Pearson Vue and the DBPR  and the DRE released their November 2017 Florida real estate license state exam pass fail rate summary. The results were the same as always. Terrible.

The Pearson Vue November 2017 Real Estate License Exam Performance Summary

In November 2017, from November 1 to November 30, once again 2526 individuals took the Florida real estate sales associate license state exam for the first time. 1262 of them passed and 1264 failed. This is a pass rate of 50% and a fail rate of 50%. Same as always.

2736 individuals took the Florida real estate sales associate license state exam for a second time or for a repeated time. 806 of them passed while 1930 of them failed this is a pass rate of 29% and a fail rate of 71%. This was actually a little worse than usual. I have never seen the passing rate this low.

Why do you suppose this is? Again, it is my opinion that the powers that be, meaning the Florida Real Estate Commission and the Bureau of education testing, are more interested in trying to trick you into a wrong answer instead of testing your knowledge. I believe that if they wanted more test takers to pass, and more test takers would pass. Be thankful that they don’t want more test takers to fail because I believe that would be easy for them to achieve as well.

All schools are not created equal. Many students go to some of the other horrible schools out there and sit in the classroom for 60 hours while the instructor reads in the book. They learn nothing. 252 individuals took the Florida real estate brokers state license exam for the first time. 170 of them passed and 82 them failed is a pass rate of 67% and a fail rate of 33%. 184 individuals took the Florida real estate broker state license exam for the second or for a repeated time 77 of them passed and 107 this is a pass rate of 42% and a fail rate of 58%. Again, same as always.

Here’s something you may find interesting. 30 people applied for a Florida real estate license under mutual recognition. This means that they only had to take a 40-question test on the laws of the state Florida. 21 of them passed and 9 of them failed. This is a pass rate of 70% and a fail rate of 30%. 22 individuals took the Florida real estate laws and rules state test for second repeated time. 11 of them passed and 11 of them failed. This is a pass rate of 50% and a fail rate of 50%. Apparently the 40-question test of on Florida house rules is a little bit easier than the full 100 question test.

Instructors are plugging along at about the same pace. 8 people took the Florida real estate instructor state exam for the very first time. 3 of them passed and five of them failed. This is a pass rate of 37% and a fail rate of 63%. 12 individuals took the Florida real estate instructor exam for a second or for a repeated time. 2 of them passed and 10 of them failed. This is a pass rate of 17% and a fail rate of 83%. Apparently, it’s not that easy to become a Florida real estate instructor.

We are still in trouble with appraisers in Florida. Only 2 people took the certified residential appraisers state license examination for the first time. The both passed this time. Zero people failed as a first-time test taker. Three people took the certified residential appraisers state exam for a second or for a repeated time. None of them passed and all three of them failed. This is a pass rate of 0% and a fail rate of 100%. But even scarier is that the state of Florida only added two new certified residential appraisers into its ranks in the entire month of November 2017. That is all.

I know I have not posted a blog in a few months so I wanted to let everyone know about the April 2017 in May 2017 Florida sales associate and real estate broker pass fail Exam Performance Summary report from Pearson Vue. This is the report that is given at every monthly Department of Business and Professional Regulation DBPR, Division of Real Estate DRE meeting to the Florida Real Estate Commission FREC. It is also exactly the way it has been for months and months. Here are the numbers:

In April 2017 2656 people took the Florida real estate sales associate examination at Pearson Vue for the very first time. 1330 of them passed and 1326 of them failed. This equals a 50% passing rate and a 50% failing rate.

 2708 people took the state exam for a second or for a repeated time. Only 835 of them passed while 1870 failed. This is a 31% pass rate and a 69% fail rate.

 In April 2017, 205 people took the Florida real estate broker exam for the very first time. 110 of them passed and 95 of them failed. This is a 54% passing rate and 46% failing rate.

 188 people took the Florida real estate broker exam in April for a second or for a repeated time and only 61 of them passed while 127 of them failed. This is a 32% passing rate with a 68% failing rate. 

Again I do not think these ridiculously low pass rates and high failure rates are an accident. I believe this is what the state of Florida wants.

 In May 2017 3017 people took the Florida sales associate real estate license exam for the very first time. 1598 of them passed and 1419 them failed. This is a 53% passing rate with a 47% failing rate. 

2776 people took the same exam for second or for a repeated time. Only 881 of them passed while 1895 of them failed. This is a 32% pass rate and a 60% fail rate.

 253 people took the Florida real estate brokers license exam in May 2017 for the very first time. 146 of them passed while 107 of them failed. This is a 58% pass rate and a 42% fail rate.

 219 people took the same exam for a second or for a repeated time. 95 of them passed and 124 of them failed. This is a pass rate of 43% and a failure rate of 57%.

 These general statistics seem to be the same month after month after month. I have said many times, I don’t think this is accident, I think this is on purpose. I believe that if the state of Florida wanted more people to pass, then they would pass. We are all very lucky that Florida doesn’t want more people to fail because I believe they can make that happen.

 It’s no secret that I believe that the examination focuses more on tricking you into wrong answers than it does on testing your actual knowledge. Additionally, they seem to force-feed you in your pre-license class information that is extremely unnecessary out there in real world and inn your real estate career and profession. However, you are tested on it so I have to teach it to you.

 So, here’s the challenge faced with new applicants: how do you sit through an unbelievably boring 60 hours class containing some of the driest and most boring material that exists while you are being force-fed with a firehose information that is only necessary one time to pass the state exam and that pretty much goes away from you soon as you pass your state exam?

 The best answer is to come to the Climer school of real estate. How did Florida Real Estate license test takers do at Pearson Vue in 2016? From The Climer School of Real Estate, the Best Real Estate School in central Florida.

By now, everyone knows how I feel about the state of Florida required Real Estate license examination. I do not think that what test takers are tested on is representative of what they need to know in their Real Estate career. 

And everyone who knows me knows that I believe that the exam is more interested in tricking test takers into wrong answers and into failing the test, than in actually testing their knowledge. It’s also well known that I believe that the consistency of statistical pass fail rates, accompanied by the consistency of such a large number of data points with regards to exam takers, reinforces this conclusion. 

 Because I own a Real Estate School and am considered a permit holder, once a month I get the Exam Performance Summary from Pearson Vue, the Bureau of Education and Testing, the Division of Real Estate, and the Department of Business and Professional Regulation. In January of every year I not only get the monthly exam performance summary for the previous December I also get the numbers and statistics for the entire previous calendar year. 

So here are the numbers: In all of 2016, from January 1 to December 31, 32,935 people took the Florida Real Estate sales associate examination for their very first time. 16,917 of the passed and 16,018 of them failed. This means that the pass rate for the entire calendar year was 51% in the fail rate for the entire calendar year was 49%. 

 I have written many times that pass rate for first-time test takers month-to-month is consistently 48% to 52% which means that the fail rate for first-time test takers is 40% 52% and I do not think that this is coincidence or accident. 

32,891 people took the Florida Real Estate sales associate exam for a second time or for a reputed time. Of this number 11,010 test takers passed and 21,881 test takers failed. This is a pass rate of 33% and a fail rate of 67%. 

These numbers are also consistent with my blog where I have reported that month to month, every month, the passing rate for repeat test takers is 32% to 38% and the fail rate for repeat test takers is 62% to 68%. 

Again, I do not think that this is coincidence nor do I believe it is an accident that this happens every single. I personally am just thankful that the state does not want more people to fail. 

 Test takers for the Florida Real Estate brokers license see similar statistics although with a smaller number of examinations. In all of calendar year 2016, 2577 people took the Florida Real Estate brokers license exam for the very first time. 1409 passed and 1160 failed. This is a passing rate of 55% in a failing rate of 45%. 

2404 individuals took their Florida Real Estate brokers test for second time or for a repeated time. 924 passed and 1,480 for any of them failed. This represents a passing rate of 30% and a failing rate of 62%. Again, I just do not think that this is an accident. 

Instructors were even worse. In 2016, 89 people took the Florida Real Estate instructor’s license exam for the first time. 29 passed and 60 failed. This is a passing rate of 33% first time and a failure rate of 67% first time. Another 89 people took the Florida Real Estate instructor’s license exam for a second time or for a repeated time. Again, oddly, 29 of them passed and 60 of them failed for a 33% to 67% pass fail rate. It is not so easy to get your Florida Real Estate instructor’s license. 

Here’s something I don’t typically report but I’m wondering if you will find this is interesting as I do. In the entire calendar year of 2016, only six people passed their certified residential appraiser exam. Only seven individuals took the first time. Five of them passed in two of them failed. Six people took that exam for a second or for a repeated time and of the six attempts, there was only one pass with five failures. 

If you have not heard this before you have heard it now – we may be in trouble soon due to a lack of certified licensed appraisers. I will have to blog about this later because I do not think most people realize how unbelievably difficult it is to get your appraiser’s license. And because it is so difficult and you don’t make that much money, I understand why so few people are trying to get in appraiser’s license. It makes a lot more sense to get a Real Estate license. 

I am so proud of the performance of our students from the Climer School Real Estate at Pearson Vue.
