The Pearson Vue July 2018 Real Estate State Exam Performance Summary

In July 2018, 2736 in took the Florida real estate sales associate license for the very first time. Of this number only 1338 passed this exam. 1398 failed this is a passing rate of only 49% and a failing rate of 51%. Oddly, this is business as usual with a real estate exam.

Every single month without fail passing rate is 47% to 52% which means the failing rate is 48% to 53% every single month. I don’t think this is accidental. The state of Florida is more interested in tricking test takers and the wrong answers than testing their knowledge.

This is one of the main reasons why The Climer School of Real Estate is the best real estate school in all of central Florida, or anywhere. Because we focus on teaching our students to pass the state exam, not to become an expert in the text. 95% of the text book goes away once you pass your real estate state exam will real estate license. Your real education begins once you have your license and begin working with your broker.

2860 people took the Florida real estate sales associate state exam for second time or for a repeated time because they had previously failed. Of this number, only 895 passed while 1965 failed. This is a second time passing rate of only 31% first and a failing rate of 69%. This is horrible.

But is the same every month. It may sound crazy but every single month, only 29 to 35% repeaters pass. This means that is 65 to 71% of them failed. Again, I do not think this is an accident. I believe it is purposeful.

This is not an easy test to pass. You have to take this test very seriously and you have to take your preparation to pass it very seriously. No one the state of Florida prepares students better and The Climer School of Real Estate.

227 people took the broker’s license state exam for the very first time in July 131 of them passed while 96 of them failed. This is a passing rate of 50% and a failing rate of 42%. This is about the same as usual as well.

161 people took the broker’s license state exam for a second time were for a repeated time only 68 of them passed and 93 of them failed. This is a passing rate of 42% and a failing rate of 50%. Oddly, this is higher than usual. That will change next month I promise you.

If you are interested, only one new certified residential appraiser passed their state exam entire month of July.

Application Numbers are still fairly high. 4121 people request their sales associate license in July.

At the end of July 2018 there were a total of 286,364 current, voluntarily inactive, and involuntarily inactive sales associate licensees. At the end of June there were 284,640. If I had in the number of sales associate to be Your brokers license July and subtracted the difference, this means that 311 people got on the business while 2233 people got into it.

I honestly do not know how we have not put many other schools out of business. Beware of schools who offered cheap on line pre-license classes. I think they are terrible and they do not teach you what you need to know to pass the state exam. They are just taking your money.

Beware of brokerages who have recently opened a school. They have no idea what they are doing as far as teaching a student how to pass the state exam. They are only doing it because they think is easy money and they believe it is a recruiting tool.

Why is the Pass Fail rate for first-time Florida real estate state exam test takers is 50% / 50% and the pass fail rate for second and repefor the past many number of years, even though about 2,700 people took the Florida real estate exam for the first time every single month and about 2,800 people take the Florida real estate exam for a second or for a repeated time every single month, month after month, the pass fail rate is the same: atrocious.

I have learned that for the most part people fail the Florida real estate exam for at least one of three reasons, and those 3 reasons are:

1. They are too stressed out and anxiety ridden, and they do not get a good night sleep the night before their exam.


2. They are not natural or good test takers and are plagued with test anxiety, and they “overthink” the questions.

3. They did not attend a good real estate license school to help them prepare to pass the state exam.

Get a good night’s sleep. Work at focusing on the positive and on the positive outcome that you want.
Find a school that teaches you how to beat the state exam, not a school that just teaches you the book.

Florida's Department of Business and Professional Regulation released the pass fail results for the Florida real estate exam for July 2014 this week. Two thousand six hundred and thirty three Florida real estate sales associate license applicants paid $31.50 to take the Florida real estate exam for the first time in July, 2014. seventy passed. That is a 48% pass ratio. Fifty two per cent of the first time test takers that took the Florida real estate exam were disappointed. 

 Two thousand six hundred and seventy six test hopeful takers took the Florida real estate exam for the second or third or fourth or fifth time. All of these applicants paid $31.50 for the privilege and Eight hundred and seventy five passed. That is a 33% pass rate for repeat test takers. This information is from the DBPR at www.myfloridalicense.com. Sixty seven per cent of the repeat test takers failed. At The Climer School, we know how discouraging information like that can be. The problem that many of the 52% that are failing the Florida real restate exam are having is that they are studying th wrong stuff. They are studying stuff that is not on the Florida real estate exam. Even worse, they are studying information that is wrong. It is no secret what is on the Florida real estate exam. Here is a link to one of those free videos. The Florida real estate exam is officially ten per cent math. There are other questions that the DBPR doesn't call math that is math. For instance, computing acres or square feet in a legal description is not considered math. If you can do the math on the Florida real estate exam, you odds of passing increase. It is an outline of the textbook that we use in the sixty hour real estate class. It has 4 one hundred question practice tests in the back. Many people don't take our two day class. Another great way to study is to create your own flashcards. Take 3x5 cards and write ‘What law prohibits price fixing?’ on the front, and ‘Sherman Clayton Anti Trust Act’ on the back. Make about five hundred of these. This is a great way to study. Do not waste your time and your $31.50 taking the Florida real estate exam without preparing.
