Only about half of the applicants pass their state exam every year. Florida is welcoming about 27,000 to 28,000 new Real Estate Sales Associates every year.

This is approximately 366,300 individuals who have real estate licenses and are trying to get prospects and customers. If you believe in the 80-20 rule or the Pareto Principle, this now means that only about 73,000 to 74,000 or 20% will actually do anything significant and make real money. 


Are there any common factors to their success? YES! 


Here are the 5 most important factors to your success in Real Estate.  


1. You must have Goals Write down your goals. 


At the very least, you want 1-year goals and 90-day goals. If you do not know where you are going, you will end up somewhere and it will probably not be where you wanted nor intended. Hint: ‘More money’ is not a goal, it is a wish. 


After this, try creating and writing down your 5-year goals. Ask yourself a question: Think about where you are right now with your life. Where do you really want to be in 5 years? It is tough facing your own reality, but it will be worth it. 


2. You must have a Plan You must have a written Business Plan that maps out your steps on a daily and weekly basis. Hourly is preferred. You get so much more done when you know exactly what you are going to do that will get you to where you want to go. 


3. You must have Training Even though The Climer School of Real Estate is the very best at training our students to pass the Florida Real Estate State Exam on their first try, we tell all of our pre-license real estate class students that we are not teaching them anything about the real estate business and actually making money. You have to have training. It is surprising how little people really know after their real estate pre-license class. 


4. You must have Inner Commitment and Perseverance This is the one factor that cannot be measured. It is possibly the most important factor to success. Intelligence, brains, strength, looks, athletic talent, musical ability; none of these are as important as Commitment and Perseverance. 


Only you know the depths and level of these two things inside of you. No matter what, do not quit. 


5. You must have Inner Positive Energy and Thoughts Positive energy and thoughts attract positive things and people into your sphere and life. If you are a negative person inside, smiling on the outside will not change your inner energy. 


If you are angry, hurt, distrustful, mean, hurtful, feel entitled, and so on; you may want to see a therapist and do what you can to purge the hurts and negativity that is residing inside you. 


Nothing will change if you do not. Everything will change if you do.

Once a week I, Andy Brown (Owner The Climer School of Real Estate, the Best Real Estate School in Florida) will be doing a short YouTube video on some them some of the major Violations going on in how easy it is to not do them, and on and what a lot of people have done and gotten caught doing that we hear about at the Florida Real Estate Commission (FREC) meetings.


 Some of the stories may bother people. However, when you do something wrong and get caught and are discussed by the Florida Real Estate Commission, you are public record and public information. If you do not want to be talked about in my article or in my YouTube video, don’t commit Violations.

The Number One Violation Real Estate Associates in Florida





The Number One Violation for licensed Real Estate Associates in Florida is not self-reporting when you have been convicted of a crime, found guilty, pled guilty, or pled no contest to a missed company other than a very minor traffic Violation.


You have to report these incidents when you originally apply for your Real Estate license on www.myfloridalicense.com. Your duty and responsibility to report these types of things does not stop and go away once you have a Real Estate license. In fact they become actually more important than ever before.


 The Florida Real Estate Commission (FREC) always cares about the health, safety, and welfare of the general public, or the consumers, and this especially includes their money. What is amazing to us is how often Licensees will stand before the Commission and their defense is, “I didn’t know.” My advice is, don’t ever say this to the Commission. They can’t stand it when Licensees tell them they didn’t know they were supposed to do something important. They look you in the eye and say, “what do you mean you didn’t know? You’re a Real Estate Licensee. You’re expected to know these things.” And I agree with them by the way.


We have heard one Commissioner in particular ask them , “Do you actually read your continuing education booklet or do you just answer the questions in the back to be done with it?” So far, every single Real Estate Licensee has answered honestly, “I just answer the questions in the back.” While the honesty is appreciated, the practice is not. You need to take your continuing education hours education seriously, especially the core law.

The Number Two Violation for Real Estate Licensees


The second most popular Violation for Real Estate Licensees is collecting money and not turning over to their Broker. I want to remind all of my friends in Real Estate right now: the only person in Florida Real Estate who can hold onto someone else’s money is a Broker. Broker Associates and Sales Associates absolutely positively, no questions asked, don’t even ask me “what about this?”, period, end of story - is a Broker!


 If anyone out there hands you money, even a penny, you turn it over to your Broker by the end of the next business day not counting weekends and holidays.


 Sales Associates and Broker Associates are never ever allowed to do independent property management services. This also includes acting as a rental agent and accepting money for finding a tenant, regardless of who you are finding a tenant for and/or who pays you. Every single penny goes to your Broker. I am shocked at how many stories I hear about Broker Associates and Sales Associates perform property management services and even holding onto extra money. These are both incredibly large chapter 475 and 61J2 Violations.


 You would also be shocked if you knew how many Associates register a property management company on www.sunbiz.org . They are idiots. Do not do this.

The Third most popular Real Estate Licensee Violation

The third most popular Violation that Real Estate Licensees commit on a daily basis is some sort of advertising Violation. There are many ways that these are committed.

1. Broker Associates calling themselves a Broker when they are not a Broker
2. Associate of any kind calling themselves an owner.
3. Not having your Brokerage company information on any of your advertising
4. Not indicating what kind of a phone line your phone number is
5. Occasionally not including your last name


 None these are acceptable to the Florida Real Estate Commission.


 You may not call yourself a Broker or an owner if you are not a Broker. Having a Broker’s license does not make you a Broker. Having a Broker’s license and only run your own Real Estate Brokerage company makes your Broker, only.


 There’s a big trend right now for successful Real Estate agents who had large teams to transfer over to one of the one of the large Real Estate companies who only have one or two Brokers in the state. They have a standalone office and the entire team works out that standalone office.


 They like to advertise themselves as realtor/owner. The truth is they are not an owner and is a huge 475 and 61J2 Violation to advertise themselves as an owner. Only a Broker can be a company or an office owner. Associates may only operate at an office registry maintained by their Broker. Only.


 The truth is that even if you are a Broker Associate running a large team for one of these afore-referenced Real Estate Brokerages, you own and control nothing. You are nothing more than a glorified Sales Associate. You are on the exact same level as every other Associate on your team except that you are feeding them leads.


 If you advertise and market yourself as an owner, you and your Broker are committing a 475 and 61J2 Violation.



If you want to be an owner, come to the Climer School of Real Estate and get your Broker’s license and open your own Real Estate Brokerage company or become a partner in that company and get on the corporate record on www.Sunbiz.org .


 You have to have your brokerage company information on all your advertising. First of all everything is advertising. This includes your email signature, your website, your Facebook page, your business card, signs you stick in the ground on sides of roads, etc., everything.


Everything must have your brokerage information. Your franchise is not your brokerage so be careful with that. And there may be some other requirements such as your webpage or if you advertise for a team you need to be aware of.


 The only phone number that does not need any type of indicator is the main office line of your brokerage. It is a common misconception that the phone number for your brokerage must be on your advertising including a business cards. This is not true. You do not need the main phone number for your company on your card. However when you put your cell phone number on there or your night direct line, it is a requirement that you indicate that is your cell phone or your evening direct line or something.


The general public must know that this is not your main office phone number.


 You have to have your last name on all of your advertising. It needs to be just like it is on your DBPR record so someone can find you if they need. I was looking at the card rack three months ago and a very large franchised real estate brokerage company where we were about to teach a class. I was surprised at how many of the business cards did not have their ages last names.


 “Call Andy”


 When I pointed out privately to the compliance officer, they looked at me like I had grown a third eyeball and like I was the biggest idiot that had ever walked into their office. If someone wanted to file a complaint against me with the DBPR, how are they going to find me when all they have to go on is ‘Andy’.


 By the way, if you’re one of my students, please remember, bad jokes is not a legally sufficient complaint so don’t even bother.

I love the Real Estate industry. I think is actually one of the best choices someone can make. Remember, you are honest, truthful, trustworthy, and of good character. This has to be true or the Florida Real Estate Commission would not have given you a Real Estate license.

 We have a two-week sales associate Real Estate Class at our Oviedo campus also starting January 6. This Class will run from 3 to 9.


 We have another one of our wildly popular eight weeknight Classes beginning Tuesday, January 7. These Classes are Tuesdays and Thursday nights and they run from 6 PM to 10 PM.


 We have a two-week Real Estate Class beginning January 13 at our Orlando main campus location. This Class runs from 9 AM to 3 PM.

Bill Christen was born into central Florida Real Estate. His father was a broker and a very busy appraiser. Bill would accompany his father on the many jobs. He learned the Real Estate business growing up.

The Numbers Are As Bad As Usual

Pearson Vue and the Bureau of Education & Testing released their February 2019 Exam Performance Summary numbers for the Florida Real Estate license state exam. The numbers are as bad as they normally are.


I believe this is on purpose. I believe that the questions focus more on tricking test takers and wrong answers than they do on testing their knowledge.


This is probably the main reason why The Climer School of Real Estate is the best Real Estate school in Florida. We are the only Real Estate school that focuses on teaching our students how to beat the state exam at its own game. We don’t try to make you an expert in the book.


Additionally, we are fully approved and sanctioned by the Florida DBPR, the DRE, and the FREC as an official Florida Real Estate Licensing School.

It is also my belief that if the state of Florida and the decision-makers in Real Estate wanted more people to pass, then more people would pass. It’s a good thing they don’t want more people to fail. I’m sure they can make that happen as well.

Florida Real Estate License State Exam Performance Summary for February 2019



First Time Florida Sales Associate Real Estate License State Exam Test Takers

in February 2019, 2252 people took the Florida sales associate Real Estate license state exam for the first time. 1119 of them pass and 1133 of them failed. This is a passing rate of 49.7% in a failing rate of 50.3%.


In other words, the same as usual: terrible.

Second Time and Repeated Florida Sales Associate Real Estate License State Exam Test Takers

2657 people took the Florida Real Estate sales associate state exam for second or for repeated time. 792 of them passed while 1865 of them failed. This is a passing rate of 29.8% with a failure rate of 70.2%.


This is just downright horrible. How can so many people fail the exam even after they’ve already been through the experience one time? It has to be their school and their training.

First Time Florida Brokers License State Exam Test Takers

189 people took the Florida Real Estate brokers license state exam for the first time in February. 114 of them passed and 75 of them failed. This is a passing rate of 60% for first timers with a failure rate of 40% for first timers.


Again, this is in the normal range. I guess many of them in the 40% did not come to the Climer School.

Second Time and Repeated Florida Brokers License State Exam Test Takers

181 individuals took the Florida Real Estate brokers state exam for second time or for repeated time. Only 53 of them passed while 128 of them failed. This is a passing rate of 29% with a failure rate of 71%.


This is atrocious. How can so many people fail the multiple-choice exam? Again, has to be there school choice and their training.

The numbers are as bad as usual

If more people attended The Climer School of Real Estate for their Florida Real Estate License class, the passing rate numbers might be much higher.


The exam performance summary for the Florida Real Estate licensing exams that are given at Pearson Vue in Florida for the entire calendar month of September 2018 have been published. The numbers are just as bad and essentially the same as every other month.


This is not the easiest exam in the world to pass. I believe that the people who write the exam questions and who administer the test work harder at tricking test takers into wrong answers that in testing their knowledge. I personally don’t believe this is the right thing to do. I am not one of the decision-makers in the process.


I also believe this is one of the reasons why The Climer School of Real Estate is regarded by so many as the best Real Estate school in Florida. We try to focus more on teaching our students how to pass the state exam than in teaching every single bit of information in the book. According to my information, eating what I heard from hundreds and hundreds of students at other schools and from instructors whose work other schools is that most of the other schools and Real Estate instructors get up from the students, read the book or the PowerPoint slides to them, call that instructing, and work at teaching them to be experts in the textbook.



This is not what we do at The Climer School of Real Estate. We certainly don’t read the book PowerPoint slides for students. We will not be trying to make you an expert in the textbook. That is our job not yours. We teach what you need to know and how to pass your Florida Real Estate License Exam.


However, if you will make a decision to choose a school like us, The Climer School of Real Estate, you will be much better off than if you choose one of the many other extremely bad schools out there.


No one realizes that there is no requirement to be a good Real Estate instructor or even know what you are doing or know what you are talking about. All you must do is pass another state exam. Too many people start teaching Real Estate because they think it’s just easy money and all they have to do is have Licenses and they can read the book like everybody else. And too many Brokers start Real Estate school because they think is easy money and it’s a recruiting opportunity.


I urge you not to go to a school like this. They may be fantastic at Real Estate sales and training you to be a great Real Estate Agent, but they know absolutely nothing about teaching for the Real Estate state exam. Please do not be fooled by pleasant personality.


In September 2018, from September 1 to September 30, 2,597 individuals took the Florida DBPR Real Estate state exam for the very first time. Only 48% of them passed. This means that 52% of that number failed or 1338. Only 1259 of them passed.


In the same month of September 2979 individuals took the Florida Real Estate state exam for second time were for a repeated time because they Artie felt that at least once. Only 30% of them passed or 902 of them, while 70% of it again or 2077 of them.


This is just awful. I personally believe it’s because so many of them are going to horrible and terrible schools. There either cut rate and discount and the information is bad or their going to someone who has no idea what you just wanted to take your money, or it’s a school started by a Broker who just wants to recruit them and really don’t care about the quality of the instruction.


Brokers didn’t have much better. In September 2018, 247 individuals took the Florida Real Estate Brokers License state exam for the first time. 62% of them or 153 people passed while 38% or 94 of them failed.


221 people took the Florida Brokers License exam for a second time or for repeated time because they had already failed it at least once. Only 40% of them or 88 people passed. 60% of them or 133 of failed.


I really think these are terrible numbers and more people should be pass. But as I said before the questions work harder at tricking test takers into wrong answers than testing their knowledge.

Pearson Vue and the Department of Business and Professional Regulation (DBPR) released their October 2017 Florida real estate license state exam pass fail rate summary. The results were the same as always. Pathetic.

In October 2017, from October 1 to October 31, once again 2776 individuals took the Florida real estate sales associate license state exam for the first time. 1409 of them passed and 1367 failed. This is a pass rate of 51% and a fail rate of 49%. Same as always.

2906 individuals took the Florida real estate sales associate license state exam for a second time or for a repeated time. 908 of them passed while 1998 of them failed this is a pass rate of 31% and a fail rate of 69%. Same as always.

Why do you suppose this is? Again, it is my opinion that the powers that be, meaning the Florida Real Estate Commission and the Bureau of education testing, are more interested in trying to trick you into a wrong answer instead of testing your knowledge. I believe that if they wanted more test takers to pass, and more test takers would pass. Be thankful that they don’t want more test takers to fail because I believe that would be easy for them to achieve as well.

This is why it is so important to come to The Climer School of Real Estate, the best real estate school in Florida, to take your mandatory 63-hour pre-license class on your way to passing your state exam. All schools are not created equal. Many students go to some of the other horrible schools out there and sit in the classroom for 60 hours while the instructor reads in the book. They learn nothing. And they fail the exam. At The Climer School of Real Estate, we teach you how to pass your state exam. This is the most important thing.

234 individuals took the Florida real estate brokers state license exam for the first time. 160 of them passed and 74 them failed is a pass rate of 60% and a fail rate of 32%. 194 individuals took the Florida real estate broker state license exam for the second or for a repeated time 77 of them passed and 118 this is a pass rate of 39% and a fail rate of 61%. Again, same as always.

Here’s something you may find interesting. 52 people applied for a Florida real estate license under mutual recognition. This means that they only had to take a 40-question test on the laws of the state Florida. 31 of them passed and 21 of them failed. This is a pass rate of 60% and a fail rate of 40%. 32 individuals took the Florida real estate laws and rules state test for second repeated time. 23 of them passed and nine of them failed. This is a pass rate of 72% and a fail rate of 20%. Apparently the 40-question test of on Florida house rules is a little bit easier than the full 100 question test.

Instructors are plugging along at about the same pace. Seven people took the Florida real estate instructor state exam for the very first time. Two of them passed and five of them failed. This is a pass rate of 29% and a fail rate of 71%. Nine individuals took the Florida real estate instructor exam for a second or for a repeated time. Three of them passed and six of them failed. This is a pass rate of 33% and a fail rate of 67%. Apparently, it’s not that easy to become a Florida real estate instructor.

We are still in trouble with appraisers in Florida. Only one person took the certified residential appraisers state license examination for the first time. And they failed. Zero people passed as a first-time test taker. Three people took the certified residential appraisers state exam for a second or for a repeated time. Only one of them passed and the two of them failed. This is a pass rate of 33% and a fail rate of 67%. But even scarier is that the state of Florida's Division of Real Estate (DRE) only added one new certified residential appraiser into its ranks in the entire month of October 2017. That is all.

Thoughts from Andy Brown, Director of Education and Training at The Climer School of Real Estate

One of the questions that I get from my new students in class on a regular basis is, “Is this a good time to get into real estate?” My answer for the past few years remains, “Yes! Now is a fantastic time to be in real estate. This is one of the best markets that I have ever seen.” The central Florida real estate market is extremely hot. It has been hot for a few years and I believe it will remain hot for a few years to come.

 I want to quote and then talk about some statistics from the Orlando Regional Realtor Association’s (ORRA) June 2017 market pulse. One of the most telling statistics to me is average days on the market. Average days on the market for listings in May 2017 was 54 days. This is down from a high of 82 days in February 2016. Everything goes gently up and down however even as recently as January 2017 in February 2017 stays on the market were 70 and 69 days. In May 2017, there was a total of 8781 total listing inventory. One year ago, in May 2016 there were 10,553 listing inventory and in May 2015, two years ago there was total of 11,798 total inventory listings. In May 2017. Of the 8071 number, there were 4670 new listings. This is kind of an amazing number. Over half of the total listings are brand-new. This means they are selling like hot cakes.


According to ORRA’s report, there were 3817 closings. Because there are two sides to every closing. This means that there were 7634 sides that were closed. In January, there were only 2213 closings, meaning potentially only 4426 realtors could get paid that month. Another important statistic is how the number of listings equates to months of sales inventory. In May 2017 number of listings equated to about 2.25 months of inventory. This is down from a high of five months of inventory in January 2016. You can interpret this any way that you choose. Some will interpret this as not a good market because there’s not much going on. Others will interpret this as it is a good market as sale are very hot. With my 25 years’ worth of experience, this is how I interpret the data. There are sellers who have homes that buyers want to buy, and there are buyers that are buying them.

Mortgage rates are also still relatively unbelievably low. The average mortgage rate in central Florida in May 2017 was a tiny bit over 4%. When I first got into the business 25 years ago, I first closing with an FHA fixed-rate mortgage was in the nines. It was a young married couple and their parents were ecstatic that rates have fallen below double digits. I remember how excited everybody was when 30-year mortgage rates moved down into the low eights.

The number of new contracts is a telling market statistic. May 2017 produced 3750 new contracts that month. Down from a low of 2179 new contracts in September 2016. There was also a total of 6524 listings total under contract in May 2017. 996 listings were also taken off the market completely in May 2017. In the last three years the lowest month for withdrawn and expired listing seems to have been able of 2017 with a total of 771. The high in the last two years was in September 2015 when 1360 listings were taken off the market due to being withdrawn or just expiring because they didn’t sell.

Here are some other numbers I particularly enjoy. The average sales price in May 2017 was $258,300. However, the median sales price was $218,000. A lot of people don’t understand the difference between average and median. A lot of people don’t understand the significance of the difference between average and in how that can help. Most people are used to only talking about the average. You take number sales, which happened to be 3817, add up all the sales prices, and then divide by the number of total sales; 3817. This would be the average sales price. To get the median sales price, you would line up all 3817 sales by dollar figure in order. Then pick the one that is exactly in the middle. That is the median sales price. One half of all sales were less than $218,000 and one half of all sales were more than $218,000. What this does is gives you an indication of where the hot area, sometimes referred to as the sweet spot, is in your real estate market. This can be very important information if you know how to interpret correctly as you will know where you should be spending your time while your prospect.

The whole idea of what having a real estate license is about to find customers, give them into a new contract, close and make money and have fun. You don’t learn how to do this in your pre-license class however I do teach you some tips and tricks regarding how to make more money have more fun, and save time in my Post 45 class. By now, everyone knows how I feel about the state of Florida required Real Estate license examination. I do not think that what test takers are tested on is representative of what they need to know in their Real Estate career. 

And everyone who knows me knows that I believe that the exam is more interested in tricking test takers into wrong answers and into failing the test, than in actually testing their knowledge. It’s also well known that I believe that the consistency of statistical pass fail rates, accompanied by the consistency of such a large number of data points with regards to exam takers, reinforces this conclusion. 

 Because I own a Real Estate School and am considered a permit holder, once a month I get the Exam Performance Summary from Pearson Vue, the Bureau of Education and Testing, the Division of Real Estate, and the Department of Business and Professional Regulation. In January of every year I not only get the monthly exam performance summary for the previous December I also get the numbers and statistics for the entire previous calendar year. 

So here are the numbers: In all of 2016, from January 1 to December 31, 32,935 people took the Florida Real Estate sales associate examination for their very first time. 16,917 of the passed and 16,018 of them failed. This means that the pass rate for the entire calendar year was 51% in the fail rate for the entire calendar year was 49%. 

 I have written many times that pass rate for first-time test takers month-to-month is consistently 48% to 52% which means that the fail rate for first-time test takers is 40% 52% and I do not think that this is coincidence or accident. 

32,891 people took the Florida Real Estate sales associate exam for a second time or for a reputed time. Of this number 11,010 test takers passed and 21,881 test takers failed. This is a pass rate of 33% and a fail rate of 67%. 

These numbers are also consistent with my blog where I have reported that month to month, every month, the passing rate for repeat test takers is 32% to 38% and the fail rate for repeat test takers is 62% to 68%. 

Again, I do not think that this is coincidence nor do I believe it is an accident that this happens every single. I personally am just thankful that the state does not want more people to fail. 

 Test takers for the Florida Real Estate brokers license see similar statistics although with a smaller number of examinations. In all of calendar year 2016, 2577 people took the Florida Real Estate brokers license exam for the very first time. 1409 passed and 1160 failed. This is a passing rate of 55% in a failing rate of 45%. 

2404 individuals took their Florida Real Estate brokers test for second time or for a repeated time. 924 passed and 1,480 for any of them failed. This represents a passing rate of 30% and a failing rate of 62%. Again, I just do not think that this is an accident. 

Instructors were even worse. In 2016, 89 people took the Florida Real Estate instructor’s license exam for the first time. 29 passed and 60 failed. This is a passing rate of 33% first time and a failure rate of 67% first time. Another 89 people took the Florida Real Estate instructor’s license exam for a second time or for a repeated time. Again, oddly, 29 of them passed and 60 of them failed for a 33% to 67% pass fail rate. It is not so easy to get your Florida Real Estate instructor’s license. 

Here’s something I don’t typically report but I’m wondering if you will find this is interesting as I do. In the entire calendar year of 2016, only six people passed their certified residential appraiser exam. Only seven individuals took the first time. Five of them passed in two of them failed. Six people took that exam for a second or for a repeated time and of the six attempts, there was only one pass with five failures. 

If you have not heard this before you have heard it now – we may be in trouble soon due to a lack of certified licensed appraisers. I will have to blog about this later because I do not think most people realize how unbelievably difficult it is to get your appraiser’s license. And because it is so difficult and you don’t make that much money, I understand why so few people are trying to get in appraiser’s license. It makes a lot more sense to get a Real Estate license. 

I am so proud of the performance of our students from the Climer School Real Estate at Pearson Vue. The Florida 63 Hour Sales Associate Pre-License Class!

Here are many numbers to support this: In February 2016; 2,591 people took the Florida Real Estate Sales Associate Exam for the very first time. 1,357 passed and 1,234 failed. This represents a 52% Passing rate and a 48% Failing rate. Nothing new. 2,644 people took this exam for a second or for a repeated time. 933 passed and 1,711 failed. This is a 35% Passing rate and a 65% Failing rate. Again, nothing new. 

176 people took the Real Estate Broker’s Exam for the first time 93 passed and 83 failed. This is a 53% Passing rate and a 47% Failing rate. 172 people took the Broker’s Exam for a second or a repeated time and 65 passed and 107 failed. This is a 38% Passing rate and a 62% Failing rate. 

 The Instructor hopefuls did even worse, again. 7 people took their Instructor’s exam for the first time. Only 2 passed and 5 failed for a 29% pass rate and a 71% fail rate, AGAIN. Another 3 people tried this exam for a second or a repeated time. Only none of them passed and 3 of them failed for a 0% pass rate and a 100% fail rate. 

It is very interesting to me that the numbers stay so much the same. Doesn’t it make sense that if the Florida Real Estate Commission and the Bureau of Education and Testing wanted the passing numbers to be higher, then they would be higher. This is why so many people go to The Climer School of Real Estate when they want to give themselves the best chance possible of passing their exam on their first try.

As of February 2016, there is a grand total of 164,047 Active Sales Associate licenses, 19,390 Active Broker Associates, and 39,476 Active Brokers. 75,193 Sales Associates are currently voluntarily inactive, 16,591 are involuntarily inactive, 111 are on suspension, 28 are on a probationary status, and 207 are in military status. 5,532 Broker Associates are voluntary inactive and 1,437 are involuntary inactive. 3,901 Brokers are voluntary inactive and 2,380 are involuntary inactive. There are 715 active real estate instructors, 198 are voluntary inactive, and 124 are involuntary inactive. There is actually one instructor on probation In February 2016, 48 complaints were received. Of the current caseload, 21 complaints were found to be ‘Legally Sufficient’, 21 investigations were completed, and 20 ‘Cease & Desist’ orders were issued. There are 322 Active Real Estate schools, 1 is on suspension, and 116 are involuntary inactive. The total number in February 2016 are 268 total complaints received and being reviewed, 479 total current investigations, 4 FREC investigations that are over 365 days old, and a total of 36 Investigators. 

The Escrow Account Auditing Investigating Sections report for February 2016 is still not available however last month there were 13 escrow account investigations in February 2016 and 11 escrow account audits. By the way, there were 555 total inspections and 301 audits in 2015. Since the number of licensees and Brokers has increased, I expect the number of complaints and investigations to go up correspondingly.
