I Wish I Had Found Your Real Estate School First

     When I answer the phone at Climer School of Real Estate, I hear this a lot.  I talk to people that are trying to pass the Florida real estate exam.  They say to me,"I wish I had found you first"  What they did find was an online real estate school that is in another state and specializes in all fifty states.  They have learned a lot of stuff.  It just isn't the stuff that is on the Florida real estate exam.
     At Climer School of Real Estate, I teach exactly what is on the Florida real estate exam.  I don't teach anything except what is on the Florida real estate exam.  If you want to learn about short sales or how to earn money investing in rental property, my class is not for you.  If you want to learn what is on the Florida real estate exam, there is no better place to learn it than my class.

A Central Florida Real Estate School

     A real estate school in central Florida is a good place to start your real estate career.  To start your real estate career in central Florida, the first thing you have to do is get your Florida real estate license.  In order to do that, you have to apply to the Department of Business and Professional Regulation.  You can apply for your Florida real estate license online. The DBPR's website is www.myfloridalicense.com .

     You also have to get your fingerprints taken.  At the DBPR's website, they will have a list of approved fingerprint vendors.  You can also find one on this video.  http://www.youtube.com/watch?v=fHHAn4DRDiY

     You also have to take a real estate course.  The best place to take that required course is Climer School of Real Estate in Orlando, Florida.  You can take that real estate course online or you can take it in a classroom. Taking your Florida real estate class in a classroom is best.  Sometimes, your schedule will not allow that.  If you must take your real estate course online, be certain that you take your online real estate course from a FLORIDA school.  Many real estate schools specialize in all fifty states.

Tell Better Stories, Sell More Real Estate

     Can you tell a good story?  There is no better way to sell than telling stories.  There is no better way to communicate than telling stories.

     If you doubt that is true read Matthew Chapter 25 verse 14 -29.  This is Jesus telling us the story of the talents.
     14. For the kingdom of heaven is as a man traveling into a far country, who called his own servants and delivered unto them his goods.
      15. And unto one he gave five talents , to  another two and to another one. To every man according to his several ability; and straightaway took his journey.
     16.  Then he that had received the five talents went and traded with the same  and made them other five   talents.
     17. And likewise he that had received two, he also gained other two.
     18.  But he that had received only one went and digged in the earth and hid his lord's money.
     19.  After a long time the lord of those servants cometh , and reckoned with them.
     20.  And so he that had received five talents came and brought other five talents, saying Lord, thou deliveredst unto me five talents :  behold ,I have gained beside them five talents more. 
     21.  His lord said unto him ,Well done , thou good and faithful servant.  Thou hast been faithful over a few things.  I will make you thee ruler over many things.  Enter into the joy of thy lord.

     28.  Take therefore the talent from him and give it unto him which has ten talents.
     29.  For unto every one that hath shall be given and he shall have abundance but from him that hath not shall be taken away even that what he hath.
     30.  And cast ye the unprofitable servant into the outer darkness.  There shall be weeping and gnashing of teeth.

     Jesus could have just told us to "Quit being afraid and invest wisely".  He could have done that.  Who would remember that two thousand years later?  People are still telling Jesus' stories .

    Jesus told stories. Zig told stories .  All good teachers tell stories.  Good sales people are good teachers.  They teach people to want the product they are selling.

     You need to learn to tell stories.  You need to practice telling stories.  The best selling is telling stories.  When you tell a story, people put themselves in the story where they belong.  If the hero wins, the listener wins.  The hero wins if he buys your product.

     If I have a prospect that tells me the payments are too big.  I could tell them, " No they are not.  You can afford this payments".  I could do that.  I could tell this nervous prospect, You remind me of the first person i ever sold a house to, Terry and Mary Beasley.  I sold them a house in 1974 right over there off Curry Ford Road in Monterey Homes.  Terry was driving a cab and Mary was a waitress. Their payments were $205 per month.  They were currently paying $185 rent.  They said there was no way they could make those payments.  Somehow, they talked themselves into buying that house.  and attempt to make those big payments.

     Twelve years later, I was walking through the Fashion Square mall during the Christmas season.  This lady comes running across the mall and said,"Are you Ron Climer?"  I said.Yes.".  She grabbed me and started hugging me and telling me I am the most wonderful man in the world. I had to ask,"Who are you?".
She said,"I am Mary Beasley.  You sold us a house back in 1974.  We sold that house two years ago and made a $38000 profit.  We could never have saved $38,000 in a lifetime.  I am so glad that you talked us into buying that house twelve years ago.". 

     I have told that story hundreds of times to prospects that think the payments are too big.  There is a story for every occasion. 

     Learn to tell stories.  Accumulate stories.  Put people names and the dates and neighborhoods in the stories.  Put the prospects in the stories.  You don't have to put the prospects in the stories.  They will put themselves in the story.  They know where they belong. 

     Don't make stories up.  You don't have to.  There are too many true stories out there.  There is a story about any point you need to illustrate.  They don't have to be your stories. We hear stories all the time.  They could have happen to your workmates or maybe you read it somewhere.

     Use stories It is a wonderful way to sell.  How can you learn to tell good stories.  Listen to other people's stories.  Pat attention to where you place yourself in the story.  Read stories.  Read some of Jack Canfield's "Chicken Soup" stories. 

     Pay attention to things that happen.  Condense them to a short story.  Tell that story.  Pay attention to the audience's reaction.  if the reaction is good, use that story again.  If not , throw it away. 

     Don't worry about telling the same story over and over.  This audience has never heard it before.  If it is a good story that moved the last ten audiences, it will move this audience.

Can George Zimmerman Get A Florida Real Estate License ?

     George Zimmerman could get a Florida real estate license if he wanted to.  On the Florida real estate license application, there is a question asking if the applicant has ever been convicted, pleaded guilty, or pleaded nolo contendre to any sort of crime.  The question does not ask if you have been arrested.

     George Zimmerman was arrested for a crime.  He was tried in a court of law in Sanford Florida.  He was acquitted.  If he applied for a Florida real estate license in central Florida, he would not need to mention that murder trial in his application for a Florida real estate license.

     This is true for you also.  If you were arrested for a crime but not convicted, you do not need to mention that incident on your Florida real estate license application. 

     There are lots of things that can happen when a person is arrested.  They could be acquitted.  They could NOT be prosecuted.  Many times this happens.  If the state does not bring prosecution within 180 days, they can not.  Often, the prosecutor's office will agree that if you go to this educational course, they will not prosecute.  Other times they don't prosecute because there are no witnesses or they believe they can not win.
     No matter why, if you are not convicted or plea guilty or nolo contendre, you don't need to mention it on your Florida real estate license application. Before you answer yes, be sure you are guilty.

     Many people with criminal background get a Florida real estate license.  The type of crimes that will prevent someone from getting a Florida real estate license is fraud.  I have had students that were convicted of attempted murder, cocaine smuggling, assault and other nasty stuff.

     It will cost you $105 to apply for your Florida real estate license.  If you are denied, you can get $80 of that money back IF YOU ASK FOR IT in writing.

If You Are Ready To Quit Real Estate.....

     If you ready to quit real estate, before you do, call me.

     You have gone through real estate license school.  You have passed the Florida real estate exam.  You have joined the Orlando Regional Realtors Association.  What did all  of that cost in money, time and effort?

     You have been hanging around the office for a few months.  You have earned little or no money.  You are ready to quit real estate .

     Before you quit, call me.  I am sure I can teach you to sell real estate.  I know what you need to be doing.  I also know why you are not doing it.  I know what you need to be  doing.  I also know that if you were doing what you need to be doing, you would not be thinking about quitting.  You would be thinking about hiring an assistant.

Seek Advice, Get Advice,Take Advice

     When they need advice, most people don't seek advice.  Is that true or is that just my perception? 

     If a person is broke and doesn't have much money, they need advice.  Is that true or is that just my perception?

     You can get advice from books.  Do broke people read?  You can get advice from someone that is more successful than you at what you want to be successful at. Do most people ask advice from more successful people?  You can get advice from an expert.  Do most people seek advice from experts?

     It has been my observation that most people repel advice.  I try to never offer unsolicited advice even when I know that someone desperately needs some.  If people want advice, they will ask for it.  Even when they ask for advice, most of the time, they will not take the advice and will not use the advice.

     Let's not worry about "most people".  Let's talk about you.  Do you need to lose weight?  Do you need to make more money?  Do you need a happier marriage?  Do you need............?

     Pick one thing.  Seek advice via a book, via a question, via a seminar.  Take the advice.  Do what the expert says.  Try it. 

     If you want to lose weight, seek expert advice from any source.  It will not be long before someone tells you to exercise.  Someone will tell you to sweat.  Someone will tell you to sweat every day.  Is that good advice?  Take that advice.  Sweat every day for thirty days.  Then tell me is that good advice?  Have you lost weight?

Florida Real Estate Post License Course

     At Climer School of Real Estate, we just finished a forty hour post license class.  This is my favorite class to teach.  All the students have never renewed their Florida real estate license.  That means they have had a real estate license less than twenty four months.This is the real estate course that you have to take before you renew your Florida real estate license for the first time.

     This is so different from the pre-license class.  The pre license is all about passing the Florida real estate exam given by Pearson Vue.  The students are tense and I am intense.  This post license class does not have the Florida real estate exam looming over us.  It just has an easy little test that anyone that pays attention could pass.  This is a fun class.

     This post license class teaches the students  to make money selling real estate.  I teach them how to prospect for buyers .  I teach them how to prospect for listings.  I teach them how to call forsalebyowners and expired listings.  I teach them to call foreclosure victims.    http://www.youtube.com/watch?v=7BYAiA7ayLw

     Our forty five hour post license students learn how to make the phone ring with a prospect on the other end.  We learn how to get that prospect to make an appointment with the real estate agent.  These are essential skills that you have to learn sooner or later. The students learn how to make a listing presentation.These students learn how to explain a contract to a buyer or seller.  Negotiating skills is also something that the students learn in this post license class.

     The students learn about goal setting.  I learn that most of the students have not set any goals yet.  They learn how to communicate with better writing skills and better talking skills. They even learn about non verbal skills.  This class is worthwhile.  It is easy and fun.

     The students also learn about mortgage fraud.  It is easy to be a victim and an unwitting conspirator of a mortgage crook if you don't know how fraud works.

The students learn about credit scores and how to qualify buyers.  They learn how to compute piti payments.
We learn about owner financing and purchase money mortgages.  This knowledge will put some money in your pocket.

     I teach them how to close and how to answer objections.  All of these are vital skills to a successful real estate career.

     It still amazes me that people will enroll in a class without checking out the instructor.  Many people take this forty five hour post license class online .  It is so much better in person in a classroom.

Florida Real Estate Exam Pass Fail Results for June 2013

     The Department of Business and Professional Regulation has released the pass fail results for the Florida real estate examination for June of 2013.  One Thousand eight hundred and seventeen Florida real estate license applicants attempted the Florida real estate exam for the first time in June.  Seven hundred and ninety seven of these people passed.  That is a forty four per cent pass rate.  If you are soon taking the Florida real estate exam for the first time, you need to study harder than fifty six per cent of these people did.

     It would seem the odds would go up for second time test takers.  This is not so.  One thousand nine hundred and thirty six people paid $31.50 to take the Florida real estate exam as a repeater.  Six hundred and twenty eight were happy with their results.  One thousand, three hundred and eight will be spending another $31.50 to come back and try again.

     Why are the results so dismal for the Florida real estate sales associates exam?  Half the problem is that most of the people taking the exam for the first time don't know how tough the Florida real estate exam is.  No one tells them.  If they took their basic real estate class online, no one would tell them.  If they took their class from a rookie real estate instructor, he probably does not know how tough the Florida real estate exam is.

     A second problem is that many good real estate students spend a lot of time studying stuff that is not on the Florida real estate exam.  This is caused by two things.  If they took their basic real estate class from an instructor that teaches things that are fun to teach and fun to learn but aren't on the Florida real estate test, this is a problem.  Most real estate instructors sell real estate.  Therefore they become expert on certain areas of real estate.  That is what they enjoy teaching.  Most of the material on the Florida real estate exam is no fun.  If you are going to pass the Florida real estate exam, you need to be studying what is on the Florida real estate exam.

     Anyone that took their basic real estate course online from a school from another state is really at a disadvantage.  They probably didn't learn what is on the Florida real estate test.  They may know a lot about dower rights and deeds of trusts and community property.  They may know this stuff but none of this stuff exists in Florida.  You have to study what is on the Florida real estate test.

     How can you know what is on the Florida real estate exam?  You could take the one hundred question practice test that is on Climer School of Real Estate's website at www.climerrealestateschool.com .  This is free.  Taking this practice test will do two things for you.  If you take this test honestly, and grade yourself honestly, you will know what grade you can expect on the Florida real estate exam.  Also, the questions on my practice exam are similar in content and style to the questions on the Florida real estate exam.  My test is free.  Pearson Vue charges $31.50 per try.  Taking this practice test is a learning process.

     Another way you can know what is on the Florida real estate exam is to get a copy of Linda Crawford's "Florida Real Estate Exam Manual for Sales Associates and Brokers".  This is the best study aid for passing the Florida real estate exam.  I call this the skinny book.  It is an outline of the text book that we use at Climer School of Real Estate.  It also has four hundred practice questions that are similar to the questions on the state exam.  I can hardly believe that any one would go attempt the Florida real estate exam at $31.50 per try without having done these four hundred questions.  If you need a copy of this book, call Kathy at 407 822 3926 .  We sell it.

     How do I know what on the Florida real estate exam?  A couple of times per month I teach a two day Florida real estate exam review.  We call this the real estate  cram course.  There are two kinds of people that come to this class.  Half the students come to this class because they intend to pass the state exam the first time.  They attend this class as a "refresher" of what they already know.

     The other half are people that took their basic real estate course online from a gypsy real estate school in Timbuktu for $99.  They have taken the Florida real estate exam two or three or four times.  The good news for them is I know what they need to learn to pass the Florida real estate exam.  The good news for me is they are like spies for me keeping me constantly aware of new questions and new math problems that appear on the Florida real estate exam.
