Stuart Campus 

By the way, our first Stuart Florida real estate license class will be a one-week class beginning Monday, October 19 running through Saturday, October 24, from 8 AM to 6 PM. Andy Brown, the director of education and training at the Climer School of Real Estate will be the instructor. In addition to bringing the best real estate class in Florida to that area, we will be beginning the training process for our new real estate instructors in that part of the state.

Andy Brown, Co-Owner

Andy Brown is the 2019 Real Estate Educators Association (REEA) National Real Estate Educator of the Year. He is a REEA Certified 'Gold Standard' Instructor (GSI) and is a Distinguished Real Estate Instructor (DREI) Candidate. He consistently delivers Instructor Development Workshops for Real Estate Instructors around the country. Andy has over 25 years of experience in the central Florida Real Estate community as a Realtor®, a Real Estate Broker, a Licensed Mortgage Loan Originator, and a Licensed Title Agent. He has been teaching Adults and Professionals for over 35 years and is certified in Adult Learning Theory and Systematic Learning as well as being a Certified Neuro-Linguistic Programming (NLP) Trainer. He is highly trained in Sales Communications using Subliminal Influence and Persuasion and is a ‘Distinguished Toastmaster’ (DTM) in Toastmasters International and a Master Storyteller. Andy created the proprietary PASS F.A.S.T. System for teaching Adult Learners who are preparing to pass a multiple-choice based state licensing exam and he created a training program for all Climer School Instructors in this new technology. The results speak for themselves. While other schools may ‘say’ they are the best and they teach their students to pass the exam, only The Climer School of Real Estate teaches their students to beat the state exam at its own game. Many believe that Andy Brown is the Best Real Estate Instructor in Florida. 


Pam Matera, Co-Owner

Pam Matera has over thirty years of experience in managing, sales training, and operations. As a nationally recognized executive, she has successfully increased sales and expanded multiple companies. She has in Finance from Trinity University and has also completed training at Wharton School of Management, Dale Carnegie, Southern Institute of NLP, and the Ammebal & Haliday Leasing School. Pam was Partner/Vice President of Leasing in Delta Business Systems which became IKON, a world leader in Office Solutions, Copiers, and Printers. She continued her career in equipment leasing with GE Capital and HP Financial Services before becoming co-owner of the Climer School. She is an ardent support of many local Realtor® Boards as an Affiliate and is also a Licensed Florida Real Estate Instructor and a Broker with the Bratera Group, LLC. 


Bill Christen, Head Instructor

Bill Christen, Head Instructor, was raised in real estate. He helped his father measure houses for appraisals and did office chores. Entering in real estate in 2000 as an Appraiser, in 2007 he got his sales associate license. Currently he is a Real Estate Broker Associate, a Certified Residential Appraiser, a Licensed Home Inspector, and a Licensed Real Estate School Instructor. In addition to teaching, he has authored books about real estate and has created a few Continuing Education Courses for the state of Florida. Bill is also on the Florida Realtors Faculty and Education Subcommittee. His students love his fun and engaging style. 


Jose Rodriguez

Jose Rodriguez has close to 20 years in real estate. He has worked as a sales associate and owner-manager of a brokerage with 90+ agents. His real strength is as a real estate instructor. Jose has obtained the CRS®, GRI®, e-Pro® designations, is Microsoft Office certified and holds a Community Association Manager's license, in addition to his BA in Management Information Systems. Jose is bilingual and teaches classes with a combination of real estate knowledge, real world experience and sense of humor that provides students with a relaxed yet informative and entertaining learning environment. 


Barbara Stone

Barbara Stone is a Residential Broker Associate and Compliance Coordinator with Keller Williams Heritage Real Estate, LLC. Licensed since 2007 she mentors and coaches agents in residential sales and growing their business as an entrepreneur. She designed and taught a comprehensive, hands-on "survival course" for new agents to fill the existing gaps in learning the business. In 2013 Barb received the Top Mentor Award for Florida from her previous employer, EXIT Realty. She is a Certified Distressed Property Expert CDPE® and Accredited Buyer's Representative ABR®, as well as REO Specialist designation. Since 2014, Barb Stone is more proof that the Climer School of Real Estate has the Best Real Estate Instructors in Florida. 



Tina Haven

Tina Haven’s real estate experience includes using her knowledge, sales, and broker’s license to help buyers, sellers, and investors. Tina also has experience as a custom home builder and real estate investor with experience in both rentals and flipping properties. Being an Instructor allows her the opportunity to help others using her knowledge as well as satisfying her love of teaching. 


Priti Mahalanobis

Priti Mahalanobis earned her B.S.B.A. in Finance from the University of Arizona in 1990, graduating with honors and summa cum laude. She went on to complete the M.A.E. (Masters of Applied Economics) from UCF in 1993. Since then, she has been both entrepreneur and teacher. Priti has enjoyed being a real estate investor and decided to make a career as a professional Realtor. As an agent who has lived in the Central Florida community for nearly 20 years, she brings a wealth of knowledge and expertise about buying and selling real estate. She gives particular attention to detail and takes pride in helping students achieve their goals. Priti also holds a Florida license in life insurance, annuities, and health insurance. 


Alan Chapman

Alan Chapman was in the Mortgage Industry for over 15 years and became a top Motivational Speaker and Sales Trainer. Alan is helping The Climer School develop a Training and Coaching program and company, Full Speed To 6 Figures, that will help brand new agents develop their real estate business model so they can get their first closing in their first 60 to 90 days and earn a '6 Figure Income' in their first year in Real Estate. He is one of the best at engaging his students and teaching them how to pass their state exam on their first try. 


Jorge Schlaefli

Jorge Schlaefli is a licensed Mortgage Loan Originator and Real Estate Broker who has been in the Real Estate Industry and the Education sphere for over 20 years. He as a degree in Computer Engineering from UCF as well as studying Business Administration and Management. Jorge has not only been teaching Real Estate professionals for over 15 years, he is an Instructor for the US Army's Special Forces. He is passionate about helping people, whether it is in choosing the right home for them or starting in a new career in real estate. 


Veronica Figueroa

Veronica Figueroa, a Broker Associate with eXp Realty leading a team of almost 200 agents, is one of only 20 Agents in the Nation who is a Zillow Agent Advisory Board Member due to her expert real estate knowledge & service. Veronica is also a National speaker for Zillow, NARHEP, and INMAN Connect. Veronica is also a Real Estate Coach for many businesses who value her experience, her energy, her enthusiasm, and her willingness to help anyone who wants to learn and work.


Gil Ramos

Gil Ramos’ passion is real estate, talking about it and teaching it. Gil is also a Broker Associate with eXp Realty andhHe could not imagine himself doing anything else. Negotiating the best property, at the best price with the most peace of mind, has been his calling card for more than 10 years. He prides himself in ensuring that his buyers and sellers are well informed throughout the process so they can make keen decisions that will positively affect their buying or selling process. Allyn Maycumber

Allyn Maycumber’s career with Keller Williams Lake Nona exemplifies his extraordinary experience. Besides residential, he and his wife Pam expanded to commercial leasing and investment portfolio purchases for corporations that include investment evaluation of marinas, mobile home parks and multi-family. He was honored by the Orlando Board of Realtors® in ranking in the top 100 of all Central Florida and in the top 4 in the immediate area. As a Broker Associate, Allyn holds several designations such as Luxury Home Market Expert, Distressed Property Expert to name a few. Mike McGraw

Mike McGraw has been a Realtor since 1997. Mike is the Treasurer for the Florida Realtors® Board of Directors and was 2018-2019 President of Mid-Florida Regional MLS. He was 2011 Chairman of the board for ORRA, 2012 District VP of Florida Realtors. He has been on the Board of Directors at Florida Realtors®, National Association of Realtors®, the Coalition for Property Rights, the Florida Real Estate Foundation and Silent Angels. Mike is highly involved as an advocate for Realtors® and its industry. Mike’s specialty is teaching and mentoring the new Real Estate Agents and helping them navigate their first few years. He loves giving them ‘Insider Secrets’ on dealing with experienced agents. Currently he is a Broker Associate at ReMax Town & Country Realty partnered with Kathleen Gallagher McIver and together they lead the MGM Team. 


Lydia Pisano

Lydia Pisano began her Real Estate Career in 1995. Among many other accomplishments, she is a Past-President of the Orlando Regional Realtor® Association, and has been a state Sales Trainer for Keller Williams and Watson Realty Corp. Currently Lydia is a Broker-Associate Leasing Agent for Hampton & Hampton Management & Leasing, Inc and was the Mayor of Belle Isle, Florida. Reese Stewart

Reese Stewart is the Broker and Owner of RE/MAX Properties SW, is the 2020 president of the Orlando Regional REALTOR® Association representing almost 16,00 real estate professionals throughout Central Florida Reese (Ret. First Sergeant) transitioned into real estate after a 20-year career in the United States Army. The Orlando native holds both a Florida real estate broker license and a Florida real estate instructor permit; Reese frequently teaches continuing education classes that focus on professionalism, ethics, and REALTOR® safety. Zahide Wallace

Zahide Wallace began in real estate for Pritzker Realty Group in 2001. Her ventures range from assisting a major real estate investment company to re-brand their communities in 13 states, to working with an Architectural Review Committee in one of Orlando's largest neighborhoods. In 2010, she began assisting customers with residential sales and then became Director of Agent Training in 2016. She now is the Managing Partner, Coach and Business Strategist for Keller Williams Advantage in Oviedo. As well as being a real estate instructor, she is a Coach for Lifework Leadership. 


Christine Cardelle

Christine Cardelle loves teaching the Live Streaming classes and is also an adjunct professor at Palm Beach State College. 


Donna Dyson

Donna Dyson, Broker Owner of Dyson Realty in Clermont, is one of our newest Real Estate Instructors. We cannot wait to watch her grow and develop. 

George Philbeck

George Philbeck’s first full year in real estate he sold 26 homes. In 2002, he worked for the top real estate agent on the east side of Orlando to learn the trade, then moved out on his own with Keller Williams Advantage in 2003. In his 15 years there, he was recognized as their top selling agent (997 units) worldwide in 2009 and #3 worldwide in 2010. George built an expansion team in 2007 that he maintained through 2015, which consistently sold over 200 homes. Recently, George and his wife, Jacquie Sosa Philbeck moved brokerages to eXp Realty and he says it is here he discovered his true passion in teaching, that he uses to develop his team, and giving back to all of his fellow agents. Climer School students love his 'no holds barred, tell it like it is' style. George and Jacquie are also huge supporters and members of NAHREP. 


Sara Luff

Sara Luff, a graduate from Nova Southeastern University with a BS in Business in Professional Management in 2006, Sara first entered the title industry as a sales executive, leaving in 2008 to become a Licensed Financial Specialist with Wachovia. In 2011, she became a manager for Wells Fargo. She joined Fidelity National Title in 2013 to create the investor division working hedge funds as they began their acquisitions in the state of Florida. After creating the investor division, she became the Sales Manager for the Eastern Division on Fidelity National Title of Florida. Sara is now the National Sales Manager for First International Title and is one of the most popular Instructors at The Climer School. 


Chris Atwell

Chris Atwell has almost 10 years’ experience in the real estate industry and is passionate, not only about The Climer School but teaching Real Estate Agents and helping them grow their business. Chris is one of The Climer School’s Instructor Trainers for our Post Licensing and Continuing Education classes. 


Ted Bogert

Ted Bogert is the Owner/Producer of Insurance, Mortgage and Consulting Associates Group and is the Ted from “The Ted Show”. He brings a high-tempo energy to the City Beautiful. Accomplished, innovation-driven professional with expertise in corporate business development and planning in progressive roles ranging from COO to long term sales strategist, it seems that Ted knows everybody, and everyone knows and loves Ted.

The June 2018 Florida Real Estate license state exam pass fail statistics are as horrible as usual.

We have just had another very fantastic month at The Climer School of Real Estate


And, we have a 1 Week Florida Real Estate Sales Associate Pre-License Class starting Monday July 23rd. This is the Best Real Estate License Class in Florida. We teach you how to beat and pass the state exam so you can start making money in real estate and having fun.

We also have a Post 45 starting Monday July 30th. This is the Best Post 45 Class in Florida. You will LOVE our Post 45 class. It's an experience.

I tell every single one of my new Florida 63-hour sales associate license pre-license class students that their biggest challenge is beating the state examination tricks. I tell them that they must learn how to beat the state at its own game.

At The Climer School of Real Estate, the best Real Estate school in the state of Florida, we inform our students that the state of Florida, the Florida Real Estate Commission, the Division of Real Estate, the Department of Business and Professional Regulation, and the Bureau of Education and Testing are not on their side. No matter what they June think they are not their friends.

The testing agencies spend more time and energy trying to trick you into a wrong answer and feeling than they do in attempting to test your knowledge. I don’t agree with this but I don’t get to make these decisions. They do not call me and ask me my opinions.

When they do, I will make the appropriate changes but until then, I do believe that this is why the Climer School of Real Estate has such an incredible reputation and why so many people not only consider but proclaim that we are the best Real Estate school in Florida. It’s because we teach our students how to beat and pass that state exam. Don’t ever forget your real education begins once you pass the state exam. This is when you need to learn the knowledge and information that you need to know in your Real Estate career. The ridiculous stuff that we have to teach the 63-hour sales associate pre-license class is only to passed one hurdle: beating the state exam at Pearson Vue one time.

The monthly Florida Real Estate license pass fail statistics on the performance review always prove this. June 2018 is no different.


In June 2018, 2685 individuals took the Florida Real Estate sales associate license exam for the very first time. Of that very large number, only 1351 of them passed while 1334 of them failed. This is a passing rate of 50% and a failing rate of 50%. In other words, same as always.

2610 took the exact same exam for a second or for a repeated time. Only 764 of them passed while 1846 of failed. This is a repeated examination pass rate of only 29% with a failure rate of 71%. In other words, same as always.

The hundredth time, this cannot be a coincidence. I believe it is because the state of Florida is more interested in tricking people into wrong answers and failing than they are in testing their knowledge.

This is exactly why you or anyone you know wants their Florida Real Estate license must attend The Climer School of Real Estate. If you go anywhere else you are taking a huge chance with your future.

In June 2018, 182 people took the Florida Real Estate brokers license state exam for the very first time. 107 of them passed while 75 of them failed. This is a passing rate of 59% and a failing rate of 41%. In other words, same as always.

160 people took the Florida Brokers license state exam for a second or for a repeated time. Only 62 of them passed and 98 of them failed. This is a passing rate of 39% with a failing rate of 61%. In other words, same as always.

Climer School of Real Estate students seem to pass the state exam at a much higher rate than students who attend any of the other much more horrible schools.

Florida Real Estate instructor licensee hopefuls did not do much better. 5 people in state of Florida took their Real Estate Instructors license test for the very first time. Only one of them passed while four of them failed. I’ve said this many times before, this is a very hard exam. 6 people took the Real Estate Instructor License exam for a second or for a repeated time. Only 1 of them passed while 5 of them failed.

Does you remember all my warnings about the problem situation we are about to have with certified residential appraisers state of Florida?

Only 2 people took the certified residential appraisers state license exam in Florida in June. One person passed and one failed. No one took the same exam for a second or repeated time.

What that means is the state of Florida put one new Certified Residential Appraiser in the state of Florida and all of calendar month June 2018. It is my opinion that we are headed to a real problem with certified residential appraisers in the state of Florida. However, I am not on the FREAB board so there is nothing that I can do not except try to warn people.

I am in the middle of teaching a two-week pre-license class and I cannot tell you how much fun we are having. What a great class. We all had fun, laughed a lot, were never bored, and I have a feeling this class is going to set new records of first time passing rate at Pearson Vue when they take your state exam.

No matter what they may think they are not their friends.

They spend more time and energy attempting to trick them into a wrong answer and feeling than they do in attempting to test their actual knowledge.

The monthly Florida Real Estate license pass fail statistics on the performance review always prove this. May 2018 is no different.

May 2018 Florida Real Estate License State Exam Performance Summary

In May 2018, 2827 individuals took the Florida Real Estate sales associate license exam for the very first time. Of that very large number, only 1441 of them passed while 1386 of them failed. This is a passing rate of 51% and a failing rate of 49%. In other words, same as always.

2691 took the exact same exam for a second or for a repeated time. Only 813 of them passed while 1878 of failed. This is a repeated examination pass rate of only 30% with a failure rate of 70%. In other words, same as always.

The hundredth time, this cannot be a coincidence. I believe it is because the state of Florida is more interested in tricking people into wrong answers and failing than they are in testing their knowledge.

This is exactly why you or anyone you know wants their Florida Real Estate license must attend The Climer School of Real Estate. If you go anywhere else you are taking a huge chance with your future.

In May 2018, 250 people took the Florida Real Estate brokers license state exam for the very first time. 151 of them passed while 99 of them failed. This is a passing rate of 60% and a failing rate of 40%. In other words, same as always.

168 people took the Florida Brokers license state exam for a second or for a repeated time. Only 62 of them passed and 106 of them failed. This is a passing rate of 37% with a failing rate of 63%. In other words, same as always.

Climer School of Real Estate students seem to pass the state exam at a much higher rate than students who attend any of the other much more horrible schools.


Florida Real Estate instructor licensee hopefuls did not do much better. Six people in state of Florida took their Real Estate Instructors license test for the very first time. Only one of them passed while five of them failed. I’ve said this many times before, this is a very hard exam.

Does anyone remember all my warnings about the problem situation we are about to have with certified residential appraisers state of Florida? I certainly hope so.

Only one person took the certified residential appraisers state license exam in Florida in May. At least that one person passed one person took the same exam for a second or repeated time. And they did not pass. They failed.

What that means is the state of Florida put one new Certified Residential Appraiser in the state of Florida and all of calendar month May 2018. It is my opinion that we are headed to a real problem with certified residential appraisers in the state of Florida. However, I am not on the FREAB board so there is nothing that I can do not except try to warn people.

I just finished teaching a two-week pre-license class and I cannot tell you how much fun we had. What a great we all had fun, laughed a lot, were never bored, and I have a feeling this class is going to set new records of first time passing rate at Pearson Vue when they take your state exam.

How To Get A Florida Real Estate License

The 6 Steps To Getting Your Florida Real Estate License So That You Can Start Earning The Income That You Deserve

More and more people are getting into real estate. The economy is turned around, individuals and families buying and selling homes and investment properties. According to two economists that I follow, Dr. Sean Snaith and Dr. Hank Fishkind, the outlook for the Florida economy and real estate markets look strong, at least through the year 2022. This is as far as their last reports go!

According to the state of Florida, anything and everything is compensation, not just money. However, money is certainly the main driver to get your real estate license. In the state of Florida you must be properly and legally licensed if you would like to help all those individuals and families buy and sell homes and investment properties, for compensation.

Compared to almost every other profession, is incredibly inexpensive to become professionally licensed as a real estate agent. Best of all, the second you pass your state exam, you can connect with a hiring broker and begin immediately working on earning a six-figure income.

There are six steps that you must complete if you would like to obtain your Florida real estate license.

The 6 Steps to Getting Your Florida Real Estate License

Step 1 – Make sure that you are Eligible for a Florida Real Estate License

There are a few minimum requirements in order to be eligible to test for and receive a Florida Real Estate License. 1. You must be at least 18 years of age. 2. You must have at least a high school diploma, or its equivalent. 3. You must have a Social Security Number. A TIN looks the same but will not count.

You do not have to be a US citizen nor do you have to be a resident of the state of Florida.

If you meet all three of the above minimum requirements, then keep reading!


Step 2 – Apply to the State of Florida for Your Florida Real Estate License

In Florida, ‘Real Estate’ is a profession that is regulated. At the top levels of Florida government, Real Estate is regulated by Florida’s Department of Business and Professional Regulation, otherwise referred to as the DBPR. The DBPR is located in Tallahassee, FL.


The DBPR regulates 32 different business and professional categories with over 100 different licenses.

In Florida, if you want your Real Estate License, you must first apply for your license on the DBPR’s website,

Once you are there, click on “Apply or Manage My License” on the home page, center, left side.


When you see the mini-window called “Select License Type”, scroll down to “Real Estate” and select. (Not “Real Estate Appraisers” by the way. It’s a completely different license).



Underneath “Getting Started as a Real Estate Professional”, you will see a green box called, “Apply For A License”. Click on it.You then want to select “Real Estate Sales Associates” and when it opens up, select “Initial Application-Sales Associate License (Form RE 1)







From here, you can select the “Apply Using Online Services” option or “Apply Using a Printable Application” option. I recommend using the Online Services option.



You are going to want to fill in the application completely, including and especially the background questions. You are required by state law to disclose if you have ever been convicted of, found guilty of, plead guilty to, or plead nolo contendere to (no contest) to anything other than very minor traffic violations.

If your case was adjudicated, you must still disclose the details and facts on your real estate license application. If your case was expunged, then you do not have to do so. If you are not sure as to whether or not your case was expunged, (as expungement is not automatic, it is another legal process that you must direct your attorney to complete) you will need to go to the county or district where your case resides and find out.

Most offenses will not keep you from getting your Florida Real Estate License. Even a felony conviction will not necessarily keep you from getting your Florida Real Estate License. The Florida Real Estate Commission, known as the FREC, is extremely interested in knowing and believing that you can be trusted with the public’s health, safety, and welfare. This includes their money.

If you are worried, send in a serious, genuine, “from the heart” letter that explains why your past offense will never happen again. Do not make this up. They will see through it.

If you are still worried, ask at least 3 friends and associates to write a letter of character reference on you. You need at least 3 letters, and you want all 3 authors to be from a variety of social circles and contacts.

One more 'Word of Warning': If something happened to you in the past that falls under the heading of: “convicted of, found guilty of, plead guilty to, or plead nolo contendere (no contest) to anything other than very minor traffic violations: you had better disclose this to them on your own.

They are going to find out, as you will discover in Step 3. There is very little that upsets the FREC as much as applicants not self-disclosing! It is a sure way to receive a denial of your request for a Florida Real Estate License.

You must also pay the Application Fee to the state of Florida DBPR. This fee is currently $83.75.


Step 3 – Get Your Fingerprints Taken

You must have your fingerprints taken by an approved ‘Live Scan’ vendor.

At The Climer School of Real Estate, our preferred Live Scan vendor only charges our students $70.00 if paid with cash or check and $75.00 if paid with a credit card. Call us at 407-822-3926 for scheduling your fingerprints.

There is a bit of work here behind the scenes so don’t try to save a few bucks by going anywhere that does fingerprints.

The vendor must be approved by the Florida Department of Law Enforcement, (the FDLE).

The fingerprints are not sent to the DBPR in Tallahassee, I don’t care what the email says or what your DBPR Application Profile says.

Your fingerprints are sent to the FDLE and to the Federal Bureau of Investigation (the FBI). There is a Florida DBPR Real Estate Sales License Originating Agency Identification Number that is sent along with these (otherwise known as an ORI).

Many fingerprinting services do not do all of this and you are left wondering what is taking so long. Actually, nothing has happened with your fingerprints.

The FDLE and the FBI each do criminal background checks on you. They send the criminal background check reports to the DBPR.

The DBPR matches the information in the criminal background check reports from the FDLE and the FBI against the information that you provided in the background questions of your application.

If everything matches, you are either approved or you are sent a request for more information.

If everything does not match, you will receive a ‘Notice of Insufficiency”. They are not going to tell you what they think they know. They want you to disclose.


Step 4– Take a FREC Approved 63 Hour Sales Associate Pre-License Course

The FREC requires that almost every applicant who wants a Florida Real Estate License take a Commission-approved 63 Hour Sales Associate Pre-License Class.


This is what The Climer School of Real Estate, the Best Real Estate School in Florida, does. Your choice of Real Estate School is critically important as you need to pick the school that teaches you how to 'beat' the state exam. The only school that does this is The Climer School of Real Estate. All of the other schools teach you the book. We teach you to beat and pass the state exam.

We believe that the state exam focuses much more on tricking test takers into a wrong answer than in testing them on their knowledge. Florida's Bureau of Education and Testing (BET) is very good at tricking people on the state exam.

Month after month with thousands taking the Florida Real Estate state exam for the first time, the Pass-Fail rate for first time test takers is 50-50. 48% to 52% pass the exam on their first attempt. This means that month after month, the Fail rate is also 48% to 52%.

The Passing rate drops significantly for second time and repeated time test takers. Month after month with thousands taking the Florida Real Estate state exam for the second or for a repeated time, the Pass-Fail rate is 30-70. Only 29% to 36% pass the exam after their first attempt. This means that month after month, the Fail rate is also 64%% to 71%. 



This is not an accident nor a coincidence. This is exactly why you need The Climer School of Real Estate. We teach you to pass the state exam, not to know the textbook that goes away as soon as you pass the exam and start working.

60 Hours are of Principles, Practices, and Law. 3 Hours are for the Class Exam. There are a few ways to take this required class.

There is an In-The-Classroom delivery, there is an Online 'read-at-your-own-pace' delivery, and there is a Live Streaming delivery which is a combination of Online and Live Instructor Classroom.

The FREC-required syllabus is 19 chapters of differing information. The course exam is 100 multiple choice questions. You must take this exam within 30 days of completing your course. You must make at least a 70 or above to pass this end of course examination.

If you fail this exam, you must wait at least 30 days to retake it. The retake test will be a different test. You must retake the test within 1 year of finishing your class or you will be required to retake the class.

When you pass the end of course examination, you will receive a “Course Pass Certificate”. This certificate has your name and information on it along with the date of the test, the Real Estate school information and the name and signature of the school instructor or permit holder.

You will ABSOLUTELY need this Course Pass Certificate with you to gain entry to the Exam Testing Center. Florida Real Estate state examinations are held at Pearson Vue Testing Centers.


Step 5– Take the Florida Real Estate License State Examination at a Pearson Vue Testing Center

This is where a lot of students begin to forget the order of events regarding their ability to sign up for the state exam at Pearson Vue.

Review Steps 2 and 3, they are “Apply to the State of Florida for Your Florida Real Estate License” and “Get Your Fingerprints Taken”. These two steps allow your request for a Real Estate license to be reviewed and evaluated.

Once the review and evaluation process has been completed by the DBPR, and you have submitted everything that is required or has been asked, and either there is nothing in your background history that would keep you from getting a license or they FREC has decided to review your request and case further and have decided that can be trusted with the ‘health, safety, and welfare of the public (including their money), you will receive your approval to register for, and take your state examination.

Pearson Vue currently charges $36.75 for every time that you take your Florida Real Estate state exam.

You do this by going to www.PearsonVue.com .


Up at the top left is a box that says, “For test takers”. Scroll to “Schedule an exam”. Type in “Florida Real Estate & Appraisers”. Over on the right is “Sign In” or “Create account”.



You may now pick your location. There are Pearson Vue Testing Centers all over Florida as well as the entire United States. You may take this test anywhere there is a Pearson Vue Testing Center.

What you need to remember is that you cannot register for your state examination until you have been approved by the FREC. Don’t even try. Every single class, many of my students come up to me and tell me that they can’t get into the Pearson Vue site. They forget that they will not be able to until they are formally and officially approved by the FREC and the state of Florida.

When you do get to your Pearson Vue Testing Center, you will need: 

1. Your Course Pass Certificate 

2. Two forms of identification. 

a. Both must have your signature on it 

b. One must have your picture 

c. You want all addresses to be consistent 

d. For some reason, work ID’s and student ID’s will not work 

3. A calculator that does at least ‘multiply, divide, add, and subtract’. 

a. Financial or Mortgage calculators are allowable although they will not help you 

b. Calculators that are programmable are not allowed 

c. Calculators that have alpha-numeric keys are not allowed

You will have 3 and a half hours to complete this test. You will have 103 multiple choice questions. This is a computer based test and the time is to the second. 3 of your questions are experimental and are not scored.

You must score a 75 or above to pass. If you pass, you do not get your score. You only receive a piece of paper that says “PASS”. If you fail, you do get your score, and you get a piece of paper that not only says “FAIL” but tells you how you did in each chapter.

You want the PASS paper, not the FAIL paper.
