I was reading the June 2017 ‘Men’s Health’ magazine, and came across their section called ‘Useful Stuff’. It had a full-page article called ‘Realty Check’. At first, I thought it read ‘Reality Check’. It did not. It said Realty Check.

I was very interested in reading their tips. I could not believe the very first one. “Many agents are clueless. You have to take a course to get a license. I want to night classes, but I know people who took online courses they bought on Groupon.” You can check it for yourself. Page 42.

 I could not agree more. I am fed up with the many discount, supercheapo, online classes that people are buying taking or that they buy on Groupon because they do not teach the students what they need to know to pass the state exam. They are just interested in taking their money.

 The June 2017 Florida real estate state exam Pass fail examination performance summary has been released from Pearson Vue and the Bureau of Education and Testing (BET). And the results are essentially the same as they always are. I’m very thankful to the author of the article and to ‘Men’s Health’ magazine for highlighting one of the reasons for such poor performance on the state exam.

 In June 2017, 3082 people took the Florida real estate sales associate exam for the first time. 1610 people passed and 1472 people failed. This is a passing rate of 52% and a failing rate of 48%. Same as usual. Terrible.

 2756 people took the same exam for a second or for a repeated time. 916 people passed while 1840 failed. This is a passing rate of 33% and a failing rate of 67%. Atrocious.

248 people took the Florida real estate broker state exam for the very first time. 153 people passed and 95 people failed. This is a passing rate of 62% and a failing rate of 38%. Bad

 153 people took their broker exam for a second or repeated time. 55 of them passed and 98 of them failed. This is a passing rate of only 36% and a failing rate of 64%. This is horrible.

I just believe they are going to terrible school and they should be going to the Climer School of Real Estate. I have said this many times and I have written this many times: I do not think that this is an accident. I believe there are a lot of reasons why the Pass Fail rates are almost always exactly the same regardless of how many people take exam. If people knew how we do things the Climer School of Real Estate and how we are so different from the other schools, and our success rate, and our happy students, I believe it could most of the schools out of business.

 I have some other numbers for you if you’re reading this blog and are interested. By the end of June 2017, Florida had a total of 180,073 licensed active sales associates. Florida had a total of 20,000 licensed active broker associates. And Florida had a total of 40,141 licensed active brokers.

This is a total of 240, 214 total active licensees. This is an increase in total active licensees of 1939 from May 2017. These were only active licensees.

Florida also had 75,018 current in active sales associates, 17,563 involuntarily in active sales associates, 90 sales associates on suspension and 37 on probation. This increases the number by a little bit, doesn’t it.

 Florida had 5299 current in active broker associates, 1577 involuntarily in active broker associates, 2 on suspension and 5 on probation.

 Florida also has 3455 current in active brokers, 2545 involuntarily in active brokers, and another 12 on suspension and 30 on probation.

 This is a lot of licensees. This means a lot of competition. You owe it to yourself to start off right and go to a good school.

 When you have a lot of licensees in the state of Florida and intersect real estate will there’s a lot of people doing a lot of wrong things and a lot of bad things. So, I thought you might like to know the numbers for the FREC investigation trends.

 In June 2017, The Division of Real Estate (DRE) received 296 complaints. A total of 540 active cases are under active investigation. 10 of these cases have been under investigation for over a year. And unfortunately, the division of real estate only has 34 total investigators. This is why not only do cases take so long but why so many people get away with doing the wrong thing.

 If you see someone real estate acting illegally on unethically, you should turn them in. They hurt the customers, they hurt our industry, and they hurt you.

 The other half of the DRE investigators have to do with brokers escrow accounts. There were only 19 inspections in June 2017 and only eight audits. So far from January to June, there’s only been 131 brokers escrow account investigations and only total of 49 audits.

 There is a total of 26,033 real estate brokerage corporations and 63 active real estate brokerage partnerships. I would imagine that with over 26,000 brokerages, there are more than 19 escrow accounts that require a good investigation and audit.

One more little bit of information you might enjoy. There is plenty of unlicensed activity going on as well. In June 2017, the division of real estate we see 62 complaints on unlicensed activity. There were 89 complaints in May 2017.

 I would say that it takes a few months for step one in the investigation process to be completed. This is the step where they decide whether the complaint is legally sufficient.

In May 2017, they determined that 37 of the ongoing cases were legally sufficient however in June 2017 only 14 of them were legally sufficient.

 Most people believe that there are hundreds and hundreds of instances of unlicensed activity going on in every major city and Metropolitan statistical area. So, this is a drop in the bucket. Once again, we need to police ourselves and clean up our own. If you see something turn them in.

Why is the Pass Fail rate for first-time Florida real estate state exam test takers is 50% / 50% and the pass fail rate for second and repefor the past many number of years, even though about 2,700 people took the Florida real estate exam for the first time every single month and about 2,800 people take the Florida real estate exam for a second or for a repeated time every single month, month after month, the pass fail rate is the same: atrocious.

I have learned that for the most part people fail the Florida real estate exam for at least one of three reasons, and those 3 reasons are:

1. They are too stressed out and anxiety ridden, and they do not get a good night sleep the night before their exam.


2. They are not natural or good test takers and are plagued with test anxiety, and they “overthink” the questions.

3. They did not attend a good real estate license school to help them prepare to pass the state exam.

Get a good night’s sleep. Work at focusing on the positive and on the positive outcome that you want.
Find a school that teaches you how to beat the state exam, not a school that just teaches you the book.

Goings-On at The Climer School of Real Estate - The July 2017 Schedule

July will be a busy month for the Climer School of Real Estate in 2017.

After a fantastic July 4th holiday break, we have already had a two-day Florida sales associate license state exam review class and a one-day Florida brokers license state exam review class.

On Monday, July 10th we are beginning to sales associate classes. Our one week 63-hour sales associate pre-license class in English and our new two-week 63-hour sales associate pre-license class in Spanish.

Our Spanish language course curriculum has been created and will be instructed by our newest instructor José Gabriel Rodriguez. Jose chose the Climer School as his new school for his relocation from Miami to Orlando. We feel that José Rodriguez was the best real estate instructor in South Florida and now he is part of the team of the Best real estate instructors in all of Florida. Jose is also owns Centric Realty and is the Broker as well.

The two-week Spanish-language real estate class ends on Friday, July 21st.

On Monday, July 17th the Climer School is beginning a two-week 63-hour sales associate pre-license class in English that will end on Friday, July 28th.

Our nights and evening 63-hour sales associate pre-license class for working professionals that can’t get away during the day, and that began in June will be going strong every Tuesday and Thursday night throughout July.

On Saturday and Sunday, July 15th and 16th we have another two-day sales associate state exam cram course review class.

On Saturday, July 22nd, Andy Brown and Chris Brown will be holding another of their very popular “How Do I Pick My Broker?” Workshop. This workshop is becoming more and more popular.



Additionally, Chris and Andy are working with Dearborn Kaplan Publishing and are creating a national book on this topic.

July also begins our ‘Summer - Fall’ Real Estate License Renewal phase.

On Saturday and Sunday, July 22nd and 23rd , the Climer School will be hosting a two day, 14 hour continuing education class. Our continuing education classes are the best CE classes in Florida.

Florida has a lot of Licensees but the Real Estate market looks Positive!

The Number of Licensees vs the Number of Sales and the Future of Florida’s Real Estate

Quite often I am approached by my students in a class with this one specific question:

“With all of your experience, can you tell is going to make it and who isn’t?”

My response is always the same. “ There are a couple here and there that I have a feeling about. There’s a couple in every class that I feel are going to be very successful and there are always a couple that I feel don’t stand a chance and should not be here. However, I believe very strongly in the Pareto Principle otherwise known as the 80/20 rule.

I look at every class and I know that approximately 20% of them will make approximately 80% of the income and be successful while approximately the remaining 80% of them will be fighting over approximately the remaining 20% of the business”.

I just believe that strongly in the Pareto principle. It’s always there, in everything.

By the end of 2016, according to the most up-to-date numbers from the Department of Business and Professional Regulation (the DBPR) there were 173,957 active sales associates, 19,830 active broker associates, and 39,781 active broker licenses in the state of Florida.

This adds up to a total of 233,568 total active real estate licensees.

According to the Florida Realtors®, there were around 165,000 licensed members of which 74% were Sales Associates or Broker Associates. This means that around 122,100 licensed members were not Brokers.

Also, according to the Florida Realtors®, $78.9 billion in sales transactions were closed by Realtors in 2016 on 268,731 closed sales.

Let’s dissect this for a minute.

Using the Board’s numbers, and if you believe 80/20 rule as I do, this now means that 24,420 licensees (or 20% of all active licensees) earned 80% of the available commissions and closed 214,985 transactions, and the other 80%, or 97,680 licensees, fought over the remaining 20% of available commissions and closed on only 53,746 transactions.

Even better, in $78,9000,000,000 in sales and assuming a 6% typical commission in a transaction as an average, this generated $4,734,000,000 in total commissions. If we assume an average split of 80% (many are 100 %’ers, many “cap out”, etc.); this created $4,260,600,000 in payable commissions to associates in 2016.

Let’s break that down to the individual. The 80/20 rule now says that on an average, the top 20% of licensees who are a member of the Florida Realtors®, or 24,420 of you, closed on a total of $3,404,480,000 for an average of $139,600 each. The remaining 80% of you, or 97,680, closed on $8,724 each.

I like to take another 20% out of each because I believe that there are always 20% who aren’t doing anything at all.

This takes the numbers to $174,500 per person for the top 20% and $10,905 per person for the lower 80%.

So, first, anyone can be in the top 20%! You need a plan of action, and you need to commit to working the plan. Find a coach and a mentor.

Second, this is still a fantastic time to get into the Real Estate Business.

In his “Florida & Metro Forecast 2016-2019”, Dr. Sean Snaith, nationally renowned economist and current UCF Director of the Institute for Economic Competitiveness, writes that, among other things, 

• Florida’s labor force will grow at 1.8% per year • Professional and Business Services will have the strongest average job growth at 5.8%
• New Housing starts will begin to accelerate and increase year to year but not enough to match demand and,
• Real income growth in Florida will increase year to year and exceed the national growth by 0.8%

He also wrote “The fundamentals of the housing market in Florida continue to strengthen.”

Across the state, the number of people employed by the Real Estate and Housing market will increase from 182,600 in 2016 to 192,900 by the end of 2019.

In the Orlando-Kissimmee Metropolitan Statistical Area (MSA) alone; Dr. Snaith estimates that there will be 13,444 new single-family housing starts, another 13,514 in 2018, and another 13,649 in 2019.

As more and more people move into the state, especially into central Florida, more and more business and industry growth, and the new home builders are happy and keep building, Real Estate as a career will continue to change people’s lives. I haven’t even talked about the commercial nor the time share sector.

If you aren’t making enough money in your real estate career, consider looking in the mirror. A massive change is only one thought, one decision, one action away.

2-Day State Exam Review Class July 6th and 7th, and Pricing Structure Changes

The Climer School of Real Estate is having a 2-day Sales Associate License State Exam Review Class Thursday and Friday, July 6th and 7th. Our famous 2-day review class runs from 9 in the morning to 5:30 in the afternoon.

This is a very popular class. Every class we have approximately 40 to 80 people in attendance. One third to one half of them come from other schools. Many of them are online students.

2 Day Review Class with 90 students registered!

The problem is that I, as well as my other instructors, have noticed that most of the students from other schools don’t have a clue of what we’re talking about half the time. This leads us to believe that the other schools are actually very bad schools and are not teaching their students to pass the state exam. So, the students come to the Climer School of Real Estate so that we can clean up the other schools’ messes.

Because of this and the unbelievable loyalty of our students, we have made a significant pricing structure change with our 2-day review class.

For Climer School students (the people who made the right decision about choice of real estate school) the structure and pricing will not change. Your cost is still $135 including the review manual. And this still gives our students access to every 2-day review class, for free, until they pass their state exam.

However, for the students who made terrible decisions regarding their real estate school selection and did not attend the Climer School of Real Estate, they will now pay $200 for their first 2-day review class. If they wish to attend additional 2-day review classes they will be charged 50% or $100 for each additional review class they attend.

For quite a while we have felt it the pricing structure for students from other schools is just not fair to the Climer School students. And we have adjusted to make it so.

And while I’m on the subject we have a few other pricing changes as well.

The 63-hour sales associate pre-licensing class is now $315. We are still the least expensive good school in the area.

We caution everybody who reads this and is looking for a school to be wary of real estate licensing schools that are attached to real estate brokerages and who are actively recruiting for sales agents.

This leads you to believe two things:

 1. Teaching you how to pass the state exam is not their area of expertise. They may be great at showing you how to buy and sell real estate, but not at passing the state exam and

 2. They are just trying to get you in so that they can show you their real estate brokerage. What they care about is getting you to sign on with them instead of another firm that may be more suited for you in the long run.

Do not let a price difference $10, $15, or even $25 fool you into believing that that school is better for you than the Climer School of Real Estate. When you fail at the Pearson Vue testing center one time, it is going to cost you an additional $36.75. Do not take unnecessary chances.

And certainly do not be fooled into thinking that just because a school is much much more expensive than we are that it is a better school! This mistake will cost you lots of unnecessary money!

The 45-hour post licensing course for sales associate is now $220. This is the very best class that you will possibly take as a mandatory, required class.

The Broker 72 hour pre-licensing class is now $450.

Be careful of discounted, super-cheap online classes. This is where most of the other students come from. We are truly astounded at what they are not taught. We’re going to the review class and sometimes they look like they are deer caught in headlights. We are constantly telling them, with true sympathy, we are not teaching the material in the review class, we are reviewing. We asked them to talk to us at a break or lunch.

It really was the job of the pre-license school that they chose to have taught them the information that they need.
