What is a good prospect? A good, qualified motivated prospect is someone who has a need for what you are selling, is looking for what you are selling, who has the wherewithal (financial and otherwise) to purchase what you are selling, and who is ready buy what you are selling in the next week to 90 days. You also must develop and implement a plan to find these prospects. They don’t just jump into the boat. You must have a plan to find someone to talk to, every single day. Mike Ferry has been reinforcing this fact for years, decades. Call on For Sale By Owners, Expired Listings, and Withdrawn Listings, in the morning, every single day. 

It was eye opening experience for our students this past week. We had over 60 in our Post 45 class and every night they were given an assignment to pull the Expired Listings from that day, and to call an a FSBO. 

Most agents have call reluctance because they believe that every single other agent in town is calling on them. Nothing is further from the truth, and we proved it. For the first two nights, not a single student, all licensed real estate agents wanting to make money, pulled the Expired Listings list. On the second night, a student called a For Sale By Owner. He was told that no one had ever called him. Our Climer School student got the listing. He was thrilled. It was so easy for him. From then on, more and more students made calls, and we shared more and more success stories in the morning. And all of these were done in the evening of a day that they were in a 9 hour class. Folks, it can not get any easier than that. 

I assume we all know that listing is more lucrative than buyers. Listings are also less aggravation. It is my observation that most of my student's aggravation comes from the other Real Estate Agent. Check that out. 

Find a way to get yourself talking to a seller that needs to sell his house. You must. You just must do this. If you don't want to call for sale by owners, or expired listings or foreclosure victims, find a way to get them to call you. One or the other has to happen if you want to make money. Andy Brown said that he has been listening to Mike Ferry for years teach licensed Real Estate Agents to call FSBO's, Expireds, and Withdrawns. And Mike Ferry has helped to develop hundreds of millionaire Real Estate Agents, and he is not the only one.

How about what Quit Claim Deeds are used for? Comp is Better - Subtract and Comp is Inferior – Add? (Otherwise known as CBS – CIA) and never, never, never adjust the Subject? 

 Have you watched all of our Real Estate Math Videos on You Tube. If you will watch and understand these videos, you will get ten out of ten on the math.  Have you read Chapter 475 of Florida Statutes? Have you memorized all of the violations and their statute subparagraphs? Have you memorized all of the first time violations penalties and the second and subsequent violations penalties? I hope not. I’m joking about these ones. Don't memorize these ones.

Nothing seems to confuse students in the state of Florida Real Estate 63 Hour Pre License class like the concepts of ‘Agency Relationships’. This is not really surprising. 
The Newest Class at The Best Real Estate License School in Central Florida

At the Climer School of Real Estate (The Best Real Estate License School in Central Florida if I do say so myself), we like to teach that 1. ‘Agency Relationships’ is a concept, not ‘Real Life’ and 2. The concept of ‘Agency Relationships’ is like a vampire movie or a zombie movie. 

We teach what the Florida Department of Business and Professional Regulation and the Florida Division of Real Estate want you to know to pass the Florida Real Estate Sales Associate Exam. But… 

Here is what we mean: First, as a Florida Real Estate Licensee, you are not going to walk around thinking or saying, “I am currently a ‘Single Agent’ working with my Broker’s Principal in a ‘Single Agency Relationship!’ ” Simultaneously, you would not be walking around thinking or saying, “I am currently working as a 'Transaction Broker' in a 'Transaction Broker Agency Relationship' for my Broker so I can show my customer listings that my company has in-house. I guess I have no Fiduciary relationships right now.” No! You just are out there, doing your thing. 

These Agency Relationships are a ‘real’ thing with F.S. 475 (and by the way it is F.S. 475.278 Click Here if you would like to read this directly). What I try to get across to my students, as a teaching example and model, is that you can NOT have ‘Undivided Loyalty’ to more than one person or side in any particular transaction. 

 Many students also get wrapped up and confused by trying to mix ‘real’ Brokerages and Franchises and Offices with the ‘concept’ Agency Relationship. As an example: a Coldwell Banker office or an Exit Realty office is not a ‘Single Agent’ relationship nor is it a Transaction Broker relationship. The Agency Relationship depends on who you are dealing with and how you are dealing with them and what ‘duties’ and behaviors you owe them and are required to give them. 

Second, in a Vampire movie or in a Zombie movie; if you shoot a vampire or a zombie in the head, they don’t die. They get up and keep coming after you. That’s because they’re ‘vampires’ and they’re ‘zombies’ and they aren’t ‘REAL’! I also counsel my students to not make more of some things in the class than they are. Sometimes, things are the way they are because Florida Statute 475 says so. If you think about it, that kind of makes things easier. Have you ever heard the phrase, “You can’t fight City Hall”? Well, you can’t fight F.S. 475 either.

Florida's Department of Business and Professional Regulation released the pass fail results for the Florida real estate exam for July 2014 this week. Two thousand six hundred and thirty three Florida real estate sales associate license applicants paid $31.50 to take the Florida real estate exam for the first time in July, 2014. One thousand two hundred and

seventy passed. That is a 48% pass ratio. Fifty two per cent of the first time test takers that took the Florida real estate exam were disappointed. 

 Two thousand six hundred and seventy six test hopeful takers took the Florida real estate exam for the second or third or fourth or fifth time. All of these applicants paid $31.50 for the privilege and Eight hundred and seventy five passed. That is a 33% pass rate for repeat test takers. This information is from the DBPR at www.myfloridalicense.com. Sixty seven per cent of the repeat test takers failed. At The Climer School, we know how discouraging information like that can be. It doesn't have to be though. At The Climer School of Real Estate, we know what you need to know to pass the Florida real estate exam and we prepare out students better than any other school. This is what we teach in our basic sixty hour real estate course. We teach our students how to pass the Florida real estate exam. We teach this in our Florida Pre-License Sales sixty hour real estate class. The we teach it even more intensely in the two day Florida real estate exam review that we teach twice per month. If you are interested in getting a Florida real estate license, you have to take the basic sixty hour class from some real estate school. Almost universally, students that took an online real estate course from a real estate school that specializes in all fifty states wish they had taken their real estate course from a Florida real estate school to prepare for the Florida real estate exam. Our instructors sell or have sold real estate in Florida. We don't teach the laws of the other forty nine states. It is the Florida real estate exam. The problem that many of the 52% that are failing the Florida real restate exam are having is that they are studying th wrong stuff. They are studying stuff that is not on the Florida real estate exam. Even worse, they are studying information that is wrong. It is no secret what is on the Florida real estate exam. For instance, computing acres or square feet in a legal description is not considered math. If you can do the math on the Florida real estate exam, you odds of passing increase. At Climer School of Real Estate, we teach a two day state exam review. The only purpose of this intense class is to prepare students to pass the Florida real estate exam. Half of these students are our students and half of the students come from other real estate schools. Half of these students have already taken the Florida real estate exam once or twice. In this two day state exam review class, we use Linda Crawford's "Exam Manual for Sales Associates and Brokers" as the textbook. This is the most wonderful book. It is an outline of the textbook that we use in the sixty hour real estate class. It has 4 one hundred question practice tests in the back. Many people don't take our two day class. Another great way to study is to create your own flashcards. Take 3x5 cards and write ‘What law prohibits price fixing?’ on the front, and ‘Sherman Clayton Anti Trust Act’ on the back. The Climer School of Real Estate is finishing up its latest 63 hour Florida Sales Associate Pre-License class. Tomorrow will be the last day before the class exam on Thursday morning. The feedback that we have gotten, everyone in this class has been enjoying themselves, laughing on occasion, and feeling very good about their upcoming prospects. The Climer School of Real Estate’s 10 day - 6 hours per day, Sales Associate Pre-Licensing class is about to start, on Monday, August 11th, and it is already almost completely full. If you would like to check out this class, go to 'Climer School Class Schedule'. Our 10 day - 6 hours per day, class, runs from 9:00 AM in the morning until 3:00 PM in the afternoon. Monday through Friday, five days each week, for two weeks in a row. The class exam is on the next Monday, usually at 6:00 PM in the evening. 

This format is consistently one of our most popular formats. It is perfect for the person who needs to drop the kids off in the morning, maybe to school or daycare, and pick them up in the afternoon. Making Sure That You Pass Your Florida Real Estate State Exam

Andy Brown's First Day Teaching at The Climer School of Real Estate

“First Days” don’t happen very often. Tuesday, July 29th was my first full-time day as an instructor at The Climer School of Real Estate. It was fantastic.

Ron Climer is officially a mentor of mine and I don’t choose mentors lightly. Ron is a master at not only of the Florida Real Estate Licensing instructing but also public speaking and storytelling. His natural style is my natural style. There is much that he can teach me, and he wants to start taking more vacations. It sounds like a match made in heaven. When I first walked in, Ron sat me down. He said, “When I heard that Andy Brown was interested in teaching with me and becoming a part of the Climer School, I smiled from ear to ear. I hope it’s true.” We are both past presidents of The Winter Park Toastmasters so you know that we like to talk. I am making copious notes of all of Ron’s jokes and stories and where he inserts them. Not to worry, I have plenty of my own that I am bringing to the table.

Why would I be blogging about this? This is one of the main reasons that The Climer School of Real Estate stands head and shoulders above the rest of the Real Estate Licensing schools in central Florida. You will never be bored or falling asleep because of the monotonous drone of the intstructor! First and foremost though, we give you the information that you will absolutely, positively need to know to pass the state of Florida Real Estate licensing exam. We don’t fool around with this.

The class is 60 hours long. That’s a long time to sit in one place and just listen to someone talk, even if it’s about your favorite topic or thing in the world. If you get bored or your mind starts to wander too much, you would be missing out on getting the information that you’ll need to pass the Florida Real Estate exam. On the other hand, if you are having a good time, enjoying yourself, you’ll feel refreshed and aware much more often, you will be paying much more attention, and you will be learning more and retaining more, maybe even in spite of yourself. This is why we have fun in the Real Estate class at the Climer School of Real Estate.

It was a thrill standing up at the podium at 8:00 in the morning, looking out at my class, mentally gearing up to bring the class to attention and begin the class my way. I had 40 students. Many schools have 6 or 8. I had 40 in my first full, start to finish class at the Climer School. Ron Climer is going to let me create some new classes at the school to stay with the times.

We will soon be offering a “What Do I Do Now? Class. It’s always been a pet peeve of mine that none of the state of Florida required, real estate classes for state licensure in anything prepare you for life in the real world after you get your license. They only prepare you to pass the state exam for licensure, to make you legal. There are so many newly licensed real estate sales agents, or “newbies”, that have no idea not only how to select a broker, but about what life is like as a working, professional real estate agent. I want them to know. The Climer School’s upcoming new class will be a full, day long class informing them of everything that they will need to know to prepare to become very successful. I’ll be blogging more about this new class in the very near future.

The Climer School of Real Estate will be offering the full, live in seats, Florida Sales Pre License class in Spanish! We can’t wait. We feel that it is an important need that has unfortunately been ignored. Did you know that you can sit for and take the state exam in Spanish? Spanish textbooks are available as well. Back to my first day. It was exciting, exhilarating, nervousness creating, and so much fun. We had a blast. And we will continue to have a blast. And we are going to stay the way.

 Finishing up that first day, seeing the smiles on those 40 faces, knowing that I had become a small part of affecting and changing their lives, made me feel better than I have in a very, very long time.
