We have been told countless times the reason why students apply to us is because we were so friendly on the phone and friendly when they came in. We heard numerous stories about how the other schools, including many big ones that you have heard of, were very hurt and cold and unfriendly, and arrogant on the phone or to them in person.


 To me, it seems like that after a while, many people in real estate forget they are in sales. Many real estate licensees seem to get extraordinarily arrogant and conceited about being in real estate. We believe that you have to treat every prospect and customer like it’s your first and most important one.


This works for us.


 My question is, do you think it’s important? How important is it to work for a real estate brokerage that your customers feel good about when they walked in the door? There are some offices that we walk into and everybody is smiling, happy, easy-going, and friendly. They go out of their way to make us and everyone else feel good about being there. We feel it.


 There are other offices, including some big and well-known ones, and you walk in and people don’t greet you, no one will say hello, they ignore you, and they act like they are just too cool to be bothered with you. Needless to say, this type of behavior attitude just blows me away, especially inside a real estate broker’s office.


 I was in an office very recently, again a big well-known franchise brokerage office. This office had well over 100 agents, with a huge card rack on the wall immediately to the left of the front door main entrance. As I did not know this office very well, I began scanning the cards to see if there is anyone that I recognized. What I noticed almost immediately is how many of the licensees’ business cards violated the Florida Real Estate Commission’s (FREC) advertising rules.



 I asked the agent services coordinator, who by the way it also did not come out to introduce yourself to a new guest in the office, who the compliance officer was. When she told me that there was no compliance officer, I asked her if I could show her something to tell her broker. I mentioned that I give seminars on just the subject all over the state with many offices in many associations and I was just trying to keep everybody out of trouble and help. When I very quietly explained to her what was going on, she looked at me like I was the biggest idiot she ever met.



 But the larger issue is the overall unfriendliness. And you wonder where it comes from. Why are some offices so warm and inviting while other offices are so cold and uninviting? Do customers and prospects who either walk in off of the street or who come in for a first-time appointment feel the same differences? And does it matter?



 I tend to feel that it is important however it may just be me. This may not matter at all. Are there as many unfriendly real estate customers and prospects out there as friendly ones? Do the unfriendly and stiff customers and prospects gravitate towards the unfriendly and stiff real estate offices? Do the friendly and more easy-going customers and prospects gravitate towards the friendly and easy-going real estate offices?



 So, is everybody happy no matter what I think? In the question remains, is that important?
