This is a Little Misleading

Only 264,157 were Active

Probably more like 254,000 Individuals due to Multiple Broker Licenses

At the end of calendar year 2019, there were 201,308 active Sales Associate Licensees in Florida and 21,585 active Broker Associate Licensees in Florida. Not counting Brokers, this is a grand total of 222,893 potential competitors.

If you believe in the Pareto Principle or the 80/20 rule, 44,580 Licensees that you need to be concerned with. The Pareto Principle says that 20% of the agents will earn 80% of the income. It also means that 80% of the agents will only earn the remaining 20% of the income. Be in the 20%.

At the end of calendar year 2018, there was a grand total of 403,335 Real Estate Licenses in Florida. Of these, there were 192,739 active Sales Associate Licensees in Florida and 21,065 active Broker Associate Licensees in Florida.

Not counting Brokers, this is a grand total of 213,804 potential competitors. Based on the Pareto Principle or the 80/20 rule, 42,760 Licensees that you need to be concerned about.

The Good News is that You are in Florida


Florida has about 1,000 people a day moving into the state. This is good news for you. They all need a place to live. They are going to buy or rent. You just need to figure out your marketing so that you can connect with a few of them a month. You will have it made

The Florida Realtors®

According to the Florida Realtors® website, there are about 187,000 realtors in the state. Again, I believe that the 80/20 rule or the Pareto Principle is in effect. 20% of the agents in this group will be earning 80% of the income and be working with 80% of the transactions. That means that the remaining 80% of the agents in the group are fighting over the remaining 20% of the income and the 20% of the transactions. You can be in the 20%.

Inactive Florida Sales Associate Licenses

Here are some interesting numbers: At the end of calendar year December 2019, there were 80,660 current but inactive Sales Associate Licenses. There were also 21,776 involuntarily inactive Sales Associate Licenses.

 I don’t know if you’re counting but this is a total of 102,436. Over 100,000 inactive Sales Associate Licensees. Wow! All that work is your License just to leave it inactive.

 Just to round out the data, 21 Licensees are on probation, 121 have their Licenses temporarily suspended, and 221 of them are on military inactivity.

Inactive Florida Broker Associate Licenses

5,478 Broker Associates are current but voluntarily inactive. 1,664 to Broker Associates are involuntarily inactive.

If you’re counting, this is 7,142 inactive Broker Associate Licensees.


It sure seems like a lot to me. Three Broker Associate Licensees on probation, six are in suspension, and six are on the military inactivity list.

Inactive Florida Brokers

There are 3,182 Brokers who are current and voluntarily inactive and 2,465 are involuntarily inactive. 10 Brokers are on probation for discipline and 18 Brokers are on temporary suspension. Two are on the military inactive list.


Florida Real Estate schools and Instructors

Would you believe there are 397 current Licensed Real Estate schools in Florida? There are 105 involuntarily inactive Real Estate schools.

An even crazier fact is that there are 858 Licensed Real Estate Instructors in Florida.

There are also 309 current but inactive Real Estate Instructors and 180 involuntarily inactive Licensed Real Estate Instructors at the moment. There is on on suspension.

FYI, apparently one Instructor is on probation and one is on suspension.

I cannot believe that there are 502 Real Estate schools being tracked by the DBPR in Florida.

Although you already know, this should prove to you again why you have to be careful when you take a Real Estate school. It is too easy to get a Real Estate school License and too easy to get a Real Estate Instructor License.


Too many people get a Real Estate Instructors License or start a school because they think it is easy money or it is a good way to recruit. They have no idea what they’re getting into her what they’re doing.

They are doing a huge disservice to their students.

Once a week I, Andy Brown (Owner The Climer School of Real Estate, the Best Real Estate School in Florida) will be doing a short YouTube video on some them some of the major Violations going on in how easy it is to not do them, and on and what a lot of people have done and gotten caught doing that we hear about at the Florida Real Estate Commission (FREC) meetings.


 Some of the stories may bother people. However, when you do something wrong and get caught and are discussed by the Florida Real Estate Commission, you are public record and public information. If you do not want to be talked about in my article or in my YouTube video, don’t commit Violations.

The Number One Violation Real Estate Associates in Florida





The Number One Violation for licensed Real Estate Associates in Florida is not self-reporting when you have been convicted of a crime, found guilty, pled guilty, or pled no contest to a missed company other than a very minor traffic Violation.


You have to report these incidents when you originally apply for your Real Estate license on www.myfloridalicense.com. Your duty and responsibility to report these types of things does not stop and go away once you have a Real Estate license. In fact they become actually more important than ever before.


 The Florida Real Estate Commission (FREC) always cares about the health, safety, and welfare of the general public, or the consumers, and this especially includes their money. What is amazing to us is how often Licensees will stand before the Commission and their defense is, “I didn’t know.” My advice is, don’t ever say this to the Commission. They can’t stand it when Licensees tell them they didn’t know they were supposed to do something important. They look you in the eye and say, “what do you mean you didn’t know? You’re a Real Estate Licensee. You’re expected to know these things.” And I agree with them by the way.


We have heard one Commissioner in particular ask them , “Do you actually read your continuing education booklet or do you just answer the questions in the back to be done with it?” So far, every single Real Estate Licensee has answered honestly, “I just answer the questions in the back.” While the honesty is appreciated, the practice is not. You need to take your continuing education hours education seriously, especially the core law.

The Number Two Violation for Real Estate Licensees


The second most popular Violation for Real Estate Licensees is collecting money and not turning over to their Broker. I want to remind all of my friends in Real Estate right now: the only person in Florida Real Estate who can hold onto someone else’s money is a Broker. Broker Associates and Sales Associates absolutely positively, no questions asked, don’t even ask me “what about this?”, period, end of story - is a Broker!


 If anyone out there hands you money, even a penny, you turn it over to your Broker by the end of the next business day not counting weekends and holidays.


 Sales Associates and Broker Associates are never ever allowed to do independent property management services. This also includes acting as a rental agent and accepting money for finding a tenant, regardless of who you are finding a tenant for and/or who pays you. Every single penny goes to your Broker. I am shocked at how many stories I hear about Broker Associates and Sales Associates perform property management services and even holding onto extra money. These are both incredibly large chapter 475 and 61J2 Violations.


 You would also be shocked if you knew how many Associates register a property management company on www.sunbiz.org . They are idiots. Do not do this.

The Third most popular Real Estate Licensee Violation

The third most popular Violation that Real Estate Licensees commit on a daily basis is some sort of advertising Violation. There are many ways that these are committed.

1. Broker Associates calling themselves a Broker when they are not a Broker
2. Associate of any kind calling themselves an owner.
3. Not having your Brokerage company information on any of your advertising
4. Not indicating what kind of a phone line your phone number is
5. Occasionally not including your last name


 None these are acceptable to the Florida Real Estate Commission.


 You may not call yourself a Broker or an owner if you are not a Broker. Having a Broker’s license does not make you a Broker. Having a Broker’s license and only run your own Real Estate Brokerage company makes your Broker, only.


 There’s a big trend right now for successful Real Estate agents who had large teams to transfer over to one of the one of the large Real Estate companies who only have one or two Brokers in the state. They have a standalone office and the entire team works out that standalone office.


 They like to advertise themselves as realtor/owner. The truth is they are not an owner and is a huge 475 and 61J2 Violation to advertise themselves as an owner. Only a Broker can be a company or an office owner. Associates may only operate at an office registry maintained by their Broker. Only.


 The truth is that even if you are a Broker Associate running a large team for one of these afore-referenced Real Estate Brokerages, you own and control nothing. You are nothing more than a glorified Sales Associate. You are on the exact same level as every other Associate on your team except that you are feeding them leads.


 If you advertise and market yourself as an owner, you and your Broker are committing a 475 and 61J2 Violation.



If you want to be an owner, come to the Climer School of Real Estate and get your Broker’s license and open your own Real Estate Brokerage company or become a partner in that company and get on the corporate record on www.Sunbiz.org .


 You have to have your brokerage company information on all your advertising. First of all everything is advertising. This includes your email signature, your website, your Facebook page, your business card, signs you stick in the ground on sides of roads, etc., everything.


Everything must have your brokerage information. Your franchise is not your brokerage so be careful with that. And there may be some other requirements such as your webpage or if you advertise for a team you need to be aware of.


 The only phone number that does not need any type of indicator is the main office line of your brokerage. It is a common misconception that the phone number for your brokerage must be on your advertising including a business cards. This is not true. You do not need the main phone number for your company on your card. However when you put your cell phone number on there or your night direct line, it is a requirement that you indicate that is your cell phone or your evening direct line or something.


The general public must know that this is not your main office phone number.


 You have to have your last name on all of your advertising. It needs to be just like it is on your DBPR record so someone can find you if they need. I was looking at the card rack three months ago and a very large franchised real estate brokerage company where we were about to teach a class. I was surprised at how many of the business cards did not have their ages last names.


 “Call Andy”


 When I pointed out privately to the compliance officer, they looked at me like I had grown a third eyeball and like I was the biggest idiot that had ever walked into their office. If someone wanted to file a complaint against me with the DBPR, how are they going to find me when all they have to go on is ‘Andy’.


 By the way, if you’re one of my students, please remember, bad jokes is not a legally sufficient complaint so don’t even bother.

Remember, you are honest, truthful, trustworthy, and of good character. This has to be true or the Florida Real Estate Commission would not have given you a Real Estate license.

The December 2019 Florida Real Estate state exam performance summary from Pearson Vue, the Bureau of education and testing, and the Division of Real Estate have been released. The numbers are worse than usual.

DECEMBER 2019 FLORIDA SALES ASSOCIATE REAL ESTATE LICENSE EXAM PERFORMANCE


2297 individuals took to the Florida Real Estate state exam for the very first time between December 1 and December 31 of 2019. Of this number only 1135 of them passed while 1162 of them failed. This is a very poor passing rate of 49% with a scary failure rate of 51%.


2483 people took the Florida state Real Estate exam for a second or for a repeated time. Only 717 of them passed while a whopping 1766 of them failed. This is a pathetic passing rate of only 29% with a terrible failure rate of 71%.


I feel that if all the students who chose other schools knew how we do things so differently and purposefully at the Climer School of Real Estate, we would put all the other schools out of business. We are the only school that uses our trademarked and patent-pending PASS F.A.S.T.™ system and technology that helps adult students pass multiple choice-based state licensing examinations faster and easier. And the proof is in the results.


CALENDER YEAR 2019 FLORIDA SALES ASSOCIATE REAL ESTATE LICENSE EXAM PERFORMANCE

The performance results of the Florida Real Estate sales associate license examination for the calendar year of 2019 between January 1 and December 31 is bad as well. 32377 people took the Florida sales Associates licensed Real Estate state exam for the very first time. Of this large number only 16000 of them pass this exam while 16377 of them failed it. Unfortunately, this is a passing percentage of 49% with a failing percentage of 51%. I think this is horrible.


34,158 people took this same exam for a second or for a repeated time after they failed at least one time. Only 10,580 of them passed however 23,578 of them failed. This is a passing rate of 31% and a failure rate of 69%. This is horrible.


I feel very bad for all the students who did not choose to attend the Climer School Real Estate. Many of them fail their state exam miserably because they were not prepared for the exam as well as they could have been if they had come here. I really feel like if everybody knew how differently we do things at the Climer School, we would put all the other Real Estate schools out of business. It makes me sad that so many other students are wasting their time and their money.


If you are interested, test takers taking the Florida Real Estate Brokers license state examination did not do much better.


DECEMBER 2019 FLORIDA BROKERS REAL ESTATE LICENSE EXAM PERFORMANCE


In December 2019, 218 individuals took their Florida Real Estate Broker’s license exam for the very first time. Only 131 of them pass and 87 of them failed this is a passing rate of 60% with a failing rate of 40%. I still think this is poor.

202 people took his same Florida Real Estate Brokers license exam for a second timer for a repeated time. Only 81 of them passed while 131 of them failed. This is a passing rate of only 38% with a failure rate of 62%. Again, terrible.

CY 2019 FLORIDA BROKERS REAL ESTATE LICENSE EXAM PERFORMANCE

The Florida Brokers Real Estate license exam performance summary numbers for the calendar year 2019 are not better. In 2019, 2838 people took the Florida Real Estate Brokers exam at Pearson view for the very first time. 1693 of them passed while 1145 of them failed. This is a passing rate of 60% with a failure rate of 40%. I just do not think this is a good statistic.

2383 people took this same Brokers license exam for second time or for repeated time. Only 843 of them passed and 1540 of them failed. This is a passing rate of only 35% with a failure rate of only 65%.

I believe in my heart that Climer School of Real Estate students pass the state exam at a much higher percentage rate than do students of other schools. It is because of the way we choose to train hours adult students to beat the state exam and some game. It is because of the fun environment that we create which helps adult learners learn.
