We do not make an expert in the book like other schools do. We do not read the book to you like the other schools do. We make them an expert beating the state exam at its own game. This is extremely important. 

Real Estate State Exam Hack

Here is a little secret to pass the exam on you first try. Never add information to the question. Every single bit of information that you need to answer that question is in the question. As soon as you start adding information to help the question writer with what you think they meant or what you think they left out, that is a guaranteed sign you're going in the wrong direction. Everything is there. 

You would be surprised at how many times students start adding information. “Well, I am pretty sure this is what they meant.” Do not do it. Adding information to the question is a sure sign that you are going off into the wrong direction.

Alright, there's reasons for that. Now, I'm gonna share with you a little secret a little hack. 

This will help you with some of the questions that Pearson VUE. You're going to get to a point where, you're just, you're going to look and you got rid of two, there are still two answers left and You just can't make up your mind. 

They are both so close and they both seem right. 

Think about it this way: The only people in the world that the Florida Real Estate Commission cares about, is the general public. Trust me, they don't care about you. They don't care about me. Not at all.

Only the consumers, only the public. So, if you've limited two and you can't figure it out, and especially if this is a question about the law or a legal thing or a situation and if it's a question between a Real Estate licensee of any type and a consumer, pick the one that protects the consumer more. 

I essentially guarantee you that it is the right answer. 

If it's a question between a broker and an associate of any kind, pick the answer that protects the broker more because they don't care about associates at all. Everything is about the broker. 

I really hope that helps you. I promise, this is going to help you get a few questions right at Pearson VUE when you're sitting there and you are alone with your thoughts and you are stuck.

Current Numbers Reveal that the Florida Real Estate Exam Remains Tricky

The Department of Business and Professional Regulation (DBPR) and Pearson Vue have released the Pass-Fail Performance Numbers for the July 2020 Florida Real Estate Sales Associate License and Broker License State Exams.

Fortunately, I receive the Pearson Vue, Bureau of Education and Testing Division of Real Estate’s Monthly Exam Performance Summary every month.

Unfortunately for many Real Estate license test takers the news is sad, yet again. The Passing rates are still low, and the Failure rates are still high. The only good news is that testing numbers are back up as they dropped down to ridiculously low numbers during the beginning of the COVID-19 Quarantine. You can verify these numbers on the DBPR and DRE website, http://www.myfloridalicense.com .

These numbers just continue to reinforce my beliefs that the state exam question writers are more interested in tricking test takers into a wrong answer than they are in testing their knowledge.

If it were up to me, this would change. But it is not up to me so I cannot. I continue to work with what they give me. However, this is the main reason why the Climer School of Real Estate is so much better than all the other real estate schools in the state of Florida. We are the only Real Estate school and class in Florida that teaches our students how to beat the state exam at its own game, not just to be an expert on the information in the book.

Florida Sales Associate License State Exam Performance Summary

In July of 2020, 2,767 individuals took the Florida Real Estate exam for the first time. Of this number, only 1,584 of them passed while 1,183 of them failed.

This is a passing rate of 57% and a failing rate of 43%.

2,079 people took the same Real Estate test for a second or for a repeated time. Only 742 of them passed while 1,337 of them failed.

This is a pass rate of 36% and a fail rate of 64%. Same as usual – low and bad.

Brokers License Exam Performance Summary

Brokers License test takers did not do much better. In July 2020, 207 hopefuls took the Florida broker’s license state test for the first time. Of this number, 123 of them passed and 84 of them failed.

This is a passing rate of 59% and a failing rate of 41%.

166 people took the Florida broker’s license state exam for a second or for a repeated time. Only 62 of them passed while 104 of them failed.

This is a pass rate of 37% and a fail rate of 63%.

We hope that the message is getting through. If you want to begin your real estate career, you need a Florida Real Estate License. This means that you must pass a difficult and tricky real estate license state exam. No one trains their students to pass their state exams better than the Climer School of Real Estate.

Pearson Vue and the Bureau of Education & Testing released their March 2019 Exam Performance Summary numbers for the Florida Real Estate license state exam. The numbers are as bad as they normally are.

It is my opinion that this is on purpose. The questions on the state exam are more interested in tricking test takers into wrong answers than they are on testing the test takers’ knowledge.

This is exactly why The Climer School of Real Estate is the best Real Estate school in Florida. We are the only Real Estate school that teaches our students how to beat and PASS the state exam at its own game. We don’t try to make you an expert in the book. That is our job, not yours. Your job is to pass the state exam one time.

This is also very important to some people. We are fully approved and sanctioned by the Florida DBPR, the DRE, and the FREC as an official Florida Real Estate Licensing School.

I also believe that if the state of Florida and the question writers in Florida Real Estate wanted more people to pass, then more people would pass. It’s a good thing they don’t want more people to fail. I’m sure they can make that happen as well.

First Time Florida Sales Associate Real Estate License State Exam Test Takers

in March 2019, 2,580 people took the Florida sales associate Real Estate license state exam for the first time. 1,307 of them pass and 1,273 of them failed. This is a passing rate of 51 % in a failing rate of 49%.
In other words, the same as usual: horrible.

Second Time and Repeated Florida Sales Associate Real Estate License State Exam Test Takers

2,619 people took the Florida Real Estate sales associate state exam for second or for repeated time. 825 of them passed while 1,794 of them failed. This is a passing rate of 32% with a failure rate of 68%.
This is just downright horrible. How can so many people fail the exam even after they’ve already been through the experience one time? It has to be their school and their training.

First Time Florida Brokers License State Exam Test Takers

258 people took the Florida Real Estate brokers license state exam for the first time in March. 144 of them passed and 114 of them failed. This is a passing rate of 56% for first timers with a failure rate of 44% for first timers.
Again, this is in the normal range. I guess many of them in the 44% did not come to the Climer School.

Second Time and Repeated Florida Brokers License State Exam Test Takers

180 individuals took the Florida Real Estate brokers state exam for second time or for repeated time. Only 75 of them passed while 105 of them failed. This is a passing rate of 42% with a failure rate of 58%.
This is so bad. How can so many people fail the multiple-choice exam? Again, has to be there school choice and their training.

The 2018 Annual and the December 2018 Monthly Pearson Vue Exam Performance Summary Reports prove this again.

Students from The Climer School of Real Estate pass the Florida Real Estate state exam at a much higher percentage rate than students from the other schools. (and there are so many bad schools out there. All they want to do is take your money and/or recruit you. They do not have a clue of what they are doing.)

The December 2018 Florida Real Estate state exam performance summary from Pearson Vue, the Bureau of Education and Testing (BET), and the Division of Real Estate have been released. The numbers are worse than usual.

This report illustrates again why the Climer School of Real Estate truly is the best Real Estate school in Florida. Our students seem to pass the Florida Real Estate state exam at a much higher percentage rate than do students from many other bad schools out there.

DECEMBER 2018 FLORIDA SALES ASSOCIATE REAL ESTATE LICENSE EXAM PERFORMANCE

2279 individuals to the Florida Real Estate state exam for the very first time between December 1 and December 31 of 2018. Of this number only 1065 of them passed while 1214 of them failed. This is a very poor passing rate of 47% with a scary failure rate of 53%.

2532 people took the Florida state Real Estate exam for a second or for a repeated time. Only 735 of them passed while a whopping 1797 of them failed. This is a pathetic passing rate of only 29% with a terrible failure rate of 71%.

I feel that if all the students who chose other schools knew how we do things so differently and purposefully at the Climer School of Real Estate, we would put all the other schools out of business. We are the only school that uses our trademarked and patent-pending PASS F.A.S.T.™ system and technology that helps adult students pass multiple choice-based state licensing examinations faster and easier. And the proof is in the results.

CY 2018 FLORIDA SALES ASSOCIATE REAL ESTATE LICENSE EXAM PERFORMANCE

The performance results of the Florida Real Estate sales associate license examination for the calendar year of 2018 between January 1 and December 31 is bad as well. 32,431 people took the Florida sales Associates licensed Real Estate state exam for the very first time. Of this large number only 15,942 of them pass this exam while 60,489 of them failed it. Unfortunately, this is a passing percentage of 49% with a failing percentage of 51%. I think this is horrible.

34,234 people took this same exam for a second or for a repeated time after they Artie failed at least one time. Only 10,465 of them passed however 23,769 of them failed. This is a passing rate of 31% and a failure rate of 69%. This is horrible.

I feel very bad for all the students who did not choose to attend the Climer School Real Estate. Many of them fail their state exam miserably because they were not prepared for the exam as well as they could have been if they had come here. I really feel like if everybody knew how differently we do things at the Climer School, we would put all the other Real Estate schools out of business. It makes me sad that so many other students are wasting their time and their money.

If you are interested, test takers taking the Florida Real Estate Brokers license state examination did not do much better.

DECEMBER 2018 FLORIDA BROKERS REAL ESTATE LICENSE EXAM PERFORMANCE

In December 2018, 209 individuals took their Florida Real Estate Broker’s license exam for the very first time. Only 120 of them pass and 89 of them failed this is a passing rate of 57% with a failing rate of 43%. I still think this is poor.

167 people took his same Florida Real Estate Brokers license exam for a second timer for a repeated time. Only 66 of them passed while 101 of them failed. This is a passing rate of only 40% with a failure rate of 60%. Again, terrible.

CY 2018 FLORIDA BROKERS REAL ESTATE LICENSE EXAM PERFORMANCE

The Florida Brokers Real Estate license exam performance summary numbers for the calendar year 2018 are not better. In 2018, 2777 people took the Florida Real Estate Brokers exam at Pearson view for the very first time. 1729 of them passed while 1048 of them failed. This is a passing rate of 62% with a failure rate of 38%. I just do not think this is a good statistic.

2151 people took this same Brokers license exam for second time or for repeated time. Only 853 of them passed and 1298 of them failed. This is a passing rate of only 40% with a failure rate of only 60%.

I believe in my heart that Climer School of Real Estate students pass the state exam at a much higher percentage rate than do students of other schools. Beware of Distant Learning Real Estate Classes and Hybrid Real Estate Classes

Beware of Distant Learning Real Estate Classes and Hybrid Real Estate License Classes that seem to be popping up in Florida; take your Real Estate Pre-License Class at The Climer School, the Best Real Estate License School in Florida.

There are no such things! Hybrid Real Estate Classes and Distant Learning Real Estate Classes do not exist in the Statutes. You may be placing yourself in jeapordy.

There is a new and insidious Real Estate class offering and there are schools out there that apparently are not legal.

They are advertising and offering what they refer to as “Distant Learning” and “Hybrid” classes. Not online, and not classroom; rather a ‘blend’. According to these schools, you can set your own schedule and according to their advertising, you do not need the full 63 hours. 

There is a slight, yet major problem with this. The problem is that this is against Florida Statute 475 and Florida Administrative Code 61-J2. 

I would not advertise this for my school as I would be greatly afraid that the Florida Real Estate Commission and or the Division of Real Estate and or the Department of Business and Professional Regulation would shut my school down and fine me and possibly revoke my license.

And if I was a student at one of these schools, I would be afraid that my Real Estate license would be suspect and possibly revoked as well. There is no such thing in FS 475 or in 61-J2 as a Hybrid Class or Distant Learning. There are only Classroom and Distance Learning (which is the online courses). 

All the Pre-Licenses require 63 Hours. 

 Here is a direct copy of 61-J2: 

 61J2-3.008 Pre-licensing Education for Broker and Sales Associate Applicants. (1) Any persons desiring to become licensed as a real estate sales associate must satisfactorily complete the Commission-prescribed course designated as Course I. This course will consist of 63 hours of 50 minutes each, inclusive of examination, in the basic fundamentals of real estate principles and practices, basic real estate, and license law. This rule sets forth the course approval criteria and procedure. 

Then there is: 

3(b)1. Distance learning necessitates a high level of self-direction and should, therefore, require students to read, conduct research, complete timed exams and similar assignments, designed to measure the student’s competency relative to the required subject matter objectives. Distance learning study must be offered on a classroom hour per classroom hour basis.

These are highlighted and copied straight from FAC 61-J2. I am not making any of this up.

It is my personal belief that the Division of Real Estate and the Bureau of Education and Testing are NOT happy about these classes. In fact, I was personally contacted and asked if I was going to file a complaint against these schools. While I was not intending on filing a complaint, I did ask how they could get away with that kind of class and what I needed to do to be able to offer the same.

I was very matter of factly informed that they were not legal! 

These are some of the reasons why I would be extremely and maybe even overly concerned and cautious before I took any Real Estate Licensing class that stated that I did not have to take the Florida Real Estate Commission prescribed mandatory number of hours. 

 If I was a real estate pre license student who had taken a class from one of these schools, I am sure that I would absolutely be visiting the Division of Real Estate, 400 W. Robinson, Orlando, Fl North Tower, 9th Floor, free parking or calling them at 407-481-5662 and filing a formal complaint. 

 I would be extremely upset if after all that time and money, I was told by the Commission or the DRE that my license was being pulled because I had not completed the statutory mandatory pre license hours. Of course, I am not telling anyone else what to do. I just know what I would do. 

And I certainly would not refer a single, solitary person to those schools and classes, especially a friend. I would hate to refer them to a school that might be doing something illegal and that might cause them to lose their real estate license.

Agency Relationships Thoughts from The Best Real Estate License School in Central Florida

Nothing seems to confuse students in the state of Florida Real Estate 63 Hour Pre License class like the concepts of ‘Agency Relationships’. This is not really surprising.

At the Climer School of Real Estate (The Best Real Estate License School in Central Florida if I do say so myself), we like to teach that 1. ‘Agency Relationships’ is a concept, not ‘Real Life’ and 2. The concept of ‘Agency Relationships’ is like a vampire movie or a zombie movie. 

We teach what the Florida Department of Business and Professional Regulation and the Florida Division of Real Estate want you to know to pass the Florida Real Estate Sales Associate Exam. But… 

Here is what we mean: First, as a Florida Real Estate Licensee, you are not going to walk around thinking or saying, “I am currently a ‘Single Agent’ working with my Broker’s Principal in a ‘Single Agency Relationship!’ ” Simultaneously, you would not be walking around thinking or saying, “I am currently working as a 'Transaction Broker' in a 'Transaction Broker Agency Relationship' for my Broker so I can show my customer listings that my company has in-house. I guess I have no Fiduciary relationships right now.” No! You just are out there, doing your thing. 

These Agency Relationships are a ‘real’ thing with F.S. 475 (and by the way it is F.S. 475.278 Click Here if you would like to read this directly). What I try to get across to my students, as a teaching example and model, is that you can NOT have ‘Undivided Loyalty’ to more than one person or side in any particular transaction. 

 Many students also get wrapped up and confused by trying to mix ‘real’ Brokerages and Franchises and Offices with the ‘concept’ Agency Relationship. As an example: a Coldwell Banker office or an Exit Realty office is not a ‘Single Agent’ relationship nor is it a Transaction Broker relationship. The Agency Relationship depends on who you are dealing with and how you are dealing with them and what ‘duties’ and behaviors you owe them and are required to give them. 

Second, in a Vampire movie or in a Zombie movie; if you shoot a vampire or a zombie in the head, they don’t die. They get up and keep coming after you. That’s because they’re ‘vampires’ and they’re ‘zombies’ and they aren’t ‘REAL’! I also counsel my students to not make more of some things in the class than they are. Sometimes, things are the way they are because Florida Statute 475 says so. If you think about it, that kind of makes things easier. Have you ever heard the phrase, “You can’t fight City Hall”? Well, you can’t fight F.S. 475 either.

Florida Real Estate Exam Pass Fail Ratio for March 2014

     The Florida Department of Business and Professional Regulation has released the pass fail results for the Florida real estate exam for March of 2014.  The Florida real estate exam is given every day in fifteen locations throughout the state.

      One thousand nine hundred and ninety eight real estate license applicants attempted  the Florida real estate for the first time in March.  One thousand and thirty passed.  That is a fifty two per cent pass rate.  Nine hundred and sixty eight of these test takers will be back at Pearson Vue paying $31.50 to try again.  It is cheaper to pass the Florida real estate exam the first time.

     In March, 2014, two thousand one hundred and seventy  Florida real estate license applicants attempted the Florida real estate exam for the second or third or fourth or fifth time .  Seven hundred and ten passed.  That is a 33% pass rate.  All of these people paid $31.50 to Pearson Vue every time they took the exam.  The word is getting out that the Florida real estate exam is not easy.

     If you took your basic required real estate class from a gypsy real estate school in another state, you have probably already realized that was a mistake.  Warn your friends not to make the same mistake.  Check out the real estate school before you enroll.  Read their Google reviews.  Ask around.  Call a local real estate office and ask to speak to their newest sales associate.  Ask her where she went to school and how it was. Ask what school does she recommend.   

     How can you be certain that you will pass the Florida real estate exam the first time you take it?  If you have not read the "Candidate's Handbook", that would be a good place to start.  This little booklet will give you a breakdown of what is on the Florida real estate exam.  It is free.  If you don't have a copy of this booklet, call Climer School of Real Estate.  Kathy will send you a copy for free.

     When you read the "Candidate's Handbook", it will tell you that you can bring a foreign language dictionary with you to the exam at Pearson Vue.  I am amazed how many foreign language speaking students we have show up at our two day state exam review that do not know this.  W hy would their real estate instructor not tell them this?

     The Florida real estate exam is ten per cent arithmetic.  If you can not do the math, it is going to be hard to pass the Florida real estate test.  Climer School of Real Estate has posted twelve free real estate math videos on You Tube.  Our user name is Climer School.  https://www.youtube.com/watch?v=YtflncxZjOo  If you can not compute interest, or deed stamps or per cent of profit of acres in a lot or mortgage amortization, you are going to find it difficult to pass the Florida real estate exam.  The videos are free .   There is a playlist..  I can not watch them for you.  You can not find an easier way to learn the math that is on the test. 

     The Florida DBPR released some statistics to real estate instructors for April and May of 2013.  They broke down the grades in groups of 5 points.  40- 44, 45-49, 50-54 etc.  In this two month period, fourteen people out of three thousand made a 95% or better.  The largest five point group was the "almost passed", 70-74.  The second largest group was the "barely passed" group, 75-79.  You have to pay $31.50 again  if you are in the almost passed group.  If you are in the barely passed group, you are finished.  If you get ten out of ten, it is easier to be in the barely passed group.  Did I tell you?  You will never know that you were in the barely passed group because they don't tell you your grade if you pass.  Tell all your friends that you made a ninety nine.

     If you are soon taking the Florida real estate exam, get Linda Crawford's "Exam Manual for Sales Associates and Brokers".  This book is cheaper than taking the exam again.  We sell this book at Climer School of Real Estate .  It has four hundred practice questions and it has an outline of the textbook that most Florida real estate schools use.  Call Kathy at 407 822 3926 if you don't have this book.
