Fortunately, I receive the Pearson Vue, Bureau of Education and Testing Division of Real Estate’s Monthly Exam Performance Summary every month.


Unfortunately for many Real Estate license test takers the news is sad, yet again. The Passing rates are still low, and the Failure rates are still high. The only good news is that testing numbers are back up as they dropped down to ridiculously low numbers during the beginning of the COVID-19 Quarantine. You can verify these numbers on the DBPR and DRE website, http://www.myfloridalicense.com .


These numbers just continue to reinforce my beliefs that the state exam question writers are more interested in tricking test takers into a wrong answer than they are in testing their knowledge.


If it were up to me, this would change. But it is not up to me so I cannot. I continue to work with what they give me. However, this is the main reason why the Climer School of Real Estate is so much better than all the other real estate schools in the state of Florida. We are the only Real Estate school and class in Florida that teaches our students how to beat the state exam at its own game, not just to be an expert on the information in the book.


Florida Sales Associate License State Exam Performance Summary


In July of 2020, 2,767 individuals took the Florida Real Estate exam for the first time. Of this number, only 1,584 of them passed while 1,183 of them failed.


This is a passing rate of 57% and a failing rate of 43%.


2,079 people took the same Real Estate test for a second or for a repeated time. Only 742 of them passed while 1,337 of them failed.


This is a pass rate of 36% and a fail rate of 64%. Same as usual – low and bad.


Brokers License Exam Performance Summary


Brokers License test takers did not do much better. In July 2020, 207 hopefuls took the Florida broker’s license state test for the first time. Of this number, 123 of them passed and 84 of them failed.


This is a passing rate of 59% and a failing rate of 41%.


166 people took the Florida broker’s license state exam for a second or for a repeated time. Only 62 of them passed while 104 of them failed.


This is a pass rate of 37% and a fail rate of 63%.


We hope that the message is getting through. If you want to begin your real estate career, you need a Florida Real Estate License. This means that you must pass a difficult and tricky real estate license state exam. No one trains their students to pass their state exams better than the Climer School of Real Estate.

Only 264,157 were Active

Probably more like 254,000 Individuals due to Multiple Broker Licenses

Here’s the good news: You can easily be in the Top ‘20%’ .

At the end of calendar year 2019, there were 201,308 active Sales Associate Licensees in Florida and 21,585 active Broker Associate Licensees in Florida. Not counting Brokers, this is a grand total of 222,893 potential competitors.

If you believe in the Pareto Principle or the 80/20 rule, 44,580 Licensees that you need to be concerned with. The Pareto Principle says that 20% of the agents will earn 80% of the income. It also means that 80% of the agents will only earn the remaining 20% of the income. Be in the 20%.

At the end of calendar year 2018, there was a grand total of 403,335 Real Estate Licenses in Florida. Of these, there were 192,739 active Sales Associate Licensees in Florida and 21,065 active Broker Associate Licensees in Florida.

Not counting Brokers, this is a grand total of 213,804 potential competitors. Based on the Pareto Principle or the 80/20 rule, 42,760 Licensees that you need to be concerned about.

The Good News is that You are in Florida


Florida has about 1,000 people a day moving into the state. This is good news for you. They all need a place to live. They are going to buy or rent. You just need to figure out your marketing so that you can connect with a few of them a month. You will have it made

The Florida Realtors®

According to the Florida Realtors® website, there are about 187,000 realtors in the state. Again, I believe that the 80/20 rule or the Pareto Principle is in effect. 20% of the agents in this group will be earning 80% of the income and be working with 80% of the transactions. That means that the remaining 80% of the agents in the group are fighting over the remaining 20% of the income and the 20% of the transactions. You can be in the 20%.

Inactive Florida Sales Associate Licenses

Here are some interesting numbers: At the end of calendar year December 2019, there were 80,660 current but inactive Sales Associate Licenses. There were also 21,776 involuntarily inactive Sales Associate Licenses.

 I don’t know if you’re counting but this is a total of 102,436. Over 100,000 inactive Sales Associate Licensees. Wow! All that work is your License just to leave it inactive.

 Just to round out the data, 21 Licensees are on probation, 121 have their Licenses temporarily suspended, and 221 of them are on military inactivity.

Inactive Florida Broker Associate Licenses

5,478 Broker Associates are current but voluntarily inactive. 1,664 to Broker Associates are involuntarily inactive.

If you’re counting, this is 7,142 inactive Broker Associate Licensees.


It sure seems like a lot to me. Three Broker Associate Licensees on probation, six are in suspension, and six are on the military inactivity list.

Inactive Florida Brokers

There are 3,182 Brokers who are current and voluntarily inactive and 2,465 are involuntarily inactive. 10 Brokers are on probation for discipline and 18 Brokers are on temporary suspension. Two are on the military inactive list.

An even crazier fact is that there are 858 Licensed Real Estate Instructors in Florida.

There are also 309 current but inactive Real Estate Instructors and 180 involuntarily inactive Licensed Real Estate Instructors at the moment. There is on on suspension.

FYI, apparently one Instructor is on probation and one is on suspension.

I cannot believe that there are 502 Real Estate schools being tracked by the DBPR in Florida.

Although you already know, this should prove to you again why you have to be careful when you take a Real Estate school. It is too easy to get a Real Estate school License and too easy to get a Real Estate Instructor License.


Too many people get a Real Estate Instructors License or start a school because they think it is easy money or it is a good way to recruit. They have no idea what they’re getting into her what they’re doing.

They are doing a huge disservice to their students.

Never, Never, Never Say That “I Did Not Know”

If you have been convicted of a crime, found guilty, plead guilty, or plead nolo contendere, you must inform the Florida Real Estate Commission and the DBPR within 30 days. You should have learned this in your Real Estate class.

During the legal agenda session, of Wednesday, January 17, 2019 Florida Real Estate Commission meeting, the Commission revoked several Real Estate licenses. All these instances involve doing very malicious and stupid actions towards the consumers.


I try to remind my students all the time that the only thing that the people and powers in charge of their industry are concerned about protecting the health safety and welfare of the consumers and the general public. And this definitely includes their money.


The seven members of Florida Real Estate Commission (FREC), the Florida DBPR, the DRE, and every attorney, judge, and court room in Florida do not care about licensees at all. Not one single bit.

They care about the consumers - 100%. Try not to forget that.


When you are applying for your Florida Real Estate license, you should also learn in your Real Estate class, that you must disclose on your background question section in your application if you have ever been convicted of a crime, found guilty, plead guilty, or plead nolo contendere to anything other than a very minor traffic violation.


Apparently, a lot of licensees are not learning in their Real Estate class that this responsibility to self-report does not go away once you have your Florida Real Estate license.


So much so that it is the Number One violation for Sales Associates and Broker Associates in the state of Florida. Then they stand before the Florida Real Estate Commissioners, very contrite and compliant, honestly admitting that they did not know.


This might be the worst thing you can say to the Commissioners on your behalf. It is my opinion that the Commissioners hate hearing this from licensed Real Estate agents in Florida.


"Why?" You might ask.


Because you are supposed to know. You are held to a higher standard. Not knowing something about your F.S. Ch 475 , 455, and 61-J2 Real Estate license law in your industry is not acceptable. Too many licensees are very cavalier and lackadaisical about their responsibilities and their requirement to know their own laws, rules, and regulations.


The other day, one of the best friends to the Florida Real Estate Industry and Community, Commissioner Richard Fryer, asked a licensees in front of him (who had already claimed apologetic ignorance ) some very simple questions:


“How do you do your continuing education?”


“In a classroom or with the book that is mailed to you?”


The licensee on the hot seat squirmed and responded nervously, “I use the book.”


Commissioner Fryer asked, “Do you read the book, or do you just do your 30 questions?”


There was nervous chuckling in the entire room because every single person knew to what Commissioner Fryer was referring.


The licensee responded, “Well honestly Commissioner, I just do what I need to get it done. The questions.”


It was January 17, 2019. Commissioner Fryer simply stated, ”This law has been in place since 2009.”


I am not a big fan of the Continuing Education credits that licensees can obtain by having the book mailed to them, answering the questions in the back, and mailing it back in. To me, this defeats the entire purpose of having Continuing Education.


I will publicly say that I wish the Florida Real Estate Commissioners would abolish this method and pathway of getting your mandatory 14 hours of Continuing Education every two years.


I am not on the Commission. Maybe I will be one day. This will be one of the first things I will bring up.


However, for now, if you come into the Climer School of Real Estate in our classroom Continuing Education, I guarantee you that you will be reminded of this simple legal requirement every single time.


Regardless of how you get your Continuing Education for your pre-or post license education, I wrote this article to remind all of you:


F.S. Ch 455 States very clearly that you absolutely, positively must notify the DBPR of being found guilty, pleading guilty, convicted of a crime, or pleading nolo contendere within 30 days.


If you do not, you are going to be in big trouble. And they are going to find out, I assure you of this.

The September 2017 Florida real estate State exam Pass fail Numbers are out and are as dismal as usual.

The Florida Department of Business and Professional Regulation (DBPR), the Division of Real Estate) DRE, and the Florida Real Estate Commission (FREC) release the statistics from Pearson Vue’s monthly exam performance numbers. 

The numbers are little bit lower because of Hurricane Irma however the percentiles are exactly the same as usual. I still believe that the state wants the numbers in these ranges. This is why they work so hard at tricking you into a wrong answer rather than testing your knowledge. 

From September 1 through September 30 of 2017, only 1864 people took the Florida real estate sales associate state exam for the very first time. Of this number, only 900 passed while 964 failed. This is a passing rate of 40% and a failing rate of 52%. Once again same as usual. 

 2041 people took the Florida real estate sales associate state exam for second or for a repeated time. Of this number only 661 passed while 1380 of them failed. This is a passing rate of 32% and a failing rate of 68%. Unfortunately, once again, same as usual. 

 This is why it is so important to come The Climer School of Real Estate, the best real estate school in Florida. We are the best in Florida it teaching our students to pass the state exam. We don’t teach our students to be experts in the book, we teach them to be experts of passing the state exam on the first try. Because once you pass your state exam, 90% of the book goes away and this is when your real education begins. 

By the way, this is a 48% reduction in the number of first time test takers from August 2017 to September 2017. Additionally this represents a 44% reduction in the number of second and repeated test takers.

In September 2017 179 people took the Florida real estate broker state exam for the first time. Of this number 109 passed and 70 of them failed this represents a 61% passing rate and a 39% failing rate same as usual. 

 Only 131 people took the Florida real estate broker state exam for a second offer repeated time. Of this number 50 of them passed and 81% of them fail. This represents a 38% passing rate and a 62% failing rate. Again same as usual. 

 This is a 33% reduction in the number of first time broker state exam test takers and a 35% reduction in the number of second and repeated broker state exam test takers. While the reductions are due to hurricane Irma is fascinating at the passing in failing rates are exactly the same. 

I thought you might also want to know that there were 635 no-shows and 635 cancellations a Pearson view in the state of Florida September. It’s interesting because in August there were 911 no-shows with only 178 cancellations. This is the reason why usually you can call a Pearson view testing center and get a testing appointment the next day even though it doesn’t show up on the computer.

It remains difficult to pass your Florida real estate instructors license state exam also. Four people took the Florida real estate instructor state exam for the first time in September 2017. None of them passed. Two people took the Florida real is instructor state exam for a second a repeated time. And one of them passed. Those are not good numbers. It is a difficult exam. 

I blog about the upcoming problems we are going to have regarding the number of certified residential appraisers in the state of Florida. I will give you those numbers as well according to the Florida Real Estate Appraisal Board (FREAB). 

In September 2017, one person took the certified residential appraisers state exam for the very first time. They did not pass. Two people took the certified residential appraiser state exam for second or for repeated time. Both of them passed. So the state of Florida put and to new certified residential appraisers into the state of Florida in September 2017. They may now begin their two year apprenticeship. 

I thought I would give you an update of the number of licenses in the state of Florida.

As of the end of September 2017, there were 183,385 current and active sales associate licenses. There were 79,017 current in active real estate sales associate licenses and 16,690 and voluntary inactive sales associate licenses. Additionally 38 sales Associates are on probation and 90 have suspended licenses. There are also 220 with military exemptions. 

 As of the end of September 2017 there were another 20,294 broker associate current inactive licenses. There were 5479 currents in active broker associate licenses. There are five 1510 involuntary in active broker associate licenses. And five broker associate licensees are on probation and two of them are suspended. 

There are currently 40,576 current inactive broker licenses in Florida. There are 3517 current and inactive broker licenses. There are 2396 involuntarily inactive broker licenses. 33 broker licensees are on probation and 12 of them are in suspension. If you’re interested there are 26,551 real estate brokers corporations and 64 real estate brokerage partnerships. There are also 417 active schools.

Don't be alarmed at the number of licensees. The 80 - 20 rule is always in effect. Be a part of the 20%

The March 2015 Sales Associate State Exam Pass Fail rates are still abysmal. The Department of Business and Professional Regulation (DBPR) of Florida published the March 2015 Real Estate Exam Pass Fail statistics based on the results of the statewide performances. As usual, the numbers leave a lot to be desired.

March 2015 saw two thousand, five hundred, and eighty three prospective real estate sales associates taking the real estate exam for the first time. Only one thousand, three hundred and eighty five passed or fifty four percent. One thousand, one hundred, and ninety eight failed or forty six percent. This is a teeny bit higher than last year’s averages. Last year the pass rate was consistently between 48% and 52% and the exam failure rate was between 48% and 52%.

In March 2015, two thousand, five hundred and twenty eight people took their Florida Sales Associate Real Estate Exam for a second or for a repeated time. Out of these, eight hundred and seventy three passed the exam, or thirty five percent and one thousand, six hundred and fifty five failed it or sixty five percent. This actually is about the same percentages as last year. Only 168 people took their Florida Broker’s Real Estate Exam for the first time. An astonishing 63% passed or 105 of them. 63 failed the exam, or 38%. This is an unusual statistic. It is not typically that high of a first time pass rate.

March 2015 also saw one hundred and eighty three licensees take their Florida Broker's License exam for the first time. Of this number, one hundred and ten passed, or sixty percent (60%) and seventy three failed or forty percent (40%).

Another one hundred and sixty two took their Florida Broker's License exam for a second or for a repeated time. Only sixty five passed or forty percent (40%) and ninety seven failed or sixty percent (60%).

The normal and expected use of your Florida Real Estate Sales License is in the field of General Residential Sales. Property Management

The field of Residential Property Management has begun to explode in the last few years because of the amount of foreclosures and home property loss. Everyone needs a place to live. Add to that the amount of houses that enterprising men and women who held on to their money, as well as some hedge funds, have purchased that require professional management. As a property manager, you can usually get the listing and sale when your owner finally decides to sell. Also, Property Management becomes a regular paycheck. If you can manage 20 properties with and average rent of $1,000 per month, and you can charge 10%; that is a cool $2,000 per month just on the rentals. 50 properties would work out to $5,000 per month. Many properties these days are getting $2,000, $3,000 a month and more. You do the math.

Time Share Sales

I know many Time Share Salespeople who are making $250,000, $300,000, $450,000 and more. They seem to have figured out the secret. I have asked some of them, “What is the secret? How do you do it?” They all tell me the same thing. You have to be able to truly connect with someone in 15 minutes. They also enjoy a very light schedule relative to some of the other fields of Real Estate Sales. If you think you might have the ‘Time Share’ knack, this would be a great area for you to check out.

Commercial Sales

The field of Commercial Real Estate Sales can be very alluring. The thought of working with, and selling gigantic, shiny, sexy office buildings for millions of dollars, and making huge commissions is enough to glaze anyone’s mind over. However this area requires a lot of really specialized knowledge and experience. It is much more competitive than you may realize. For the most part, you have to pay your dues in this area. You would probably need to hire on with an agency and work your deals with them and learn this part of the business the old fashioned way. But, if you can hang in there and learn, you can eventually make buckets of money.

Florida's Department of Business and Professional Regulation released the pass fail results for the Florida real estate exam for July 2014 this week. Two thousand six hundred and thirty three Florida real estate sales associate license applicants paid $31.50 to take the Florida real estate exam for the first time in July, 2014. seventy passed. That is a 48% pass ratio. Fifty two per cent of the first time test takers that took the Florida real estate exam were disappointed. 

 Two thousand six hundred and seventy six test hopeful takers took the Florida real estate exam for the second or third or fourth or fifth time. All of these applicants paid $31.50 for the privilege and Eight hundred and seventy five passed. That is a 33% pass rate for repeat test takers. This information is from the DBPR at www.myfloridalicense.com. Sixty seven per cent of the repeat test takers failed. At The Climer School, we know how discouraging information like that can be. Another great way to study is to create your own flashcards. Take 3x5 cards and write ‘What law prohibits price fixing?’ on the front, and ‘Sherman Clayton Anti Trust Act’ on the back. Make about five hundred of these. This is a great way to study. Do not waste your time and your $31.50 taking the Florida real estate exam without preparing.
