Once again, Pearson Vue has published its monthly real estate exam performance summary. The month of April 2015 does not have any surprises. 

 From April 1, 2015 through April 30 2015, a total of 2,585 individuals took the Florida sales associate real estate exam for their first time. 1,333 passed and 1,252 failed. This is a pass rate of 52% and a fail rate of 48%. 

 2,788 individuals took their Florida sales associate real estate exam for a second or for a repeated time. A total of 977 passed and 1,811 failed. This is a pass rate of 35% and a fail rate of 65%. 

 What is going on? I still say that the state of Florida and the Department of Business and Professional Regulation (the DBPR) want these pass fail rates. The data base is too high. Month in and month out we seem to have approximately a 50% pass rate. Month in and month out we have approximately a 34% pass rate for individuals who taken the exam more than once. 

 In April 2015, 175 individuals took their Florida real estate broker exam for the first time. 94 of them passed and 81 of them failed. This is a pass rate of 54% and a fail rate of 46%. 

 174 individuals took their Florida real estate broker exam for a second or for a repeated time. 70 of them passed and 104 of them failed. This is a pass rate of 40% and a fail rate of 60%. 

 Again, this is about the same pass fail percentage rates as always. It's not that the content is difficult, it's that the way the state words the questions are so tricky.

 And by the way, the pass fail rates for individuals taking their Florida real estate instructors license exam is not much better. As an example in April 2015, seven people took the instructors license exam for the first time. Four people passed and three people failed. This is a pass rate of 57% and a fail rate of 43%. 

12 people took the Florida real estate instructors exam for a second or for a repeated time. Four of them passed and eight of them failed. This is a pass rate of only 33% and a fail rate of 67%. 

 Are you thinking of getting your Florida real estate sales associate or brokers license? If you are, then you owe it to yourself to give yourself the best chance possible of passing the state exam on your first try.  Oddly enough, those individuals who are trying to get a Florida real state license through mutual recognition only have to take it only on the Florida real estate laws and rules. They are doing a little bit better however, that is what I think they should be doing. 

 In April 2015, 45 people to the Florida real estate laws and rules exam for the first time. 28 people passed and 17 people failed. This is a pass rate of 62% and a fail rate 38%. 

Another 23 people took this exact same exam for a second or a repeated time. 12 of them passed and 11 of the failed. This is a pass rate of 52% and a fail rate of 48%. 

 While this is a little better, first I think it should need much better. Second I think at the very least these pass fail rates should be more like what the sales associate and meet broker exam pass fail rates reflect. That's just me.
