The August 2015 Florida DBPR Real Estate Exam Performance Summary And Pass Fail Rates

The August 2015 DBPR Real Estate Exam Monthly Pass Fail Rates from The Climer School of Real Estate, the Best Real Estate License School in central Florida.

The Department of Business and Professional Regulation and their state testing contractor vendor, Pearson Vue, have published their monthly Real Estate Exam Performance Summary. The month of August 2015 is pretty much like all the others. 

From August 1, 2015 through August 31, 2015, a total of 3,098 people took the Florida sales associate real estate exam for their first time. 1,652 passed and 1,446 failed. This is a pass rate of 53% and a fail rate of 47%. 

 2,813 people took their Florida sales associate real estate exam for a second or for a repeated time. A total of 983 passed and 1,830 failed and they had already taken and seen the exam at least once before. This is a pass rate of 35% and a fail rate of 65%. 

 Why are the Pass rates so low and the Fail rates so high? It is my personal belief that the Department of Business and Professional Regulation (the DBPR) want these Pass - Fail rates. The amount of data in the data pool is very important for statistical analysis and relevancy. 

The data base here is very high. Every single month, we have right around a 50% pass rate for those who are taking their sales associate pre-license exam for the first time. Month in and month out we have approximately a 34 to 35% pass rate for those who taking the exam again. 

In August 2015, only 250 people took their Florida Real Estate Broker exam for the first time. 152 of them passed and 98 of them failed. This is a pass rate of 61% and a fail rate of 39%. 

212 people took their Florida real estate broker exam for a second or for a repeated time. Only 73 of them passed and 139 of them failed. This is a pass rate of 34% and a fail rate of 66%. Again, this is about the same Pass - Fail percentage rate as usual. 

It's not the content and information that is so hard, it's that the way that the test and question makers word the questions. Many of the questions are very tricky. Often, it’s not what you know but rather can you beat the test makers at their own game.

As an example in August 2015, 9 people took the instructors license exam for the first time. 4 people passed and 5 people failed. This is a pass rate of 44% and a fail rate of 56%. 

6 people took the Florida real estate instructors exam for a second or for a repeated time. 2 of them passed and 4 of them failed. This is a pass rate of 33% and a fail rate of 67%.

The Florida Real Estate Sales Associate License Examination Pass Rate For First Time Test Takers Eases Up to 53%

Pearson Vue, the Bureau of Education and Testing, and the DBPR (Department of Business and Professional Regulation) for the state of Florida, released their Pass Fail Exam Performance Summary for October 2014 for the candidates who sat for the Florida Real Estate Sales Associate licenses and the candidates who sat for their Florida Real Estate Brokers licenses. This is public record information, and they release and distribute monthly statistics for first time test takers and for second and repeated time test takers.

 The results are not still not spectacular. The results continue to fall within the ranges where they always seem to fall. Two thousand, seven hundred and fifty one hopefuls (2751) took their Florida Real Estate Sales Associate license exam at a Pearson Vue testing center for the first time. One thousand, four hundred and sixty one (1461), or only fifty three per cent (53%), passed. One thousand, two hundred and ninety (1290), or forty seven per cent (47%) failed. 

Two thousand, seven hundred and eighty four (2784) people took their Florida Real Estate Sales Associate license exam at a Pearson Vue testing center for a second or more, repeated time. Nine hundred and eighty (980), or only thirty five per cent (35%), passed. One thousand, eight hundred and four (1804), or sixty five per cent (65%) failed. 

 If you read my blog on this monthly release, you know that I don’t think this is coincidence or an accident. These numbers and percentages are roughly the same every single month. The mere fact that 53% is a teeny bit higher than normal is due to the number of Climer School of Real Estate students who pass the state exam on the first try so overwhelmingly high, that they skew the state statistics. 

Check this out: Two hundred and one (201) people took their Florida Real Estate Broker’s license exam at a Pearson Vue testing center for the very first time. Of that number, ninety six (96), or only forty eight per cent (48%) passed. One hundred and five (105) or fifty two per cent (52%) failed. 

 Two hundred and thirteen (213) people took their Florida Real Estate Broker’s license exam at a Pearson Vue testing center for a second or more, repeated time. Of that number, only sixty eight (68) or thirty two per cent (32%), passed. The remaining one hundred and forty five (145), or sixty eight per cent (68%) failed. 

The Pass Fail Statistics for Florida Real Estate Instructors is even worse by the way. In October 2014, five (5) people took the FL Real Estate Instructor Exam for the first time. 

ZERO (0) Passed! All Five Failed. 

 These exams are not easy. Do not take them lightly. (Disclaimer: This is just Andy Brown’s opinion, and Andy Brown’s opinion only) I still believe that the students from The Climer School of Real Estate score higher on average and experience a much greater Pass rate percentage on the state of Florida exams than do the students at any and all of the other real estate licensing schools in the entire state.

From The Horse's Mouth at The Department of Business and Professional Regulation

     Last year, for the first time in my teaching career, we ( real estate instructors ) received a memo from the DBPR. telling us a few things that we real estate instructors better be "concentrating" on in our real estate classes.  http://www.biggerpockets.com/blogs/3840/blog_posts/27250-floridas-real-estate-exam-pass-rate

     This memo from Susan turned out to be a list of questions that were frequently on the Florida real estate exam.  A new 'memo' came today, February 2014.  Here is what it says:

     Helpful Hints for Instructors and Examinees

     Number one,  Familiarize candidates and students with the Sales Comparison Approach.

     Example or practice questions would be helpful in their studies, but please make them aware that all adjustments must be made to the comparable property, not to the subject property.

     If you have been in my real estate class, you know this is exactly how I teach this.  In the 36th edition of Linda Crawford's textbook on page 342, there is a box between line 34 and 35 in Chapter 15.  It looks like this.

I tell the students to look at that box and write this down under that box.  I tell the students to write this down EXACTLY the way I say it. I tell them to write:  Never, Never, Never, Never, Never, Never, Never  adjust the subject.  Do not adjust the subject. Don't adjust the subject.  Always adjust the Comp.

                                  POP QUIZ
If the subject property has a pool.  Comparable does not.  A pool is worth $10,000. Do we?
A add $10,000 to the subject
B subtract $10,000 from the subject
C add $10,000 to the comp.
D subtract $10,000 from the comp.

A and B can not possibly be correct because we never adjust the subject.  Using our memory peg, CBS CIA, we add $10,000 to the comparable because the comparable is inferior. I may be mistaken but I don't think my students are missing that question.

     Number two  Have students review 61-J2 - 10030 F.A.C.   If you sell a bad rental list to a customer, they are entitled to a 100% refund if they demand it within 30 days.

     Number three   This is a quote " A section is one square mile."  A township is six miles square.
