Are You Stuck At $75,000 Per Year

     Money is important.  If you have any doubt about that, get over that doubt.  Sit down with yourself and eliminate that doubt.  Write a list of one hundred things that you can do with money that you can not do without money.

     Where you live is determined by money.  Where you eat lunch or dinner or Christmas dinner is determined by money.  How often do you make a decision based on how much something costs?  Money is important.

     Do you ever notice that sometimes we debate about critical issues for years.  We ask our self, "How should this be done?".  One day the answer comes to us as clearly as Zephyrhills spring water.  I have asked my classes for years,"Should we share our written down, committed to goals with other people?".  The answers vary from never to shout it from the rooftops.  My opinion has always been we should share our goals with people that are important to us.  That would be your spouse.  That would be your sales manager.  That would be your coach.

     Today, I was reading Todd Duncan's book,"High Trust Selling". Check him out at www.toddduncan.com He explained the Law of Leverage.  The Law of Leverage is you are less likely to fail when you have told others that you will succeed.  After reading chapter five of Duncan's book, I knew he has the answer one hundred per cent correct. When you get together with two or three people that understand your business, your peers, and share your goals with each other, you are more likely to succeed.  You commit to each other to to achieve these  goals.

     The name of this article is "Are You Stuck At $75,000 Per Year?".  If you are selling real estate in Orlando, Florida and earning less than one hundred thousand a year, I doubt that you are fulfilling your highest potential.  Maybe.  I doubt it.  I suspect that you have a lot more potential. 

     If there was a way to bring that potential out and double or triple or quadruple your income, would you you want to know about it?  Would you do it if you did know about it?  Would you just keep doing what you are doing now?  Would you ask yourself, "What does it cost?  How much effort does it require?"?

     One of my students asked me today why I have competitors.

Are You Proud of Your Goals?

     I am writing this at the end of January.  You should be about one twelveth of the way on the the way to accomplishing your annual goals for this year.  Are you?  If not, now is the time to evaluate a course correction.  Do not wait until November to adjust what you are doing. If you have set a goal to do forty eight transactions this year, you should already have four closed by now.

     Do you need to increase your prospecting efforts? Do you need to pay attention to your pending deals to be certain that they get from contract to closing?  Now is the time to adjust what you are doing if what you are doing needs adjusting.

     Our business is simple.  You find prospects.  Prospects are people that want to buy a house or sell a house.  Once you find a prospect, you make a listing presentation or show them a house to buy.  We sign a contract.  We take care of a few details.  Everyone shows up at closing and does what they agreed to do.  Closing is where we get paid.  Are your daily activities leading you closer  to closing?  

     At Climer School of Real Estate, I have students ask me how to get started selling real estate.  Find a prospect.  I call looking for prospects, prospecting.  The new term for this is lead generation.  How can you generate leads?  How can you find prospects?  You don't need to generate lead or find prospects if you don't have written down, committed to goals.  Your subconscious mind knows this.  Write down some goals.  Write down one goal.  Write down a money goal for this year.

     My students ask me," What is a proper goal?".  The answer to this is also simple.

     Take you income last year and multiply it by 150% .  In real estate, that is a perfect goal.  I did not say write down a dream.  Let's assume you made $30,000 last year.  If you write down a goal to make $150,000 next year, that is just a dream.  That is not a goal.  I would bet that you do not accomplish that.

     If you write down a goal to earn $30,000 x 150% = $45,000 , I would bet that you accomplish that.  If you write down a goal to make $45,000 this year, that is a worthy goal.  That is a goal that you can accomplish.  That is a goal to which you can get committed.  You can believe in this goal.  You already know how to accomplish this goal.

     All you have to do is figure out how you made $30,000 last year and increase your efforts by 150%.

     Last January, you called one prospect.  This year, you have to call 1.5 prospects per month.  That is not a lot more effort. It is a little more effort.  Last year, you posted twelve blogposts to your blog.  This year you have to post eighteen.  Last  year, you worked four hours a day.  This year, you will have to work six hours a day.  Last year, you attended your networking club meeting thirty five times.  This year, you will have to attend fifty two times.  Last year, you held six open houses.  This year, you will need to host nine open houses.  Last year, you read one book about salesmanship.  This year, you will need to read two books.  Take all your productive activities and multiply them by 150%.

     You know what you have to do.  It is not difficult.  It is not prohibitive.  Get committed to your goals this year.  Start now.  Get focused.

Did You Make $50,000 Your First Year In Real Estate?

     If you made $50,000 your first year in real estate, don't waste your time reading this article.  If you did not, keep reading.  If you made less than fifty thousand, it has to be because of something you don't know.  If you made thirty thousand your first year, you know how to make thirty thousand per year.  You will have to know more to make more money next year.  Does that make sense?  What you learn is so directly related to what you earn.

     Here is a simple example.  If you don't know how to call forsalebyowners and turn those calls into listing appointments, you will not take advantage of this wonderful opportunity to increase your listing inventory and income.  If you don't know how to approach a foreclosure victim and get their interest, you won't approach these prospects.  They will list their house with someone but it won't be you.  If you don't know what to say when your prospects says,"We will think it over.", they will think it over and say "No" tomorrow.  If you don't know that written goals are necessary to success, you just don't know.  At the end of the year, you sit and wonder why you are not the top producer in the office.  You are not the top producer because the top producer knows more than you do.  He has written down, committed to GOALS.  What you know determines your income.

     Where do you go to learn what you need to know to earn $100,000 your second year in real estate?

     Here is a suggestion.  Climer School of Real Estate is teaching a night class about how to make money in real estate.  It starts next month.  It is two nights a week.  Unless you are already earning $100,000 selling real estate, you should attend this class.  This class is the forty five hour post license class that the DBPR requires all new real estate agents to take before you renew your real estate license.  You will learn some very valuable stuff. 

     Even if you are earning $100,000 per year, you still need to attend this class if you have never renewd your Florida real estate license. It is required by the DBPR.  You have to take this course somewhere.

     We will teach you how to find prospects.  You can't earn money if you have no prospects to talk to.  We will teach you how to make yourself visible on the internet so prospects can find you.  That is even better.  We will teach you how to make a fabulous listing presentation.  Can you do that now?  How often are you presenting your fabulous presentation to a prospect?  Once a week?  Twice a week?  Are you too busy to attend a night class?  What are you busy doing? Creativity In Real Estate in Madison Wisconsin

Are you creative?  What do you create?  Have you created a presence on the internet for yourself yet?  Have you created an exciting listing presentation?  Have you created an email newsletter for your past customers and clients?  When would be a good time to create these things? 

I think now.  Although that answer seems rather uncreative.  Creativity is a learned skill.  It is also a habit. 

A hundred years ago when I was in college, I scuba dived with three of the most creative guys I have ever met.  I owned a super 8 movie camera.  We wanted to take underwater movies.  At that time you could buy an underwater housing for about two hundred dollars.  Two hundred dollars was a king's ransom to a bunch of college guys.  Roger and Dan built a  box out of plexiglass with two steels bars on either end and we screwed them together with six inch long bolts and nuts.  The only problem was we could not figure out how to pull the trigger on the camera. 

I had spent the previous summer working at a drug store as a stock clerk.  I suggested that we use a blind baby nipple.  That is a baby bottle nipple that doesn't have holes. I was familiar with them from working in the drugstore.   It worked perfectly.  We shot lots of underwater movies with that camera. 

Creativity works well in groups.  If one person doesn't know the solution, some other member of the team will. 

Get your team together for a "brainstorming" session.  Write a problem or question on the board. Write something like"  How can we list twenty houses this month?".  Start writing answers.  You will amaze yourself.  Implement some of the best ideas.

On the Florida Real Estate Exam, The Math Is Just Like Sex

     At Climer School of Real Estate, when I teach the math, one of my students always want to show me a "shortcut".  I always tell my students," Math on the real estate exam is like sex. There is no prize for being fast.  The prize is for getting it right.".

     On the Florida real estate exam, you need to get all of the ten math problems correct.  It pays to go slow and be certain that you understand the the question.  Answer the question that you are asked.

     In Linda Crawford's textbook, "Real Estate Principles And Practices And Law 37th Edition" on page 355, question 18 is a trick question.  In my real estate classes, we do these questions for homework.  When I teach these classes, I ask my students to raise their hand if they have done the question.  Then I give them the answer and ask how many got it right.  That question will always fool about three fourths of the students.  Three out of four miss it.  It is not because it is a hard question.  It is because the students don't read it carefully.  It is a tricky question.  That same question is on my free practice test at www.climerrealestateschool.com  Just like sex, be careful.  It costs $31.50 to take the Florida real estate exam at Pearson Vue every time you take it.  Most people take it more than once. http://ronclimer.blogspot.com/2014/01/the-pass-fail-results-for-florida-real.html   Here is the details on that if you want it.

Florida Real Estate Exam, I Know I Am Doing Some Good

     When I teach my Florida real estate exam review class, over half the students are not my students.  They took their basic Principles and Practice of Real Estate class at some other real estate school.  Some took their course from another local real estate school.  Some took their real estate course online from a real estate school in another state.

     Many of these students have taken their Florida real estate exam many times.  Their problem is that they are studying the wrong stuff.  You have to study what is on the Florida real estate exam.

     I am positive that what I am teaching is what is on the Florida real estate exam.  Why am I so certain?  I teach these "cram courses" two times a month.  I have an opportunity to meet with people that have taken the Florida real estate exam recently.  Often recently means yesterday.  These classes are as much a debriefing for me as it is a learning experience for the students.

     I know I am doing the students a lot of good.  They tell me during the breaks that much of what I am teaching they have never heard before.  They tell me this.

     If you are studying the wrong material, you can memorize your study material and this will do you no good.  You must be studying what is on the Florida real estate test.

The Pass Fail Results For The Florida Real Estate Exam For December 2013

     The Florida Department of Business and Professional Regulation announced that, in December, 2013, one thousand seven hundred and sixty real estate license applicants attempted the Florida real estate exam for the first time to get their Florida real estate sales associate license. Every one of them paid $31.50 to Pearson Vue for this opportunity.  Eight hundred and forty six of those real estate license applicants passed.  That is a forty eight per cent pass rate.

     Do not underestimate the Florida real estate exam.  One thousand nine hundred and sixty six people took the Florida real estate exam for the second, third fourth or fifth time in December, 2013.  They also paid $31.50 for the experience. Six hundred and twenty five of them passed.  Thirty two per cent of repeat test takers passed in December, 2013.  

     Many people criticize the DBPR for making the Florida real estate exam so tough.  They seem to believe that the Florida real estate exam is not tough if you study what is on the Florida real estate exam.  I agree with that.  

     If you take your basic real estate course that is required by the DBPR from a real estate school in Florida, you learn what is on the FLORIDA real estate exam.  If you take your required basic real estate course from a real estate school in another state or even another country, you may have to do some additional studying to find out what is on the Florida real estate exam.

     Another wonderful study aid that is available to help you pass the Florida real estate exam is Linda Crawford's "Exam Manual" We sell this fabulous book at Climer School of Real Estate in Orlando.  It is a synopsis of what is on the Florida real estate exam.  It is written by Linda Crawford.  Linda is a real estate instructor at the University of Guess What State.  You guessed it Florida.  This book has four hundred practice questions.  It is a outline of the textbook that we use to teach FREC course 1 at climer School of Real Estate in Orlando. We also use this "Exam Manual" to teach our two day state exam review class.  We call this the real estate exam cram course.  We teach this live in a classroom and we also have it on audio CD and video DVD.
