam for a second or for a repeated time. Only 835 of them passed while 1870 failed. This is a 31% pass rate and a 69% fail rate.

 In April 2017, 205 people took the Florida real estate broker exam for the very first time. 110 of them passed and 95 of them failed. This is a 54% passing rate and 46% failing rate.

 188 people took the Florida real estate broker exam in April for a second or for a repeated time and only 61 of them passed while 127 of them failed. This is a 32% passing rate with a 68% failing rate. 

Again I do not think these ridiculously low pass rates and high failure rates are an accident. I believe this is what the state of Florida wants.

 In May 2017 3017 people took the Florida sales associate real estate license exam for the very first time. 1598 of them passed and 1419 them failed. This is a 53% passing rate with a 47% failing rate. 

2776 people took the same exam for second or for a repeated time. Only 881 of them passed while 1895 of them failed. This is a 32% pass rate and a 60% fail rate.

 253 people took the Florida real estate brokers license exam in May 2017 for the very first time. 146 of them passed while 107 of them failed. This is a 58% pass rate and a 42% fail rate.

 219 people took the same exam for a second or for a repeated time. 95 of them passed and 124 of them failed. This is a pass rate of 43% and a failure rate of 57%.

 These general statistics seem to be the same month after month after month. I have said many times, I don’t think this is accident, I think this is on purpose. I believe that if the state of Florida wanted more people to pass, then they would pass. We are all very lucky that Florida doesn’t want more people to fail because I believe they can make that happen.

 It’s no secret that I believe that the examination focuses more on tricking you into wrong answers than it does on testing your actual knowledge. Additionally, they seem to force-feed you in your pre-license class information that is extremely unnecessary out there in real world and inn your real estate career and profession. However, you are tested on it so I have to teach it to you.

 So, here’s the challenge faced with new applicants: how do you sit through an unbelievably boring 60 hours class containing some of the driest and most boring material that exists while you are being force-fed with a firehose information that is only necessary one time to pass the state exam and that pretty much goes away from you soon as you pass your state exam?

 The best answer is to come to the Climer school of real estate. What a Pearson Vue Manager told me (Andy Brown) about The Climer School of Real Estate, (the Best Real Estate License School in central Florida).

I regularly load up and give my students lots of subliminal and embedded commands for success on with their Florida Real Estate Sales Associate license exam. Much of it is real and the rest of it is ‘real’. 

My students do extremely well on the state exam. I do not have exact numbers and the state would never give the exact numbers to me however I do believe with all my heart that my students who attend The Climer School of Real Estate pass their state real estate license exam at a much higher percentage rate than do students from any other school in the state. I can’t prove this but I believe this to be true absolutely.

I hear this from other companies as well. Many well know companies will not let their people go anywhere else other than The Climer School. 

There are some things that I tell my students that I believe to be true. I tell them because, since I believe it to be true, I also believe it will help them pass their state exam, make it easier for them. 

There is one Pearson Vue center that seems to give my students a hard time. This really upset me. It upset me so much that I called this center and spoke to the manager. She gave me a hard time for telling my students some of the things that I do tell them. 

I gave it right back to her. I told her that I did not want anyone from her center giving my students a hard time and increasing their stress and anxiety at all. I wanted them smiling at them, saying hello, and walking them to their testing kiosk. 

She actually asked me why I told them these things. And I told her, “it’s to set them up for positive expectations of success.” 

Here is the crazy, ironic part: Almost in the same sentence, as soon as she was done scolding me for the fifth time and asking me, “why are you telling them these things?” for the fifth time, she actually said, 

“Well, you’re doing something right. Your students seem to pass the exam at a really high rate! We all know when we see someone walk in to test with a Climer School of Real Estate tee shirt on that they will probably leave with a pass certificate.” 

I almost fainted on the phone. 

I didn’t say this to her but I wanted to say, “and WHY do you keep asking me why I do what I do?” 

THAT’S WHY I DO WHAT I DO! 

I am really not trying to brag but I am a master at what I do. I am a master at preparing my students to pass their Florida Real Estate Sales Associate license exam at Pearson Vue on their first try. 

I have so many people coming to my 2 Day state exam sales review to clean up the mess made by their cheap, discount schools that have absolutely no idea what they are doing. They read the text book and call that ‘teaching’. Reading a textbook, telling you where to highlight, and taking your money is not teaching. I wish they would come to my class instead. I hate the fact that they are wasting their money at these inferior schools.

 Not to mention, you do not want to become an expert on this textbook. You want to become an expert on passing the state exam, and then forget about the textbook completely. 

I know that Pearson Vue is not allowed to publicly support one school over another. However when the manager of one of the sites tells me this over the phone, I am going to let everyone that I can know about it. Seriously, if you want to pass your exam on your first try, then you need to come to my school.

The Florida Real Estate Sales Associate License Examination Pass Rate For First Time Test Takers Eases Up to 53%

Pearson Vue, the Bureau of Education and Testing, and the DBPR (Department of Business and Professional Regulation) for the state of Florida, released their Pass Fail Exam Performance Summary for October 2014 for the candidates who sat for the Florida Real Estate Sales Associate licenses and the candidates who sat for their Florida Real Estate Brokers licenses. This is public record information, and they release and distribute monthly statistics for first time test takers and for second and repeated time test takers.

 The results are not still not spectacular. The results continue to fall within the ranges where they always seem to fall. Two thousand, seven hundred and fifty one hopefuls (2751) took their Florida Real Estate Sales Associate license exam at a Pearson Vue testing center for the first time. One thousand, four hundred and sixty one (1461), or only fifty three per cent (53%), passed. One thousand, two hundred and ninety (1290), or forty seven per cent (47%) failed. 

Two thousand, seven hundred and eighty four (2784) people took their Florida Real Estate Sales Associate license exam at a Pearson Vue testing center for a second or more, repeated time. Nine hundred and eighty (980), or only thirty five per cent (35%), passed. One thousand, eight hundred and four (1804), or sixty five per cent (65%) failed. 

 If you read my blog on this monthly release, you know that I don’t think this is coincidence or an accident. These numbers and percentages are roughly the same every single month. The mere fact that 53% is a teeny bit higher than normal is due to the number of Climer School of Real Estate students who pass the state exam on the first try so overwhelmingly high, that they skew the state statistics. 

Check this out: Two hundred and one (201) people took their Florida Real Estate Broker’s license exam at a Pearson Vue testing center for the very first time. Of that number, ninety six (96), or only forty eight per cent (48%) passed. One hundred and five (105) or fifty two per cent (52%) failed. 

 Two hundred and thirteen (213) people took their Florida Real Estate Broker’s license exam at a Pearson Vue testing center for a second or more, repeated time. Of that number, only sixty eight (68) or thirty two per cent (32%), passed. The remaining one hundred and forty five (145), or sixty eight per cent (68%) failed. 

The Pass Fail Statistics for Florida Real Estate Instructors is even worse by the way. In October 2014, five (5) people took the FL Real Estate Instructor Exam for the first time. 

ZERO (0) Passed! All Five Failed. 

 These exams are not easy. Do not take them lightly. (Disclaimer: This is just Andy Brown’s opinion, and Andy Brown’s opinion only) I still believe that the students from The Climer School of Real Estate score higher on average and experience a much greater Pass rate percentage on the state of Florida exams than do the students at any and all of the other real estate licensing schools in the entire state.

As You Go For The Florida Real Estate Exam, Don't Let Pearson Vue Ruin Your Day.

     Pearson Vue is the company that gives the Florida real estate exam.  It costs $31.50 to make an  appointment to take the Florida real estate exam with Pearson Vue.  You pay the $31.50 when you make the appointment to take the Florida real estate exam.

     When you show up for the exam, you need to have some I.D.  If you have no I.D. , Pearson Vue will not let you in to take your real estate exam.  Adios $31.50.  Would that ruin your day?

     When you show up to take the Florida real estate exam, Pearson Vue wants to see your certificate from the Florida real estate school where you took your basic real estate course.  This is true every time you take the Florida real estate exam.  If you don't have your certificate, Pearson Vue will not let you in to take your state real estate test.  Goodbye $31.50.  Would that rin your day?

     At Climer School of Real Estate, Kathy gets a lot of phone calls from our students that have shown up at the Florida real estate exam site to take their test with no certificate.  Pearson Vue will not let them in but they will allow them to call Kathy and ask her to fax a copy of their certificate to the test site.  Kathy charges ten dollars to do that.

     Sometimes there is a problem.  Kathy is not in the real estate school office.  The test center does not have a fax machine.  The student's credit card won't work.  There are lots of problems that can crop up.

Florida Real Estate Exam, Pass Fail Rates For July 2013

     The Florida Department of Business and Professional Regulation has released the results for the Florida real estate exam for July 2013.  Two thousand and thirty four applicants for a Florida real estate license attempted the sales associates exam for the first time in July, 2013.  They all paid $31.50.  Nine hundred thirty five of those real estate license applicants passed.  That is a forty six per cent pass ratio.  That is the best pass rate this year.  Fifty four percent of those test takers were disappointed and unhappy.

     Two thousand four hundred and two tried again for the second or third or fourth or tenth time.  Seven hundred eighty of those passed.  One thousand seven hundred and two failed.  They all paid Pearson Vue $31.50 for the experience. 

     If you are taking the Florida real estate exam any time soon, you do not want to be one of the disappointed ones.  How can you pass the Florida real estate exam the next time you attempt it?  The previous facts should make you understand that this test is no picnic.  You have to study.  You have to study hard.  That is not enough.  You have to study what is on the FLORIDA real estate exam.  If you are studying what is on the California exam, you are doing yourself no good.
