Students from The Climer School of Real Estate sure seem to pass the Florida Real Estate state exam at a much higher percentage rate than students from the other schools. (and there are so many bad schools out there. All they want to do is take your money or try to recruit you.

 

The December 2020 and the Annual 2020 Calendar Year Florida Real Estate State Exam Performance Summaries from Pearson Vue, the Bureau of Education and Testing, and the Division of Real Estate have been released. The numbers are as bad as usual.

These reports illustrate again why the Climer School of Real Estate truly is the best Real Estate School with the best Real Estate class in Florida. Our students seem to pass the Florida Real Estate state exam at a much higher percentage rate than do students from many other bad schools out there.

The Climer School of Real Estate is fully approved and sanctioned by the Florida Real Estate Commission (FREC), the Department of Business and Professional Regulation (DBPR), and the Florida Division of Real Estate (DRE).

DECEMBER 2020 FLORIDA SALES ASSOCIATE REAL ESTATE LICENSE EXAM PERFORMANCE

3,723 individuals to the Florida Real Estate state exam for the very first time between December 1 and December 31 of 2020. Of this number only 1,786 of them passed while 1,937 of them failed. This is a very poor passing rate of 48% with a scary failure rate of 52%.

3,403 people took the Florida State Real Estate exam for a second or for a repeated time. Only 1,034 of them passed while a whopping 2,369 of them failed. This is a pathetic passing rate of only 30% with a terrible failure rate of 70%.

I feel that if all the students who chose other schools knew how we do things so differently and purposefully at the Climer School of Real Estate, we would put all the other schools out of business. We are the only school that uses our trademarked and patent-pending PASS F.A.S.T.™ system and technology that helps adult students pass multiple choice-based state licensing examinations faster and easier. And the proof is in the results.

CY 2020 FLORIDA SALES ASSOCIATE REAL ESTATE LICENSE EXAM PERFORMANCE

The performance results of the Florida Real Estate sales associate license examination over the course of the entire calendar year of 2020 between January 1 and December 31 is bad as well. 31,964 people took the Florida Sales Associates License Real Estate state exam for the very first time. Of this large number only 16,371 of them pass this exam while 15,593 of them failed it. Unfortunately, this is a passing percentage of 51% with a failing percentage of 49%. I think this is horrible.

27,323 people took this same exam for a second or for a repeated time after they Artie failed at least one time. Only 8,899 of them passed however 18,424 of them failed. This is a passing rate of 33% and a failure rate of 67%. This is horrible.

I feel very bad for all the students who did not choose to attend the Climer School Real Estate. Many of them fail their state exam miserably because they were not prepared for the exam as well as they could have been if they had come here. I really feel like if everybody knew how differently we do things at the Climer School, we would put all the other Real Estate schools out of business. It makes me sad that so many other students are wasting their time and their money.

If you are interested, test takers taking the Florida Real Estate Brokers license state examination did not do much better.

DECEMBER 2020 FLORIDA BROKERS REAL ESTATE LICENSE EXAM PERFORMANCE

In December 2020, 354 individuals took their Florida Real Estate Broker’s license exam for the very first time. Only 208 of them pass and146 of them failed this is a passing rate of 59% with a failing rate of 41%. I still think this is poor.

314 people took his same Florida Real Estate Brokers license exam for a second timer for a repeated time. Only 96 of them passed while 218 of them failed. This is a passing rate of only 31% with a failure rate of 69%. Again, terrible.

CY 2020 FLORIDA BROKERS REAL ESTATE LICENSE EXAM PERFORMANCE

The Florida Brokers Real Estate license exam performance summary numbers for the calendar year 2020 are not better. In 2020, 2,725 people took the Florida Real Estate Brokers exam at Pearson view for the very first time. 1,549 of them passed while 1,176 of them failed. This is a passing rate of 57% with a failure rate of 43%. I just do not think this is a good statistic.

2,096 people took this same Brokers license exam for second time or for repeated time. Only 741 of them passed and 1,355 of them failed. This is a passing rate of only 35% with a failure rate of only 65%.

Alright, there's reasons for that. Now, I'm gonna share with you a little secret a little hack. 

This will help you with some of the questions that Pearson VUE. You're going to get to a point where, you're just, you're going to look and you got rid of two, there are still two answers left and You just can't make up your mind. 

They are both so close and they both seem right. 

Think about it this way: The only people in the world that the Florida Real Estate Commission cares about, is the general public. Trust me, they don't care about you. They don't care about me. Not at all.

Only the consumers, only the public. So, if you've limited two and you can't figure it out, and especially if this is a question about the law or a legal thing or a situation and if it's a question between a Real Estate licensee of any type and a consumer, pick the one that protects the consumer more. 

I essentially guarantee you that it is the right answer. 

If it's a question between a broker and an associate of any kind, pick the answer that protects the broker more because they don't care about associates at all. Everything is about the broker. 

I really hope that helps you. I promise, this is going to help you get a few questions right at Pearson VUE when you're sitting there and you are alone with your thoughts and you are stuck.

The Department of Business and Professional Regulation (DBPR) and Pearson Vue have released the Pass-Fail Performance Numbers for May and June 2020 for the Florida Real Estate Sales Associate License State Exam.

First, if you are thinking about getting your Brokers License, The Climer School of Real Estate is starting a Brokers Pre-License Class August 17th, 2020. Andy Brown will be teaching this class. This is the best Brokers License Class in Florida and there is a waiting list.

As the Owner and the Permit Holder for The Climer School of Real Estate, I receive the Pearson Vue, Bureau of Education and Testing Division of Real Estate’s Monthly Exam Performance Summary every month.


Unfortunately for many Real Estate license test takers the news is bad again. The Passing rates are still low, and the Failure rates are still high. Oddly enough, even during the COVID-19 Quarantine Super Low Numbers Shutdown Month of June, the percentages remained the same.


These numbers just prove my belief that the state exam question writers are working harder at tricking you into a wrong answer and in failing test takers than they are in testing your knowledge.


If I could change this, I would. Since I cannot, I work with what they give me. This is why the Climer School of Real Estate is so much better than all the other real estate schools in the state of Florida. We teach only Real Estate class in Florida that teaches our students how to beat the state exam at its own game, not just the information in the book.


And, we are 100% approved, accredited, and sanctioned by the DBPR, the DRE, and the FREC.

May 2020 Exam Performance Summary

In May of 2020 1,244 individuals took the Florida Real Estate exam for the first time. Of this number, only 788 of them passed while 456 of them failed.


This is a passing rate of 63% and a failing rate of 37%.
Only 551 took the same Real Estate test for a second or for a repeated time. Only 175 of them passed while 376 of them failed.


This is a pass rate of 32% and a fail rate of 68%. Same as usual - terrible.

May 2020 Brokers License Exam Performance Summary

Brokers applicants did not do much better. In May 2020, 141 took the Florida broker’s license state test for the first time. Of this number, 88 of them passed and 54 of them failed.


This is a passing rate of 69% and a failing rate of 31%.
57 people took the Florida broker’s license state exam for a second or for a repeated time.

Only 23 of them passed while 56 of them failed.
This is a pass rate of 38% and a fail rate of 34%.

June 2020 Sales Associate License Exam Performance Summary

June 2020 Exam Performance Summary

In June of 2020, 1,646 individuals took the Florida Real Estate exam for the first time. Of this number, only 1,015 of them passed while 631 of them failed.


This is a passing rate of 62% and a failing rate of 38%.


1,090 took the same Real Estate test for a second or for a repeated time. Only 436 of them passed while 654 of them failed.


This is a pass rate of 40% and a fail rate of 60%.

June 2020 Brokers License Exam Performance Summary

In June 2020, 161 managed to take the Florida broker’s license state test for the first time. Of this number, 105 of them passed and 56 of them failed.


This is a passing rate of 65% and a failing rate of 35%.
109 people took the Florida broker’s license state exam for a second or for a repeated time. 44 of them passed and 65 of them failed.


This is a passing rate of 40% and a failing rate of 60%.

We have our first Classroom class since March at The Climer School of Real Estate, Monday, May 18th.

The Climer School of Real Estate is Open again, Post COVID-19 Shut Down

We have gone to great lengths to be careful regarding the coronavirus and the safety of our staff, our instructor, and our students. We are only registering at half our class set up capacity.


The most that we register for our Pre-License classes in our main classroom is 64. This number is much less than the Fire Marshall declared was the maximum capacity of the room.


We are not going with half the Fire Marshall’s number; we are going with half of our number. As such, 32 will be the maximum number of students allowed.


We ask that everyone wear a mask. We will be providing masks and gloves. Our staff will be wiping down all surfaces at the end of the day with Clorox spray and wipes. The students will be arranged in a staggered seating setting to maximize social distancing between themselves and the instructor. They will not be allowed to move their seats.


Hand sanitizers will be everywhere. If you think of something else that we could be doing, please let us know.


You can still sign up for our 2-week sales associate Real Estate Class starting Monday, May 18th at our Orlando main campus location. This is an immensely popular schedule. Monday to Friday, from 9 AM to 3 PM.


We are registering for our 1-week sales associate Real Estate Class at our Orlando Main Campus also starting June 1st. Andy Brown, the 2019 National Real Estate Educator of the year, will be the instructor for this Class.


We have another one of our wildly popular 8-week, night Class beginning Tuesday, May 26th. These Classes are Tuesdays and Thursday nights and they run from 6 PM to 10 PM. 


We have another two-week Real Estate Class that we are registering beginning June 8th at our Orlando main campus location.


We have a Spanish-language two-week Real Estate Class also beginning July 20th, also at our Orlando main campus location, from 9 AM to 3 PM Monday through Friday.


We are not quite ready to begin scheduling and registering Real Estate classes at our satellite branch locations. We still feel that it is more prudent and safer to wait a little bit longer.


We also have plenty of our famous 2-day Weekend State Exam Review Classes coming up. The next one is Saturday and Sunday, May 30th and 31st. These are open to any student from any other school in Florida!


We also know that a lot of individuals prefer to take their class online. There are pros and cons to this.

Pearson Vue, the Bureau of Education & Testing (BET), the Florida Division of Real Estate (DRE), and the Department of Business and Professional Regulation (DBPR) released their February 2020 Exam Performance Summary numbers for the Florida Real Estate license state exam. The numbers are depressing as usual.



This is exactly why The Climer School of Real Estate remains the best Real Estate school in the entire state of Florida. We are the only Real Estate school in Florida that focuses on teaching our students how to beat and PASS the state exam. We don’t teach you to be an expert in the book. That is our job, not yours. Your job is to pass the state exam one time.



Also, we are not a COMPETING BROKERAGE! This is critical. I recommend thinking twice before going to a real estate school that is connected with a Brokerage. I cannot stress enough how important this is. Competing Brokerages with a sideline real estate school are not as good at teaching you what you need to know to pass because they are a real estate sales company. They just want you to sign with them.

I also believe that if the state of Florida and the question writers in Florida Real Estate wanted more people to pass, then more people would pass. It’s a good thing they don’t want more people to fail. I’m sure they can make that happen as well.

First Time Florida Sale Associate Real Estate License State Exam Test Takers

In February 2020, 2,649 people took the Florida Sale Associate Real Estate license state exam for the first time. 1,361 of them passed and 1,288 of them failed. This is a passing rate of 51% in a failing rate of 49%.


This is really the same as usual: very bad.

Second Time and Repeated Florida Sale Associate Real Estate License State Exam Test Takers

2,697 people took the Florida Real Estate Sale Associate state exam for second or for repeated time. 874 of them passed while 1,823 of them failed. This is a passing rate of 32% with a failure rate of 68%.


This is just downright depressing. How can so many people fail the exam even after they’ve already been through the experience one time? It has to be their school and their training.

First Time Florida Brokers License State Exam Test Takers

224 people took the Florida Real Estate brokers license state exam for the first time in July. 139 of them passed and 85 of them failed. This is a passing rate of 62% for first timers with a failure rate of 38% for first timers.


Again, this is in the normal range. I guess most of the 38% did not come to the Climer School.

Second Time and Repeated Florida Brokers License State Exam Test Takers

198 individuals took the Florida Real Estate brokers state exam for second time or for repeated time. Only 72 of them passed while 126 of them failed. This is a passing rate of 36% with a failure rate of 64%.


This is so bad. How can so many people fail the multiple-choice exam? Again, has to be their school choice and their training.


If you did not read this blog last month, this covers an entire calendar year however it is from the middle of the last year to the middle of this year.

Toastmasters International is almost 100 years old

Toastmasters International is a nonprofit organization that develops leadership skills and self-confidence through helping individuals become more confident has speakers. At the moment, Toastmasters has approximately 360,000 members in almost 17,000 local clubs in almost 150 countries.

I am a Toastmaster. I directly attribute my success in real estate education to my years in Toastmasters and the help and mentorship that I received from my fellow Toastmasters. This is one of the main reasons why The Climer School of Real Estate has become the best Real Estate School in Florida.

 Toastmasters was founded by a young man named Ralph C Smedley on March 24, 1905. These meetings were very beneficial and was held at the YMCA in Bloomington, Illinois. Mr. Smedley moved to Santa Ana California in 1922 and created the official Toastmasters. The first official Toastmasters International meeting of the club number one it is credited on October 22, 1924. Check out its 90 year history

 Since then, Toastmasters International has helped hundreds of thousands of people become more confident and competent as leaders and speakers.


 I also believe that every single real estate agent should join a Toastmasters club and practice their public speaking skills. My students know that is my strong belief that no one anywhere can never be as successful as possible that they cannot move people with their words. It doesn’t matter if it’s in business, government, civic, church, or anything. You have to be able to move people with your words to rise to the highest level of success possible.

 Public speaking isn’t necessarily standing on the stage and speaking to a crowd of thousand people. When you’re in real estate, every listing presentation in every conversation with a potential buyer prospect is a form of public speaking. You can always get better, and you should.


 There are around 100 clubs in Central Florida. They meet at various times of the day, every day of the week. Fortunately for Central Florida real estate agents, the Orlando Regional Realtors® Association (ORRA) hosted his own Toastmasters group that is open to everyone. The name of the club is Leaders In Communication.

They meet faithfully every Tuesday during lunch hours, from 12:00 to 1:30.


 I strongly urge you to consider printing and filling out the application, attending as a guest, and get a feel for what’s going on. Then I strongly urge you to join the club.


 This suggestion is double and triple for those of you who are terrified of public speaking but a little voice inside is telling you, “you need to do this, and you know it.”


 There is a reason why this little voice is speaking to you. Just do it! Survey after survey, study after study, the number one fear in adults continues to be the fear of public speaking. The number two fear in adults continues to be the fear of dying.


 We have a joke in Toastmasters. “Most people would rather be in the casket than on the stage delivering the eulogy.” It’s funny because it’s true.


 By the way, it’s not enough just to not be afraid to speak in front of people. You have to be effective at speaking from the people as well.


 When you join Leaders In Communication and start getting some experience and practice at this art, you are going to be better than 90% of your peers and competitors. Because they are not doing this even though they need to.

 It would be wonderful if you would consider going to the local ORRA Toastmasters club, Leaders In Communication. I was there at the beginning and we need to get this club robust and vibrant and healthy again.



 Not to mention you will love the people in the organization. Individuals don’t stay in Toastmasters for 10 or 15 or 20 years or more because of the thought of being able to deliver another speech. It is because of the individuals. Toastmasters seems to attract extraordinary people.

When senior citizens choose to downsize, one of the first (and biggest) decisions they have to make is what to do with their current home. Should they put it on the market? Rent it? Keep it in the family? There are a lot of details that can help determine the best option for a senior - such as where they’re moving, their budget, and their home’s condition - and it’s a decision that should be made carefully.

Most homeowners realize their property serves two purposes: Your house is the place you call home, but it’s also an investment. When we’re young, we tend to focus primarily on the first reason for home ownership. For seniors, though, it can be smart to start thinking about how your home can also serve as an investment, especially if you’re planning to downsize. When you’re ready to find a place that’s better suited to aging in place, Forbes explains how your home is a source of equity that you can use to your advantage.

Are the Market Conditions Right for Selling?

Some real estate agents will tell you there’s never a bad time to sell, but market conditions can make a difference in how quickly you sell and the price you get. Currently in Orlando, homes are selling for an average of $257,000. Other market factors can impact your potential for selling as well, such as the local economy, mortgage rates, and even the time of year. Since you’re looking to sell in Florida, you don’t have to avoid selling in the winter, since you won’t need to contend with harsh conditions like snow and ice. However, local conditions can make a difference depending on trends in your area.

How to Get the Greatest Windfall - Sell Now or Rent?

The answer to this question is that it depends. In addition to market conditions that influence your potential sales price, you also want to consider what the rental market is like in your area. Money Crashers recommends searching for comparable rental homes near where you live to get an idea of what you can anticipate bringing in. If you live in an area that’s popular with tourists, you may even want to consider renting it as a vacation home rather than a full-time rental.

Once you have a general idea of how much you can expect to earn through rent, you also want to make sure you know how much it will cost you. Besides paying the mortgage (if you don’t own the home free and clear), don’t forget about property taxes, maintenance (for instance, if a dishwasher needed repairing, it could cost $150-$200) , and any costs associated with being a landlord, such as rental income taxes, marketing, and accounting. If you come out netting a profit once all expenses are accounted for, renting the property may be a smart way to generate extra income in retirement while holding onto your home as an asset that can serve you in the future.

Other Logistics

Even after you’ve run the numbers, don’t forget that there are logistical issues that might make one option better than the other. For example, if you’re thinking about renting out your home, would you manage it yourself, or would you need to hire a property manager? Since you’re downsizing, you probably also have more possessions than you can keep in your new home. If you plan on selling, have you considered what to do with those things you can’t take? If you rent it out, would you keep it furnished? These are just a few of the many logistical issues to think about before making a decision.

How Do You Feel About Selling?

The financial impact of whatever you decide should work out in your favor, but regardless of the numbers, how do you feel about selling vs. keeping the home? Letting go of your family home is a highly emotional decision, not to mention the added stress that can come from the process of selling. On the other hand, many seniors downsize in part because they want to simplify life. In this case, keeping a home as a rental may be more of a burden than you want right now.

We know that there are a lot of questions to consider, and that can be overwhelming when you’re making such a big decision. Of course, you want to make sure you do what makes sense financially, but don’t discount the emotional factor as well. All in all, look at this as an opportunity to fund your future as you downsize and start the next adventure.
