Bill Christen is the new Head Instructor and Ale Cevallos is the new Administrative Office Supervisor.


And, we have a lot of Classes in January 2020 and the beginning of February! All are approved, sanctioned, and condoned by the DPBR, the DRE, and the FREC. You will be more prepared for your state exam at Pearson Vue than anywhere else you could go.


 You can take our one-week sales associate Real Estate Class starting January 6 at our Orlando main campus location. Andy Brown, the 2019 National Real Estate Educator of the Year, will be the instructor for this class.


 We have a two-week sales associate Real Estate Class at our Oviedo campus also starting January 6. This Class will run from 3 to 9.


 We have another one of our wildly popular eight weeknight Classes beginning Tuesday, January 7. These Classes are Tuesdays and Thursday nights and they run from 6 PM to 10 PM.


 We have a two-week Real Estate Class beginning January 13 at our Orlando main campus location. This Class runs from 9 AM to 3 PM.


 We have a Spanish-language two-week Real Estate Class also beginning January 13, also at our Orlando main campus location, from 9 AM to 3 PM Monday through Friday.


 We have a three-week Real Estate Class at our DeLand campus beginning Monday, January 13.


We have a special, 4 weekend Real Estate Class at our Orlando main campus beginning January 8.


This Class will run on Saturdays from 8 to 5 and on Sunday from 9 to 3, for 4 weekends. We tried this once before, and it was incredibly popular.


 We have a special, 5-week Real Estate Class at our Clermont location starting January 21. 


We have another one-week Real Estate Class at our Orlando main campus beginning Monday, January 27.


 We have a two-week Real Estate Class at our new city campus location beginning Monday, January 27.


 We have a four-week livestream in Real Estate Class beginning February 3.


 Our first Spring 2020 “Renewal Season” host 45 Class starts Monday, February 3 at our Orlando main campus! This is the greatest Class you will ever have to take.

Bill Christen, Climer School of Real Estate Head Instructor

Bill Christen was born into central Florida Real Estate. His father was a broker and a very busy appraiser. Bill would accompany his father on the many jobs. He learned the Real Estate business growing up.


 What he discovered was that his heart and his passion was in instructing. He is been instructor at the Climer School of Real Estate for two years. Before that he had his own School.


 Bill loves the PASS F.A.S.T.™ technology, methodology, and philosophy that the Climer School of Real Estate embraces, not only for teaching our students to pass and be the state exam faster and easier but also for the way we train all of our instructors in it.


 Bill will be taking over the responsibility of training new instructors and guiding them through our proprietary system, quality control for new and existing instructors, along with many other responsibilities.


 The Climer School of Real Estate team could not be more excited.

Ale Cevallos

Ale Cevallos

Ale (pronounced ‘Ally’) Cevallos has also been with the Climer School of Real Estate for two years. She is a natural leader and supervisor, and will be taking over a lot of the day to day operations of the office and of the School.


Ale is gifted at solving problems and issues smoothly and easily and the students love her and her staff, Kristina and Emily.



 Andy Brown and Pam Matera will be around a lot. However, Bill and Ale’s new roles are going to allow them to work on bigger picture projects, including continuing the expansion in the state of Florida.

If you know anyone that is ready to get their Real Estate License, they should register now. We get many sold-out classes in a row in January! The beginning of the new year is always crazy.


Pearson Vue, the Bureau of Education & Testing (BET), and the Florida Division of Real Estate (DRE) ( the DBPR) released the Exam Performance Summary numbers for the Florida Real Estate license state exam for all test takers for November 2019. The numbers are as depressing as usual.


I believe that the pass rates are so low, and the fail rates are so high because the question writers for the state exam seem are more interested in tricking you into a wrong answer than they are at testing your actual knowledge.


I also believe that if the state of Florida and the question writers in Florida Real Estate wanted more people to pass, then more people would pass. It’s a good thing they don’t want more people to fail. I’m sure they can make that happen as well.


This is exactly why The Climer School of Real Estate remains the best Real Estate school in the entire state of Florida from Pensacola to Key West. We are the only Real Estate school in Florida that focuses on teaching our students how to beat and PASS the state exam. We don’t teach you to be an expert in the book. That is our job, not yours. First Time Florida Sale Associate Real Estate License State Exam Test Takers

In November 2019, 2603 people took the Florida Sale Associate Real Estate license state exam for the first time. 1330 of them passed and 1279 of them failed. This is a passing rate of 51% and a failing rate of 49%.


Unfortunately, this is too normal.

Second Time and Repeated Florida Sale Associate Real Estate License State Exam Test Takers

2876 people took the Florida Real Estate Sales Associate state exam for second or for repeated time. 949 of them passed while 1927 of them failed. This is a passing rate of 33% with a failure rate of 67%.


This is just downright depressing. Why do so many people fail the exam even after they’ve already been through the experience one time? It has to be their school and the way they are taught.

First Time Florida Brokers License State Exam Test Takers

264 people took the Florida Real Estate brokers license state exam for the first time in November. 161 of them passed and 103 of them failed. This is a passing rate of 61% for first timers with a failure rate of 39% for first timers.


Again, this is in the normal range. I guess many of them in the 103 did not come to the Climer School.

Second Time and Repeated Florida Brokers License State Exam Test Takers

218 individuals took the Florida Real Estate brokers state exam for second time or for repeated time. Only 75 of them passed while 143 of them failed. This is a passing rate of 34% with a failure rate of 66%.


This is so bad. How can so many people fail the multiple-choice exam? Again, has to be their school choice and their training.

Toastmasters International is almost 100 years old

Toastmasters International is a nonprofit organization that develops leadership skills and self-confidence through helping individuals become more confident has speakers. At the moment, Toastmasters has approximately 360,000 members in almost 17,000 local clubs in almost 150 countries.

I am a Toastmaster. I directly attribute my success in real estate education to my years in Toastmasters and the help and mentorship that I received from my fellow Toastmasters. This is one of the main reasons why The Climer School of Real Estate has become the best Real Estate School in Florida.

 Toastmasters was founded by a young man named Ralph C Smedley on March 24, 1905. These meetings were very beneficial and was held at the YMCA in Bloomington, Illinois. Mr. Smedley moved to Santa Ana California in 1922 and created the official Toastmasters. The first official Toastmasters International meeting of the club number one it is credited on October 22, 1924. Check out its 90 year history

 Since then, Toastmasters International has helped hundreds of thousands of people become more confident and competent as leaders and speakers.


 I also believe that every single real estate agent should join a Toastmasters club and practice their public speaking skills. My students know that is my strong belief that no one anywhere can never be as successful as possible that they cannot move people with their words. It doesn’t matter if it’s in business, government, civic, church, or anything. You have to be able to move people with your words to rise to the highest level of success possible.

 Public speaking isn’t necessarily standing on the stage and speaking to a crowd of thousand people. When you’re in real estate, every listing presentation in every conversation with a potential buyer prospect is a form of public speaking. You can always get better, and you should.


 There are around 100 clubs in Central Florida. They meet at various times of the day, every day of the week. Fortunately for Central Florida real estate agents, the Orlando Regional Realtors® Association (ORRA) hosted his own Toastmasters group that is open to everyone. The name of the club is Leaders In Communication.

They meet faithfully every Tuesday during lunch hours, from 12:00 to 1:30.


 I strongly urge you to consider printing and filling out the application, attending as a guest, and get a feel for what’s going on. Then I strongly urge you to join the club.


 This suggestion is double and triple for those of you who are terrified of public speaking but a little voice inside is telling you, “you need to do this, and you know it.”


 There is a reason why this little voice is speaking to you. Just do it! Survey after survey, study after study, the number one fear in adults continues to be the fear of public speaking. The number two fear in adults continues to be the fear of dying.


 We have a joke in Toastmasters. “Most people would rather be in the casket than on the stage delivering the eulogy.” It’s funny because it’s true.


 By the way, it’s not enough just to not be afraid to speak in front of people. You have to be effective at speaking from the people as well.


 When you join Leaders In Communication and start getting some experience and practice at this art, you are going to be better than 90% of your peers and competitors. Because they are not doing this even though they need to.

 It would be wonderful if you would consider going to the local ORRA Toastmasters club, Leaders In Communication. I was there at the beginning and we need to get this club robust and vibrant and healthy again.



 Not to mention you will love the people in the organization. Individuals don’t stay in Toastmasters for 10 or 15 or 20 years or more because of the thought of being able to deliver another speech. It is because of the individuals. Toastmasters seems to attract extraordinary people.

Pearson Vue, the Bureau of Education & Testing (BET), and the Florida Division of Real Estate (DRE) along with the Florida Real Estate Commission (FREC) released the Exam Performance Summary numbers for the Florida Real Estate license state exam for all test takers for October 2019. The numbers are as dismal as usual.

I believe that the pass rates are so low, and the fail rates are so high because the question writers for the state exam seem are more interested in tricking you into a wrong answer than they are at testing your actual knowledge.

I also believe that if the state of Florida and the question writers in Florida Real Estate wanted more people to pass, then more people would pass. It’s a good thing they don’t want more people to fail. I’m sure they can make that happen as well.

First Time Florida Sale Associate Real Estate License State Exam Test Takers

In October 2019, 3,285 people took the Florida Sale Associate Real Estate license state exam for the first time. 1676 of them passed and 1609 of them failed. This is a passing rate of 51% and a failing rate of 49%.

Unfortunately, this is normal.

Second Time and Repeated Florida Sale Associate Real Estate License State Exam Test Takers

3,524 people took the Florida Real Estate Sales Associate state exam for second or for repeated time. 1114 of them passed while 2410 of them failed. This is a passing rate of 32% with a failure rate of 68%.

This is just downright depressing. Why do so many people fail the exam even after they’ve already been through the experience one time? It has to be their school and the way they are taught.

First Time Florida Brokers License State Exam Test Takers

297 people took the Florida Real Estate brokers license state exam for the first time in October. 186 of them passed and 111 of them failed. This is a passing rate of 63% for first timers with a failure rate of 37% for first timers.

Again, this is in the normal range. I guess many of them in the 37% did not come to the Climer School.

Second Time and Repeated Florida Brokers License State Exam Test Takers

1237 individuals took the Florida Real Estate brokers state exam for second time or for repeated time. Only 90 of them passed while 147 of them failed. This is a passing rate of 38% with a failure rate of 62%.

This is so bad. How can so many people fail the multiple-choice exam? Again, has to be their school choice and their training.

Keep it in the family? There are a lot of details that can help determine the best option for a senior - such as where they’re moving, their budget, and their home’s condition - and it’s a decision that should be made carefully.

Most homeowners realize their property serves two purposes: Your house is the place you call home, but it’s also an investment. When we’re young, we tend to focus primarily on the first reason for home ownership. For seniors, though, it can be smart to start thinking about how your home can also serve as an investment, especially if you’re planning to downsize. When you’re ready to find a place that’s better suited to aging in place, Forbes explains how your home is a source of equity that you can use to your advantage.

Are the Market Conditions Right for Selling?

Some real estate agents will tell you there’s never a bad time to sell, but market conditions can make a difference in how quickly you sell and the price you get. Currently in Orlando, homes are selling for an average of $257,000. Other market factors can impact your potential for selling as well, such as the local economy, mortgage rates, and even the time of year. Since you’re looking to sell in Florida, you don’t have to avoid selling in the winter, since you won’t need to contend with harsh conditions like snow and ice. However, local conditions can make a difference depending on trends in your area.

How to Get the Greatest Windfall - Sell Now or Rent?

The answer to this question is that it depends. In addition to market conditions that influence your potential sales price, you also want to consider what the rental market is like in your area. Money Crashers recommends searching for comparable rental homes near where you live to get an idea of what you can anticipate bringing in. If you live in an area that’s popular with tourists, you may even want to consider renting it as a vacation home rather than a full-time rental.

Once you have a general idea of how much you can expect to earn through rent, you also want to make sure you know how much it will cost you. Besides paying the mortgage (if you don’t own the home free and clear), don’t forget about property taxes, maintenance (for instance, if a dishwasher needed repairing, it could cost $150-$200) , and any costs associated with being a landlord, such as rental income taxes, marketing, and accounting. If you come out netting a profit once all expenses are accounted for, renting the property may be a smart way to generate extra income in retirement while holding onto your home as an asset that can serve you in the future.

Other Logistics

Even after you’ve run the numbers, don’t forget that there are logistical issues that might make one option better than the other. For example, if you’re thinking about renting out your home, would you manage it yourself, or would you need to hire a property manager? Since you’re downsizing, you probably also have more possessions than you can keep in your new home. If you plan on selling, have you considered what to do with those things you can’t take? If you rent it out, would you keep it furnished? These are just a few of the many logistical issues to think about before making a decision.

How Do You Feel About Selling?

The financial impact of whatever you decide should work out in your favor, but regardless of the numbers, how do you feel about selling vs. keeping the home? Letting go of your family home is a highly emotional decision, not to mention the added stress that can come from the process of selling. On the other hand, many seniors downsize in part because they want to simplify life. In this case, keeping a home as a rental may be more of a burden than you want right now.

We know that there are a lot of questions to consider, and that can be overwhelming when you’re making such a big decision. Of course, you want to make sure you do what makes sense financially, but don’t discount the emotional factor as well. All in all, look at this as an opportunity to fund your future as you downsize and start the next adventure.

Poodle and Pooch Rescue of Florida Saves the Throwaways Nobody Wants

For Five Years, the Climer School of Real Estate has been supporting Poodle and Pooch Rescue of Florida

It is amazing how many pets are discarded or dropped off every day, and how many dogs are abused by humans.

Pam Matera and Andy Brown, (the owners of The Climer School of Real Estate) are animal lovers. They love dogs and cats. When they were ready to get their first dog together, they made list of what they were looking for.

They wanted a smaller dog and realized they needed a dog that didn’t shed. They were hoping to be able to take their dog up to the office with them on a day-to-day basis.
They also realized they were looking for an older dog because they really were not in a position to handle the energy of a puppy or the constant needs of a puppy.

While they were talking about this, they also realized that one issue that was on both of their hearts was to rescue a dog that needed a new, good home. There are so many dogs in this position, patiently waiting for a loving home and family.

Good friends of theirs, Bree and Joel Goldstein, were foster parents for a local organization called Poodle and Pooch Rescue of Florida. At times Bree and Joel had up to three dogs that they were actively fostering, in addition to their own dog, who were waiting for adoption for their own forever family.

We went over for a dinner party one night and we discovered Quincy. Quincy latched onto Pam, laying on her lap all night, and got into both of our hearts. We talked about it and we were both thinking the same thing: we wanted to adopt Quincy.

We told our friends and they were overjoyed and ecstatic. Quincy was setting records for being fostered as nobody wanted him because he had so many problems. When we contacted Poodle and Pooch and applied for Quincy, they thought it was a prank.

Nobody wanted Quincy. Quincy was already 13 years old. He had bad knees, bad hips, didn’t see too well, had a chronic sinus infection, and was slightly (meaning extremely) cantankerous. But there was something about him.

Our friends Bree and Joel actually had to convince Poodle and Pooch that they knew us and that we were serious.

When we picked him up, we were told that it didn’t work out in a couple of days they would understand, and we could return him. We had no intentions of returning him.

After we informed Poodle and Pooch that we were keeping Quincy, it was then that they told us about how we really did save his life. He had been rescued from one of the worst animal shelters in Georgia and was in such bad condition that he had to be flown down to Florida.

By angelic happenstance, we even found a YouTube video on the Poodle and Pooch YouTube channel of Quincy being rescued in Georgia and they delivered to his saviors in Florida.

It broke our hearts all over again. It was also after he became 'permanent' that our friends Brie and Joel told us that when they got Quincy, they had to sleep with him on the bathroom floor for two nights in a row because he was in such bad shape they did not think he would survive the night.

We took a dog that no one wanted and that was on the verge of dying and turned him into one of the most amazing pets anyone has ever met. No one can explain why, but Quincy got into everyone’s heart.

We think it’s because the souls of older dogs realize what is going on and appreciate the quality of life at the end of their years is being gifted to them.

Sadly, we had to say goodby to Quincy too early as his stomach twisted. It took us a few months of grief but when we were ready, we went back to Poodle and Pooch Rescue. We now have Randall.

We renamed him Randall from Rascal because our new favorite TV show is 'This Is Us' and Randall is the adopted one of the trio.

Randall is now 16 years old and he is been with us for three years. He has lived longer than he should because of the quality of life he now enjoys with a loving family and a safe home.

The changes in Randall over time as he finally chose to trust us and let himself be safe and loved are astounding.

Both of these older dogs were neglected and abused. It took them a long time to learn to trust us with their safety and their hearts. But it was worth it. For us and for them.

We love rescuing the older dogs that have been abused and neglected because not as many people want them yet they still need and deserve a safe and loving home.

Many people want to adopt the younger dogs because they have young families. We understand. The older dogs are the ones that are on our hearts so that is the way the we serve and help.

Poodle and Pooch Rescue is an outstanding organization and they work miracles on a daily basis for dogs that have been thrown away by their owners and by society. The September 2019 Exam Performance statistics are released. They are telling and they are ugly.

In September 2019, 2520 people took the Florida Sale Associate Real Estate license state exam for the first time. 1232 of them passed and 11288 of them failed. This is a passing rate of 49% in a failing rate of 51%.

Unfortunately, this is normal.

Second Time and Repeated Florida Sale Associate Real Estate License State Exam Test Takers

2742 people took the Florida Real Estate Sale Associate state exam for second or for repeated time. 854 of them passed while 1888 of them failed. This is a passing rate of 31% with a failure rate of 69%.

First Time Florida Brokers License State Exam Test Takers

202 people took the Florida Real Estate brokers license state exam for the first time in September. 119 of them passed and 83 of them failed. This is a passing rate of 59% for first timers with a failure rate of 41% for first timers.

Again, this is in the normal range. I guess many of them in the 41% did not come to the Climer School.

Second Time and Repeated Florida Brokers License State Exam Test Takers

185 individuals took the Florida Real Estate brokers state exam for second time or for repeated time. Only 70 of them passed while 115 of them failed. This is a passing rate of 38% with a failure rate of 62%.

This is so bad. How can so many people fail the multiple-choice exam? Again, has to be their school choice and their training.
