We have a full slate of real estate classes for those wishing to start their Real Estate Career in January 2018 at The Climer School of Real Estate.

Are you ready to start 2018 off the right way and get your Florida real estate license? The Climer School of Real Estate has plenty of classes for you. All of our classes are approved and sanctioned by the DBPR, the DRE, and the FREC. We are as 'accredited' as you can be in the Florida Real Estate Education Industry.

We just started the modified two-week class at our Oviedo campus yesterday. This class runs from 3 PM to 9:45 Tuesday through Friday of the first week, this week and Monday through Friday of next week. In fact, if you are reading this and you missed yesterday, Tuesday, you could still show up to the Oviedo campus today at 3 PM and legally begin the class. The state of Florida says you are allowed to miss eight hours and you have only missed six hours and 45 minutes.

A week and ½ class begins today at the main Orlando campus. This class runs from January 3 Wednesday through January 12 Friday and is from 9 AM in the morning to 4:30 PM in the afternoon. So the first week is Wednesday through Friday in the second week is Monday to Friday and your test is 6 PM January 15.

We have our first night in evening class of 2018 starting tomorrow night Thursday, January 4 at 6 PM. The night class runs for eight weeks Tuesdays and Thursday nights and ends on February 22. Your class exam is scheduled for February 27 6 PM.

We have another two-week class schedule at the main Orlando campus beginning Monday, January 15 and ending on Friday, January 26. This class runs Monday through Friday each week, from 9 AM in the morning to 3 PM in the afternoon. Your exam will be Monday night 6 PM January 29.

We are also very excited to announce a new Live Streaming class beginning Monday, January 15 and ending on Friday, January 26. This class will follow our standard two-week format and will run from 9 AM the morning to 3 PM the afternoon. Our Live Streaming classes have been extremely successful. You can be anywhere in the world as long as you have a good Internet connection, and you can take our real estate class with a live instructor. We also are lining up ‘hosting’ offices so if you’d like to be amongst other students in a warm and friendly environment, call us at 407-822-3926 and let us know where you are going to be. We will let you know if there is a housing office nearby.

We have a Spanish speaking Real Estate class beginning also on January 15 Monday and running through Friday, January 26. This class also falls our standard two-week format and run from 9 AM to 3 PM.

We have two 2-Day Sales Associate State Exam reviews scheduled in January. The first is Saturday and Sunday, January 13 and 14 and the second one is Saturday and Sunday, January 27 and 28. Remember if you register as a Climer School of real estate student than you have free access to this today exam review class for free until you pass your state exam.

It is renewal season again as many licenses expire on March 31, 2018. As such we will have post 45 licensing classes and Continuing Education classes in January and February and March.

We have a Post 45 class beginning on Monday, January 29 running through Friday, February 2 from 8 AM to 5 PM. And the best news is our Post 45 classes is at 2 locations. It is at Orlando campus and is at our Waterford Lakes campus. The Climer School of Real Estate has the best Post 45 class in Florida. It is not to be missed.

We are also having a 14-hour Continuing Education class at our Waterford Lakes campus on Saturday and Sunday, January 20 and 21st. We also have the best Continuing Education class in Florida.

Pearson Vue and the DBPR  and the DRE released their November 2017 Florida real estate license state exam pass fail rate summary. The results were the same as always. Terrible.

The Pearson Vue November 2017 Real Estate License Exam Performance Summary

In November 2017, from November 1 to November 30, once again 2526 individuals took the Florida real estate sales associate license state exam for the first time. 1262 of them passed and 1264 failed. This is a pass rate of 50% and a fail rate of 50%. Same as always.

2736 individuals took the Florida real estate sales associate license state exam for a second time or for a repeated time. 806 of them passed while 1930 of them failed this is a pass rate of 29% and a fail rate of 71%. This was actually a little worse than usual. I have never seen the passing rate this low.

Why do you suppose this is? Again, it is my opinion that the powers that be, meaning the Florida Real Estate Commission and the Bureau of education testing, are more interested in trying to trick you into a wrong answer instead of testing your knowledge. I believe that if they wanted more test takers to pass, and more test takers would pass. Be thankful that they don’t want more test takers to fail because I believe that would be easy for them to achieve as well.

This is why it is so important to come to The Climer School of Real Estate, the best real estate school in Florida, to take your mandatory 63-hour pre-license class on your way to passing your state exam. All schools are not created equal. Many students go to some of the other horrible schools out there and sit in the classroom for 60 hours while the instructor reads in the book. They learn nothing. 252 individuals took the Florida real estate brokers state license exam for the first time. 170 of them passed and 82 them failed is a pass rate of 67% and a fail rate of 33%. 184 individuals took the Florida real estate broker state license exam for the second or for a repeated time 77 of them passed and 107 this is a pass rate of 42% and a fail rate of 58%. Again, same as always.

Here’s something you may find interesting. 30 people applied for a Florida real estate license under mutual recognition. This means that they only had to take a 40-question test on the laws of the state Florida. 21 of them passed and 9 of them failed. This is a pass rate of 70% and a fail rate of 30%. 22 individuals took the Florida real estate laws and rules state test for second repeated time. 11 of them passed and 11 of them failed. This is a pass rate of 50% and a fail rate of 50%. Apparently the 40-question test of on Florida house rules is a little bit easier than the full 100 question test.

Instructors are plugging along at about the same pace. 8 people took the Florida real estate instructor state exam for the very first time. 3 of them passed and five of them failed. This is a pass rate of 37% and a fail rate of 63%. 12 individuals took the Florida real estate instructor exam for a second or for a repeated time. 2 of them passed and 10 of them failed. This is a pass rate of 17% and a fail rate of 83%. Apparently, it’s not that easy to become a Florida real estate instructor.

We are still in trouble with appraisers in Florida. Only 2 people took the certified residential appraisers state license examination for the first time. The both passed this time. Zero people failed as a first-time test taker. Three people took the certified residential appraisers state exam for a second or for a repeated time. None of them passed and all three of them failed. This is a pass rate of 0% and a fail rate of 100%. But even scarier is that the state of Florida only added two new certified residential appraisers into its ranks in the entire month of November 2017. That is all.

Pearson Vue and the Department of Business and Professional Regulation (DBPR) released their October 2017 Florida real estate license state exam pass fail rate summary. The results were the same as always. Pathetic.

In October 2017, from October 1 to October 31, once again 2776 individuals took the Florida real estate sales associate license state exam for the first time. 1409 of them passed and 1367 failed. This is a pass rate of 51% and a fail rate of 49%. Same as always.

2906 individuals took the Florida real estate sales associate license state exam for a second time or for a repeated time. 908 of them passed while 1998 of them failed this is a pass rate of 31% and a fail rate of 69%. Same as always.

This is a pass rate of 60% and a fail rate of 40%. 32 individuals took the Florida real estate laws and rules state test for second repeated time. 23 of them passed and nine of them failed. This is a pass rate of 72% and a fail rate of 20%. Apparently the 40-question test of on Florida house rules is a little bit easier than the full 100 question test.

The Importance of Writing Down Your 90 Day Goals Part 1

Goal Setting and Business Planning

The Climer School of Real Estate, the best real estate school in central Florida, we get together every three months and go over our next quarterly business planning and strategy. We believe this is an invaluable exercise and are always amazed at how productive and fruitful our quarterly planning get-together sessions are.

I’ve been taught by many coaches and mentors the following adage:

What you do now will manifest itself in results in 90 days and what you are experiencing now is a direct result of what you did 90 days ago.


For me in my business life this has always been true.

Your 90 day goals including monthly, weekly, and daily should feed and some court your annual one your goals. Your one year goals should feed and support your three year goals. Your three year goals should feed and support your five year goals, and then your ten year goals etc. I read a book somewhere one time the talked about the fact that there are some Japanese corporations that have 500 year goals. I mean, why not?

Reason why I’m writing this series about your 90 day goals in your business goals business planning is the strategizing is because I know anyone who does not believe that writing down your goals and having a business plan is not important. Everybody thinks it is. The odd part of human nature is that this almost nobody does this.

And I’m not just pointing a finger at everybody. I have been guilty of this more often than not. I know it’s important, critically important, and yet I don’t do it. But I’m doing now, more than ever and it is truly beneficial.

If you’re reading this you should sit down right now and create a list of goals that you would like to accomplish in the next nine days. There is a popular acronym SMART that people subscribe to regarding your goals. And it’s a cute acronym but I believe it’s true. Goals need to be specific, measurable, attainable, realistic, and time-based. If you think about if they’re not there really just wishes and desires and hopes.


When you turn the goal into a timebased action what you are really doing is challenging and tasking yourself. This is easier said than done. Fact is the reason why great coaches are worth their weight in gold.

The great coach hold you accountable to the goals that you say are important to you and your family, not goals of coaching support.

I know a lot of people that would love to earn $1 million a year. Very few of them know how to. I’m going to step on a limb and say it’s fairly easy to make may dollars year income in this credible country we live in, America. But you have to have a plan and an idea of how you going to get from point a to point.

This is where the realistic and attainable part comes in. The story that I love to use when I’m coaching my students on goal setting and their business plan is getting a college degree.

A lot of people these days have a college degree. Certainly to attain a college degree of any type, you had to at one point in your life make a decision I want to college green I’m going to get it. The reason why so many people have a college degree is because there is a clearly defined roadmap and half set out anyone and everyone who desires this end goal.

First you have to apply to the college, fill out an application. You may have to take some tests like the SAT. once you’re accepted you reach your advisor and you register for your first semester’s classes. You buy the textbooks, you go to class, you do the homework, you study and prepare for all the quizzes and tests, and then you register for the next semester’s classes, and do it again.

Each class is a building block for the next class the next semester based on the degree you chose after four or five years of following a defined roadmap you now have attain a college degree. My question for you is when you even thought that you want to get a college degree, and it was four or five years in the future, was there any guarantee that it was going to happen other than your desire and intention?

The answer is no!

However you knew you could follow ”The Plan”. And you knew you could follow the plan because he sought out front of you and it was attainable and realistic.

Some people have a vision and see a road map to earn $1 million in the next year. But not everybody does. That is not a terrible thing.

If you are new and real estate, may be your internal compass and roadmap says $50,000 in your first year. Maybe it says $80,000. Maybe it says $100,000. If this is what your internal Compass is saying, then you should listen to it and embrace it and go for.

Learn the skills of your first year of real estate education in the trenches. Don’t give up. Next year you might double it. If you make $50,000 in your first year, you might make $100,000 in your second year. Then you start building a team based on your knowledge and your third year you make $250,000.

I believe so powerfully in the power of writing down your goals especially your 90 day goals that I will be writing a series of blog to help you along this path.


What I want you to do right now, is write down your goals for the next nine days. Write down what you see yourself accomplishing. If you can see yourself accomplishing these and it is realistic and you can do it.

Write down an income goal. Write down a number of transactions goal but don’t stop there. Your life is more than just closing your real estate. Some of you may have a weight loss goal. Make it realistic. Some of you have a start exercising again goal. Some of you may have a spend quality time with my significant other goal. Some of you may have some new spiritual goals. Some of you may have taken a vacation or go to the beach for a week goal.

Write them down. Say them out loud.

In my next blog on goal setting, we will work through how to create business planning steps to head down the path to achieving your goals. Don’t give up keep going forward.

The only shame is quitting. Make it happen!

The September 2017 Florida real estate State exam Pass fail Numbers are out and are as dismal as usual.

The Florida Department of Business and Professional Regulation (DBPR), the Division of Real Estate) DRE, and the Florida Real Estate Commission (FREC) release the statistics from Pearson Vue’s monthly exam performance numbers. 

The numbers are little bit lower because of Hurricane Irma however the percentiles are exactly the same as usual. I still believe that the state wants the numbers in these ranges. This is why they work so hard at tricking you into a wrong answer rather than testing your knowledge. 

From September 1 through September 30 of 2017, only 1864 people took the Florida real estate sales associate state exam for the very first time. Of this number, only 900 passed while 964 failed. This is a passing rate of 40% and a failing rate of 52%. Once again same as usual. 

 2041 people took the Florida real estate sales associate state exam for second or for a repeated time. Of this number only 661 passed while 1380 of them failed. This is a passing rate of 32% and a failing rate of 68%. Unfortunately, once again, same as usual. 

 This is why it is so important to come The Climer School of Real Estate, the best real estate school in Florida. We are the best in Florida it teaching our students to pass the state exam. We don’t teach our students to be experts in the book, we teach them to be experts of passing the state exam on the first try. Because once you pass your state exam, 90% of the book goes away and this is when your real education begins. 

By the way, this is a 48% reduction in the number of first time test takers from August 2017 to September 2017. Additionally this represents a 44% reduction in the number of second and repeated test takers.

In September 2017 179 people took the Florida real estate broker state exam for the first time. Of this number 109 passed and 70 of them failed this represents a 61% passing rate and a 39% failing rate same as usual. 

 Only 131 people took the Florida real estate broker state exam for a second offer repeated time. Of this number 50 of them passed and 81% of them fail. This represents a 38% passing rate and a 62% failing rate. Again same as usual. 

 This is a 33% reduction in the number of first time broker state exam test takers and a 35% reduction in the number of second and repeated broker state exam test takers. While the reductions are due to hurricane Irma is fascinating at the passing in failing rates are exactly the same. 

I thought you might also want to know that there were 635 no-shows and 635 cancellations a Pearson view in the state of Florida September. It’s interesting because in August there were 911 no-shows with only 178 cancellations. This is the reason why usually you can call a Pearson view testing center and get a testing appointment the next day even though it doesn’t show up on the computer.

It remains difficult to pass your Florida real estate instructors license state exam also. Four people took the Florida real estate instructor state exam for the first time in September 2017. None of them passed. Two people took the Florida real is instructor state exam for a second a repeated time. And one of them passed. Those are not good numbers. It is a difficult exam. 

I blog about the upcoming problems we are going to have regarding the number of certified residential appraisers in the state of Florida. I will give you those numbers as well according to the Florida Real Estate Appraisal Board (FREAB). 

In September 2017, one person took the certified residential appraisers state exam for the very first time. They did not pass. Two people took the certified residential appraiser state exam for second or for repeated time. Both of them passed. So the state of Florida put and to new certified residential appraisers into the state of Florida in September 2017. They may now begin their two year apprenticeship. 

I thought I would give you an update of the number of licenses in the state of Florida.

As of the end of September 2017, there were 183,385 current and active sales associate licenses. There were 79,017 current in active real estate sales associate licenses and 16,690 and voluntary inactive sales associate licenses. Additionally 38 sales Associates are on probation and 90 have suspended licenses. There are also 220 with military exemptions. 

 As of the end of September 2017 there were another 20,294 broker associate current inactive licenses. There were 5479 currents in active broker associate licenses. There are five 1510 involuntary in active broker associate licenses. And five broker associate licensees are on probation and two of them are suspended. 

There are currently 40,576 current inactive broker licenses in Florida. There are 3517 current and inactive broker licenses. There are 2396 involuntarily inactive broker licenses. 33 broker licensees are on probation and 12 of them are in suspension. If you’re interested there are 26,551 real estate brokers corporations and 64 real estate brokerage partnerships. There are also 417 active schools.

As expected, the Pass Fail rates for the Florida Real Estate state exam are exactly what is expected.

Here are the new pass fail statistics for August of 2017 from The Climer School of Real Estate, the best real estate school in Orlando.

In August of 2017, from August 1 to August 31, 3,588 people to the Florida real estate sales associate state exam for the very first time. Of that number, 1,840 of them passed the exam and 1,748 of them failed the exam. This is a passing rate of 51% and a failing rate of 49%.



3,660 people took the Florida real estate sales associate state exam for a second time were for a repeated time. Of this number, 1,175 of them passed and 2,485 of them failed. This is a dismal passing rate of 32% and a failing rate of 68%.
This pass fail ratio is the same as it always is. I believe it again proves my point that the powers that be within the state of Florida are more interested in tricking real estate exam test takers and they are in testing their knowledge. And I believe this proves again that they are very good at tricking test takers into wrong answers.
296 people to the Florida real estate brokers license state exam for the very first time. Of this number 184 than passed and 112 of them failed. This is a passing rate of 62% and a failure rate of 38% 203 people took the Florida real estate brokers license state exam for a second or for a repeated time. Of this number 84 of them passed while 119 of them failed. This is a passing rate of only 41% and a failing rate of 59%.
Again, this is about the same as it always has been.
I do not know how much the total number of real estate licenses in the state of Florida increased from July 1 2017 through July 31, 2017. The Florida Real Estate Commission and the Division of Real Estate cancelled the August meeting due to Hurricane Irma.
I have written about the Certified General Appraiser license exam results. I believe we are having a problem in the very near future. 34.1% of sales associate licensees are inactive in some way. If they all became active at the same time, this would really change the market picture. You better have a good marketing plan in place and you better be working it.
You may be interested in knowing that in August 2017, only 1 person took the Certified Residential Appraiser license examination for the first time. One person passed and zero people failed LOL. Apparently not many people want to take this examination.

The appraisal community is losing appraisers. The number of certified registered trainees has decreased from 541 in November 2016 down to 505 as of June 2017. There were 231 in active registered trainees in November 2016. This number has decreased to 157 in June 2017. There were also 422 involuntary inactive registered trainee’s licensees November 2016. This number has decreased to 371 in June 2017.
We added 8 new licensed Real Estate Instructors. We don’t necessarily need new real estate instructors. What we need are good instructors. So many of them are bad, very bad. They think that if they get a real estate instructors license, they can make easy money teaching a mandatory real estate course. It is the students who get screwed.

This is especially important for those of you who must have your mandatory 45 hours of Post Licensing in place now! Do Not Delay! Get your Post 45 class or your Continuing Education in Now. You do not want to lose your license because you forgot to take the class.
