The Climer School of Real Estate is having a 2-day Sales Associate License State Exam Review Class Thursday and Friday, July 6th and 7th. Our famous 2-day review class runs from 9 in the morning to 5:30 in the afternoon.

This is a very popular class. Every class we have approximately 40 to 80 people in attendance. One third to one half of them come from other schools. Many of them are online students.

2 Day Review Class with 90 students registered!

The problem is that I, as well as my other instructors, have noticed that most of the students from other schools don’t have a clue of what we’re talking about half the time. This leads us to believe that the other schools are actually very bad schools and are not teaching their students to pass the state exam. So, the students come to the Climer School of Real Estate so that we can clean up the other schools’ messes.

Because of this and the unbelievable loyalty of our students, we have made a significant pricing structure change with our 2-day review class.

For Climer School students (the people who made the right decision about choice of real estate school) the structure and pricing will not change. Your cost is still $135 including the review manual. And this still gives our students access to every 2-day review class, for free, until they pass their state exam.

However, for the students who made terrible decisions regarding their real estate school selection and did not attend the Climer School of Real Estate, they will now pay $200 for their first 2-day review class. If they wish to attend additional 2-day review classes they will be charged 50% or $100 for each additional review class they attend.

For quite a while we have felt it the pricing structure for students from other schools is just not fair to the Climer School students. And we have adjusted to make it so.

And while I’m on the subject we have a few other pricing changes as well.

The 63-hour sales associate pre-licensing class is now $315. We are still the least expensive good school in the area.

We caution everybody who reads this and is looking for a school to be wary of real estate licensing schools that are attached to real estate brokerages and who are actively recruiting for sales agents.

This leads you to believe two things:

 1. Teaching you how to pass the state exam is not their area of expertise. They may be great at showing you how to buy and sell real estate, but not at passing the state exam and

 2. They are just trying to get you in so that they can show you their real estate brokerage. What they care about is getting you to sign on with them instead of another firm that may be more suited for you in the long run.

Do not let a price difference $10, $15, or even $25 fool you into believing that that school is better for you than the Climer School of Real Estate. When you fail at the Pearson Vue testing center one time, it is going to cost you an additional $36.75. Do not take unnecessary chances.

And certainly do not be fooled into thinking that just because a school is much much more expensive than we are that it is a better school! This mistake will cost you lots of unnecessary money!

The 45-hour post licensing course for sales associate is now $220. This is the very best class that you will possibly take as a mandatory, required class.

The Broker 72 hour pre-licensing class is now $450.

We have not raised our fees in 18 months and even now, we are still the least expensive true classroom school in central Florida.

Be careful of discounted, super-cheap online classes. This is where most of the other students come from. We are truly astounded at what they are not taught. We’re going to the review class and sometimes they look like they are deer caught in headlights. We are constantly telling them, with true sympathy, we are not teaching the material in the review class, we are reviewing. We asked them to talk to us at a break or lunch.

It really was the job of the pre-license school that they chose to have taught them the information that they need.

The DBPR has released the January 2016 Exam Performance Summary and its other numbers for the Florida Real Estate Industry

Here’s a spoiler alert: the Exam Performance Numbers for January 2016 are no different than before.

In January 2015; 2,102 people took the Florida Real Estate Sales Associate Exam for the very first time. 1,083 passed and 1,019 failed. This represents a 52% Passing rate and a 48% Failing rate. Nothing new. 

2,404 people took this exam for a second or for a repeated time. 795 passed and 1,609 failed. This is a 33% Passing rate and a 67% Failing rate. Again, nothing new. 

166 people took the Real Estate Broker’s Exam for the first time 96 passed and 70 failed. This is a 58% Passing rate and a 42% Failing rate. 167 people took the Broker’s Exam for a second or a repeated time and 69 passed and 98 failed. This is a 41% Passing rate and a 59% Failing rate. 

The Florida Real Estate Laws and Rules applicants under Mutual Recognition did not do much better. 43 people took this exam for the first time. 22 passed and 21 failed, or 51% passed and 49% failed. 33 people took this exam for a second or a repeated time. 17 passed and 16 failed or 52% passing and 48% failing. 

The Instructor hopefuls did even worse, again. 7 people took their Instructor’s exam for the first time. Only 2 passed and 5 failed for a 29% pass rate and a 71% fail rate. Another 3 people tried this exam for a second or a repeated time. Only 1 of them passed and 2 of them failed for a 33% pass rate and a 67% fail rate. 

It is very interesting to me that the numbers stay so much the same. Doesn’t it make sense that if the Florida Real Estate Commission and the Bureau of Education and Testing wanted the passing numbers to be higher, then they would be higher.

By the way, as of March 19, 2016; Pearson Vue will begin charging you $36.75 for each of your Sales Associates and Broker examinations. 

This must be a great time to get into real estate. As of January 2016, there was a grand total of 359,487 Real Estate Licenses of some sort or the other. There were 162,626 Active Sales Associate licenses, 19,332 Active Broker Associates, and 39,302 Active Brokers. 

74,708 Sales Associates are currently voluntarily inactive, 16,843 are involuntarily inactive, 114 are on suspension, 18 are on a probationary status, and 208 are in military status. 

5,493 Broker Associates are voluntary inactive and 1,452 are involuntary inactive. 

3,909 Brokers are voluntary inactive and 2,437 are involuntary inactive. 

There are 710 active real estate instructors, 197 are voluntary inactive, and 124 are involuntary inactive. There is actually one instructor on probation. 

There are 317 Active Real Estate schools, 1 is on suspension, and 118 are involuntary inactive.

In January 2016, 48 complaints were received. Of the current caseload, 21 complaints were found to be ‘Legally Sufficient’, 21 investigations were completed, and 20 ‘Cease & Desist’ orders were issued. 

The total number in January 2016 are 268 total complaints received and being reviewed, 479 total current investigations, 4 FREC investigations that are over 365 days old, and a total of 36 Investigators. 

The Escrow Account Auditing Investigating Sections reported 13 escrow account investigations in January 2016 and 11 escrow account audits. By the way, there were 555 total inspections and 301 audits in 2015. 

Since the number of licensees and Brokers has increased, I expect the number of complaints and investigations to go up correspondingly.

 One of my jokes is that so many people say, “Hey! I’m going to get my real estate license and make a million dollars.” That may happen one day but it is not quite that easy. Also, ‘commission split’ and “I know someone there,” are not necessarily the best factors to pick your new real estate broker and new real estate office and make a potentially life changing career decision. You may be one of the lucky ones and make a great decision that way, but for most people, more knowledge, information and answers are required.

The wrong real estate broker and real estate office can waste up to 6 months of your new real estate career. This could equate to a loss of $20,000 or $50,000 or may even more. We also bring in another real estate agent to tell you about what life is really like as a working professional real estate agent. We bring in a mortgage loan officer, a title company representative, and a home inspector. They do not come in and sell you on themselves and their company. They talk about how they and their peers, as new relationships, are going to fit into your new world and life as a working, professional real estate agent.
