My name is Andy Brown. I'm one of the owners of The Climer School of Real Estate, the Best Real Estate School in Florida, and I'm also the Director of Education and Training. I wanted to take a moment to let you know how exactly do you get a Real Estate license in Florida.

Minimum Requirements

First and foremost, the minimum requirements are as follows: You must be at least 18 years old, You musthave a social security number, You must have to have a high school diploma or equivalent, which in this country is a GED, You must be honest, truthful, trustworthy, and of good character.

Apply to the state of Florida

Next, you have to apply to the state of Florida for a Real Estate License. Go to the DBPR website. That is the Department of Business and Professional Regulation. Their website is www.myFloridalicense.com. You have to apply for a license. Click ‘real estate’ under Businesses and Professions or ‘apply for a new license’ on the home page. Either one will take you there. You are then going to click apply for a new license and initial sales associate license.

Background Information

You have to fill it out, there's background information questions. They're going to ask you if have you ever been found guilty, pled guilty, convicted of, or pled no contest to a felony or misdemeanor, anything other than a minor traffic violation. You have to be very honest with these answers because they're going to find out.

Application Fee

You also have to pay an application fee, which is about $84, not very much.

Fingerprinting

You have to get your fingerprints taken. It needs to be from someone who knows what they're doing like our guy at the Climer School. He gives our students a discount. Your fingerprints must to be attached to a very special number when they are uploaded.

Your fingerprints are not sent to Tallahassee. They don't go to the DBPR. They go to the FBI, the Federal Bureau of Investigation, and they go to the FDLE. the Florida Department of Law Enforcement.

They do criminal background checks on you, and then they send those reports to the DBPR where they match those reports against the way you answered your questions on your application, so they're going to find out.

They're going to review everything and as long as everything looks good and proper, you are going to receive your approval to take the state exam and get your license.

63 Hour Sales Associate Pre-License Class

In the meantime, you must take a mandatory class called the 63 hour sales associate pre-license course. That's what we do better than anyone in Florida. It's 60 hours in the classroom in a three-hour end of course exam. We teach you everything that you need to know to pass or even beat the state exam.

You must score a 70 or better on a 100 question, multiple choice exam, to pass my class exam.

When you pass the class exam, you get a certificate with your name and my signature. Then you get to go to Pearson Vue and take your state exam.

Now, be careful. You can sign up to take your state exam before you even register for a class like ours.

How? Because you've received your approval from the state of Florida so you can sign up for your state exam. You cannot take the state exam until you prove that you passed my class exam with a certificate we send you with your name and my signature on it.

The Florida Real Estate state exam at Pearson Vue is a little under $37 and you want to pass it on your first try. It's multiple choice. There's 100 graded questions, but there's three fake questions. They don't tell you which ones they are, but they're not graded. You get three and a half hours.

When You Pass

If you pass, you don't get your score, it just says ''PASS' and you don't get your score. If you fail, you get your score.

You need a 75 or better to pass the state exam and when you pass, you do not get your score. A 75 is as good as 100!

The Real Estate industry in Florida is a fantastic career choice. However, there are some minimum qualifications as follows:



  • You must to be 18 years of age. 
  • You must have a Social Security number. 
  • You must have a high school diploma or a GED. 
  • You must be honest, truthful, trustworthy, and of good character.

1. Apply to the Florida DBPR

www.myfloridalicense.com is the website for the Florida Department of Business and Professional Regulation otherwise known as the DBPR. The DBPR has been charged by the Florida legislature to regulate and license businesses and professionals in the state of Florida. The purpose is to protect the health, safety, and welfare of the general public and all consumers.


You must apply for your Florida Real Estate license, fill out the application thoroughly and completely, and pay the application fee. At the moment the application fee is $83.75.


There are some fee waivers for the following categories:



  • Low income applicants, 
  • Active military duty personnel and spouses, 
  • Military veterans and spouses if they have been honorably discharged within the last five years. 



If you fall into one of these categories, you should research your options with the DBPR.

The Candidates Information Booklet published by the DBPR is a helpful resource as well.


One of the single most important things is to answer the background questions honestly. You must self-report if you have been convicted, found guilty, pled guilty, or pled nolo contendere (no contest) to anything other than a minor traffic violation. They are going to find out because of the results of your LiveScan fingerprints, which is the next section.

2. LiveScan Fingerprints

Federal and State Criminal Background Checks



You must have your fingerprints taken and processed by a live scan fingerprinting vendor.
When you make the decision to attend The Climer School of Real Estate, we have a live scan fingerprinting vendor on the second day of every class. Because we have such large classes, he gives our students a significant discount on the fee compared to other fingerprinting vendors. It will be around $70.


The fingerprinting vendor sends the fingerprints to the Federal Bureau of investigation or the FBI, and the Florida Department of Law Enforcement or the FDLE. The FBI and the FDLE the run a federal and a state criminal background check on you. They send their reports to the DBPR in Tallahassee.


The fingerprinting vendor does not send your fingerprints to the DBPR in Tallahassee and they do not send them to you. The Florida Division of Real Estate or DRE personnel look at the way you answered your background questions on your application and then they look at your criminal background checks. They compare the two. They need to match, or you are in trouble. They will send you a letter and give me one chance to voluntarily report what you forgot to report. If you do not, you will probably receive a denial for your request for a Florida Real Estate license.



When everything matches up, you will receive your approval from the Florida Real Estate Commission (the FREC) through the state of Florida to register for your state exam at Pearson Vue and receive your Florida Real Estate license.

3. Mandatory 63 Hour Sales Associate Pre-License Class

You have to take a mandatory 63-hour pre-license class for your initial sales Associates Real Estate license. You may as well take it at the best Real Estate school in Florida.

At the end of your 60-hour class is a three-hour class exam. You must pass our course final with at least a 70%. When you pass our class exam, we give you your course pass certificate. It has your name and information on it and my signature. You must present this to Pearson Vue before you will be allowed to enter and take your state exam.

4. State License Examination at Pearson Vue

Pearson Vue is the contract estate vendor or for regulated profession license examinations in Florida


When you receive your approval from the DBPR, you will be able to go on to the www.Pearsonvue.com website and schedule your state examination. There are Pearson Vue facilities all over the state of Florida. There are also Pearson Vue facilities across the entire country, even on military installations and some ships. You may take your Florida Real Estate license examination in any Pearson Vue facility in the world. The testing fee is $36.75, at the moment.


One of the reasons why you want to attend The Climer School of Real Estate is because you don’t want to have to take this exam more than once. Not only is an incredible relief to pass on your first try but this can become a very expensive exercise if you fail over and over again.


The only thing you’re allowed to bring in to your state examination are reading glasses and a calculator. You may bring a foreign language translation dictionary if you would like however it has to be a word-to-word foreign language translation dictionary only, no definitions, and no marks or notes in the book.


You are allowed 3 ½ hours for this test because although 100 questions will be scored the test has 103 questions. Three of the questions are experimental and are not scored. You are given extra half an hour due to these extra three questions. You must score at least a 75% to pass. If you fail, you will receive your score but if you pass all you know is that you passed. A 75 is as good as a 100.


Congratulations. As long as you take your mandatory post 45 licensing class before the end of your first renewal period, you never have to go through this exercise again.

The numbers are as bad as usual

If more people attended The Climer School of Real Estate for their Florida Real Estate License class, the passing rate numbers might be much higher.


The exam performance summary for the Florida Real Estate licensing exams that are given at Pearson Vue in Florida for the entire calendar month of September 2018 have been published. The numbers are just as bad and essentially the same as every other month.


This is not the easiest exam in the world to pass. I believe that the people who write the exam questions and who administer the test work harder at tricking test takers into wrong answers that in testing their knowledge. I personally don’t believe this is the right thing to do. I am not one of the decision-makers in the process.


I also believe this is one of the reasons why The Climer School of Real Estate is regarded by so many as the best Real Estate school in Florida. We try to focus more on teaching our students how to pass the state exam than in teaching every single bit of information in the book. According to my information, eating what I heard from hundreds and hundreds of students at other schools and from instructors whose work other schools is that most of the other schools and Real Estate instructors get up from the students, read the book or the PowerPoint slides to them, call that instructing, and work at teaching them to be experts in the textbook.



This is not what we do at The Climer School of Real Estate. We certainly don’t read the book PowerPoint slides for students. We will not be trying to make you an expert in the textbook. That is our job not yours. We teach what you need to know and how to pass your Florida Real Estate License Exam.


However, if you will make a decision to choose a school like us, The Climer School of Real Estate, you will be much better off than if you choose one of the many other extremely bad schools out there.


No one realizes that there is no requirement to be a good Real Estate instructor or even know what you are doing or know what you are talking about. All you must do is pass another state exam. Too many people start teaching Real Estate because they think it’s just easy money and all they have to do is have Licenses and they can read the book like everybody else. And too many Brokers start Real Estate school because they think is easy money and it’s a recruiting opportunity.


I urge you not to go to a school like this. They may be fantastic at Real Estate sales and training you to be a great Real Estate Agent, but they know absolutely nothing about teaching for the Real Estate state exam. Please do not be fooled by pleasant personality.


In September 2018, from September 1 to September 30, 2,597 individuals took the Florida DBPR Real Estate state exam for the very first time. Only 48% of them passed. This means that 52% of that number failed or 1338. Only 1259 of them passed.


In the same month of September 2979 individuals took the Florida Real Estate state exam for second time were for a repeated time because they Artie felt that at least once. Only 30% of them passed or 902 of them, while 70% of it again or 2077 of them.


This is just awful. I personally believe it’s because so many of them are going to horrible and terrible schools. There either cut rate and discount and the information is bad or their going to someone who has no idea what you just wanted to take your money, or it’s a school started by a Broker who just wants to recruit them and really don’t care about the quality of the instruction.


Brokers didn’t have much better. In September 2018, 247 individuals took the Florida Real Estate Brokers License state exam for the first time. 62% of them or 153 people passed while 38% or 94 of them failed.


221 people took the Florida Brokers License exam for a second time or for repeated time because they had already failed it at least once. Only 40% of them or 88 people passed. 60% of them or 133 of failed.


I really think these are terrible numbers and more people should be pass. But as I said before the questions work harder at tricking test takers into wrong answers than testing their knowledge.

But you do have to pass the state exam one time and that is not an easy thing to do.

Pearson Vue and the Department of Business and Professional Regulation (DBPR) released their October 2017 Florida real estate license state exam pass fail rate summary. The results were the same as always. Pathetic.

In October 2017, from October 1 to October 31, once again 2776 individuals took the Florida real estate sales associate license state exam for the first time. 1409 of them passed and 1367 failed. This is a pass rate of 51% and a fail rate of 49%. Same as always.

2906 individuals took the Florida real estate sales associate license state exam for a second time or for a repeated time. 908 of them passed while 1998 of them failed this is a pass rate of 31% and a fail rate of 69%. Same as always.

Why do you suppose this is? Again, it is my opinion that the powers that be, meaning the Florida Real Estate Commission and the Bureau of education testing, are more interested in trying to trick you into a wrong answer instead of testing your knowledge. I believe that if they wanted more test takers to pass, and more test takers would pass. Be thankful that they don’t want more test takers to fail because I believe that would be easy for them to achieve as well.

This is why it is so important to come to The Climer School of Real Estate, the best real estate school in Florida, to take your mandatory 63-hour pre-license class on your way to passing your state exam. All schools are not created equal. Many students go to some of the other horrible schools out there and sit in the classroom for 60 hours while the instructor reads in the book. They learn nothing. 234 individuals took the Florida real estate brokers state license exam for the first time. 160 of them passed and 74 them failed is a pass rate of 60% and a fail rate of 32%. 194 individuals took the Florida real estate broker state license exam for the second or for a repeated time 77 of them passed and 118 this is a pass rate of 39% and a fail rate of 61%. Again, same as always.

Here’s something you may find interesting. 52 people applied for a Florida real estate license under mutual recognition. This means that they only had to take a 40-question test on the laws of the state Florida. 31 of them passed and 21 of them failed. This is a pass rate of 60% and a fail rate of 40%. 32 individuals took the Florida real estate laws and rules state test for second repeated time. 23 of them passed and nine of them failed. This is a pass rate of 72% and a fail rate of 20%. Apparently the 40-question test of on Florida house rules is a little bit easier than the full 100 question test.

Instructors are plugging along at about the same pace. Seven people took the Florida real estate instructor state exam for the very first time. Two of them passed and five of them failed. This is a pass rate of 29% and a fail rate of 71%. Nine individuals took the Florida real estate instructor exam for a second or for a repeated time. Three of them passed and six of them failed. This is a pass rate of 33% and a fail rate of 67%. Apparently, it’s not that easy to become a Florida real estate instructor.

We are still in trouble with appraisers in Florida. Only one person took the certified residential appraisers state license examination for the first time. And they failed. Zero people passed as a first-time test taker. Three people took the certified residential appraisers state exam for a second or for a repeated time. Only one of them passed and the two of them failed. This is a pass rate of 33% and a fail rate of 67%. But even scarier is that the state of Florida's Division of Real Estate (DRE) only added one new certified residential appraiser into its ranks in the entire month of October 2017. That is all.

As expected, the Pass Fail rates for the Florida Real Estate state exam are exactly what is expected.

Here are the new pass fail statistics for August of 2017 from The Climer School of Real Estate, the best real estate school in Orlando.

In August of 2017, from August 1 to August 31, 3,588 people to the Florida real estate sales associate state exam for the very first time. Of that number, 1,840 of them passed the exam and 1,748 of them failed the exam. This is a passing rate of 51% and a failing rate of 49%.



3,660 people took the Florida real estate sales associate state exam for a second time were for a repeated time. Of this number, 1,175 of them passed and 2,485 of them failed. This is a dismal passing rate of 32% and a failing rate of 68%.
This pass fail ratio is the same as it always is. I believe it again proves my point that the powers that be within the state of Florida are more interested in tricking real estate exam test takers and they are in testing their knowledge. And I believe this proves again that they are very good at tricking test takers into wrong answers.
296 people to the Florida real estate brokers license state exam for the very first time. Of this number 184 than passed and 112 of them failed. This is a passing rate of 62% and a failure rate of 38% 203 people took the Florida real estate brokers license state exam for a second or for a repeated time. Of this number 84 of them passed while 119 of them failed. This is a passing rate of only 41% and a failing rate of 59%.
Again, this is about the same as it always has been.
I do not know how much the total number of real estate licenses in the state of Florida increased from July 1 2017 through July 31, 2017. The Florida Real Estate Commission and the Division of Real Estate cancelled the August meeting due to Hurricane Irma.
I have written about the Certified General Appraiser license exam results. I believe we are having a problem in the very near future. 34.1% of sales associate licensees are inactive in some way. If they all became active at the same time, this would really change the market picture. You better have a good marketing plan in place and you better be working it.
You may be interested in knowing that in August 2017, only 1 person took the Certified Residential Appraiser license examination for the first time. One person passed and zero people failed LOL. Apparently not many people want to take this examination.

The appraisal community is losing appraisers. The number of certified registered trainees has decreased from 541 in November 2016 down to 505 as of June 2017. There were 231 in active registered trainees in November 2016. This number has decreased to 157 in June 2017. There were also 422 involuntary inactive registered trainee’s licensees November 2016. This number has decreased to 371 in June 2017.
We added 8 new licensed Real Estate Instructors. We don’t necessarily need new real estate instructors. What we need are good instructors. So many of them are bad, very bad. They think that if they get a real estate instructors license, they can make easy money teaching a mandatory real estate course. It is the students who get screwed.

As expected, the Pass Fail rates for the Florida Real Estate state exam are exactly what is expected but Licensee numbers are going up.

The July 2017 Real Estate License State Exam Pass Fail Summary

In July 2017, from July 1 to July 31, 2,829 people to the Florida real estate sales associate state exam at Pearson Vue for the very first time. Of that number, 1422 of them passed the exam and 1407 of them fail the exam. This is a passing rate of 50% and a failing rate of 50%. Students from The Climer School of Real Estate are passing their state exam on their first try like crazy!

2699 people took the Florida real estate sales associate state exam for a second time were for a repeated time. Of this number, 843 of them passed in 1856 of them fail. This is a dismal passing rate of 31% and a failing rate of 69%.

This pass fail ratio is the same as it always is. I believe it again proves my point that the powers that be within the state of Florida are more interested in tricking real estate exam test takers and they are in testing their knowledge. And I believe this proves again that they are very good at tricking test takers into wrong answers.

222 people to the Florida real estate brokers license state exam for the very first time. Of this number 144 than passed and 78 of them failed. 182 people took the Florida real estate brokers license state exam for a second or for a repeated time. Of this number 61 of them passed while 121 of them failed. This is a passing rate of only 34% and a failing rate of 66%.

Again, this is about the same as it always has been.

The total number of real estate licenses in the state of Florida increased by over 2600 from June 2017 through July 2, 2017. This is all licenses.

The total number of active sales associate and broker associate licensees increased by 1227. This is an increase of 0.61% per month for 7.36% annually.

It may be interesting to note that there is an additional 76,389 voluntary inactive sales associate licensees and 5246 voluntary inactive broker associate licensees. There are also 17,305 involuntary inactive sales associate licensees and an additional 1557 involuntary inactive broker associate licensees.

These are significant numbers when it comes to your potential competition.

34.1% of sales associate licensees are inactive in some way. If they all became active at the same time, this would really change the market picture. You better have a good marketing plan in place and you better be working it.

Don’t be afraid of competition. Someone told me once there is always room for someone better. The Pareto principle or the 80 20 rule is always in place. Whatever the numbers are yet to make sure the show as part of the 20% is on top. If you go back and read my blog on Dr. Sean Snaith’s assessment of the economic future of Florida and especially the Orlando Kissimmee Metropolitan statistical area than you know we are going to keep growing. Everybody needs a place to live whether they buy or rent. So, the need for a true real estate professional will always be there.

You may be interested in knowing that in July 2017 zero people took the Certified Residential Appraiser license examination for the first time. I’m sure it’s clear that zero people passed and zero people failed. What may not be clear is that no one wanted to take this examination.

Only two people took the Certified Residential Appraiser’s license exam for a second offer repeated time. One person passed and one person failed. We have a 50 - 50 passing rate based on two people.

The 2015 January to December DBPR Pearson Vue Annual Real Estate Exam Pass Fail Summary

The 2015 Annual January to December and The DBPR – Pearson Vue Real Estate Exam Yearly Pass Fail Rate from The Climer School of Real Estate, the Best Real Estate License School in central Florida.

Pearson Vue and the Department of Business and Professional Regulation have published the Real Estate Exam Performance Summary for all of 2015, Janury 1 through December 31.  


From January 1, 2015 through December 31st 2015, a total of 32,337people took the Florida sales associate real estate exam for their first time. 17,257 passed and 15,080 failed. This is an Annual pass rate of 53% and an Annual fail rate of 47%.

 32,588 people took their Florida sales associate real estate exam for a second or for a repeated time. A total of 11,250 people passed and 21,338 people failed. This is an Annual pass rate of only 35% and an Annual fail rate of 65%. 

You might be asking yourself, "Why are the Pass rates so consistently low and the Fail rates so consistently high? I believe it is not an accident. The data base is too high and the Pass Fail rates are too consistent. Every single month, we have approximately a 50% pass rate. Month in and month out we have a 32% to a 38% pass rate for individuals who taken the exam more than once. This means that every single month, 62% to 68% of test takers fail the exam again, and they have already seen it at least once. 

In 2015, 2,516 people took their Florida real estate broker exam for the first time. 1,508 of them passed and 1,008 of them failed. This is an Annual pass rate of 60% and an Annual fail rate of 40%. 

Another 2,309 people took their Florida real estate broker exam for a second or for a repeated time. Only 879 of them passed and 1430 of them failed. This is an Annual pass rate of 38% and an Annual fail rate of 62%. 

These tests are not easy to pass. They are tricky as well as difficult. As such, This is about the same pass fail percentage rates as always. It's not that the content is difficult, it's that the way the state words the questions are so tricky. 

 Andy Brown, Head Instructor at the Climer School of Real Estate in Orlando, tells his students that once you are sitting at your computer terminal at the Pearson Vue testing center, the class and book material is only half your challenge. Successfully beating the state exam test makers at their game is the other half.

This is an Annual pass rate of 39% and an Annual Fail rate of 61%.

State of Florida Real Estate Sales Associate and Broker Examination Pass Fail Performance for October, 2014

Florida Real Estate Sales Associates and Brokers Pass Fail Exam Performance Summary for October 2014

The Florida Real Estate Sales Associate License Examination Pass Rate For First Time Test Takers Eases Up to 53%

Pearson Vue, the Bureau of Education and Testing, and the DBPR (Department of Business and Professional Regulation) for the state of Florida, released their Pass Fail Exam Performance Summary for October 2014 for the candidates who sat for the Florida Real Estate Sales Associate licenses and the candidates who sat for their Florida Real Estate Brokers licenses. This is public record information, and they release and distribute monthly statistics for first time test takers and for second and repeated time test takers. 


The Florida Division of Real Estate

 The results are not still not spectacular. The results continue to fall within the ranges where they always seem to fall. Two thousand, seven hundred and fifty one hopefuls (2751) took their Florida Real Estate Sales Associate license exam at a Pearson Vue testing center for the first time. One thousand, four hundred and sixty one (1461), or only fifty three per cent (53%), passed. One thousand, two hundred and ninety (1290), or forty seven per cent (47%) failed. 

Two thousand, seven hundred and eighty four (2784) people took their Florida Real Estate Sales Associate license exam at a Pearson Vue testing center for a second or more, repeated time. Nine hundred and eighty (980), or only thirty five per cent (35%), passed. One thousand, eight hundred and four (1804), or sixty five per cent (65%) failed. 

 If you read my blog on this monthly release, you know that I don’t think this is coincidence or an accident. These numbers and percentages are roughly the same every single month. The mere fact that 53% is a teeny bit higher than normal is due to the number of Climer School of Real Estate students who pass the state exam on the first try so overwhelmingly high, that they skew the state statistics. 

Check this out: Two hundred and one (201) people took their Florida Real Estate Broker’s license exam at a Pearson Vue testing center for the very first time. Of that number, ninety six (96), or only forty eight per cent (48%) passed. One hundred and five (105) or fifty two per cent (52%) failed. 

 Two hundred and thirteen (213) people took their Florida Real Estate Broker’s license exam at a Pearson Vue testing center for a second or more, repeated time. Of that number, only sixty eight (68) or thirty two per cent (32%), passed. The remaining one hundred and forty five (145), or sixty eight per cent (68%) failed. 

The Pass Fail Statistics for Florida Real Estate Instructors is even worse by the way. In October 2014, five (5) people took the FL Real Estate Instructor Exam for the first time. 

ZERO (0) Passed! All Five Failed. 

 These exams are not easy. Do not take them lightly. (Disclaimer: This is just Andy Brown’s opinion, and Andy Brown’s opinion only) I still believe that the students from The Climer School of Real Estate score higher on average and experience a much greater Pass rate percentage on the state of Florida exams than do the students at any and all of the other real estate licensing schools in the entire state.

Can I Get A Florida Real Estate License If I Have Filed Bankruptcy ?

     Can a person that has filed bankruptcy get a Florida real estate license?  The answer is yes.  The Florida Real Estate Commission ( that is the people that approve you for a Florida real estate license ) is not concerned with your credit history.  They are concerned with your criminal history.

     There are no questions on the Florida real estate license application about your credit. There are no questions about bankruptcy or foreclosure.   There is a question asking if you have ever been convicted of a crime.  The FREC wants to know about any crime ( misdemeanor or felony ) of which you have been convicted. If you have a judgement against you , the FREC does even want to know.   If you declared bankruptcy yesterday, the FREC doesn't even ask.
