Here’s How Your Home Can Become a Financial Tool When You Downsize in Retirement

When senior citizens choose to downsize, one of the first (and biggest) decisions they have to make is what to do with their current home. Should they put it on the market? Rent it? Keep it in the family? There are a lot of details that can help determine the best option for a senior - such as where they’re moving, their budget, and their home’s condition - and it’s a decision that should be made carefully.


Most homeowners realize their property serves two purposes: Your house is the place you call home, but it’s also an investment. When we’re young, we tend to focus primarily on the first reason for home ownership. For seniors, though, it can be smart to start thinking about how your home can also serve as an investment, especially if you’re planning to downsize. When you’re ready to find a place that’s better suited to aging in place, Forbes explains how your home is a source of equity that you can use to your advantage.

Are the Market Conditions Right for Selling?
Some real estate agents will tell you there’s never a bad time to sell, but market conditions can make a difference in how quickly you sell and the price you get. Currently in Orlando, homes are selling for an average of $257,000. Other market factors can impact your potential for selling as well, such as the local economy, mortgage rates, and even the time of year. Since you’re looking to sell in Florida, you don’t have to avoid selling in the winter, since you won’t need to contend with harsh conditions like snow and ice. However, local conditions can make a difference depending on trends in your area.

How to Get the Greatest Windfall - Sell Now or Rent?
The answer to this question is that it depends. In addition to market conditions that influence your potential sales price, you also want to consider what the rental market is like in your area. Money Crashers recommends searching for comparable rental homes near where you live to get an idea of what you can anticipate bringing in. If you live in an area that’s popular with tourists, you may even want to consider renting it as a vacation home rather than a full-time rental.

Once you have a general idea of how much you can expect to earn through rent, you also want to make sure you know how much it will cost you. Besides paying the mortgage (if you don’t own the home free and clear), don’t forget about property taxes, maintenance (for instance, if a dishwasher needed repairing, it could cost $150-$200) , and any costs associated with being a landlord, such as rental income taxes, marketing, and accounting. If you come out netting a profit once all expenses are accounted for, renting the property may be a smart way to generate extra income in retirement while holding onto your home as an asset that can serve you in the future.

Other Logistics
Even after you’ve run the numbers, don’t forget that there are logistical issues that might make one option better than the other. For example, if you’re thinking about renting out your home, would you manage it yourself, or would you need to hire a property manager? Since you’re downsizing, you probably also have more possessions than you can keep in your new home. If you plan on selling, have you considered what to do with those things you can’t take? If you rent it out, would you keep it furnished? These are just a few of the many logistical issues to think about before making a decision.

How Do You Feel About Selling?
The financial impact of whatever you decide should work out in your favor, but regardless of the numbers, how do you feel about selling vs. keeping the home? Letting go of your family home is a highly emotional decision, not to mention the added stress that can come from the process of selling. On the other hand, many seniors downsize in part because they want to simplify life. In this case, keeping a home as a rental may be more of a burden than you want right now.

We know that there are a lot of questions to consider, and that can be overwhelming when you’re making such a big decision. Of course, you want to make sure you do what makes sense financially, but don’t discount the emotional factor as well. All in all, look at this as an opportunity to fund your future as you downsize and start the next adventure.

Poodle and Pooch Rescue of Florida Saves the Throwaways Nobody Wants

For Five Years, the Climer School of Real Estate has been supporting Poodle and Pooch Rescue of Florida

It is amazing how many pets are discarded or dropped off every day, and how many dogs are abused by humans.

Pam Matera and Andy Brown, (the owners of The Climer School of Real Estate) are animal lovers. They love dogs and cats. When they were ready to get their first dog together, they made list of what they were looking for.

They wanted a smaller dog and realized they needed a dog that didn’t shed. They were hoping to be able to take their dog up to the office with them on a day-to-day basis.
They also realized they were looking for an older dog because they really were not in a position to handle the energy of a puppy or the constant needs of a puppy.

While they were talking about this, they also realized that one issue that was on both of their hearts was to rescue a dog that needed a new, good home. There are so many dogs in this position, patiently waiting for a loving home and family.

Good friends of theirs, Bree and Joel Goldstein, were foster parents for a local organization called Poodle and Pooch Rescue of Florida. At times Bree and Joel had up to three dogs that they were actively fostering, in addition to their own dog, who were waiting for adoption for their own forever family.

We went over for a dinner party one night and we discovered Quincy. Quincy latched onto Pam, laying on her lap all night, and got into both of our hearts. We talked about it and we were both thinking the same thing: we wanted to adopt Quincy.

We told our friends and they were overjoyed and ecstatic. Quincy was setting records for being fostered as nobody wanted him because he had so many problems. When we contacted Poodle and Pooch and applied for Quincy, they thought it was a prank.

Nobody wanted Quincy. Quincy was already 13 years old. He had bad knees, bad hips, didn’t see too well, had a chronic sinus infection, and was slightly (meaning extremely) cantankerous. But there was something about him.

Our friends Bree and Joel actually had to convince Poodle and Pooch that they knew us and that we were serious.

When we picked him up, we were told that it didn’t work out in a couple of days they would understand, and we could return him. We had no intentions of returning him.

After we informed Poodle and Pooch that we were keeping Quincy, it was then that they told us about how we really did save his life. He had been rescued from one of the worst animal shelters in Georgia and was in such bad condition that he had to be flown down to Florida.

By angelic happenstance, we even found a YouTube video on the Poodle and Pooch YouTube channel of Quincy being rescued in Georgia and they delivered to his saviors in Florida.

It broke our hearts all over again. It was also after he became 'permanent' that our friends Brie and Joel told us that when they got Quincy, they had to sleep with him on the bathroom floor for two nights in a row because he was in such bad shape they did not think he would survive the night.

We took a dog that no one wanted and that was on the verge of dying and turned him into one of the most amazing pets anyone has ever met. No one can explain why, but Quincy got into everyone’s heart.

We think it’s because the souls of older dogs realize what is going on and appreciate the quality of life at the end of their years is being gifted to them.

Sadly, we had to say goodby to Quincy too early as his stomach twisted. It took us a few months of grief but when we were ready, we went back to Poodle and Pooch Rescue. We now have Randall.

We renamed him Randall from Rascal because our new favorite TV show is 'This Is Us' and Randall is the adopted one of the trio.

Randall is now 16 years old and he is been with us for three years. He has lived longer than he should because of the quality of life he now enjoys with a loving family and a safe home.

The changes in Randall over time as he finally chose to trust us and let himself be safe and loved are astounding.

Both of these older dogs were neglected and abused. It took them a long time to learn to trust us with their safety and their hearts. But it was worth it. For us and for them.

We love rescuing the older dogs that have been abused and neglected because not as many people want them yet they still need and deserve a safe and loving home.

Many people want to adopt the younger dogs because they have young families. We understand. The older dogs are the ones that are on our hearts so that is the way the we serve and help.

51% Fail Rate for First Time Real Estate Test Takers and 69% Fail Rate for Repeaters

The September 2019 Exam Performance statistics are released. They are telling and they are ugly.

Before we go any further, make sure your friends know that we have some fantastic classes coming up!

We have a 2-week Real Estate License class beginning Monday September 14 at the Orlando Main Campus with a few spaces available,

a 2 Week Brokers License Real Estate License class in at the Orlando Broker Training Annex beginning on October 14th,

a 2 Week Real Estate License Class at our Clermont Campus starting Monday October 21st,

an 8 Weeknight Real Estate License class at our Orlando Campus beginning on October 22nd,

a 1 Week Class beginning on November 11th at the Orlando Main Campus,

a 2 Week Class beginning on November 4th at our Waterford Lakes Campus and,

a 3 Week Real Estate class at our Deland Campus also beginning on November 4th.

If you know anyone that is ready to get their Real Estate License, they should register now. We have had many sold-out classes in a row!

Pearson Vue, the Bureau of Education & Testing (BET), and the Florida Division of Real Estate (DRE) released the Exam Performance Summary numbers for the Florida Real Estate license state exam for all test takers for September 2019. The numbers are as bad as usual.

I believe that the pass rates are so low, and the fail rates are so high because the question writers for the state exam seem are more interested in tricking you into a wrong answer than they are at testing your actual knowledge.

This is exactly why The Climer School of Real Estate remains the best Real Estate school in the entire state of Florida. We are the only Real Estate school in Florida that focuses on teaching our students how to beat and PASS the state exam.

We don’t teach you to be an expert in the book. That is our job, not yours. Your job is to pass the state exam one time.

Other schools may say it, but we actually are.

You should be aware of the fact that we are not a COMPETING BROKERAGE! This is critical. I recommend thinking twice before going to a real estate school that is connected with a Brokerage. They are not as good at teaching you what you need to know to pass because they are a real estate sales company. This is a recruiting opportunity for them.

I also believe that if the state of Florida and the question writers in Florida Real Estate wanted more people to pass, then more people would pass. It’s a good thing they don’t want more people to fail. I’m sure they can make that happen as well.

First Time Florida Sale Associate Real Estate License State Exam Test Takers

In September 2019, 2520 people took the Florida Sale Associate Real Estate license state exam for the first time. 1232 of them passed and 11288 of them failed. This is a passing rate of 49% in a failing rate of 51%.

Unfortunately, this is normal.

Second Time and Repeated Florida Sale Associate Real Estate License State Exam Test Takers

2742 people took the Florida Real Estate Sale Associate state exam for second or for repeated time. 854 of them passed while 1888 of them failed. This is a passing rate of 31% with a failure rate of 69%.

This is just downright depressing. Why do so many people fail the exam even after they’ve already been through the experience one time? It has to be their school and the way they are taught.

First Time Florida Brokers License State Exam Test Takers

202 people took the Florida Real Estate brokers license state exam for the first time in September. 119 of them passed and 83 of them failed. This is a passing rate of 59% for first timers with a failure rate of 41% for first timers.

Again, this is in the normal range. I guess many of them in the 41% did not come to the Climer School.

Second Time and Repeated Florida Brokers License State Exam Test Takers

185 individuals took the Florida Real Estate brokers state exam for second time or for repeated time. Only 70 of them passed while 115 of them failed. This is a passing rate of 38% with a failure rate of 62%.

This is so bad. How can so many people fail the multiple-choice exam? Again, has to be their school choice and their training.
