Pearson Vue and the Department of Business and Professional Regulation for the state of Florida has released their Pass Fail Exam Performance Summary for September 2014 for the candidates who sat for the Florida Real Estate Sales Associate licenses and the candidates who sat for their Florida Real Estate Brokers licenses. 

Once again, the results are not great and once again, the results fall in the ranges where they always seem to fall. 

Two thousand, four hundred and four people took their Florida Real Estate Sales Associate license exam at a Pearson Vue testing center for the very first time. Of that number, one thousand, two hundred and thirty one, or only 51%, passed. One thousand, one hundred and seventy three, or 49% failed. 

Two thousand, seven hundred and twenty seven people took their Florida Real Estate Sales Associate license exam at a Pearson Vue testing center for a second or more, repeat, time. Of that number, only nine hundred and seventy, or only 36%, passed. One thousand, seven hundred and fifty seven, or 64% failed. 

I don’t think this is a coincidence or by accident. These numbers and percentages are roughly the same every single month. 

Two hundred and twenty two people took their Florida Real Estate Broker’s license exam at a Pearson Vue testing center for the very first time. Of that number, one hundred and twenty two, or only 55%, passed. One hundred, or 45% failed. 

One hundred and ninety seven people took their Florida Real Estate Broker’s license exam at a Pearson Vue testing center for a second or more, repeated, time. Of that number, only eighty or 41%, passed. The remaining one hundred and seventeen, or 59% failed. 

And once again, I don’t think this is a coincidence or by accident. These numbers and percentages also are always roughly the same every single month. 

This is just Andy Brown’s opinion, and Andy Brown’s opinion only however, I really think that the state of Florida wants these pass fail numbers just like they are. I think that they people that the state hires to write the questions for the exam bank of questions go out of their way to make them confusing, difficult to understand and even more difficult to interpret. 

I would not be surprised if they are annoyed at me and The Climer School of Real Estate because (Disclaimer: This is just Andy Brown’s opinion, and Andy Brown’s opinion only), I truly believe that the students from The Climer School of Real Estate score higher on average and experience a much higher Pass rate on these state exams than do the students at any and all of the other real estate licensing school in all of Florida.

State of Florida Real Estate Sales Associate License Exam Performance Statistics for August, 2014

It is a highly and well regarded belief that there is a disproportionate and significantly higher number of Climer School of Real Estate students that pass the State of Florida Department of Business and Professional Regulations’s (DBPR) Division of Real Estate’s (DRE) Real Estate Sales Associate Exam on their first try than for any of the other schools in the entire state.
I firmly believe this is true and I firmly believe that there are many justified reasons for this. Every month, Florida's Department of Business and Professional Regulation releases the Pass Fail results for the Florida real estate exam.

The August 2014 were recently released and the September 2014 will be released any moment. In August, Two thousand six hundred and twenty seven Florida real estate sales associate license applicants paid $31.50 to take the Florida real estate exam for the first time. One thousand three hundred and Florida DBPR August 2014 Pass Fail Stats seventy three passed. That is only a 52% pass ratio. 48% of the first time test takers that took the Florida real estate exam were disappointed and received a “Fail” certificate.

Two thousand seven hundred and sixty seven test hopeful takers took the Florida real estate exam as a repeat test taker. All of these applicants paid $31.50 for the privilege. One Thousand and sixty passed. That is a 38% pass rate for repeat test takers. One Thousand and seven failed for at least the second time in a row. This is a 63% Fail rate. They are studying stuff that is not on the Florida real estate exam. Even worse, they are studying information that is wrong. It is no secret what is on the Florida real estate exam. We do not teach a bunch of stuff that is not on the Florida exam. There are lots of ways to study. Many real estate sales associate license applicants don't discover that they need to study until they fail the Florida real estate exam or read an article such as this one. For instance, computing acres or square feet in a legal description is not considered math. If you can do the math on the Florida real estate exam, you odds of passing increase. At Climer School of Real Estate, we teach a two day state exam review. The only purpose of this intense class is to prepare students to pass the Florida real estate exam. Half of these students are our students and half of the students come from other real estate schools. Half of these students have already taken the Florida real estate exam once or twice. This is where Pearson Vue allows you to look at your exam that you failed. They give you the right answers. This is red hot ‘Intel’. It is an outline of the textbook that we use in the sixty hour real estate class. It has 4- one hundred question practice tests in the back. Many people don't take our two day class. The normal and expected use of your Florida Real Estate Sales License is in the field of General Residential Sales. However, there is also Property Management, Time Share Sales, Commercial Sales, Commercial Leasing, Business Opportunity Brokerage, and Specialty Sales. There are men and women making great money using their intellect and creativity, making lots of money, in these other fields of Real Estate. I’m going to talk a little bit about some of these other areas now, and some in the next blog, in an effort to get you to think about other possibilities with your license.

Property Management

The field of Residential Property Management has begun to explode in the last few years because of the amount of foreclosures and home property loss. Everyone needs a place to live. Add to that the amount of houses that enterprising men and women who held on to their money, as well as some hedge funds, have purchased that require professional management. As a property manager, you can usually get the listing and sale when your owner finally decides to sell. Also, Property Management becomes a regular paycheck. If you can manage 20 properties with and average rent of $1,000 per month, and you can charge 10%; that is a cool $2,000 per month just on the rentals. 50 properties would work out to $5,000 per month. Many properties these days are getting $2,000, $3,000 a month and more. You do the math.

Time Share Sales

I know many Time Share Salespeople who are making $250,000, $300,000, $450,000 and more. They seem to have figured out the secret. I have asked some of them, “What is the secret? How do you do it?” They all tell me the same thing. You have to be able to truly connect with someone in 15 minutes. They also enjoy a very light schedule relative to some of the other fields of Real Estate Sales. If you think you might have the ‘Time Share’ knack, this would be a great area for you to check out.

Commercial Sales

The field of Commercial Real Estate Sales can be very alluring. The thought of working with, and selling gigantic, shiny, sexy office buildings for millions of dollars, and making huge commissions is enough to glaze anyone’s mind over. However this area requires a lot of really specialized knowledge and experience. It is much more competitive than you may realize. For the most part, you have to pay your dues in this area. You would probably need to hire on with an agency and work your deals with them and learn this part of the business the old fashioned way. But, if you can hang in there and learn, you can eventually make buckets of money.

The state of Florida and the Department of Business and Professional Regulation say that after you successfully receive your Florida Real Estate Sales Associate License, you must successfully complete a Florida 45 Hour ‘Post’ Sales Associate License class. What skills and disciplines do you need to be successful in real estate? You need prospecting, communication, and salesmanship skills and disciplines. You must learn how to find prospects and you need to know what a good prospect is. 

What is a good prospect? A good, qualified motivated prospect is someone who has a need for what you are selling, is looking for what you are selling, who has the wherewithal (financial and otherwise) to purchase what you are selling, and who is ready buy what you are selling in the next week to 90 days. Good, qualified prospects are also the most fun, easiest, and lucrative to work with, and they will give you multiple good referrals. 

You also must develop and implement a plan to find these prospects. They don’t just jump into the boat. You must have a plan to find someone to talk to, every single day. Mike Ferry has been reinforcing this fact for years, decades. Call on For Sale By Owners, Expired Listings, and Withdrawn Listings, in the morning, every single day. 

It was eye opening experience for our students this past week. We had over 60 in our Post 45 class and every night they were given an assignment to pull the Expired Listings from that day, and to call an a FSBO. 

Most agents have call reluctance because they believe that every single other agent in town is calling on them. Nothing is further from the truth, and we proved it. For the first two nights, not a single student, all licensed real estate agents wanting to make money, pulled the Expired Listings list. On the second night, a student called a For Sale By Owner. He was told that no one had ever called him. Our Climer School student got the listing. He was thrilled. It was so easy for him. From then on, more and more students made calls, and we shared more and more success stories in the morning. And all of these were done in the evening of a day that they were in a 9 hour class. Folks, it can not get any easier than that. 

I assume we all know that listing is more lucrative than buyers. Listings are also less aggravation. It is my observation that most of my student's aggravation comes from the other Real Estate Agent. Check that out. 

Find a way to get yourself talking to a seller that needs to sell his house. You must. You just must do this. If you don't want to call for sale by owners, or expired listings or foreclosure victims, find a way to get them to call you. One or the other has to happen if you want to make money. Andy Brown said that he has been listening to Mike Ferry for years teach licensed Real Estate Agents to call FSBO's, Expireds, and Withdrawns. And Mike Ferry has helped to develop hundreds of millionaire Real Estate Agents, and he is not the only one. 

You must develop Communication and Salesmanship skills as well. First, If you don't say hello to a prospect, you will never say," Thanks for listing with me."
