We have 5 Florida Real Estate Sales Associate Pre-License Classes beginning in February.

We have a 1 Week Class beginning February 4 at our Main Campus in Orlando. This is one of the most popular formats as you are done in one week.

The one week format runs from Monday through Saturday, 8 AM in the morning till 6 PM. Your Class final exam is the next Monday at 6:00 PM.

The address of the Orlando Main Campus is 5104 N. Orange Blossom Trail, Orlando, FL 32810. This Class will be in Suite 103, which is immediately to your left as you walk in the lobby.

We have a two week Class beginning on Monday, February 11. Our popular two week Real Estate Class format runs from Monday through Friday for two weeks in a row.

Our two week Class beginning on Monday, February 11 is also at our Orlando Main Campus. This Class runs from 9 AM in the morning to 3 PM in the afternoon.

We have another two week Class starting on Monday, February 4 at our Waterford Lakes Campus. 

This also runs Monday through Friday for two weeks in a row however this one starts at three in the afternoon and runs until nine in the evening.

The address of our Waterford Lakes Campus is 12301 Lake Underhill Rd, Suite 229, Orlando, Florida 32828.

By popular request we are experimenting with this five-week format, three days a week, Tuesday through Thursday.

We are starting one of our new five-week Classes at Mount Dora Campus beginning Tuesday, February 19. This Class will be from Tuesday through Thursday, 6 PM to 10 PM, for five weeks.

The Mount Dora Campus address is 18097 US Highway 441 unit A, Mount Dora, FL 32757.

We are also holding a five week Class at our new East Orlando Campus. This Class will also be Tuesday to Thursday, 9:54 PM, for five weeks.

The East Orlando Campus address is 13000 Avalon Lake Dr., Orlando, FL 32828.

We are also registering for our Brokers License Real Estate Class beginning Monday, February 11, at our Orlando Main Campus. Our Florida brokers license Class runs over a two week period.

The first week is Monday, Tuesday, and Thursday from 8 AM to 6 PM. The second week is Monday, Tuesday, Thursday, and Friday from 8 AM to 6 PM.

We know our students in the Brokers License Class are working Real Estate agents. We give you a day off break to catch up on your Real Estate business. Additionally it is worth noting that as professional courtesy cell phones are allowed out during this Class. They are on silent and are to allow our students to stay on top of current closings, customers, and leads.

Our students are Florida Real Estate Brokers License Class are expected to behave as professionals, respect the professional courtesy regarding cell phone usage during Class, and not disengage from the Class nor distract other students.

All of our instructors and Pre-License Real Estate Classes utilize our proprietary patent-pending PASS F.A.S.T.™ system and technology. As a reminder for those of you with a new Florida Real Estate license, still inside your first renewal period, you need to take your mandatory 45 hours of Post licensing Class.

While we are finishing one of the best Post 45 Classes we’ve ever had, there are two more scheduled in February.

We have a one-week Post 45 Class beginning Monday, February 25 through Friday, March 1. This Class is from 8 AM to 5 PM and is at our Orlando Main Campus.

We have a night and weekend Post 45 Class that we are holding in February. This Class begins Friday, February 22. This Class format runs for two weekends. The two Fridays are from 6:00 PM to 9:30 PM and the two Saturday and Sunday Classes are from 8 AM to 5:30 PM.

And you won't miss any deals or closings or customers or leads in our Post 45 Class either. Cell phones are allowed out and on silent, again as a professional courtesy to our working students.

A Gathering of the Best Real Estate Instructors in America

The Real Estate Educators Association’s (REEA) Distinguished Real Estate Instructor (DREI) Designation Summit was this weekend in Asheville, North Carolina.

During the weekend of January 26th and 27th, Pam Matera and I were in Asheville, North Carolina for the 2019 DREI Summit. The DREI stands for Distinguished Real Estate Instructor. It is the highest designation of REEA or the Real Estate Educators Association, the only Professional Association for Real Estate Instructors who are serious about what they are doing and their responsibility to their students.

REEA is a society of real estate education stakeholders (instructors, trainers, regulators, schools, authors, etc.) Our challenge is to continually give our members the latest tools and techniques for effective adult education. Our goal is to make sure REEA members meet and exceed the high standards demanded in real estate’s rapidly changing legal and professional environment."


Many of the Licensed Florida Real Estate Instructors at The Climer School of Real Estate are members of REEA and the others are considering. Andy Brown, Head Instructor, considered by many to be the best real estate instructor in Florida pursues continual improvement through REEA's programs and mentors constantly and vigorously.

This is no small deal. Currently there are only 54 active DREI’s in the entire country with 37 retired DREI’s and 3 Emeritus DREI’s. Considering that there are 1,321 licensed Real Estate Instructors in Florida alone, this fact should illustrate how significant this designation is.


Of the 63 attendees to the DREI Summit, 17 were DREI Candidates including myself, Andy Brown GSI and DREI Candidate. Only two of us were from Florida. Karen Climer GSI, daughter of The Climer School of Real Estate’s founder and namesake, Ron Climer (also a DREI Candidate) and me.

Attendance at the annual Summit is but one of the mandatory requirements for achieving the DREI Designation.



The Summits and the Annual Conferences are organized, promoted, and managed by Kris Inman and her husband Rick Inman. They are amazing and not paid enough.

Earning the DREI designation is not an easy thing. It takes work and dedication and a desire to be a better instructor.


We were surrounded by some of the best and most experienced Real Estate Instructors in the world. Even the DREI Candidates are incredible Instructors, also among the best anywhere.


This weekend was special. Being in the presence of such outstanding examples of your craft was humbling, eye-opening, and empowering. I highly suggest to everyone, no matter what you do.


The weekend and much of the DREI focus and curriculum is on GAPE, or the Generally Accepted Principles of Education, which were developed by a man named Malcolm Knowles.


There are 5 Principles of GAPE:

  1. Knowledge
  2. Andragogy
  3. Speech
  4. Teaching Aids and,
  5. Learning Environment


We were treated to an hour and twenty minutes to an hour and a half presentation on each topic by a DREI.



The Speakers were masterfully introduced by Dana Rhodes DREI. Dana is a Real Estate Instructor with the Mingle School of Real Estate in Charlotte, NC.

The Summit was deftly moderated by Corean Hamlin DREI. Corean is a member of the North Carolina Real Estate Commission (NCREC).

Deborah Carpenter DREI began with a presentation on the Knowledge Principle of GAPE. Deborah is also currently a member of the North Carolina Real Estate Commission (NCREC).

"The category of Knowledge carries with it a dedication to the ethics of the teaching profession. The ethics of instruction require an instructor to constantly be updating course material and to be well enough informed to handle a variety of questions on the subject being taught. The execution of these principles requires diligence and a commitment to constantly grow and aspire to learn more."


Mark Barker DREI, GSI gave a masterful presentation on the Andragogy Principle of GAPE. Mark is the owner of Career Educations Systems, Inc in Kansas City, Missouri.

"It is the category of Andragogy which attempts to infuse Malcolm Knowles’ philosophies of adult education principles into teaching. The heart of these elements always centers around a showing of respect for the adult learner. It is the job of an excellent instructor, through a variety of teaching methods, to inspire and draw out the opinions of the students. This requires the instructor to treat each contribution in the classroom as valuable and important. Andragogy teaches us that our true value as an instructors is measured by what we bring out of our students."

I consider Len Elder DREI, GSI to be the best Real Estate Instructor in the entire country, a powerful mentor of mine, and a great friend.  Len is the Senior Instructor and Head of Curriculum Development for the Superior School of Real Estate in North Carolina.

The GSI designation stands for Gold Standard Instructor. This is another designation through REEA. Currently there are only 83 Gold Standard Instructors in the entire county.


There are only 4 DREI’s in Florida and only 3 GSI’s. There are no DREI, GSI Real Estate Instructors in Florida. I am hoping to be the first. This is my commitment to providing only the best to Climer School of Real Estate students.


Too many people have a Real Estate Instructors License because they think it's an easy way to make money or they are a Broker and they believe it is good for recruiting, or both. 



These are not the reasons to become a Licensed Real Estate Instructor. It is a calling and many students' lives and careers are in your hands.

Never, Never, Never Say That “I Did Not Know”

If you have been convicted of a crime, found guilty, plead guilty, or plead nolo contendere, you must inform the Florida Real Estate Commission and the DBPR within 30 days. You should have learned this in your Real Estate class.

During the legal agenda session, of Wednesday, January 17, 2019 Florida Real Estate Commission meeting, the Commission revoked several Real Estate licenses. All these instances involve doing very malicious and stupid actions towards the consumers.


I try to remind my students all the time that the only thing that the people and powers in charge of their industry are concerned about protecting the health safety and welfare of the consumers and the general public. And this definitely includes their money.


The seven members of Florida Real Estate Commission (FREC), the Florida DBPR, the DRE, and every attorney, judge, and court room in Florida do not care about licensees at all. Not one single bit.

They care about the consumers - 100%. Try not to forget that.


When you are applying for your Florida Real Estate license, you should also learn in your Real Estate class, that you must disclose on your background question section in your application if you have ever been convicted of a crime, found guilty, plead guilty, or plead nolo contendere to anything other than a very minor traffic violation.


Apparently, a lot of licensees are not learning in their Real Estate class that this responsibility to self-report does not go away once you have your Florida Real Estate license.


So much so that it is the Number One violation for Sales Associates and Broker Associates in the state of Florida. Then they stand before the Florida Real Estate Commissioners, very contrite and compliant, honestly admitting that they did not know.


This might be the worst thing you can say to the Commissioners on your behalf. It is my opinion that the Commissioners hate hearing this from licensed Real Estate agents in Florida.


"Why?" You might ask.


Because you are supposed to know. You are held to a higher standard. Not knowing something about your F.S. Ch 475 , 455, and 61-J2 Real Estate license law in your industry is not acceptable. Too many licensees are very cavalier and lackadaisical about their responsibilities and their requirement to know their own laws, rules, and regulations.


The other day, one of the best friends to the Florida Real Estate Industry and Community, Commissioner Richard Fryer, asked a licensees in front of him (who had already claimed apologetic ignorance ) some very simple questions:


“How do you do your continuing education?”


“In a classroom or with the book that is mailed to you?”


The licensee on the hot seat squirmed and responded nervously, “I use the book.”


Commissioner Fryer asked, “Do you read the book, or do you just do your 30 questions?”


There was nervous chuckling in the entire room because every single person knew to what Commissioner Fryer was referring.


The licensee responded, “Well honestly Commissioner, I just do what I need to get it done. The questions.”


It was January 17, 2019. Commissioner Fryer simply stated, ”This law has been in place since 2009.”


I am not a big fan of the Continuing Education credits that licensees can obtain by having the book mailed to them, answering the questions in the back, and mailing it back in. To me, this defeats the entire purpose of having Continuing Education.


I will publicly say that I wish the Florida Real Estate Commissioners would abolish this method and pathway of getting your mandatory 14 hours of Continuing Education every two years.


I am not on the Commission. Maybe I will be one day. This will be one of the first things I will bring up.


However, for now, if you come into the Climer School of Real Estate in our classroom Continuing Education, I guarantee you that you will be reminded of this simple legal requirement every single time.


Regardless of how you get your Continuing Education for your pre-or post license education, I wrote this article to remind all of you:


F.S. Ch 455 States very clearly that you absolutely, positively must notify the DBPR of being found guilty, pleading guilty, convicted of a crime, or pleading nolo contendere within 30 days.


If you do not, you are going to be in big trouble. And they are going to find out, I assure you of this.

Customer vs Client in Florida Real Estate

What Are The Differences and Why Is This Important?

Many Florida Real Estate Agents Inadvertently Put Themselves In A Potentially Harmful Situation.


Almost every real estate licensee that I know or have known refers to their customers as their clients. It sounds cool.


At The Climer School of Real Estate, the best real estate school in Orlando, I hear “My client this” and “my client that” all the time. It is something that you are definitely tested on if you want to pass your real estate exam at Pearson Vue.


The problem is according to Florida statute Chapter 475, they don’t have clients. What they have our customers. This is something that is taught in our real estate class every day.

And according to Florida statute Chapter 475, there is a gigantic legal difference between the two. In my opinion, and I am not an attorney although I do love Erin Reagan, I believe that most licensees are putting themselves in a potentially dangerous legal situation. I believe this because of how litigious our society is and because I believe that there are many consumers out there who get their jollies from trying to “catch” and trick“ real estate agents into doing something wrong.


In Florida statute Chapter 475.278 there is something called Authorized Brokerage Relationships. In Florida real estate, there are three of these relationships. The Florida Division of Real Estate (DRE) and the Florida Department of Business and Professional Regulation (DBPR), and the Florida Real Estate Commission (FREC) all know these as well.

Unit 4 Authorized Brokerage Relationships, Customer vs. Client


The most common is called a Transaction Broker Relationship. In chapter 475(1)(b), it is presumed that all licensees are operating as transaction brokers.


This means that as soon as a licensee is having a conversation with a consumer or a member of the general public, and that consumer or member of the general public discloses some meaningful or confidential information about the real estate in the real estate needs, the transaction broker brokerage relationship has now been created.


One of the important issues that we tried to emphasize of the Climer School of Real Estate that I believe is not emphasized at many others real estate schools is that because the broker owns and controls everything, this brokerage relationship is between the broker and that consumer. The two of them may be in 1000 miles apart. The two of them will probably never meet. But they are in a Florida brokerage relationship.


The Brokers’ licensed Associate is legally a fiduciary general agent representative of their employing broker. This means that they now know that consumer they are talking to the same duties and obligations that Chapter 475 says their broker those that consumer.


When you are in a transaction broker brokerage relationship, according to Florida statute Chapter 475 you have a customer. You owe a customer and limited representation.

Transaction Broker has 'Limited' Responsibilities

Florida statute Chapter 475.01 (1)(d) further defines customer to mean “a member of the public who is or may be a buyer or seller of real property and may or may not be represented by a real estate licensee in an authorized brokerage relationship.”

Transaction Broker has a Customer, not a Client or a Principal

It is also my opinion the most real estate agents spend their entire career as a transaction broker without even knowing it. Most of them are never in a fiduciary Single Agent Brokerage Relationship.


F.S. 475.278 (3) talks about another brokerage relationship called a Single Agent Relationship. This is a fiduciary relationship.


F.S. 475.01 (1)(f) defines “Fiduciary” as “a broker in a relationship of trust and confidence between that broker as agent and the seller or buyer as principal. The duties of the broker as a fiduciary are loyalty, confidentiality, obedience, full disclosure, and accounting and the duty to use skill, care, and diligence.”.

Single Agent has a Client or a Principal, not a Customer

If you pursue the legal definition of a ‘principal’ in a Fiduciary relationship, for example in www.BusinessDictionary.com, a principal is the same thing as a client.


When you have a client or a principal, you will than the fiduciary duties of 100% confidentiality, 100% obedience, 100% loyalty, and 100% for full disclosure.

Single Agent has 100% Fiduciary Responsibilities

You now are legally required to put your client’s or your principal’s best interest is your number one pride of your own best interest. You are legally required to do when they ask you to do as long as not an illegal request.


What licensees don’t realize is that when you refer to your customer as your client, you are possibly creating a single agent fiduciary relationship with your words and actions. If you are involved in a residential sale, you have not disclosed it properly. Regardless of what type of actual transaction you are engaged in, you are not treating your ‘customer’ as a fiduciary principal. I believe that there is a possibility that either of these could come back to haunt you.


The other thing that I hear newer agents doing all the time is promising their new prospects and customers that they will be there for them 100%.


Although I also believe that the intentions are wonderful, legally you are not there for your customers ‘100%’. If you were, then you would be in the Single Agent Fiduciary Brokerage Relationship. Again, you are possibly creating a single agent fiduciary relationship with your words and actions.


Lastly, I was talking to a Broker of a large real estate company who told all of this broker’s agents that they were all operating as Single Agents and to have their customers sign a ‘Consent To Transition To Transaction Broker’ Disclosure at their very first meeting. This Broker teaches them that this is the best of both worlds and to use the consent to transition form whenever they need it.


As a friend, I did tell this Broker that this is not correct and that they were violating FS 475 in a few ways. I am not sure that this Broker believed me or changed this. However, this is not the correct use of the relationships nor the form.


More proof the almost no licensee truly understands the Broker Relationships in Florida Real Estate.


Just keep in mind that if you do find yourself in front of The Florida Real Estate Commission for discipline because your customer or your client turned in a formal complaint on you, the worst thing that you can ever say is “I did not know.”
