I Don't Need Belief, I Have Knowledge

Instead of taking the forty five hour post license class online, most students prefer to take this class in a classroom. At Climer School of Real Estate, this is my favorite class to teach.  There is a Chapter about prospecting for listings.  There is a portion about calling expired listings and FSBOs.

Since I am a frustrated sales trainer teaching Florida real estate license courses, this is my favorite part of the class.  I always tell my students, if they will bring in today's expired listings, I will call them and make an appointment for them.  Very few students take me up on this offer.  In my last class, two students brought in today,s expired list.  Getting phone numbers seems to be a big obstacle today.  Feel free to leave me some tips in the comments.  One of my students almost fell over with surprise when I dialed 411 to get a phone number for an expired listing.  He said he had never used 411.  It still works as well as it ever did.

I called four expireds.  and sent a fax to one where their home phone was answered by a fax machine.  My student was amazed that they called him from the fax.  I was not amazed.

Many, many years ago , I took a class for trainers.  I was a rookie trainer then.  They told us not to call prospects in class.  The theory was that you might get a jerk on the other end of the line.  It would make you look bad in front of your audience.  I never took that advice.  If you get a jerk on the other end of the phone, so what?   That is life.  That is real.  So what?    I have called prospects many times in class.  Sometimes I make an appointment with them.  Sometimes I don't.  So what?

At the end of this forty five hour post license class, one of my students came up  to me to say good bye.  He gave me a thought that I had never heard before.  He thanked me for calling the FSBOs and expireds in class.  He said, " I don't need belief anymore.  I have knowledge."  I asked for an explanation.  He told me at other seminars and training sessions, the trainer expected him to believe that what I am telling you works.  He said," You showed me that it works."

If you are  a trainer, any time you can show people how to call prospects with real people, this is powerful medicine.  It is the best way.  If you are not comfortable calling prospects in classes and groups, call them in one on one training.  It is the best way to train.  Students learn what they see.  Let them see you calling prospects.

If You Need Money, Prospect

This week, I am teaching my favorite class to teach at Climer School of Real Estate, the forty five hour post license class.  This class is about how to make money in real estate.  It is about how to get listings and make sales.  We talk about answering objections and making effective listing presentations.

This is stuff that you need to know if you intend to make money selling real estate.  Many people tell me that they have a desire to make money.  Don't tell me that you have a desire to make money.  Show me.

You can demonstrate that you want to make money by showing up at the office before anyone else.  By the time the second person walks in the office, you have already got today's expired off the computer, looked up the phone numbers of the ones you can find, addressed a letter to each one of these expireds and put those  letters in the mail at the main post office downtown.  Since it will probably be long after eight o'clock before that second person walks in the office, you have already called a few of those expired listing and have appointment with one of them.  If you are doing that for about thirty days in a row, I will believe that you are serious about making money.

Stop with the excuses.  Don't make an excuse for not making money.  If you are not making money in real estate, it is probably because you are not prospecting.  Why don't you call prospects?  You know why.  I know why.  Your boss knows why.  You are afraid.  Do it.  Call a prospect even if you are afraid.  You don't have to " Don't be Afraid.".  You have to call even if you are afraid.

If you are in real estate, the prospects are FSBOs, expired listings, and foreclosure victims.  The only reason not to call is you are afraid.  Call them anyway.  If your phone is not ringing, you have to dial the phone.  I did not make this rule but I understand it.  If you obey this rule, you will make money.  If you have some grandiose plan to make the phone ring, wonderful.  Until your plan starts to work and the phone starts ringing, dial the phone.  Call some prospects.  If you are too busy to call prospects,  quit doing some of the stuff you are doing that is not turning into money.

Start calling prospects before it is too late.  You must have money coming in the front door.  If what you are doing is not leading to a closing, start doing something that will.  Call a prospect.  If prospects are not calling you and you are not making enough money,  you will soon have to leave real estate and take a job that you not only hate, but will not allow you to earn the money that you want to make.

Prospecting is the key to success in real estate.  The details are not important.  Whether or not you are talking to prospects is important.  If you are talking to good prospects, you will make money in real estate.  If you are not talking to prospects, you won't.  How you get face to face with a prospect is unimportant .  They call you.  They find you at an open house.   They see your ad on some website.  You call them when their listing expired.  They read your blog on Active Rain or Eblogger.  You met them at a Chamber of Commerce event.  It does not matter where you meet prospects.  It matters that you meet prospects.  You have to talk to prospects to be successful in sales.

When you wake up one day and say to yourself," The sun will not set today without me shaking hands with a prospect.", your problems will be over.  If you can get committed to that one simple concept, you will be on the right path.  Thousands of Realtors do not understand this concept.  Many Realtors get caught up in some deal from hell that will probably never close.  They spend hours trying to fix an unfixable problem.  Just find a new prospect.  Someone else in the transaction can fix the unfixable problem.

If you wake up on the first of the month with no listings and no pendings, it is going to be a dismal month.   You have to have listings before you can have pendings. This is not the chicken and the egg.  We know which came first.  Find  a prospect.  Get them listed.  Get it under contract.  We go to closing.  That is the order.  If you want to go to closing soon, get a listing today.  If you want to get a listing, find a prospect today.  If you don't have any prospects calling you, call a prospect.

Florida Real Estate School Online or In Person

Which is better?  Many people call Kathy and ask which is better, a Florida real estate course online or in person with an instructor.

The Florida Real Estate Commission requires you to take a real estate course from a Florida real estate school before you can take the Florida real estate exam and get your Florida real estate license.  You can take your pre license real estate course online or you can take it in a classroom with a live instructor.  Unless you have a bad instructor, a classroom is probably better.  You can ask questions.  You can probably easier learn this very complex material easier with a instructor.

There is another advantage to in person over online.  It is often more fun to meet the other people in the class, your classmates.  .  I have had many students that get together and study.  They give each other support.  You have a built in common enemy, passing the Florida real estate exam.  Some time it is more fun to do it together.  My students, not only study together, they often send each other emails etc.  They encouage each other.  Often they help each other find their first real estate broker.  A in person class is usually fun.

Taking your Florida real estate course on line may not be much fun but it certainly is convenient.  You don't have to drive across town.  You don't have  to get dressed.  You don't have to put up with the the instructor's silly rules.  An online real estate course might be a good choice.

If  convenience is king in your life and a Florida real estate online course is in your near future, here is a suggestion.  Also take Climer School of Real Estate's video state exam review course on seven DVD discs.  Invest $100 in this.  You can take your real estate class online and still learn what you need to pass the Florida real estate exam given by Pearson Vue. You still get the benefit of an instructor.  Ron Climer, an excellent real estate instructor, has put his two day Florida real estate review class on seven DVD discs.  You can enroll in our on line real estate course and get the convenience of our online real estate course and still get an explanation of how real estate works and how things are on the Florida real estate exam.  This is an acceptable substitute for an in person class.

You might be asking yourself, "How do I know this instructor knows what is on the Florida real estate exam and also knows how to present it?".  Here is the answer.  Go to You Tube and watch the free real estate math videos that I have posted there.  My user name is Climer School.  There are nine math videos.  If you are taking the Florida real estate exam soon, you need to watch all nine of these videos. Here is the link.  http://www.youtube.com/watch?v=SO8Nq_eny0w&list=UUyBcLU3Ccx-ZxAyemcXWd1w&index=9&feature=plcp  Watch this video.  If it looks like Ron is someone that can help you pass the Florida real estate exam, get the video program and enroll in a online real estate class at www.climerrealestateschool.com .  Then go to the Department of Business and Professional Regulation's website at www.myfloridalicense.com and apply for a Florida real estate license.

If we can help you with any details about getting a Florida real estate license, call Kathy at 407 822 3926 .

Florida Real Estate Online Course

Taking your Florida real estate license course online is certainly the most convenient way to take this course that is required to get your Florida real estate license.  Taking a real estate online course means that you have to read some dull boring facts and information and take little quizzes.  There must be a better way.  There is.  The better way is to check out Climer School of Real Estate's video review.  If you want to take Climer School of Real Estate's video class, we have it available.  Many students today are investing another $100 and getting the video real estate review in addition to the required on line real estate class .  You might call this an appurtenant.  That word is on the Florida real estate exam.  The video class is not required but wouldn't you like to have an excellent instructor tell you what is on the Florida real  estate exam in language and stories that will stick with you when you get to the Florida real estate exam that costs $31.50 every time you take it.  If you want the details on what it costs to get a Florida real estate license go to my website at www.climerrealestateschool.com .

If you need to take a Florida real estate online course, you can't find a better place to take it than Climer School of Real Estate.  In addition to reading the stuff about deeds and escrows, let Ron Climer tell you about it on seven video DVD video discs.  If you are in the market to take Florida real estate online class to get your Florida real estate license.  Climer School  of Real Estate's video review is a wonderful addition to your Florida online real estate course.  Ron Climer's video review class is possibly the best real estate course in which you can invest.

Even my students that take my live sixty hour pre license real estate class, often invest a few shekels and get my video review class to help them pass the Florida real estate exam.  Many people call this the cram course because when we teach it in person, it takes two days.  When I put in on video, I just taught the two day class to a video camera.  It didn't take so long with no questions, no breaks and no lunch.

If you have never tried video training, watch one of my real estate math videos on You Tube.  I have nine math videos.  If you are going to take the Florida real estate exam, you need to watch all nine of these math videos.  My user name is Climer School.  Here is a link.  http://www.youtube.com/watch?v=wkQK2mzVEB8&list=UUyBcLU3Ccx-ZxAyemcXWd1w&index=10&feature=plcp  Check out this real estate math videos.  There is nothing on these videos that you don't need to know to pass the Florida real estate exam.  You can watch these fast or you can watch them slow.  That is the joy of video.  You don't have to go at everyone else's pace.  You can back up and watch it again or stop it while you do the math.

If you have already signed up to take a Florida real estate online class, you can still  benefit from watching these real estate math videos on You Tube.  It is free.  It is easy.  If you haven't signed up to take a Florida real estate, do yourself a favor.  Take your Florida real estate online course from Climer School of Real Estate.  It is a Florida real estate school.  Climer School of Real Estate has a brick and mortar classroom in Orlando, Florida.

Many online real estate schools that say they teach Florida real estate online courses teach a lot of stuff that is not Florida stuff.  What do you care about community property?  We don't have community property in Florida.  What do you care about the Torrens method? It is not on the Florida real estate exam. What do you care about dower rights?  We don't have that in Florida.

We are a Florida real estate school.  We teach classes in person and we teach online real estate classes.  We teach you to pass the Florida real estate exam.  If you take your Florida real estate course from a real estate school that teaches real estate courses in forty nine other states, you will learn a lot of stuff that you don't need to know to pass the Florida real  estate exam given by Pearson Vue.  Did I mention that you have to pay Pearson Vue $31.50 every time you take the Florida real estate exam.  Before you sign up to take any Florida real estate online course, be certain that the real estate has a license and a permit in FLORIDA.   Check with the Florida Department of Business and Professional Regulation.  There website is www.myfloridalicense.com .If you take your online real estate course from a school that does not have a Florida permit, you have wasted your money and your time.  In Florida , real estate permits begin with the letters ZH.  Climer School of Real Estate has ours posted right on our website at www.climerrealestateschool.com .

If we can help you get your Florida real estate license, call Kathy at 407 822 3926.

Florida Real Estate Exam Video Review on DVD

Whether you are taking your Florida real estate exam in Miami,  Ft. Lauderdale, Saint Petersburg, Orlando, Jacksonville, Fort Myers, Naples, Gainesville, Sarasota, Pensacola, Tampa,
or Tallahassee, you need a good review before you take that not too easy test.  It cost $31.50 every time you take it.

One serious mistake that many people make is they underestimate the Florida real estate test.  If you would like to avoid that mistake, go to my website at www.climerrealestateschool.com and take my free practice test.  Do yourself a favor.  Go take this test like a test.  Sit down for two hours.  Take the test.  Grade the test.  If you make a 85 or better on this test, you are in good shape.  You are maybe ready for the Florida real estate exam.  If you make much less, you better be studying.  If you have done much research about the Florida real estate exam, you know that the pass rate for first time takers is fifty per cent.  The pass rate for retakers is thirty three per cent.  The Department of Business and Professional Regulation publishes this information every month.

Here is the problem.  If you took your pre license class on line from a out of state, one size fits all states school,  you have probably learned a lot of stuff that you don't need to know because it is not on the Florida exam.  Another problem is, if you took your class from a live instructor that was boring, you didn't listen in class.

What you need is my seven disc video Florida real estate exam review class.  We sell this for one hundred dollars.  I know what is on the Florida real estate exam.  I have been studying it and teaching it for thirty years.  Also, I know how to present it in a manner that you will remember when you get to Pearson Vue to take your  exam. If you have any doubt that this is true, go to You Tube and watch the free real estate math videos that I have there. If you plan or passing the Florida real estate exam, you need to know what  is on those nine videos. It cost $31.50 every time you take the Florida real estate exam, whether or not you pass or fail.

If we can help you pass the next time, call Kathy at 407 822 3926 or check our website at www.climerrealestateschool.com .

Floria's Best Real Estate License State Exam Review

At Climer School of Real Estate, we teach our two day  Florida real estate exam review which many people call the "cram course".  It is exactly what you need to pass the Florida real estate exam given by Pearson Vue.  If you have heard that this test is difficult, you are well informed.  What I mean by difficult is the pass rate for this exam is fifty per cent for first time takers and thirty three per cent for retakers.  The Department of Business and Professional publishes the statistics every month.

One of the problems is not the difficulty of the test.  but the lack of preparation of the students.  People hate to study.  People hate to attend class.  We know this at Climer School of Real Estate.  The problem is that the material is dull and many instructors make it even more dull.

If you sat through a dull boring pre license class with an instructor that doesn't really know what is on the Florida real estate exam, you have a disadvantage.  If you took an on line course where all you did was read the material, you don't really know what is important  and what is not important.

If you took an on line class from a NOT Florida real estate school, you have an even larger disadvantage.  You have probably been studying a bunch of stuff that is not on the Florida real estate exam.  You may be studying stuff that is wrong.

What is the solution?  The solution costs one hundred dollars.  The solution is my two day review on seven video discs.  I came into my classroom in the Rosemont Building in Orlando by myself.  I taught my two day review to a video camera.  I took it to Editworks in Altamonte Springs and had copies made.  We already had this on audio discs.  When people called Kathy and ask her," Don't you have it on video?".  Now we do.  May I suggest this?

Go to You Tube.  My user name is Climer School.  Watch my free math videos.  You need this to pass the Florida real estate exam.  You will not see anything on these videos that is not on the Florida real estate exam.  You will not see any math on the Florida real estate exam that is not on these nine videos on You Tube.  It is free.  That is me.  If you think that is doing you some good, invest in my seven video disc set that will teach you the rest of what you need to pass the Florida real estate exam.

If we can help you pass the Florida real estate exam, call Kathy at 407 822 3926  or contact us at www.climerrealestateschool.com

This is one way the Florida Real Estate Commission has of saying," Thanks for your service.".  Of course the veteran would have to submit the proper documents, DD 214 or NGB 22 .  For more details, check the DBPR's website at www.myfloridalicense.com.  While you are there, go ahead and apply for a Florida real estate license for free.

Complain To The Florida Real Estate Commission

In Florida, real estate licenses are issued by the Department of Business and Professional Regulation.  Florida real estate licenses are suspended or revoked by the Florida Real Estate Commission.  Suspension or revocation are punishment for doing bad stuff.

Any Florida real estate licensee has a fear of losing his real estate license.  When a DBPR investigator calls, this is not good news.  Why am I telling you this?  Many people complain to their friends, relatives and anyone else that will listen about things they perceive that their real estate agent is doing wrong in a real estate transaction. Usually, their question is, "What can I do about this?".

The best thing you can do is get legal advice.  I understand why most people are reluctant to get legal advice.  It costs money.  Other than that, there is no downside to having an attorney's advice.  There is something about an attorney in a transaction that makes everyone involved pay more attention to the details.  It would be analogous to having a chaperon on a first date.  There won't be much fooling around.

Another thing you can do if you think your real estate agent is doing something wrong is turn in a complaint to the people that issue Florida real estate licenses, the Department of Business and Professional Regulation.  Their website is www.myfloridalicense.com .  A very frequent complaint that I hear is that I don't think my real estate agent really turned in my offer to the seller.  How do you know if the listing agent really turned in your offer?  You can't make them prove to you that they really turned it in.  You can't.  The DBPR investigator can.  If you turn in a complaint to the DBPR that your listing agent did not present your offer to the seller, the DBPR will investigate your allegations.  If your offer has not been presented to the seller, it probably will be after Joe Salesman gets that first phone call from the DBPR investigator.

Do not waste your time or the DBPR's time turning in a complaint that is not "legally sufficient".  Legally sufficient means that your complaint is alleging something that is a violation of the real estate law.  Don't waste the DBPR's time reporting some Florida real estate salesman for being rude.  Being rude is not against the law.  There is no law requiring real estate agents to be on time for an appointment.  Don't bother.  If you think your agent is violating the law, turn in a complaint to the Department of Business and Professional Regulation.

If we at Climer School of Real Estate can help you understand the law better or if you want to get a Florida real estate license, contact us at www.climerealestateschool.com .
