We have a full slate of real estate classes for those wishing to start their Real Estate Career in January 2018 at The Climer School of Real Estate.

Are you ready to start 2018 off the right way and get your Florida real estate license? The Climer School of Real Estate has plenty of classes for you. All of our classes are approved and sanctioned by the DBPR, the DRE, and the FREC. We are as 'accredited' as you can be in the Florida Real Estate Education Industry.

We just started the modified two-week class at our Oviedo campus yesterday. This class runs from 3 PM to 9:45 Tuesday through Friday of the first week, this week and Monday through Friday of next week. In fact, if you are reading this and you missed yesterday, Tuesday, you could still show up to the Oviedo campus today at 3 PM and legally begin the class. The state of Florida says you are allowed to miss eight hours and you have only missed six hours and 45 minutes.

A week and ½ class begins today at the main Orlando campus. This class runs from January 3 Wednesday through January 12 Friday and is from 9 AM in the morning to 4:30 PM in the afternoon. So the first week is Wednesday through Friday in the second week is Monday to Friday and your test is 6 PM January 15.

We have our first night in evening class of 2018 starting tomorrow night Thursday, January 4 at 6 PM. The night class runs for eight weeks Tuesdays and Thursday nights and ends on February 22. Your class exam is scheduled for February 27 6 PM.

We have another two-week class schedule at the main Orlando campus beginning Monday, January 15 and ending on Friday, January 26. This class runs Monday through Friday each week, from 9 AM in the morning to 3 PM in the afternoon. Your exam will be Monday night 6 PM January 29.

We are also very excited to announce a new Live Streaming class beginning Monday, January 15 and ending on Friday, January 26. This class will follow our standard two-week format and will run from 9 AM the morning to 3 PM the afternoon. Our Live Streaming classes have been extremely successful. You can be anywhere in the world as long as you have a good Internet connection, and you can take our real estate class with a live instructor. We also are lining up ‘hosting’ offices so if you’d like to be amongst other students in a warm and friendly environment, call us at 407-822-3926 and let us know where you are going to be. We will let you know if there is a housing office nearby.

We have a Spanish speaking Real Estate class beginning also on January 15 Monday and running through Friday, January 26. This class also falls our standard two-week format and run from 9 AM to 3 PM.

We have two 2-Day Sales Associate State Exam reviews scheduled in January. The first is Saturday and Sunday, January 13 and 14 and the second one is Saturday and Sunday, January 27 and 28. Remember if you register as a Climer School of real estate student than you have free access to this today exam review class for free until you pass your state exam.

It is renewal season again as many licenses expire on March 31, 2018. As such we will have post 45 licensing classes and Continuing Education classes in January and February and March.

We have a Post 45 class beginning on Monday, January 29 running through Friday, February 2 from 8 AM to 5 PM. And the best news is our Post 45 classes is at 2 locations. It is at Orlando campus and is at our Waterford Lakes campus. The Climer School of Real Estate has the best Post 45 class in Florida. It is not to be missed.

We are also having a 14-hour Continuing Education class at our Waterford Lakes campus on Saturday and Sunday, January 20 and 21st. We also have the best Continuing Education class in Florida.

The New FREC 61-J2 Rule on Team or Group Advertising

Does Your Team or Group Name have an illegal or forbidden term?

What it really means

The Florida Real Estate Commission (FREC) is discussing what is probably the last draft on new 61J2 – 10.026 team or group advertising rule. My estimate is that this new rule will be voted on and passed in next month's (September's) meeting.

This has been in work for a long time. I myself heard the commission discussing this issue in a commission meeting almost 2 years ago. 


 The reason for this rule change is because the commission had felt that many sales associates and broker associate were stepping way over the line for too long of a time with regards to the way they present themselves to the general public. 

Only a broker is allowed to name themselves, and market themselves to the public as a real estate business. Sales associate and broker associate may only do business under their own name. And it needs to be the name that they have registered with the DBPR


 The Florida Real Estate Commission believed that many team names were actually the name of a real estate business (which is not allowed). They had been receiving numerous complaints from consumers who did not know who they were working with or what brokerage. 

Some of the complaints were that they did not know with who on what team they were working with and they had no idea who showed up to the appointment. 

 And I want to remind you that the only thing that the Department of Business and Professional Regulation (DBPR), the Division of Real Estate (DRE), and the Florida Real Estate Commission (FREC) care about is the general public. They do not care about real estate licensees. 

When the general public starts complaining about licensees too much, the commission is going to do something about it. 

 So here are the new rules on Team or Group Advertising: 

1. Team or Group Advertising shall mean a collective name or logo used by one or more real estate licensees who represent themselves to the public as part of one brokerage that performs real estate license activities under the supervision of the same broker. 

As a reminder, every single sales associate and broker associate works for their employing broker. They are not independent business entities. 

2. Each team or group shall file with the broker an appointed team leader to represent the team or group. This team leader shall be responsible for ensuring that the advertising is in compliance with Chapter 475 Florida Statutes and 61J2 Florida Administrative Code. 

3. The registered broker must maintain a current written record of each team’s or group’s members. 

4. Team or group names. Real estate team or group names must always include the word “team” or “group” as part of the name. 

Real estate team or group name shall not include the following words: 

a. Associates
b. Brokerage
c. Brokers
d. Company
e. Corporation
f. Corp.
g. Inc.
h. LLC
i. LP or LLP
j. Real Estate
k. Realty
l. or similar words suggesting the team or group is a separate real estate brokerage or company 

All of these indicate a real estate brokerage business. It had become too deceptive to the general public. Only a broker can own and operate and register a real estate brokerage business, not sales associates or broker associates.

5. Unless otherwise provided, this rule applies to all mediums of advertising including print, radio or television, and Internet. It includes but is not limited to such type of advertising as signs, billboards, email, business stationery, business cards, business documents, signs, logos, newsletters, or electronic equivalents, or anything of a similar kind of use for a similar purpose as any of the items set forth above. 

6. Advertisements containing the team or group name, team or group member, or individual licensee shall not appear in larger print or be more prominently displayed than the name of the registered brokerage’s logo. 

Many of the teams were further trying to skirt the issue by putting the required brokerage information in teeny tiny print somewhere near the bottom of the ad. It is another rule that all advertising must contain the name of the brokerage. 

The commission considered this as another way for teams to break the rule. So now, there’s a new rule. Nothing can be larger than the print that contains the name of the real estate brokerage. 

 7. All signage, including yards and billboards, must comply with these requirements no later than 12 months following effective date of this rule. 

8. Excluding the items listed above, all other relevant advertising must comply with these requirements no later than six months following the effective date of this rule. 

By the way, everything is advertising. While the discussion of this was going on for a couple of years I always let my classes know about it. On many occasions I had students call me and asked me about a team name that contained one of the now forbidden, illegal terms. 

I told them all, don’t do it. I told them they would be wasting their time and money. They were going to spend money with a URL, a webpage, SEO and SEM to brand them, business cards, car placard, and so on and so on. 

I told them they were going to be wasting your time and money and they were going have to be changing it all soon. 

They responded, “but my broker said it was okay.” I asked them, then why did you call me and ask me? Then I would tell them you get to do whatever you want.  

And now and everyone is going to be changing their team names or group names that contain one of the forbidden terms. 

 But you are all sales people. So use it as an opportunity to communicate with your entire customer database. At the very least, turn it into a positive!

Help! I Have My Florida Real Estate License But I Am Not Making Any Money

     Many people attend real estate school.  They get their Florida real estate license.  They embark on a new career.  It doesn't always work out the way they planned.

     Real estate is sold on 100% commission.  To get commissions, someone has to sign a contract.  It seems that some new real estate agents do not understand this.  Unless you have a lot of money in the bank, you need to understand very quickly, how to get someone to sign a contract.

     The first thing you have to do is talk to someone.  Many agents go for days without speaking to a prospect.  That won't work.

     Let me start by giving you my definition of a prospect.  A prospect is someone that needs or wants your product, can afford it, and will likely buy it from you or your competitor in the near future.  There is a new word that many sales trainers are using today, leads.  I am not sure what a lead is but I think it is someone that has expressed a mild interest in your product.  If someone went to the company website and left their name and email address, that person would be a lead.  A real estate sales associate could contact them and find out if that lead is a prospect.  If you find out that the lead lives in New York and is planning on retiring to Florida in five years, that lead is not a prospect.  You have to talk to a prospect.  A prospect is going to buy from you or your competitor soon.  Where can you find prospects?  That is who you need to be talking to  if you have more money going out than coming in.

     When you talk to prospects,it is important what you say.  Learn to ask lots of questions.  Learn to use your customer's language.  Learn to get them to like you.  There is a lot to learn if you intend to make a good living selling real estate.

     Where can we learn everything we need to learn ?  Have you read a good book lately?  Have you read any books lately?  Have you read any books by Tom Hopkins or Seth Godin or Og Mandino or Ken Blanchard or Dale Carnegie or Napoleon Hill?  If not, when would be a good time to start?  Books are full of information about how to sell better, talk better, be better.  If you want to make a lot of money, you have to read.  There is an old cliche, "All readers are not leaders but all leaders are readers"  This is true.

     Where else can you learn to sell better?  Attend the training that you company provides.  Why would your company offer sales training to you if it were not worthwhile?  They would not.  If your broker provides training, find the time to attend.  What else are you doing with your time.  Unless you are talking to a prospect, you have time to attend the company training.

     Start to read.  Attend the company training.  There is a plethora of  information on line to help you sell better.  Get on line and start reading and writing.  Have you checked out Active Rain. com or Bigger Pockets.com or Trulia Voices. com or any of the other real estate learning websites that are there to teach you how to sell better.  Time is of the essence.  Depending on how much money you have, you have to learn to sell quickly.

     Once you learn how to close three or four transactions per month, then you can learn to be efficient. Then you can learn how to list and sell houses without so much rejection.  Start by learning how to get a listing.  That is a basic skill.  Let's go over that definition of a prospect, someone who needs or wants your product, can afford it and will likely buy it from you or your competitor in the near future.

     Where can we find a prospect?  Is a forsalebyowner a prospect?  Does he need your product, the services of a Realtor?  I think he does.  Can he afford it.  I think he can.  Is he going to list with you or your competitor soon?  I think so.  What are the odds that he will call you?  The odds are zero.  You could call him.  If you call, what are the odds that he will list with you?   The odds are good.  You look nice.  You dress well.  You have a pleasant personality.  You show up on time for your appointment.  You make a pretty good listing presentation.  You have a basic understanding of answering objections.

     If Mr. forsalebyowner does not list with you, what else could you be doing with your time?  You have practiced making an excellent presentation.  After you have practiced it a hundred times, you will get better. Don't you think.  If you called enough forsalebyowners to make one appointment per day, that is five per week.  Could you go see five prospects per week?  If twenty per cent of those prospects listed with you, that is fifty listings per year.  I think at least twenty per cent of those prospects would list with you.  If you don't know what to say to forsalebyowners,  watch this video. https://www.youtube.com/watch?v=XhzCdscDqxc    

     Who else is a hot prospect?  Who else needs or wants the services of a Realtor.  What about expired listings.  In Orlando, fifteen listings expire in the Orlando Regional Realtor's Association's MLS every day.  Do they need a new Realtor?  Yes, they do.  Call them.  Go knock on their door.  They will list with you or your competitor today.  What else are you doing with your time?  Are you talking to prospects?  Are you face to face with a buyer or seller?  Are you?  If you are not face to face with a buyer or seller, you need to be calling prospects.

     Quit wasting your time.  Understand the previous sentence.  If you are not face to face with a prospect, how can you get face to face with a prospect?

     This is the essence of making money with a Florida real estate license.

Is Money Important In Your Real Estate Career?

     Is air important?  Air becomes important when it is in short supply.  There is not much else that will do what air does.

     There is not much else that will do what money does.  Money pays the rent.  Money buys the groceries.  Money puts gas in the tank.  Money pays the electric bill. Money sends the kids to college.  There is a lot of things that money won't do.  There is a lot of things that only money will do. 

     Money is important.  To say money is not important is naive.  To pretend that money is not important is foolish.  Money is important. 

     One important thing about money is it effects everything else in your life. How much money you have affects everything about you. How much money you have affects where you live.  How much money you have affects your wardrobe, your car, your hobbies your mental and physical health.  How much money you have affects who your friends are.  How much money you have is important.  If you have been pretending that money is not important, please stop doing that. 

     Admit that money is critically important.  What you need to know is that you can earn more of it if you work at it. 

     At Climer School of Real Estate, there is a test at the end of the real estate class.  How can one student make a 98% on the test and another student makes a 58% ?  

    It is the same way in a real estate office.  How can one real estate agent close ten transactions per month while another one struggles to close one transaction?  The agent with the ten transactions makes ten times the money that the other agent makes.  Is he ten times smarter than his co worker?  Does he have more time?  Does he work ten times harder?

     If you want to earn money selling real estate on commission, start with this premise.  Money is important.  Stop pretending that money is not important.

     I am writing this article in June.  What if you decided that you will earn twice as much money between July first and December 31st than you earned between January first and June 30th?  Would this be an impossible goal?  I think not.

     I write for rookie Realtors.  I think like a sales trainer.  If you are earning $350,000 per year selling real estate, this article is not for you.  This advice is for the Realtor that is barely earning $50,000 per year or less.  Believe this.  If you are earning $50,000 per year selling real estate in Orlando, Florida in commissions in a year, you can earn $100,000 this year selling real estate in Orlando, Florida .  You have to get focused and you have to work.  You also have to realize it is important. 

     If you can agree with me that money is important and you can agree with me that you can earn more money and if you can agree with me it is worth the effort, then here is where to start. 

     Write down your goal for the next six months.  If you skip this step, do not be surprised when December 31st gets here and you have done no better than you did the first six months.  Writing down goals is the first step in acheiving goals.  I don't make the rules but I know what they are.

     Keeping goals on your mind is the second thing you need to do.  How can you do this?  Wake up every morning and write down your goal in a wire bound notebook.  Write it in the form of a question.  " How can I close five real estate transactions this month?"  Then write down ten answers to that questions. 

1.  Call more prospects.
2.  Send a "Thank You" note by U.S. Mail to every prospect I talk to'
3.  Ask more closing questions
4.  Start a blog.  Make the phone ring.
5. Read a book about selling skills,
6.  Get up earlier
7.  Get more organized.
8.  Create a website for yourself.
9.  Give your customers an instruction sheet about how to leave a Google review.
10. Learn to speak Spanish.

     If you get up every morning and write down ten answers to your question about how you can make more money, you are going to come up with an exceptional idea sooner or later.  Even if you never come up with the idea of the century, you will still keep your goal in the front of your mind.  Every night before you go to bed, ask yourself the same question.  You will amaze yourself.

     Very quickly, making money will start to become more important than watching television or reading Facebook posts. You will find yourself attracted to seminars and articles that did not attract you before. You might even decide to take Climer School of Real Estate 's forty five hour post license class that teaches you how to prospect. 

     If you tell yourself that making money is not important, you will find yourself doing whatever you think is important.  You might think entertainment or relaxation is more important.  If you don't make a  conscious decision, you will make an unconscious decision. 

     We need balance in our lives.  We need to balance our career, our  spiritual life, our family life, our physical well being, and our social life.  Let's forget about balance for the next six months.  Let's forget all the other things and concentrate on making money.  If you are a rookie Realtor, you can not get any better advice than that.  Between now and December 31st, ask yourself," Is what I am doing now leading me to my next listing?".  If the answer is no, quit doing what you are doing and start doing something that will lead to making money. 

     Napoleon Hill calls this concentrated effort.  Tony Robbins calls it massive action.  I call it non stop work.  Get up every morning and start working.  Put everything else on hold.  Everything else is less important.  Do this for six months.  See how you like the results.

What A Wonderful Career Selling Real Estate

     Have I told you what a wonderful job selling real estate is?  How much money do you want to make?

     Fifty thousand per year, one hundred thousand per year, can you do that?  Where do you work now?  What do you do?  Is someone paying you by the hour?  Is someone paying you by the week or month? 

     Do they pay you whether you produce or not?  Many people don't produce.  That is OK.  A security guard at the bank doesn't produce anything but he is essential.  A salesman at a furniture store produces sales.  Isn't the furniture deliveryman just as essential as the salesman to the sucess of the business?  Yes, he is.  The deliveryman can not do more.  He can only deliver as much furniture as the salesman sells.  The way he gets paid is out of his control. 

     In real estate, the real estate salesman gets paid almost always on commission.  Since this is true, your potential to earn money is vast.  All you have to do to make more money is sell more houses.  This sounds simple.  It is simple. 

     The security guard at the bank is told by his boss when to show up at work and when to go home.  This is not the case in real estate.  No one tells you when to start or when to call it a day.  If you want to make more money, more than you want to relax, show up early and leave late.  You don't have to do that but it is an option if you want to make more money. 

     Another option is to be more effective with every customer that you deal with. Most real estate salesmen that do well have learned sale more by being more effective and to sell more by understanding people and salesmanship.  They have learned how to ask the right questions and say the right things at just the right time. 

     This information and education is available to those that want to learn it and make more money. 
    
     Prospecting for customers is a learned skill.  Learning to ask the right questions to qualify a buyer for a certain mortgage amount is also a learned skill.  Most new Realtors learn this skill very quickly.  Most real estate agents that are doing well have learned to manage their time.  They do the important stuff first and let the unimportant stuff go. 

     Almost all the people that start selling real estate and stay with it move their income up.  Some move it up a lot.  Some move it up a little.  Some move their income up quickly.  Some move it up slowly.  almost all real estate increase their income as the years go by. 

     One day, it gets so easy, you can not imagine doing anything else.
