Why is the Pass Fail rate for first-time Florida real estate state exam test takers is 50% / 50% and the pass fail rate for second and repefor the past many number of years, even though about 2,700 people took the Florida real estate exam for the first time every single month and about 2,800 people take the Florida real estate exam for a second or for a repeated time every single month, month after month, the pass fail rate is the same: atrocious.

I have learned that for the most part people fail the Florida real estate exam for at least one of three reasons, and those 3 reasons are:

1. They are too stressed out and anxiety ridden, and they do not get a good night sleep the night before their exam.


2. They are not natural or good test takers and are plagued with test anxiety, and they “overthink” the questions.

3. They did not attend a good real estate license school to help them prepare to pass the state exam.

Get a good night’s sleep. Work at focusing on the positive and on the positive outcome that you want.
Find a school that teaches you how to beat the state exam, not a school that just teaches you the book.

Florida's Department of Business and Professional Regulation released the pass fail results for the Florida real estate exam for July 2014 this week. Two thousand six hundred and thirty three Florida real estate sales associate license applicants paid $31.50 to take the Florida real estate exam for the first time in July, 2014. seventy passed. That is a 48% pass ratio. Fifty two per cent of the first time test takers that took the Florida real estate exam were disappointed. 

 Two thousand six hundred and seventy six test hopeful takers took the Florida real estate exam for the second or third or fourth or fifth time. All of these applicants paid $31.50 for the privilege and Eight hundred and seventy five passed. That is a 33% pass rate for repeat test takers. Help, The Florida Real Estate Exam is Costing Me Too Much

     It costs $31.50 to take the Florida real estate exam from Pearson Vue.  If you pass the first time, your total investment is $31.50.  If you pass on your tenth attempt, You total investment is $315.  That is a lot to pay to pass the Florida real estate exam.  What is the difference between the test taker that passes on the first try and the applicant that passes on the tenth attempt?  https://www.youtube.com/watch?v=uQkyITKFtrc

     It may not be the student's fault if they are studying the wrong stuff.  Many people take their real estate course online from a real estate school in another state.  If they study material from California, the Florida laws are probably different.  We do not have community property in Florida.  The person that takes care of your business affairs when you are recently deceased is not called an executor in Florida.  To pass the Florida real estate exam, you must be studying Florida material.

Florida Real Estate Exam, Why Did I Fail?

     Kathy received a phone call yesterday from a former student.  He told Kathy that he graduated from Climer School of Real Estate  two months ago.  He has failed the Florida real estate exam four times.  He wanted Kathy's advice.

     Kathy asked him if he had attended our two day intensive Florida real estate exam review.  He said he did not have time.  Kathy asked him if he had bought our our audio CD version of that and listened to it in the car.  He said he did not have these audio CDs .  Kathy asked him if he had made five hundred flash cards with questions on one side and answers on the other side.  He said he had not done that either.

Florida Real Estate Exam Pass Fail Ratio For May 2014

     The Florida Real Estate Commission released the pass fail ratios for the Florida real estate exam for May of 2014.  In May of 2014, Two thousand, five hundred and  fifty nine real estate license applicants attempted the Florida real estate exam for the first time  to get their Florida real estate sales associate license. One thousand, two hundred and ninety passed.  They were happy.  One thousand, two hundred and sixty nine failed.  They were sad.  They all paid $31.50 for the experience. That is very close to a fifty fifty pass ratio.

     If you intend to pass the Florida real estate exam, you need to be studying.  Why is the pass rate for the Florida real estate exam so dismal?  I don't think most real estate instructors at Florida real estate schools tell their students how tough the Florida real estate exam is.

     I have lots of students that attend my two day state exam prep course.  Many people call this the "cram course".  Many students that attend this course did not take their basic real estate course from us.  They took their basic course from a competitive real estate school.  Most of them tell me that their real estate instructor did not tell them that the Florida real estate exam was tough.

     I tell my students that the state exam is tough.  I have the pass fail result sheets from the Department of Business and Professional Regulation posted right on the wall of our real estate classroom.  I want my students to know that the Florida real estate exam is no picnic.

     I advise my students to study for the Florida real estate exam from Linda Crawford's "Exam Manual for Real Estate Sales Associates"  This is unquestionably the best study aid available for studying for the Florida real estate exam.

     I advise my foreign language speaking students to take a foreign language  dictionary with them to the Florida real estate exam.  Many foreign language speaking students show up at my two day review and tell me they have never heard this from their instructor. 

     Many students tell me they have never read the "Candidate's Handbook".  This is a little booklet that tells you what is on the exam.  It has a bunch of tips for passing the Florida real estate exam.  If you don't have the "Candidate's Handbook", contact Kathy at www.climerrealestateschool.com Kathy will send you a handbook for free.

     I encourage mt students to make flashcards.  This is a great study aid to study for the Florida real estate exam.  Take 3x5 cards and write, "What kind of mortgage has partial release clauses?" on one side of the card and write,"Blanket mortgage" on the other side.  Play with these cards while sitting at red lights and other activities.  Use them with your classmates.  Flashcards are a fabulous study aid for the Florida real estate test.

     You would think that repeat test takers would do better than first time test takers.  The facts do not bear that out.  In May, 2499 applicants took the Florida real estate exam for the second or third or fourth or fifth time.  802 passed. 1697 failed.  That is a 32% pass rate.  They all paid $31.50 every time they took the Florida real estate exam.  I think your best bet is to pass the Florida real estate exam the first time you take it.  If we can help you pass the Florida real estate test,  please call us at 407 822 3926

Studying For The Florida Real Estate Exam

     If you are studying for the Florida real estate exam, you would do well to listen to some advice from a few of my students that have already passed this difficult test.  At Climer School of Real Estate, we pass around a sheet and get everyone's email address.  I send out an email to everyone in class that put their name on the list.  We do this  in our basic real estate class and we do it in our two day state exam review.  Many students call this the "cram course".  I try to "cram" the information that is on the Florida real estate exam into their head in two days.

     We encourage the students to reply to this email and let us know that they passed the Florida real estate exam .  Also, we ask them to let us know if their is anything that everyone needs to know.  Sometimes we get a warning like 'Don't wear a watch to the exam'.  Sometimes we will get a reminder to  TAKE YOUR CERTIFICATE TO THE EXAM.  Sometimes we get a reminder that you can take a foreign language dictionary with you into the Florida real estate exam.

     Many students give their peers an unsolicited snapshot of how they studied.  One of the students told us recently that he read the entire textbook from cover to cove twice.

     Flashcards are a very popular study aid.  Most of the students make their own flashcards.  They take three by five cards  and write "What kind of mortgage has the payments go up every year?".  On the back, they write,"Growing Equity Mortgage".  They make about five hundred of these. 
You can use these all day everyday, all the time, day and night until the test is over. 

     Many times students will use this group email to suggest that several students get together to study.  Sometimes several students will gather at one house and watch Climer School's free real estate math videos.  All of the math that is on the Florida real estate exam is on the videos.  It is really foolish to go pay $31.50 to take the test without watching all twelve of them.  The Florida real estate exam is ten per cent math.  This is it.  Here is a link.  https://www.youtube.com/watch?v=SO8Nq_eny0w  If you are soon taking the Florida real estate exam, watch all twelve of these videos.  Getting together with your classmates is not a bad way to study.

Florida Real Estate Exam Pass Fail Ratio for March 2014

     The Florida Department of Business and Professional Regulation has released the pass fail results for the Florida real estate exam for March of 2014.  The Florida real estate exam is given every day in fifteen locations throughout the state.

      One thousand nine hundred and ninety eight real estate license applicants attempted  the Florida real estate for the first time in March.  One thousand and thirty passed.  That is a fifty two per cent pass rate.  Nine hundred and sixty eight of these test takers will be back at Pearson Vue paying $31.50 to try again.  It is cheaper to pass the Florida real estate exam the first time.

     In March, 2014, two thousand one hundred and seventy  Florida real estate license applicants attempted the Florida real estate exam for the second or third or fourth or fifth time .  Seven hundred and ten passed.  That is a 33% pass rate.  All of these people paid $31.50 to Pearson Vue every time they took the exam.  The word is getting out that the Florida real estate exam is not easy.

     If you took your basic required real estate class from a gypsy real estate school in another state, you have probably already realized that was a mistake.  Warn your friends not to make the same mistake.  Check out the real estate school before you enroll.  Read their Google reviews.  Ask around.  Call a local real estate office and ask to speak to their newest sales associate.  Ask her where she went to school and how it was. Ask what school does she recommend.   

     How can you be certain that you will pass the Florida real estate exam the first time you take it?  If you have not read the "Candidate's Handbook", that would be a good place to start.  This little booklet will give you a breakdown of what is on the Florida real estate exam.  It is free.  If you don't have a copy of this booklet, call Climer School of Real Estate.  Kathy will send you a copy for free.

     When you read the "Candidate's Handbook", it will tell you that you can bring a foreign language dictionary with you to the exam at Pearson Vue.  I am amazed how many foreign language speaking students we have show up at our two day state exam review that do not know this.  W hy would their real estate instructor not tell them this?

     The Florida real estate exam is ten per cent arithmetic.  If you can not do the math, it is going to be hard to pass the Florida real estate test.  Climer School of Real Estate has posted twelve free real estate math videos on You Tube.  Our user name is Climer School.  https://www.youtube.com/watch?v=YtflncxZjOo  If you can not compute interest, or deed stamps or per cent of profit of acres in a lot or mortgage amortization, you are going to find it difficult to pass the Florida real estate exam.  The videos are free .   There is a playlist..  I can not watch them for you.  You can not find an easier way to learn the math that is on the test. 

     The Florida DBPR released some statistics to real estate instructors for April and May of 2013.  They broke down the grades in groups of 5 points.  40- 44, 45-49, 50-54 etc.  In this two month period, fourteen people out of three thousand made a 95% or better.  The largest five point group was the "almost passed", 70-74.  The second largest group was the "barely passed" group, 75-79.  You have to pay $31.50 again  if you are in the almost passed group.  If you are in the barely passed group, you are finished.  If you get ten out of ten, it is easier to be in the barely passed group.  Did I tell you?  You will never know that you were in the barely passed group because they don't tell you your grade if you pass.  Tell all your friends that you made a ninety nine.

Florida Real Estate Exam Pass Fail Ratio For February 2014

     It has been one year since the new Florida real estate exam has been implemented by Pearson Vue.  The Department of Business and Professional Regulation has released the pass fail results for February, 2014.

Pass Fail Rate for Florida Real Estate Exam 
     In February 2014, one thousand nine hundred and forty five real estate sales associate  license applicants attempted the Florida real estate exam for the first time.  Nine hundred and sixty six passed. Nine hundred and seventy six failed.  That is exactly fifty fifty.  Fifty per cent passed.  Fifty per cent failed.  That is slightly better than January 2014.

     The repeat test takers did not do so well.  Two thousand three hundred and twelve took the Florida real estate exam for the second or third or fourth or fifth or sixth time.   Seven hundred and seventy seven passed.  That is a thirty three per cent pass rate for repeaters.  Why do so many people fail the Florida real estate exam? 

     Here is the problem.  Maybe, I should say the problems.  There are several issues. 

     Many real estate classroom instructors do not tell their students that the Florida real estate exam is tough.  None of the online real estate courses tell the students how tough the Florida real estate exam is.  Unless a student happens to stumble across an article such as this, they, often, show up for the exam for the first time totally unaware.  After they pay their $31.50 and  receive their failing grade, they usually start to understand the situation. 

     The second problem is that often the student is studying the wrong information.  If the student took their basic real estate from a gypsy school in Timbuktu, they might be learning a lot about real estate in Timbuktu but not enough about real estate in Florida.  Florida does not have a "national' real estate test.  Florida has the Florida real estate exam.  It is unique to Florida.  It has a fifty per cent pass rate.

     Here is a solution if you are soon taking the Florida real estate exam.  Get Linda Crawford's "Exam Manual" to study.  This book is the best study aid available to study for the Florida real estate exam.  Where can you buy this book?  Call Climer School of Real Estate at 407 822 3926.

The Florida Real Estate Exam, Why Fifty Per Cent Fail and Fifty Per Cent Pass

     Last month, January 2014, forty six per cent of first time test takers for the Florida real estate exam passed.  Fifty four per cent failed.  They all paid $31.50 to Pearson Vue for the adventure.  This is about average performance for the Florida real estate exam.  http://www.biggerpockets.com/blogs/3840/blog_posts/27250-floridas-real-estate-exam-pass-rate   Here is a link to an article about the new Florida real estate exam. 

     How is it possible for two people to sit in a classroom for sixty hours and one learn ninety eight per cent of what is taught and the other  learns fifty eight per cent of what is taught?  Is the skill and expertise of the instructor a problem here?  Is the textbook different for the two students? 

     We all know the answer to this question.  The student that made a 98% on the test studied and the one that made a 58% studied less.  Since Socrates was a young man, students have wanted to learn without studying.  It is possible. 

     For an endeavor like the Florida real estate exam, it is very unlikely that a student can pass this very difficult exam without study.  If you are going to study, you may as well study what is on the Florida real estate exam.  Many people took their Florida online real estate course from a "national" real estate school that specializes in all fifty states and several foreign countries.  These people spend a lot of time and effort studying stuff that is not on the Florida real estate test.  This is better than no study.  Studying what is on the Florida real estate exam would be a better idea.

Do I Need To Take A Cram Course Review To Pass The Florida Real Estate Exam?

Here is a picture of Shane Wise.  Shane took Climer School of Real Estate 's basic sixty three hour FREC 1 course.  His school exam was Monday night February third at six PM.  Shane walked out with a certificate and on Wednesday February fifth at eleven AM., Shane passed the Florida real estate exam.

This is not unusual.  Radha Persaud was in the same class as Shane.  She passed her state exam and got her Florida real estate license on February fourth.

Florida Real Estate Exam, Pass Fail Rates for January 2014

     Pearson Vue gave the Florida real estate exam to One thousand nine hundred and sixty people in January of 2014.  Eight hundred, ninety four passed.  One thousand, sixty six failed.  They all paid thirty one dollars and fifty cents for the experience.  That is a forty six per cent pass rate.

     As a real estate instructor, I am often asked why the Florida real estate exam is so tough.  The test is not designed to be a picnic.  The Department of Business and Professional Regulation wants to make the test tough enough that they know that the applicant knows the laws of the state of Florida.

     The reason fifty four per cent of the people that take the Florida real estate sales associate  exam fail is fifty four per cent of the applicants are not prepared.  Many people that go take the Florida real estate exam for the first time are totally surprised.  No one told them that the Florida real estate exam was tough.  Their real estate instructor did not tell them what to expect.  Their peers did not tell them.  They probably did not know either.  The sales manager at the real estate office did not tell them.  Let me tell you.  The Florida real estate exam is tough.  Do not underestimate this test.  If you are unprepared, get ready to be shocked.  Prepare.

You need to know how to compute deed stamps.  You need to know how to compute note stamps.  You need to know how to compute intangible tax.  You need to know how to compute interest.  You need to know how to compute acreage.  You need to compute next year's rent in a lease that is indexed to the CPI. You need to be able to compute commission.  If you can't, you will probably be in the fifty four  per cent that are paying $31.50 to try again.

     If an applicant took their basic real estate course online from a discount gypsy real estate school that specializes in all fifty states, they have to know that they are at an extreme disadvantage.  If an applicant took their basic real estate course from us, we know that they have been exposed to what is  on the Florida real estate exam.    We don't teach what is on the other forty nine state exams.  Even if you took your online real estate class from us, did you use your notes and books to help you pass the real estate school test.  If you did, be aware that you can not use your books and notes to pass the Florida real estate exam.

On the Florida Real Estate Exam, The Math Is Just Like Sex

     At Climer School of Real Estate, when I teach the math, one of my students always want to show me a "shortcut".  I always tell my students," Math on the real estate exam is like sex. There is no prize for being fast.  The prize is for getting it right.".

     On the Florida real estate exam, you need to get all of the ten math problems correct.  It pays to go slow and be certain that you understand the the question.  Answer the question that you are asked.

     In Linda Crawford's textbook, "Real Estate Principles And Practices And Law 37th Edition" on page 355, question 18 is a trick question.  In my real estate classes, we do these questions for homework.  When I teach these classes, I ask my students to raise their hand if they have done the question.  Then I give them the answer and ask how many got it right.  That question will always fool about three fourths of the students.  Three out of four miss it.  It is not because it is a hard question.  It is because the students don't read it carefully.  It is a tricky question.  That same question is on my free practice test at www.climerrealestateschool.com  Just like sex, be careful.  It costs $31.50 to take the Florida real estate exam at Pearson Vue every time you take it.  Most people take it more than once. http://ronclimer.blogspot.com/2014/01/the-pass-fail-results-for-florida-real.html   Here is the details on that if you want it.

Florida Real Estate Exam, I Know I Am Doing Some Good

     When I teach my Florida real estate exam review class, over half the students are not my students.  They took their basic Principles and Practice of Real Estate class at some other real estate school.  Some took their course from another local real estate school.  Some took their real estate course online from a real estate school in another state.

     Many of these students have taken their Florida real estate exam many times.  Their problem is that they are studying the wrong stuff.  You have to study what is on the Florida real estate exam.

     I am positive that what I am teaching is what is on the Florida real estate exam.  Why am I so certain?  I teach these "cram courses" two times a month.  I have an opportunity to meet with people that have taken the Florida real estate exam recently.  Often recently means yesterday.  These classes are as much a debriefing for me as it is a learning experience for the students.

     I know I am doing the students a lot of good.  They tell me during the breaks that much of what I am teaching they have never heard before.  They tell me this.

     If you are studying the wrong material, you can memorize your study material and this will do you no good.  You must be studying what is on the Florida real estate test.

Florida Real Estate Exam, Who Does Not Have To Take It?

     Attorneys that are members of the Florida Bar do not have to take the basic (FREC 1) course but they do have to pass the Florida real estate exam.

     Graduates of a Florida university with a degree in real estate do not have to take the basic (FREC 1) course but they have to pass the Florida real estate exam to get a Florida real estate license.

     People that are using mutual recognition from another state to get their Florida real estate license do not have to take the real Florida real estate exam.  People that have a real estate license in a mutually recognized state do not have to take the one hundred question state exam.  They have to take a forty question Florida specific exam.  That is a little less painless.

Could You Email Me A List Of What I Should Be Studying For The Florida Real Estate Exam ?

Have you done the Florida real estate exam practice test at www.climerrealestateschool.com ?

Have you done the four hundred practice questions in the back of Linda Crawford's "Exam Manual" ?  If not, call Kathy at 407 822 3926 and get a copy of this excellent study aid for the Florida real estate exam.  Study from this book.  It is the best study aid available for the Florida real estate .  Use the flash cards on the CD rom in the book.

Have you made your own flash cards on three by five cards?  Take a three by five card and write "exculpatory clause" on one side.  Write,'" What clause in a mortgage prevents the mortgagee from suing the mortgagor for a deficiency judgement?" on the other side.  Make at least four hundred of these.  When you have two minutes to study, go over a few of them.  Make at least four hundred of these.

Have you answered the questions at the end of the chapters in your textbook?  I am amazed how many students show up at my two day Florida real estate exam review that have not answered these questions.  At Climer School of Real Estate in my basic sixty three hour FREC course one,  we answer these questions for homework every night.  Apparently, many instructors don't find this to be important.  I do. If you have not answered these questions yet, do it now.  Have you answered the one hundred question practice test in the back of the basic textbook?  If not, now would be a good time.  If your real estate instructor did not give you the answers, call Kathy at 407 822 3926.

Have you watched all twelve of the real estate math videos that Climer School has posted on You Tube?  I was talking to a student from another real estate school yesterday.  She made a 71 on her Florida real estate exam when she took it for the third time.  She told me that she was "OK" with the real estate math.  She showed me her failure notice.  She got five out of ten on the math.  If she had got nine out of ten, she would not have been sitting in my two day review class on a beautiful Saturday afternoon. Florida Real Estate Exam, Do Not Underestimate This Test

     I think the sixty per cent of first time test takers that did not pass the first time and the seventy per cent of repeat test takers that did not pass on a repeat attempt underestimated this very difficult test.  Don't you underestimate it.

     Why do people underestimate the Florida real estate exam?  If half the people that are attempting it are failing and half are passing, I would presume it is a tough test.  I think most real estate students don't realize that when they first select a real estate school and start their quest to get a Florida real estate license.  Many people choose their real estate school based on the school's proximity to their home.  Some people choose their real estate school based on price.

     The best way to select a real estate school is to ask around.  Ask several Realtors where the best school is.  Look on the internet for Google reviews and Yahoo.reviews.  https://plus.google.com/104178637087080911816/about?gl=US&hl=en-US  Check on You Tube.  See if the real estate school has the instructor teaching something like all the math that is on the Florida real estate exam.  Don't be so concerned with the school.  Be concerned with the instructor.   This is important. I know most people don't check out the school because they don't know how tough the Florida real estate exam is.

Florida Real Estate Exam's Pass Fail Results For September 2013

     The Florida Department of Business and Professional Regulation has just released the September 2013 results for the Florida real estate exam.

     One thousand nine hundred and ninety one real estate sales associate candidates paid $31.50 to take the Florida real estate exam from Pearson Vue in September.  Nine hundred and fifty eight passed.  One thousand and thirty three will be back paying $31.50 to take the test again.  That is a 48% pass rate.

     In September, two thousand four hundred and thirty two took the Florida real estate test for the second or third or fourth or fifth time.  Seven hundred sixty seven passed.  That is a 32% pass rate.  This Florida real estate exam is not easy.

     If you took your basic Florida real estate course online, you probably used your notes and books when you took your school exam.  You can't use books and notes on the Florida real estate exam that Pearson Vue gives.  You can use a translation dictionary if you speak a foreign language.  Take one with you.

     If you are going to take the Florida real estate exam soon, here is a few suggestions.

     Speaking of free help, why would anyone go spend $31.50 to take the test without watching Climer School's free real estate math videos on You Tube?  Our user name on You Tube is "Climer School".  There are twelve math videos posted on You Tube to help you pass the math portion of the Florida real estate exam.  The math is ten per cent of the test.  It is very difficult to pass the Florida real estate exam without getting ten out of ten on the math.  If you are struggling with the math, maybe your real estate instructor did a poor job of explaining it.  Watch Ron Climer's free math videos.  It will help you pass.  These videos are also on our website at www.climerrealestateschool.com .

     Many people go take the exam for the second time without reading the material that Pearson Vue gives you when you fail.  When you fail the test, Pearson Vue gives you a sheet from the DBPR with "study suggestions" for the next time.  Many people don't even look at this sheet.  This stuff is on the test.  Study it.  All of this stuff will be on your next exam.  If you want a free copy of this sheet, call Kathy she will send you one.
