Florida Real Estate Exam Pass Fail Results For The First Six Months of 2013

     Between January 1st  and June 30th of 2013, , nine thousand five hundred and sixty seven Florida real estate license exam applicants took the Florida real estate sales associate exam. Three thousand eight hundred and eighty five passed.  They all paid $31.50 for the experience.  Forty one per cent of these first time test takers passed. 

     The Department of Business and Professional Regulation reported that eleven thousand three hundred and eight people took the Florida real estate sales associates exam for the second or third or fourth or fifth or sixth time.  We call these people repeat test takers.  Three thousand three hundred and ninety two repeat test takers passed.  That is a 30% pass rate.  This is the news from the DBPR for the first six months of 2013. Thirty one dollars and fifty cents was paid by all of these repeat test takers every time.

     If you are planning on taking your Florida real estate exam soon, you need to study.  You need to study the right stuff.  You need to study what is on the Florida real estate exam.  The Florida real estate exam is not like other state exams.  In many states they have a state exam and a national exam.

     If you took your basic online real estate course from a school that teaches for a national test, welcome to Florida.  The Florida real estate exam is just for Florida.  If you did not take your basic real estate school from a Florida real estate school, you better start studying Florida material.

     A good place to start is to watch the twelve free real estate math videos that I have posted on You Tube.  Ten per cent of the Florida real estate exam is math.  You might as well get 100% of the math correct.  If you watch and pay attention to these free videos, you can get one hundred per cent of the math right.  How did you do on the math last time? The Mistaken Florida Real Estate School Course.

     Do you realize that you have made a mistake?  You signed up for that bargain real estate license class from that real estate school in Timbuktu.  You are studying stuff that is not only boring, you are not sure it is even on the Florida real estate exam.

Florida Real Estate Exam

     Can I pass the Florida real estate exam first time?   The pass rate last month (July 2013) was 44% for first time takers and 27% for retakers.

     How can I know if I am ready for the Florida real estate exam?  You could take Climer School of Real Estate's free practice test at my website,  www.climerrealestateschool.com.  If you take that free exam and fail it, what does that mean?  It means you are not ready to go pay Pearson Vue $31.50 to take the Florida real estate test.

     What should you be studying?  If you took your basic real estate course from a real estate school that is not in Florida, it would probably be a good idea to start studying what is on the Florida real estate exam.

Florida Real Estate Class You Get What You Pay For.

     There is an old story about a young couple that were very much in love on a south sea island a few hundred years ago.  In this agricultural society, the local tradition required a young man to buy his bride from her father.  The money of the realm was usually barter.  People would trade cows and goats and chickens for what they wanted.

     When a young man went to barter with his future father in law, a very beautiful young bride would fetch a price of five maybe six cows.  A not so pretty young wife, a price of three or four cows would be enough.

     As Johnny and Linda were seen around the island, the local gossipers would speculate as to how much Johnny would offer Linda's father for her hand in marriage.  Most would guess two maybe three cows.  Linda was a rather plain looking girl and Johnny was not only the most handsome young man around he was also a very successful farmer and merchant. 

     The local gossipers would speculate that he would negotiate The price of Linda down to one or two cows and maybe a couple of goats.

     One day during the annual harvest festival, Johnny walked up to Linda's father and announced among many onlookers. " I will offer you eight cows for Linda's hand in marriage.'.  A deal was struck and the wedding date was set.

     After the wedding, it almost seemed like Linda got prettier and prettier.  Within a couple of years , Linda was considered to be one of the prettiest women  on the island.  Johnny and Linda enjoyed a happy marriage.  They had many children. Johnny's business continued to thrive.

     One day Johnny was reminiscing with some old friends.  They asked him why did he offer so for Linda's hand in marriage.  Even after all these years, eight cows was the most that any young man had ever paid for his bride.   Johnny told his friends that he loved Linda very much but he wanted a eight cow wife.

The Best Neighborhood in Longwood, Florida

     Or is it in Lake Mary?  It is across the street from Alaqua Lakes.  It is across the lake from Lake Rice Estates.  The name of the neighborhood is Ravensbrook.

     Who lives there?  Judges,doctors, lawyers,developers,  architects, and super salesmen live in Ravensbook.  How long have they lived in Ravensbrook?  They have lived there a long time.  Bob Cushman, the original developer has lived in Ravensbrook since 1967.  My brother has lived in Ravensbrook since 1982.  Why do people stay in Ravensbrook in south Seminole county so long?  They stay there because Ravensbrook is the best neighborhood in south Seminole county.  It is the best neighborhood in Longwood.  Ravensbrook is the best neighborhood in Lake Mary.

     Ravensbook is a half mile south of Lake Mary Blvd. off Markham Woods Road.  It is a half mile south of the Heathrow fire station.  Ravensbrook is on the southern shore of Lake Rice.

     When you drive into Ravensbrook on Stone Gate South, you notice the large oak trees that line the street.  How did those trees get there?  Twenty five years ago, they were planted by one of the residents.  He knew he would be living in Ravensbrook when the trees matured.

     Sand hill cranes roam the neighborhood and visit with the residents.  There is a common area lakefront lot if you want to go fish in Lake Rice.  There are very few deed restrictions.  Modern neighborhoods have more rules than anyone needs.  If your brother in law comes to visit in his forty foot motor home, you can leave it in the driveway for a couple of days.  If you go out and buy a 1949 Studebaker and leave it in the driveway for a week, the committee is not going to stop by with a citation and a fine.  There is no committee.

     Bob Cushman created Ravensbrook back in 1967.  He stills lives in Ravensbrook.  He had a few deed restrictions like minimum square feet etc.  He didn't prohibit bird houses.  Who would want to live in a neighborhood where you can't have Martin houses to attract these wonderful birds?    How else can you control mosquitoes?  Martins eat mosquitoes.

     Ravensbrook is the perfect neighborhood.  In 1982, a young doctor bought a house in Ravensbrook from Judge Rumberger.  What a fortunate day.  He and his wife fell in love with Ravenbrook.  It was so convenient to everything.  You could be at the Sanford Hospital in a few minutes.  You could be at the Longwood hospital even quicker.  South Seminole hospital in Altamonte Springs was just a hop and a skip away.  Shopping  is easy.  The Altamonte Mall was just down the road.  Now the Seminole Town Center
is close.  There are plenty of nice restaurants just a couple of miles away.

     Another cool thing that happens in Ravensbrook is many of the residents have a club where they all go out to dinner together once per month as a social event.  That is a much better way to get to know your neighbors than the HOA meeting.  There is no HOA in Ravensbrook.  They don't need one.  The neighbors have class and style.  They know not to park a pick up truck on the front lawn.   

     In 1989, when the young doctor wanted a bigger house, leaving Ravensbrook was not an option.  They bought a lot a few hundred feet away from their current home and Bob Cushman built them a beautiful 3700 square foot house right on the lake.  You should see the sunset views.  Gorgeous is an understatement.

The Florida Real Estate Exam, Analyzing The Questions Correctly

     Many people tell me that all four of the choices for the questions on the Florida real estate exam seem correct or all four choices seem incorrect.  You need to learn to analyze the question choices on the Florida real estate exam.  Is the choice true or false. 

     A student called me yesterday to ask about a question that he encountered on the Florida real estate exam.  The question was about the fair housing act.  When students explain questions to me, I never know if they have the question right or close to right.  The student tells me that the question states," Mr. Real Estate Agent shows a house to an African American prospect in an African American neighborhood in central Florida. The prospect asks a question.   The real estate agent  can assume...........? "

     A. The prospect wants to be in an African American neighborhood.
     B. The prospect does not want to be in a African American neighborhood.
     C. The prospect is concerned about the ethnicity of the neighborhood.
     D.  The prospect likes the architectural style of the house.  

     It is important that you read the Florida real estate exam question carefully.  It is important that you understand the question.  The question is:  what can the real estate agent assume?  The exam question stated that the prospect asked a question.  We don't know what that question was.   Our question is what can the salesman assume.

     A. If the real estate salesman assumes that the prospect wants to be in an African American neighborhood, he is steering.  This is a violation of the Fair Housing Act. This choice is wrong.
     B.  If the real estate agent assumes that the prospect does not want to be in an African American neighborhood, he is steering.  This is a violation of the Civil Rights Act of 1968.  This choice is wrong.
     C.  If the real estate salesman assumes the prospect is concerned about the ethnicity of the neighborhood, he is steering.  This is a violation of Fair Housing Act.  This choice is wrong.
     D. It would be OK for the real estate salesman to assume that the prospect likes the architectural style of the house.  This is not a violation of any law.  This is the best answer.

     As we read this and other questions we wish we could ask questions like," What did the prospect ask?".  We wish we could but we can't.  A smart test taker will not add or subtract to the questions on the Florida real estate exam.  Everything on the Florida real estate exam depends on the choices.  You can't write in an answer.  You have to go with the choices. It is not like one answer is dead right and three are dead wrong.  Which is the best answer?

     As you read the question, make sure you understand the question.  Carefully read the choices and ask yourself,"Is this choice true or false?".  If it is false, it can not be the right answer.

You Squared

     I did one of my recruiting videos on You Tube with Lorraine Castro from Nextage Uptown Realty.  http://www.youtube.com/watch?v=x-l1MoGd-YU&feature=youtu.be  She brought me a small gift, a book.  The book was "You Squared" by Dr. Price Pritchett.

     What a fabulous book!  If you are new in real estate, you need to read this book.  You Squared is a mathematical formula.  The premise of the book is that you can get better, not gradually, but exponentially.  I hope you know what that word means.

     It means you don't add to yourself gradually but rather you can multiply yourself.  The book shows you how.

     At my age, when I read this book, I looked back to times in my life when that happened.  One of the tools for multiplying yourself is taking risks.  There is not much growth in your comfort zone.  Fear is the enemy. Fear is your friend.

Orlando Regional Realtor Association, My First Adventure

   I  have been debating with myself for six months whether or not I would benefit from joining the Orlando Regional Realtors Association. I finally paid my dues and joined ORRA two weeks ago.   When you join the Orlando Regional Realtors Association, one of the benefits is educational opportunities.  They have lots  of seminars.

     I saw this seminar in the seminar catalog for "How To Be Better On Facebook".  It was scheduled for noon to 1:30.  The Orlando Regional Realtors Association requires that you make reservations.  I did not make reservations  for this seminar.  I showed up at noon anyway.  There was four people waiting in the hall.  The clerk added my name to the waiting list.  At 12:15 they let person number one on the waiting list go into the seminar. 

      My fellow waiter asked the clerk if the rest of us could go in.  She said no and explained that we have to wait and see if the twenty four people that have reservations may show up to fill the twenty four empty chairs in the room.  They were already fifteen minutes late. 

     Standing in the hall was a drag so I left.  I missed that seminar.  I wonder if those twenty four people that were fifteen minutes late showed up later.  Who knows.   www.climerrealestateschool.com

Florida Real Estate Exam, Pass Fail Rates For July 2013

     The Florida Department of Business and Professional Regulation has released the results for the Florida real estate exam for July 2013.  Two thousand and thirty four applicants for a Florida real estate license attempted the sales associates exam for the first time in July, 2013.  They all paid $31.50.  Nine hundred thirty five of those real estate license applicants passed.  That is a forty six per cent pass ratio.  That is the best pass rate this year.  Fifty four percent of those test takers were disappointed and unhappy.

     Two thousand four hundred and two tried again for the second or third or fourth or tenth time.  Seven hundred eighty of those passed.  One thousand seven hundred and two failed.  They all paid Pearson Vue $31.50 for the experience. 

     If you are taking the Florida real estate exam any time soon, you do not want to be one of the disappointed ones.  How can you pass the Florida real estate exam the next time you attempt it?  The previous facts should make you understand that this test is no picnic.  You have to study.  You have to study hard.  That is not enough.  You have to study what is on the FLORIDA real estate exam.  If you are studying what is on the California exam, you are doing yourself no good.
