The Climer School of Real Estate receives the Pearson Vue, Bureau of Education and Testing Division of Real Estate’s Monthly Exam Performance Summary every month.


For February 2020, the Passing rates are still very low, and the Failure rates are still very high.


This is more proof that the Climer School of Real Estate is better than all the other real estate schools. We are the only Real Estate class in Florida that teaches our students how to beat the state exam at its own game in addition to teaching our students the necessary information in the textbook.

Sales Associate License Exam Performance Summary

In February of 2020, 2,649 individuals took the Florida Real Estate exam for the first time. Of this number, only 1,361 of them passed while 1,288 of them failed.


This is a passing rate of 51% and a failing rate of 49%. Oddly this is the same as usual. The passing rate should be much higher.


2,697 took the same Real Estate test for a second or for a repeated time. Only 8745 of the passed while 1,823 of them failed.


This is a passing rate of 32% and a fail rate of 68% again. Not only the same as usual but horrible.

Brokers License Exam Performance Summary

Brokers applicants did not do much better. In February 2020, 224 took the Florida broker’s license state test for the first time. Of this number, 139 of them passed and 85 of them failed.

This is a passing rate of 62% and a failing rate of 38%.


198 people took the Florida broker’s license state exam for a second or for a repeated time. Only 72 of them passed while 126 of them failed.


This is a pass rate of 36% and a fail rate of 64%.

The October 2018 Florida Real Estate Exam Performance Summary Report

The numbers are as dismal, just like always.

If more people attended The Climer School of Real Estate for their Florida Real Estate License class instead of so many of the other terrible discount schools out there who just want the money, the passing rate numbers might be much higher.


The, FREC, the DRE and the Bureau of Education and Testing (BET) (part of the DBPR) just released the Exam Performance Summary for the Florida Real Estate licensing exams that are given at Pearson Vue in Florida for the entire calendar month of October 2018 have been published. The numbers are terrible and essentially the same as they have been for every other month.

This is a difficult exam to pass. It is my opinion that the people who write the exam questions and who administer the test are working harder at tricking test takers into wrong answers than they are in testing their knowledge. I would not do this. It is not the right thing to do. However, I am not one of the decision-makers in the process.

I also believe this is one of the reasons why The Climer School of Real Estate is thought of by so many as the best Real Estate school in central Florida. We focus more on teaching our students how to beat the state exam than in teaching every single piece of information in the book. According to my information, eating what I heard from hundreds and hundreds of students at other schools and from instructors whose work other schools is that most of the other schools and Real Estate instructors get up from the students, read the book or the PowerPoint slides to them, call that instructing, and work at teaching them to be experts in the textbook.

This is not what we do at The Climer School of Real Estate. We certainly don’t read the book PowerPoint slides for students. We will not be trying to make you an expert in the textbook. That is our job not yours.

However, when you make a decision to choose a school like us, The Climer School of Real Estate, you will be much better off than if you choose one of the many other extremely bad schools out there.

No one realizes that there is no requirement to be a good Licensed Real Estate Instructor or even know what you are doing or know what you are talking about. All you must do is pass another state exam. Too many people start teaching Real Estate because they think it’s just easy money and all they have to do is have Licenses and they can read the book like everybody else. And too many Brokers start Real Estate school because they think is easy money and it’s a recruiting opportunity. I urge you not to go to a school like this. They may be fantastic at Real Estate sales and training you to be a great Real Estate Agent, but they know absolutely nothing about teaching for the Real Estate state exam. Please do not be fooled by a seemingly pleasant personality.

In October 2018, from October 1 to October 31, 3237 individuals took the Florida DBPR Real Estate state exam for the very first time. Only 50% of them passed. This means that 50% of that number failed or 1611. Only 1626 of them passed.

In the same month of October 3388 individuals took the Florida Real Estate state exam for second time were for a repeated time because they Artie felt that at least once. Only 31% of them passed or 1062 of them, while 69% of it again or 2326 of them.

This is just awful. I personally believe it’s because so many of them are going to horrible and terrible schools. There either cut rate and discount and the information is bad or their going to someone who has no idea what you just wanted to take your money, or it’s a school started by a Broker who just wants to recruit them and really don’t care about the quality of the instruction.

Brokers didn’t have much better. In October 2018, 256 individuals took the Florida Real Estate Brokers License state exam for the first time. 64% of them or 163 people passed while 36% or 93 of them failed.

201 people took the Florida Brokers License exam for a second time or for repeated time because they had already failed it at least once. Only 39% of them or 78 people passed. 61% of them or 123 of failed.

I really believe these are terrible numbers and more people should be pass. But as I said before the questions work harder at tricking test takers into wrong answers than testing their knowledge.

You are able to start the very next day working on a six-figure income. But you do have to pass the state exam one time and that is not an easy thing to do.

How To Get A Florida Real Estate License

The 6 Steps To Getting Your Florida Real Estate License So That You Can Start Earning The Income That You Deserve

More and more people are getting into real estate. The economy is turned around, individuals and families buying and selling homes and investment properties. According to two economists that I follow, Dr. Sean Snaith and Dr. Hank Fishkind, the outlook for the Florida economy and real estate markets look strong, at least through the year 2022. This is as far as their last reports go!

According to the state of Florida, anything and everything is compensation, not just money. However, money is certainly the main driver to get your real estate license. In the state of Florida you must be properly and legally licensed if you would like to help all those individuals and families buy and sell homes and investment properties, for compensation.

Compared to almost every other profession, is incredibly inexpensive to become professionally licensed as a real estate agent. Best of all, the second you pass your state exam, you can connect with a hiring broker and begin immediately working on earning a six-figure income.

There are six steps that you must complete if you would like to obtain your Florida real estate license.

The 6 Steps to Getting Your Florida Real Estate License

Step 1 – Make sure that you are Eligible for a Florida Real Estate License

There are a few minimum requirements in order to be eligible to test for and receive a Florida Real Estate License. 1. You must be at least 18 years of age. 2. You must have at least a high school diploma, or its equivalent. 3. You must have a Social Security Number. A TIN looks the same but will not count.

You do not have to be a US citizen nor do you have to be a resident of the state of Florida.

If you meet all three of the above minimum requirements, then keep reading!


Step 2 – Apply to the State of Florida for Your Florida Real Estate License

In Florida, ‘Real Estate’ is a profession that is regulated. At the top levels of Florida government, Real Estate is regulated by Florida’s Department of Business and Professional Regulation, otherwise referred to as the DBPR. The DBPR is located in Tallahassee, FL.


The DBPR regulates 32 different business and professional categories with over 100 different licenses.

In Florida, if you want your Real Estate License, you must first apply for your license on the DBPR’s website,

www.MyFloridaLicense.com


Once you are there, click on “Apply or Manage My License” on the home page, center, left side.


When you see the mini-window called “Select License Type”, scroll down to “Real Estate” and select. (Not “Real Estate Appraisers” by the way. It’s a completely different license).



Underneath “Getting Started as a Real Estate Professional”, you will see a green box called, “Apply For A License”. Click on it.You then want to select “Real Estate Sales Associates” and when it opens up, select “Initial Application-Sales Associate License (Form RE 1)







From here, you can select the “Apply Using Online Services” option or “Apply Using a Printable Application” option. I recommend using the Online Services option.



You are going to want to fill in the application completely, including and especially the background questions. You are required by state law to disclose if you have ever been convicted of, found guilty of, plead guilty to, or plead nolo contendere to (no contest) to anything other than very minor traffic violations.

If your case was adjudicated, you must still disclose the details and facts on your real estate license application. If your case was expunged, then you do not have to do so. If you are not sure as to whether or not your case was expunged, (as expungement is not automatic, it is another legal process that you must direct your attorney to complete) you will need to go to the county or district where your case resides and find out.

Most offenses will not keep you from getting your Florida Real Estate License. Even a felony conviction will not necessarily keep you from getting your Florida Real Estate License. The Florida Real Estate Commission, known as the FREC, is extremely interested in knowing and believing that you can be trusted with the public’s health, safety, and welfare. This includes their money.

If you are worried, send in a serious, genuine, “from the heart” letter that explains why your past offense will never happen again. Do not make this up. They will see through it.

If you are still worried, ask at least 3 friends and associates to write a letter of character reference on you. You need at least 3 letters, and you want all 3 authors to be from a variety of social circles and contacts.

One more 'Word of Warning': If something happened to you in the past that falls under the heading of: “convicted of, found guilty of, plead guilty to, or plead nolo contendere (no contest) to anything other than very minor traffic violations: you had better disclose this to them on your own.

They are going to find out, as you will discover in Step 3. There is very little that upsets the FREC as much as applicants not self-disclosing! It is a sure way to receive a denial of your request for a Florida Real Estate License.

You must also pay the Application Fee to the state of Florida DBPR. This fee is currently $83.75.


Step 3 – Get Your Fingerprints Taken

You must have your fingerprints taken by an approved ‘Live Scan’ vendor.

At The Climer School of Real Estate, our preferred Live Scan vendor only charges our students $70.00 if paid with cash or check and $75.00 if paid with a credit card. Call us at 407-822-3926 for scheduling your fingerprints.

There is a bit of work here behind the scenes so don’t try to save a few bucks by going anywhere that does fingerprints.

The vendor must be approved by the Florida Department of Law Enforcement, (the FDLE).

The fingerprints are not sent to the DBPR in Tallahassee, I don’t care what the email says or what your DBPR Application Profile says.

Your fingerprints are sent to the FDLE and to the Federal Bureau of Investigation (the FBI). There is a Florida DBPR Real Estate Sales License Originating Agency Identification Number that is sent along with these (otherwise known as an ORI).

Many fingerprinting services do not do all of this and you are left wondering what is taking so long. Actually, nothing has happened with your fingerprints.

The FDLE and the FBI each do criminal background checks on you. They send the criminal background check reports to the DBPR.

The DBPR matches the information in the criminal background check reports from the FDLE and the FBI against the information that you provided in the background questions of your application.

If everything matches, you are either approved or you are sent a request for more information.

If everything does not match, you will receive a ‘Notice of Insufficiency”. They are not going to tell you what they think they know. They want you to disclose.


Step 4– Take a FREC Approved 63 Hour Sales Associate Pre-License Course

The FREC requires that almost every applicant who wants a Florida Real Estate License take a Commission-approved 63 Hour Sales Associate Pre-License Class.


This is what The Climer School of Real Estate, the Best Real Estate School in Florida, does. Your choice of Real Estate School is critically important as you need to pick the school that teaches you how to 'beat' the state exam. The only school that does this is The Climer School of Real Estate. All of the other schools teach you the book. We teach you to beat and pass the state exam.

We believe that the state exam focuses much more on tricking test takers into a wrong answer than in testing them on their knowledge. Florida's Bureau of Education and Testing (BET) is very good at tricking people on the state exam.

Month after month with thousands taking the Florida Real Estate state exam for the first time, the Pass-Fail rate for first time test takers is 50-50. 48% to 52% pass the exam on their first attempt. This means that month after month, the Fail rate is also 48% to 52%.

The Passing rate drops significantly for second time and repeated time test takers. Month after month with thousands taking the Florida Real Estate state exam for the second or for a repeated time, the Pass-Fail rate is 30-70. Only 29% to 36% pass the exam after their first attempt. This means that month after month, the Fail rate is also 64%% to 71%. 



This is not an accident nor a coincidence. This is exactly why you need The Climer School of Real Estate. We teach you to pass the state exam, not to know the textbook that goes away as soon as you pass the exam and start working.

60 Hours are of Principles, Practices, and Law. 3 Hours are for the Class Exam. There are a few ways to take this required class.

There is an In-The-Classroom delivery, there is an Online 'read-at-your-own-pace' delivery, and there is a Live Streaming delivery which is a combination of Online and Live Instructor Classroom.

The FREC-required syllabus is 19 chapters of differing information. The course exam is 100 multiple choice questions. You must take this exam within 30 days of completing your course. You must make at least a 70 or above to pass this end of course examination.

If you fail this exam, you must wait at least 30 days to retake it. The retake test will be a different test. You must retake the test within 1 year of finishing your class or you will be required to retake the class.

When you pass the end of course examination, you will receive a “Course Pass Certificate”. This certificate has your name and information on it along with the date of the test, the Real Estate school information and the name and signature of the school instructor or permit holder.

You will ABSOLUTELY need this Course Pass Certificate with you to gain entry to the Exam Testing Center. Florida Real Estate state examinations are held at Pearson Vue Testing Centers.


Step 5– Take the Florida Real Estate License State Examination at a Pearson Vue Testing Center

This is where a lot of students begin to forget the order of events regarding their ability to sign up for the state exam at Pearson Vue.

Review Steps 2 and 3, they are “Apply to the State of Florida for Your Florida Real Estate License” and “Get Your Fingerprints Taken”. These two steps allow your request for a Real Estate license to be reviewed and evaluated.

Once the review and evaluation process has been completed by the DBPR, and you have submitted everything that is required or has been asked, and either there is nothing in your background history that would keep you from getting a license or they FREC has decided to review your request and case further and have decided that can be trusted with the ‘health, safety, and welfare of the public (including their money), you will receive your approval to register for, and take your state examination.

Pearson Vue currently charges $36.75 for every time that you take your Florida Real Estate state exam.

You do this by going to www.PearsonVue.com .


Up at the top left is a box that says, “For test takers”. Scroll to “Schedule an exam”. Type in “Florida Real Estate & Appraisers”. Over on the right is “Sign In” or “Create account”.



You may now pick your location. There are Pearson Vue Testing Centers all over Florida as well as the entire United States. You may take this test anywhere there is a Pearson Vue Testing Center.

What you need to remember is that you cannot register for your state examination until you have been approved by the FREC. Don’t even try. Every single class, many of my students come up to me and tell me that they can’t get into the Pearson Vue site. They forget that they will not be able to until they are formally and officially approved by the FREC and the state of Florida.

When you do get to your Pearson Vue Testing Center, you will need: 

1. Your Course Pass Certificate 

2. Two forms of identification. 

a. Both must have your signature on it 

b. One must have your picture 

c. You want all addresses to be consistent 

d. For some reason, work ID’s and student ID’s will not work 

3. A calculator that does at least ‘multiply, divide, add, and subtract’. 

a. Financial or Mortgage calculators are allowable although they will not help you 

b. Calculators that are programmable are not allowed 

c. Calculators that have alpha-numeric keys are not allowed

You will have 3 and a half hours to complete this test. You will have 103 multiple choice questions. This is a computer based test and the time is to the second. 3 of your questions are experimental and are not scored.

You must score a 75 or above to pass. If you pass, you do not get your score. You only receive a piece of paper that says “PASS”. If you fail, you do get your score, and you get a piece of paper that not only says “FAIL” but tells you how you did in each chapter.

You want the PASS paper, not the FAIL paper.

The September 2017 Florida DBPR Real Estate State Exam Pass Fail Rates, License and Application Numbers

The September 2017 Florida real estate State exam Pass fail Numbers are out and are as dismal as usual.

The Florida Department of Business and Professional Regulation (DBPR), the Division of Real Estate) DRE, and the Florida Real Estate Commission (FREC) release the statistics from Pearson Vue’s monthly exam performance numbers. 

The numbers are little bit lower because of Hurricane Irma however the percentiles are exactly the same as usual. I still believe that the state wants the numbers in these ranges. This is why they work so hard at tricking you into a wrong answer rather than testing your knowledge. 

From September 1 through September 30 of 2017, only 1864 people took the Florida real estate sales associate state exam for the very first time. Of this number, only 900 passed while 964 failed. This is a passing rate of 40% and a failing rate of 52%. Once again same as usual. 

 2041 people took the Florida real estate sales associate state exam for second or for a repeated time. Of this number only 661 passed while 1380 of them failed. This is a passing rate of 32% and a failing rate of 68%. Unfortunately, once again, same as usual. 

 This is why it is so important to come The Climer School of Real Estate, the best real estate school in Florida. We are the best in Florida it teaching our students to pass the state exam. We don’t teach our students to be experts in the book, we teach them to be experts of passing the state exam on the first try. Because once you pass your state exam, 90% of the book goes away and this is when your real education begins. 

By the way, this is a 48% reduction in the number of first time test takers from August 2017 to September 2017. Additionally this represents a 44% reduction in the number of second and repeated test takers.

In September 2017 179 people took the Florida real estate broker state exam for the first time. Of this number 109 passed and 70 of them failed this represents a 61% passing rate and a 39% failing rate same as usual. 

 Only 131 people took the Florida real estate broker state exam for a second offer repeated time. Of this number 50 of them passed and 81% of them fail. This represents a 38% passing rate and a 62% failing rate. Again same as usual. 

 This is a 33% reduction in the number of first time broker state exam test takers and a 35% reduction in the number of second and repeated broker state exam test takers. While the reductions are due to hurricane Irma is fascinating at the passing in failing rates are exactly the same. 

I thought you might also want to know that there were 635 no-shows and 635 cancellations a Pearson view in the state of Florida September. It’s interesting because in August there were 911 no-shows with only 178 cancellations. This is the reason why usually you can call a Pearson view testing center and get a testing appointment the next day even though it doesn’t show up on the computer.

It remains difficult to pass your Florida real estate instructors license state exam also. Four people took the Florida real estate instructor state exam for the first time in September 2017. None of them passed. Two people took the Florida real is instructor state exam for a second a repeated time. And one of them passed. Those are not good numbers. It is a difficult exam. 

I blog about the upcoming problems we are going to have regarding the number of certified residential appraisers in the state of Florida. I will give you those numbers as well according to the Florida Real Estate Appraisal Board (FREAB). 

In September 2017, one person took the certified residential appraisers state exam for the very first time. They did not pass. Two people took the certified residential appraiser state exam for second or for repeated time. Both of them passed. So the state of Florida put and to new certified residential appraisers into the state of Florida in September 2017. They may now begin their two year apprenticeship. 

I thought I would give you an update of the number of licenses in the state of Florida.

As of the end of September 2017, there were 183,385 current and active sales associate licenses. There were 79,017 current in active real estate sales associate licenses and 16,690 and voluntary inactive sales associate licenses. Additionally 38 sales Associates are on probation and 90 have suspended licenses. There are also 220 with military exemptions. 

 As of the end of September 2017 there were another 20,294 broker associate current inactive licenses. There were 5479 currents in active broker associate licenses. There are five 1510 involuntary in active broker associate licenses. And five broker associate licensees are on probation and two of them are suspended. 

There are currently 40,576 current inactive broker licenses in Florida. There are 3517 current and inactive broker licenses. There are 2396 involuntarily inactive broker licenses. 33 broker licensees are on probation and 12 of them are in suspension. If you’re interested there are 26,551 real estate brokers corporations and 64 real estate brokerage partnerships. There are also 417 active schools.

Don't be alarmed at the number of licensees. The 80 - 20 rule is always in effect. Be a part of the 20%

I was reading the June 2017 ‘Men’s Health’ magazine, and came across their section called ‘Useful Stuff’. It had a full-page article called ‘Realty Check’. At first, I thought it read ‘Reality Check’. It did not. It said Realty Check.

I was very interested in reading their tips. I could not believe the very first one. “Many agents are clueless. You have to take a course to get a license. I want to night classes, but I know people who took online courses they bought on Groupon.” You can check it for yourself. Page 42.

 I could not agree more. I am fed up with the many discount, supercheapo, online classes that people are buying taking or that they buy on Groupon because they do not teach the students what they need to know to pass the state exam. They are just interested in taking their money.

 The June 2017 Florida real estate state exam Pass fail examination performance summary has been released from Pearson Vue and the Bureau of Education and Testing (BET). And the results are essentially the same as they always are. I’m very thankful to the author of the article and to ‘Men’s Health’ magazine for highlighting one of the reasons for such poor performance on the state exam.

 In June 2017, 3082 people took the Florida real estate sales associate exam for the first time. 1610 people passed and 1472 people failed. This is a passing rate of 52% and a failing rate of 48%. Same as usual. Terrible.

 2756 people took the same exam for a second or for a repeated time. 916 people passed while 1840 failed. This is a passing rate of 33% and a failing rate of 67%. Atrocious.

248 people took the Florida real estate broker state exam for the very first time. 153 people passed and 95 people failed. This is a passing rate of 62% and a failing rate of 38%. Bad

 153 people took their broker exam for a second or repeated time. 55 of them passed and 98 of them failed. This is a passing rate of only 36% and a failing rate of 64%. This is horrible.

I just believe they are going to terrible school and they should be going to the Climer School of Real Estate. I have said this many times and I have written this many times: I do not think that this is an accident. I believe there are a lot of reasons why the Pass Fail rates are almost always exactly the same regardless of how many people take exam. If people knew how we do things the Climer School of Real Estate and how we are so different from the other schools, and our success rate, and our happy students, I believe it could most of the schools out of business.

 I have some other numbers for you if you’re reading this blog and are interested. By the end of June 2017, Florida had a total of 180,073 licensed active sales associates. Florida had a total of 20,000 licensed active broker associates. And Florida had a total of 40,141 licensed active brokers.

This is a total of 240, 214 total active licensees. This is an increase in total active licensees of 1939 from May 2017. These were only active licensees.

Florida also had 75,018 current in active sales associates, 17,563 involuntarily in active sales associates, 90 sales associates on suspension and 37 on probation. This increases the number by a little bit, doesn’t it.

 Florida had 5299 current in active broker associates, 1577 involuntarily in active broker associates, 2 on suspension and 5 on probation.

 Florida also has 3455 current in active brokers, 2545 involuntarily in active brokers, and another 12 on suspension and 30 on probation.

 This is a lot of licensees. This means a lot of competition. You owe it to yourself to start off right and go to a good school.

 When you have a lot of licensees in the state of Florida and intersect real estate will there’s a lot of people doing a lot of wrong things and a lot of bad things. So, I thought you might like to know the numbers for the FREC investigation trends.

 In June 2017, The Division of Real Estate (DRE) received 296 complaints. A total of 540 active cases are under active investigation. 10 of these cases have been under investigation for over a year. And unfortunately, the division of real estate only has 34 total investigators. This is why not only do cases take so long but why so many people get away with doing the wrong thing.

 If you see someone real estate acting illegally on unethically, you should turn them in. They hurt the customers, they hurt our industry, and they hurt you.

 The other half of the DRE investigators have to do with brokers escrow accounts. There were only 19 inspections in June 2017 and only eight audits. So far from January to June, there’s only been 131 brokers escrow account investigations and only total of 49 audits.

 There is a total of 26,033 real estate brokerage corporations and 63 active real estate brokerage partnerships. I would imagine that with over 26,000 brokerages, there are more than 19 escrow accounts that require a good investigation and audit.

One more little bit of information you might enjoy. There is plenty of unlicensed activity going on as well. In June 2017, the division of real estate we see 62 complaints on unlicensed activity. There were 89 complaints in May 2017.

 I would say that it takes a few months for step one in the investigation process to be completed. This is the step where they decide whether the complaint is legally sufficient.

In May 2017, they determined that 37 of the ongoing cases were legally sufficient however in June 2017 only 14 of them were legally sufficient.

 Most people believe that there are hundreds and hundreds of instances of unlicensed activity going on in every major city and Metropolitan statistical area. So, this is a drop in the bucket. Once again, we need to police ourselves and clean up our own. If you see something turn them in.
